COMMERCIAL TITLE, OFFICE SUITES, OUTSIDE THE HOUSING DEVELOPMENT ACT · developer named on every surface HCK PROPERTIES SDN. BHD. — in NO KPKT register at all · NO licence, NO registered scheme, NO APDL, NO filed advertisement · Majlis Bandaraya Subang Jaya (MBSJ), Daerah Petaling, SELANGOR · NO PRICE IS PUBLISHED ON THIS PAGE, because no statutory price band exists

COLONIAL INFINITE @ edumetro, Persiaran Subang Permai, USJ 1 / Taman Subang Permai, 47500 Subang Jaya, Daerah Petaling, SELANGOR — commercial-titled DUPLEX / SIMPLEX OFFICE SUITES, sold OUTSIDE the Housing Development Act: NO KPKT developer licence, NO registered scheme, NO advertising and sales permit, NO filed advertisement — and therefore no Schedule H, no HDA late-delivery compensation, no housing development account, no statutory defect liability period and no Tribunal for Homebuyer Claims

Read this first, because it is the whole page. Colonial Infinite is not a home, in law. The developer’s own microsite heads its two products “DUPLEX OFFICE SUITES” and “SIMPLEX OFFICE SUITES”, its own navigation files the phase under “Commercial” beside Colonial+ and Retail, StarProperty reports “a commercial land title”, GreenRE assessed edumetro on NRB v3.1 — the NON-RESIDENTIAL building tool — and PropertyGuru calls the units “SOHO (small office/home office) suites”. Five independent legs, and no filing anywhere to contradict them. What that means, stated plainly and before anything else: a buyer here gets none of the protections of the Housing Development Act. No Schedule G and no Schedule H statutory sale and purchase contract — the sale and purchase agreement is whatever the developer’s solicitors draft. No HDA liquidated-and-ascertained-damages formula for late delivery. No section 7A housing development account, so progress payments are not ring-fenced. No statutory defect liability period — the HDA’s 24 months does not apply. No recourse to the Tribunal for Homebuyer Claims. And no filed advertisement, so there is no statutory selling-price band, no filed building type, no filed tenure or lease expiry, no filed plan-approval reference, no filed chargee, no filed car-park allocation, no filed built-up schedule and no contractually binding delivery date on any public document. Now the register, read on 14 October 2026. The entity printed in the copyright line of every page of the developer’s own microsite, HCK Properties Sdn. Bhd., appears in the KPKT KPKT TEDUH register nowhere at all. Fourteen search strings were run and the answer was the same fourteen times, against a same-session positive control that returned 16 licensees: q=HCK PROPERTIES returns 0, q=COLONIAL 0, q=EDUMETRO 0, q=REMIX 0. So there is no licence serial, therefore no registered scheme, therefore no advertising and sales permit and therefore no filed advertisement. This is not a lapsed permit, not an xxxxx placeholder, not a bare dash and not a blank field. It is ABSENT — and a client’s own KPKT search for “Colonial Infinite”, “edumetro” or “HCK Properties” returns nothing, which is the CORRECT result and not a search error. Read the consequence for the developer’s record too, because it is easy to misread as good news. statusPemaju, mempunyaiKesalahan, bilanganProjek, the sick- and abandoned-project counts and the Rekod Lesen Terdahulu licence history all live only on a registered-project record. With no record they are UNREADABLE, not clean — and status.keseluruhan cannot be read either, so a Lewat late flag CANNOT BE CHECKED. This page does not write “not flagged”. The group’s other companies do hold licences, and none of them covers this. q=HCK returns exactly three: HCK BESTARI SDN. BHD. (code 30636, one registered project — e.Sentral SmartCity), HCK BROGA SDN. BHD. (30645) and HCK ESTATES SDN. BHD. (31239), and the last two are live licences carrying ZERO registered projects. The entity that actually signed the joint venture, HCK Builders Sdn Bhd, holds no licence either, nor do True Renaissance Development Sdn Bhd (wound up 15 May 2024), Greendev Sdn Bhd (wound up 18 July 2023), Projek Muara Sdn Bhd or Binary Binajaya Sdn Bhd. The one licence connected to this land is the LANDOWNER’S — DERGAHAYU SDN. BHD., code 1890 — and it carries no registration for this scheme and no 2025-era registration of any kind; its nine records were walked in full and the walk agrees with the count. This page therefore publishes no price. There is no filed statutory band, so there is nothing to withhold and nothing to print: the absence of a statutory band is itself the finding. And the disclosure that matters most, in both halves, because neither half is honest alone. edumetro is a revived abandoned project. It launched in 2012 as Empire Remix 2, was abandoned, was taken over by HCK in January 2019, was completed in 2023, and won the StarProperty Awards 2026 Excellence Award — The Urban Renewal Award, Best Transformation Project (Mixed Development) — for exactly that. That credit is real and it is stated here in full. And the 10.67-acre Empire Remix 1 site ACROSS THE ROAD is still abandoned at about 30% built, with roughly 2,500 purchasers and about RM500 million at stake; its creditors’ scheme was quashed by the Kuala Lumpur High Court in July 2023 after 467 purchasers objected; and on 10 October 2024 the High Court dismissed 31 appeals brought by this site’s own landowner, with RM10,000 in costs against it, sending the purchasers’ claim to full trial. A named valuer, Eddy Wong of Nawawi Tie Leung Real Estate Consultants, told EdgeProp on 6 October 2025 that the stalled site “could depress nearby resale values”. Both halves, with attribution, and no adjectives.

Colonial Infinite @ edumetro at a glance — and most of it is an absence

Every row below is either a filed value, a named publisher’s figure, or an absence stated as an absence. On a licensed housing scheme this strip is built from the KPKT register and the filed advertisement. Here there is no register record and no filed advertisement, so most rows read NOT FILED or NOT PUBLISHED — and those are findings, printed rather than hidden.

Registered scheme name
NONE EXISTSThere is no KPKT registration, so there is no register code to print beside the name.
Developer licence number
NOT FILED — AND NO LICENCE EXISTSHCK PROPERTIES SDN. BHD. returns 0 in TEDUH developer-swasta; the same-session control q=EXSIM returned 16.
Advertising and sales permit (APDL)
ABSENTNot lapsed, not expired, not a placeholder, not a dash. An APDL is issued against a registered scheme under a developer licence; neither exists here.
Filed advertisement
NONEBoth HIMS path forms were attempted. There is no serial to build a path from; the one candidate path under the landowner’s licence returns CLIENT_ERROR. Distinct from “cannot be read”: there is no record for a filing to attach to.
Filed building type (Jenis Bangunan)
NOT FILEDDeveloper’s own page headings: DUPLEX OFFICE SUITES and SIMPLEX OFFICE SUITES. Its own navigation files the phase under Commercial.
Statutory sale contract
NEITHER Schedule G NOR Schedule H — NOT APPLICABLENo statutory schedule applies to a commercial-titled unit outside the Housing Development Act. A buyer who assumes Schedule H here is wrong, and no marketing surface corrects them.
Tenure and land title
Leasehold on two sources · commercial land title on oneStarProperty 28 May 2026: “with a commercial land title… the leasehold project” — of edumetro as a whole. PropertyGuru also says leasehold. No lease expiry date is published by anybody. Order a land search.
Restriction in interest / chargee
CANNOT BE READNothing is filed, so neither can be stated either way. Not Tiada — Tiada is a filed value, and there is no filing to carry one.
Units in this phase
261 — one publisher, one bylineFocus Malaysia, three separate pieces, all bylined CS Ming. No register row and no filed Jumlah Unit exists to check it against.
Units in the whole development
1,673 across five towers — one publisherStarProperty 28 May 2026. And the components do not sum: 349 (Lakeview Suites) + 417 (PropertyGuru’s edumetro figure) + 261 = 1,027 against 1,673, leaving 646 units unaccounted for — before Colonial+ and Retail are counted at all. Nobody reconciles it.
Built-up area, any type
NOT PUBLISHED by anybodyThe developer’s one layout sheet carries no legible dimension. No built-up may be borrowed from The New Duo, Lakeview Suites, Colonial+, PropertyGuru’s edumetro record or EdgeProp’s transaction table — those are other phases.
Storeys in this phase
NOT PUBLISHED by anybodyNot filed, because nothing is filed, and not published either.
Car park
NOT PUBLISHED for this phaseMalay Mail (2019) gives the development four basement car-park levels, and a sibling phase’s e-brochure shows B1–B4. No per-unit allocation anywhere.
Price
NO STATUTORY BAND EXISTS. THIS PAGE PUBLISHES NO PRICE.There is no filed advertisement, so there is no Harga Jualan Unit (Min–Maks) and no registry band. Nothing is withheld, because nothing exists. Louis gives the current SPA price (合同价) on request.
Controlled / affordable price row
NO SUCH ROW EXISTS, AND IT CANNOT EXISTThere is no Harga Mampu Milik (LPHS) row and no Rumah Selangorku flag: a commercial-titled office suite is outside that regime entirely. No ethnic-allocation field exists either, so there is nothing there to withhold.
Completion date
NO STATUTORY DATE · Q4 2028 is one publisher’s estimateStarProperty 28 May 2026, and its own sentence attributes it to the development, not to this phase. It binds nobody. edumetro itself is stated complete in 2023 — and no source reconciles the two.
pindaanTempohSerahKosong (extension of time)
ABSENT — the 4th time in this seriesThe field does not exist because the record does not exist. Do not infer it. status.keseluruhan is equally unreadable, so a Lewat late flag CANNOT BE CHECKED.
Developer-conduct record
UNREADABLE, NOT CLEANstatusPemaju, mempunyaiKesalahan, the sick- and abandoned-project counts and Rekod Lesen Terdahulu live only on a project record. The register’s silence here is not a clean bill of health.
Density
THE PHASE’S DENSITY CANNOT BE COMPUTEDThe five towers sit on one podium and no separate parcel is published for this phase. Development-wide it is about 444.9 units per acre — 1,673 on one publisher’s uncorroborated 3.76 acres. Seven other denominators were refused.
Green rating
edumetro: GreenRE Bronze, FINAL, 20 May 2024, NRB v3.1Certified to HCK Properties Sdn Bhd. NRB = non-residential building, which is itself evidence of the title. Colonial Infinite itself holds no rating and no award.
Published distance
EXACTLY ONE: about 60 m to SEGi College Subang JayaFocus Malaysia, three pieces, one byline. SEGi occupies part of the same podium, so this is an internal, within-building figure, and no source states how it was measured. No other distance is published by anybody and none is estimated here.
Foreign buyers
UNDETERMINABLEDaerah Petaling is Selangor Zone 1, residential floor RM2,000,000 — but that threshold governs residential property and does not reach a commercial title in the same way. There is also no per-unit price to test. Confirm with PTG Selangor and your own solicitor.
Approving authority
Majlis Bandaraya Subang Jaya (MBSJ), Daerah Petaling, SelangorSettled by the WEAK route, and named as such: there is no filing, so there is no plan prefix. It rests on three sibling sheets’ filed MBSJ.BGN.BP… references at USJ 1 and on three register rows reading daerah: Petaling.
Address and postcode
Persiaran Subang Permai, USJ 1, 47500 Subang JayaSEGi’s own campus footer and the developer’s own contact page agree on 47500; this series records 47600 for a USJ 1 site about 1 km away. Two postcodes for one neighbourhood, and no filed document gives either.
Mukim, section, lot / PT
NOT PUBLISHED — and there is no “section”USJ numbers are neighbourhood designations, not land sections, unlike Shah Alam’s Seksyen numbers. No mukim and no lot or PT number is published by any source. Not estimated here.
Site history
A REVIVED ABANDONED PROJECT — and its neighbour is still abandonededumetro was Empire Remix 2, launched 2012, abandoned, taken over by HCK in January 2019, completed 2023 and awarded for that in 2026. Empire Remix 1, 10.67 acres across the road, is still abandoned at about 30%.

The three terms that do the most work on this page are the Housing Development Act, Schedule H and the advertising and sales permit — and on this project all three are relevant precisely because none of them applies. Read the Housing Development Act entry first: it is the statute that requires the licence, the permit, the ring-fenced account and the prescribed contract that this scheme has none of.

Nine findings about Colonial Infinite that no other page puts in one place

Each card is a finding, not a selling point. Two are genuine credits to the developer, five are absences nobody else prints, one is about the developer’s own sales page, and one is a decoy that a client searching the register will hit first.

🔍

The developer on every surface is in no KPKT register at all

HCK PROPERTIES SDN. BHD. — the name in the copyright line of every page of the developer’s own edumetro microsite, the name in GreenRE’s developer cell, the name on PropertyGuru and on StarProperty’s own developer page — resolves to NOTHING in the KPKT register. Fourteen TEDUH developer-swasta strings were run against a same-session control that returned 16 licensees: q=HCK PROPERTIES 0, q=COLONIAL 0, q=EDUMETRO 0, q=REMIX 0, q=GREENDEV 0, q=TRUE RENAISSANCE 0. And no company registration number for it is published anywhere — not by the register, which holds no record; not by the microsite; not by StarProperty’s developer page. The group’s licensed companies are named and do exist: HCK Bestari Sdn Bhd (30636, one project — e.Sentral SmartCity), HCK Broga Sdn Bhd (30645) and HCK Estates Sdn Bhd (31239) — and the last two are licences with ZERO registered projects. None of the three covers edumetro.

⚠

This is a commercial office suite, on five independent legs

The developer’s own page headings say DUPLEX OFFICE SUITES and SIMPLEX OFFICE SUITES. Its own navigation files Colonial Infinite under Commercial, beside Colonial+ and Retail, while Lakeview Suites and The New Duo sit under Lifestyle Suites. StarProperty, 28 May 2026, reports “a commercial land title”. GreenRE assessed edumetro on NRB v3.1, where NRB means NON-RESIDENTIAL BUILDING. PropertyGuru calls the units “SOHO (small office/home office) suites, dual-key” and prints “417 office units”. Against that, two published claims of a residential product: StarProperty 29 April 2025 calls it a “boutique serviced residence”, and Focus Malaysia says “261 residential units” in three separate pieces under one byline. Both are unsupported by any filing, by the developer’s own headings and by the developer’s own navigation, and this page does not reproduce either as a fact. This is the most consequential contradiction on the project, because it is the one that decides whether a buyer thinks they are protected.

🔑

The landowner holds a licence — and the walk proves it is not this project

DERGAHAYU SDN. BHD., code 1890, licence 1890/04-2030/0242(R), valid 21 April 2025 to 20 April 2030, jumlahProjek: 9, statusPemaju: Aktif. All nine records were read: 1890-1 through 1890-9 resolve, 1890-10 returns a 404, and the walk agrees with the count — no dormant twin, no cancelled record, no unlisted phase, and decisively NO 2025-era registration of any kind. Colonial Infinite launched in February 2025, so it cannot be any of the nine. One row will be mistaken for this project by anybody who finds it: 1890-9, registered “Usj 1, Subang” — 447 Pangsapuri Servis, 29 storeys, band RM431,000–RM895,000, Jadual H, first SPA 25 November 2015, contractual vacant possession 25 November 2018, CCC 3 January 2019 with no extension ever approved. It is 100% built and CCC’d. Its identity is UNRESOLVED — probably U Reka at Jalan USJ 1/1C, certainly NOT Colonial Infinite — and its band, its Schedule H and its protections must never be borrowed by this page.

📅

Read its permit history both ways: one credit, one fault, and they are different things

On 1890-9, the credit: permit 1 (1890-9/09-2017/0753(P), 3 September 2015) PRE-DATES the first sale and purchase agreement (25 November 2015) by 83 days, so selling began under a valid permit. The fault: there was a 39-day UNPERMITTED INTERVAL DURING the selling period — permit 1 expired 2 September 2017 and permit 2 (1890-9/10-2018/02588(P)) began 12 October 2017, two years after the first agreement had been signed. That is a different category from an unpermitted gap BEFORE the first sale: units had already been sold. It is far shorter than the 13½-month gap this series has recorded elsewhere, and the renewal then ran continuously to expiry. All three permits carry the (P) suffix and the last runs into 2019 — the seventh confirmation in this series that (P) is not a pre-2017 marker, and that the free landed-versus-strata read off an -(L) / -(S) tail is unavailable on any (P) permit. None of this is Colonial Infinite’s record. It is the landowner’s, on a completed scheme.

📄

The green certification, stated exactly — and it is the only register naming the developer

One row, verbatim: Edumetro · developer HCK Properties Sdn Bhd · BRONZE · NRB v3.1 · FINAL Certification · 20 May 2024. Read at greenre.org and confirmed independently in the certification-entry list, the only HCK entry in about 266 covering 4 April 2024 to 9 December 2025. Four things this row does. It is the ONLY public register of any kind that names HCK Properties Sdn Bhd. NRB means non-residential building, so the tool code is itself evidence of the title. It is FINAL, not provisional — rare, and a genuine credit. And it is dated BEFORE Colonial Infinite existed: 20 May 2024 against a February 2025 launch, the row names the development and not the phase, and the register publishes no plot or component breakdown — so whether the certification covers the Colonial Infinite towers is NOT ESTABLISHED. Never “green-certified homes”, never “GreenRE Gold” — one publisher reports the certification with no rating named, under a slug that says “gold”; the register says BRONZE.

The awards are real, project-level, and none of them is Colonial Infinite’s

The 2026 StarProperty Awards Excellence Award — The Urban Renewal Award, Best Transformation Project (Mixed Development) — went to edumetro, for transforming the abandoned Empire Remix 2, presented 8 May 2026. The 2021 StarProperty Honours — The Business Estate Award also went to edumetro @ Subang Jaya. Both are real and both are the DEVELOPMENT’S. The developer’s own 14-entry accolades page names neither Colonial Infinite, nor Colonial+, nor Lakeview Suites, nor The New Duo anywhere. COLONIAL INFINITE HAS NO AWARD, and this page says so rather than omitting it. “Award-winning developer” is true at group level; “award-winning project” is true of edumetro and false of this phase. And one honest line about the 2026 award: the awarding body is Star Media Group, which is also the publisher of starproperty.my — the only publisher anywhere carrying this project’s acreage, GDV, unit count, land title and completion quarter. The prize and the specifications come from the same house. Nothing is borrowed from e.Sentral SmartCity, edusphere, edusentral or Hijauan Broga.

⚠

The developer’s own sales page carries another project’s content

This is why this page publishes NO facilities list. The live Colonial Infinite page on the developer’s own microsite references seven attachment IDs belonging to The New Duo, a different and sold-out phase; it carries The New Duo’s own body copy; it carries blocks of the standard Latin dummy filler text used as a layout placeholder; and its boxed “Facilities” list is The New Duo’s list, word for word, sitting under a dummy-filler-text subtitle. A page that reprinted it would be reprinting another building’s amenities, so nothing from that page’s text appears here. And a fourth defect on the same page: its gallery captions are shifted ONE SLIDE OUT OF STEP — the caption “SIMPLEX OFFICE SUITES” sits over the gym render, “GYMNASIUM” over the pool render and “INFINITY POOL” over the pool-seating render. Every caption on this page is built from the developer’s own CMS file titles instead, never from the headings above the images on that page.

📄

What cannot be computed, said rather than fudged

The phase’s density cannot be computed — the five towers share one three-storey podium and no separate parcel is published for Colonial Infinite. Development-wide it is about 444.9 units per acre, from 1,673 units on one publisher’s uncorroborated 3.76 acres: no register keluasan, no land transaction, no title area and no gross floor area exists to corroborate it, so both of this site’s usual cross-checks are unavailable. Seven denominators were refused, including the 10.67 acres of the abandoned Empire Remix 1 across the road (a different development, a different company, a different title — the most dangerous denominator on this job), the 5 km catchment, the 7,500 sq ft co-working space at a sibling phase, and keluasan: 60 mps on register record 1890-9, which is a BUILT-UP in square metres and not a land area at all. And dividing 261 by 3.76 acres is refused outright: it divides one phase by the whole development’s parcel and understates by 6.4 times.

🔍

Four decoys a client will hit before they find this page

Colonial Loft is Empire City Damansara’s Block C — same brand word, same corporate lineage, one block from HCK’s own HCK Tower, a different district and a different development entirely. INFINITE ACCOMPLISHMENT SDN. BHD. (code 14395) is the only KPKT licensee in Malaysia with “Infinite” in its name — and it is Puncak Sentul, Kuala Lumpur, 1,400 units, 46 storeys. Empire Remix 1 / Subang Sentral is the abandoned site across the road — same original developer, same landowner, half the same name, and the single most dangerous collision here, because a client will find it first. And on the green register, nine rows were refused, three of them on new keyword axes: “USJ” sitting inside the unrelated licensee USJ One Avenue Sdn Bhd on a project in Bangi; the street word “Permai” from Persiaran Subang Permai; and “Empire”, the site’s own former brand. Also refused: Wisdom Park (Infinity), because “Infinity” is not “Infinite”.

Project DNA

What is actually established about Colonial Infinite, and what is not

On a licensed scheme this section is built from the register and the filed advertisement. Here it is built from a GreenRE row, five named publishers, the developer’s own two websites and a full walk of the landowner’s licence — and the statutory column is empty, deliberately, because that emptiness is the finding.

What the developer and the publishers name — and the list this page refuses to print

There is no filed facilities schedule, no levelled facilities plan and no filed facilities list, and there cannot be one, because nothing is filed. So no item below carries a level assignment, and this page does not reproduce the boxed “Facilities” list printed on the developer’s own Colonial Infinite page — that list is The New Duo’s, word for word, sitting under dummy filler copy.

Named by the developer for THIS phase

its own gallery headings
  • Gymnasium
  • Infinity pool
  • Social lounge
  • Duplex office suites and simplex office suites — the two products
  • No level is given for any of them

Added by the Star group and Focus Malaysia

press, for this phase
  • Grand / double-volume lobby
  • Co-working space
  • Sky garden
  • Mezzanine floors overlooking the waiting areas
  • A dedicated lobby for each tower
  • A secure drop-off zone for SEGi College
  • “A dedicated shuttle service” — no route, no operator, no frequency and no commencement date, so an intention and not a delivered facility
  • “Smart-home features” — no feature list is published for this phase

The ONE three-source corroborated fact

developer + StarProperty + SEGi itself
  • SEGi College Subang Jaya occupies part of the podium, with its own drop-off zone
  • Stated by the developer, by StarProperty in 2021, and by SEGi’s own campus footer, which gives its address as Menara A, Edumetro, Persiaran Subang Permai, USJ 1, 47500 Subang Jaya
  • But which tower holds the school has THREE different answers — Malay Mail (2019) says an international school in the podium and the 12-storey Tower D; StarProperty (2021) says “SEGi College and the Imperial”; SEGi’s own footer says Menara A. No source reconciles them.

NOT PUBLISHED, and this page prints the gap

no source answers any of these
  • Built-up area of any Colonial Infinite type
  • The duplex-versus-simplex split of the 261 units
  • Storey count for this phase
  • Car-park bays per unit
  • Service charge rate and sinking fund rate
  • Lease expiry date
  • Mukim, lot number, PT number, and the phase’s own land area
  • GDV of this phase — five GDVs circulate for overlapping scopes and none is this phase’s
  • Contractor, architect, consultants and commencement date for this phase
  • Any type code at all — bedrooms, bathrooms, kitchen-sink count, balcony, ceiling height and orientation are given by nobody

Claims flagged, not adopted

a portal tag and a copied list
  • “24-hour security” rests on a portal tag and on the sibling’s copied list, and on nothing else. PropertyGuru tags edumetro with 24-hour security, a BBQ area, a jacuzzi, a lounge, a multi-purpose hall, a swimming pool and parking bays — and “jacuzzi” and “multi-purpose hall” appear on no developer surface for this phase.
  • The 7,500 sq ft co-working space is Colonial+’s, a sold-out sibling phase, and is not presented here as a Colonial Infinite facility.
  • “Dual-key” is claimed development-wide and is UNTESTABLE here. This site’s dual-key test is the Sinki Dapur count in a filed fixture schedule. There is no filed fixture schedule, so the claim has no testable support at all.
  • “70% taken up on the day of the launch event” (StarProperty, 29 April 2025) is unverifiable: there is no filed Baki Unit line to test it against, because there is no filing. It is not presented here as verified.
  • “Unlike conventional high-density developments, Colonial Infinite embraces a more intimate… philosophy” (Focus Malaysia) — an intimacy claim about a 261-unit phase inside a development of roughly 445 units per acre. Both numbers belong side by side, so here they are.
  • Four different population and student figures circulate across four surfaces — about 45,000 people within 5 km, over 5,000 people within edumetro, more than 5,700 students, about 4,500 SEGi students — none of them sourced to a count.

The two products, and why there is no size on this page

The developer markets exactly two sub-types, Duplex and Simplex office suites, under its own page headings. No source anywhere publishes a built-up area, a storey count, a type code, a bedroom or bathroom count, a car-park allocation or the duplex-versus-simplex split of the 261 units. There is no filed type schedule to fall back on, because there is no filing — which is the one thing even the thinnest licensed sheet in this series has.

Colonial Infinite @ edumetro, Subang Jaya — duplex office suite layout plan as published by the developer; no built-up area is published for any unit type

Duplex office suite

Built-up: NOT PUBLISHED by anybody · type code: none exists · level: not published

Developer’s own headingCommercial titleOutside the HDANo size published

This is the developer’s own layout sheet for the duplex, and it is the only layout document that exists for this phase — its CMS title, Colonial Infinite – Duplex Unit Layout NEW_Website, is the one asset on the whole host whose title names both the project and the subject. It carries no legible dimension that could be transcribed, and no source publishes a built-up for it. So this page states no size — and it does not borrow one from The New Duo (844–928 sq ft), Lakeview Suites (474–581 sq ft), Colonial+ (227–377 sq ft), PropertyGuru’s edumetro record (668–993 sq ft) or EdgeProp’s transaction table (771–928 sq ft). Every one of those belongs to a different phase. And it does not read keluasan: 60 mps off register record 1890-9 as a size either: that is a BUILT-UP in square metres, on a different and completed scheme.

Ask for the built-up in writing
NO PUBLISHED LAYOUT FOR THE SIMPLEX. The developer publishes one layout sheet and it is the duplex. This page would rather carry no image than caption a guess — and on this host that discipline matters, because the lower half of the developer’s own Colonial Infinite page carries a sibling phase’s floor plans.

Simplex office suite

Built-up: NOT PUBLISHED · no layout sheet exists for this sub-type · level: not published

Developer’s own headingNo plan publishedNo size published

The simplex is named only in a page heading. There is no plan, no built-up, no type code and no unit count for it. StarProperty, 28 May 2026, says “the units typically feature a one-room and one-toilet layout” — and its own sentence does not say which sub-type, which tower or which entity it describes. That is the most specific layout statement any publisher makes about this phase. A separate floor plan does exist in the developer’s media library and is refused here: its CMS title is 20250207_edumetro Website, which names no subject and no phase, and an unattributable floor plan is worse than none.

NOTHING TO ILLUSTRATE. This is a list of absences, and a render would misrepresent it.

What a buyer should ask for, since none of it is published

The seventeen questions no source answers

Ask in writingBefore paying anything

Ask the developer, in writing, and keep the answer: what title will I get and for how long; what sale and purchase agreement will I sign and what happens if it is late; is my money in a ring-fenced account; what is my defect liability period; where do I complain if it is not delivered; how big is the unit; how many floors and which floor am I on; how many car-park bays come with it; when exactly will this phase be finished; who is building it; what will maintenance cost; will a bank lend on a commercial-titled suite; what is the registered charge on the land; what is the duplex-versus-simplex split of the 261; how many of the 1,673 units are occupied; does the GreenRE Bronze certification cover these towers; and what does the developer say about the abandoned site across the road. Every one of those is unanswered by every public source reached on this project.

Send Louis this list for the developer

No built-up, no storey count, no type code and no price appears above, because none is published for Colonial Infinite by any source. This page does not estimate, interpolate or borrow one from a sibling phase, a portal record or a register row belonging to a different scheme.

Location

Persiaran Subang Permai, USJ 1, Subang Jaya — and exactly one published distance

The site is in Taman Subang Permai, on Persiaran Subang Permai, which both SEGi’s own campus footer and PropertyGuru place inside USJ 1. The local authority is Majlis Bandaraya Subang Jaya and the district is Daerah Petaling — and both were settled by the WEAK route, which this page names rather than hides.

Open in Google Maps
Persiaran Subang Permai, USJ 1, 47500 Subang JayaMajlis Bandaraya Subang Jaya (MBSJ) — settled by the WEAK routeDaerah Petaling, Selangor — Zone 1 for residential foreign buyersPostcode variant: 47600, which this series records for a USJ 1 site about 1 km awayNo mukim, no section, no lot or PT number is publishedNo coordinate is published — and the one register pair for this neighbourhood is defective

Why the authority rests on the weak route. On a licensed scheme the district and the approving authority come straight off the filed building-plan approval prefix. There is no filing here, so there is no prefix. What was used instead: filed MBSJ.BGN.BP… plan references from three other projects in this series — two of them at USJ 1 itself, about 1 km away — plus three register rows under the landowner’s own licence reading daerah: Petaling. MPSJ and MBSJ are ONE council renamed on its 2020 city upgrade, so the two prefix forms are a date artefact and not two authorities. It is not MBSA, not MBPJ and not MPSepang.

The one distance any source publishes

  • About 60 metres to SEGi College Subang Jaya — Focus Malaysia, three pieces, one byline (10 Jan 2026, 14 Mar 2026, 16 May 2026)
  • Read it for what it is: SEGi College occupies part of edumetro’s own podium, stated by the developer, by StarProperty in 2021 and by SEGi’s own campus footer. So this is an internal, within-building figure, and no source says whether it is straight-line, by walking route, or to which entrance.
  • That is the ONLY distance published for this project by anybody, and this page publishes no other. No distance is estimated, and none is borrowed from the neighbouring USJ 1 projects in this series, one of which has about seventy developer-published figures for a site about 1 km away.

Named with NO distance by anybody

  • Highways: ELITE, NKVE, KESAS, LDP, NPE and the Federal Highway — six named, and no distance and no interchange for any of them
  • Rail: KTM Komuter and Kelana Jaya LRT at Subang Jaya station, plus “nearby SS15 and SS18 stations” — not one distance and not one walking time
  • Education and retail: Monash University, Sunway University, Taylor’s Lakeside, Sunway International School, INTI International College Subang, Sunway Pyramid, Sunway Lagoon, the SS15 food area, Da Men Mall and Summit USJ — all named, none with a distance. “Just moments away” and “walking distance to class” are not distances.
  • Refused outright: the BRT Sunway Line figures that circulate for this address. They come from PropertyGuru’s record for Empire Remix 1 — the abandoned project across the road, not this one.

The address, and the two postcodes

  • Menara A, Edumetro, Persiaran Subang Permai, USJ 1, 47500 Subang Jaya, Selangor — SEGi College Subang Jaya’s own campus footer
  • Retail 27 & 28 edumetro, Taman Subang Permai, 47500 Subang Jaya, Selangor — the developer’s own contact page, a sales gallery inside the development
  • Those two agree on 47500. This series records 47600 for USJ 1 generally, including a site about 1 km away. Two postcodes are in circulation for one neighbourhood and NO FILED DOCUMENT GIVES EITHER, because there is no filed document.
  • And there is no “section” to give. USJ is gazetted within the UEP Subang Jaya township and USJ numbers are neighbourhood designations, not land sections — unlike Shah Alam’s Seksyen numbers, which are. No mukim and no lot or PT number is published by any source, and none is estimated here.
  • Four more addresses circulate and NONE of them is the site: the group’s register business address at Level 40, HCK Tower, Empire City, 47820 Petaling Jaya; Wisma HCK, No 6, Jalan 19/1B, Seksyen 19, Petaling Jaya, given as HCK Properties’ office; the 2019 launch gallery on the boulevard of Da Men Mall; and Unit 7-01, Level 7, Menara Lagenda, Jalan SS20/27, the registered office of two of the group’s other licensees. The group has four corporate addresses in circulation and the project’s own address appears on neither of the group’s two websites.

The abandoned site across the road

  • Empire Remix 1, on 10.67 acres, is still abandoned at about 30% built — EdgeProp, 6 October 2025
  • Roughly 2,500 purchasers and about RM500 million invested; the creditors’ scheme was quashed in July 2023 after 467 purchasers objected
  • On 10 October 2024 the High Court dismissed 31 appeals by this site’s own landowner, Projek Muara Sdn Bhd, with RM10,000 in costs; the purchasers’ claim goes to full trial
  • A named valuer, Eddy Wong of Nawawi Tie Leung Real Estate Consultants, told EdgeProp the stalled site “could depress nearby resale values”. Nobody publishes a resolution, and no marketing surface for Colonial Infinite mentions any of it.

Not one distance on this page is estimated and not one is borrowed. There is no published distance from Colonial Infinite to any rail station, any highway interchange, any mall, any hospital or any school other than the one inside the building. No coordinate is published for this project; the only pair any register holds for this neighbourhood sits on record 1890-9 and is about 26 km west of USJ 1, so it is defective and is not used.

The statutory block

Registered scheme: NONE EXISTS — the statutory particulars block, label by label

On every other project page on this site, this table is the spine: the registered scheme name, the licensed developer and its company number, the licence identifier and its validity, the advertising and sales permit and its expiry, the filed unit and storey counts, the filed tenure, the statutory selling-price band and the built percentage. Here every cell is an absence, and the absences are GRADED, because “not filed”, “cannot be read” and “not published” are three different statements and only one of them applies to most of these rows.

Every cell above was established on 14 October 2026 by reading the registers, not by inference. Sources and routes: TEDUH developer-swasta with fourteen search strings plus a same-session positive control returning 16 licensees; a full serial walk of the landowner’s licence 1890-1 through 1890-10; both HIMS filed-document path forms, with a negative control; the developer’s own microsite (24 pages, plus its open WordPress API); the group’s corporate site (29 pages and 75 posts via its sitemaps); all four GreenRE tiers plus the Bronze certification-entry list; GBI; four Star group articles; five Focus Malaysia pieces under one byline; four Edge group articles; Malay Mail; three PropertyGuru records; SEGi College’s own campus page; and the state housing board’s portal search. Not a price list, not a quotation, not an offer.

Three distinctions this table keeps, because collapsing them would be dishonest. NOT FILED means no filing exists for a value to sit in — that covers every statutory row above. CANNOT BE READ would mean a filing exists but the value is unobtainable from it; nothing on this project falls in that category, and this page says so rather than letting the stronger phrase do the weaker one’s work. NOT PUBLISHED means the value would exist even without a filing and no source prints it — the built-up, the storey count, the car park, the lease expiry, the chargee and this phase’s own completion date. And UNREADABLE means the register field itself lives only on a project record that does not exist — which is NOT the same as the field reading clean.

How the absence was established, and why it is the strongest form of absence in this series

The route matters, because “we could not find it” and “it does not exist” are not the same claim. Fourteen TEDUH developer-swasta search strings were run in one session against a positive control, q=EXSIM, which returned 16 licensees — so the tool was working. q=HCK PROPERTIES returned 0. q=HCK returned 3, and HCK Properties Sdn. Bhd. was not among them. q=COLONIAL, q=EDUMETRO, q=REMIX, q=RENAISSANCE, q=TRUE RENAISSANCE and q=GREENDEV each returned 0. q=INFINITE returned 1 — a licensee in Kuala Lumpur with nothing to do with this project. q=MUARA, q=BINAJAYA, q=EMPIRE, q=SUBANG and q=SEGI returned no relevant licensee either. Because there is no licence, there is no licence serial; because there is no serial, there is no projek-swasta/<serial>-<n> record to read; and because there is no record, there is no iklan array to read a filed advertisement’s filename out of. Both HIMS filed-document path forms were attempted and neither is constructible. A negative control was run so that “not filed” stays distinguishable from “cannot be read”: the one candidate path that could be built, under the landowner’s licence, returns CLIENT_ERROR — so a 404 looks different on that host from a readable file. And the developer’s own two websites were read in full for a statutory panel: the microsite’s whole 24-page sitemap and the group site’s 29 pages and 75 posts. There is no /apdl page, no disclaimer page, no terms page and no statutory panel of any kind on either host. One sibling phase’s e-brochure PDF was opened and it carries no statutory block at all — no licence number, no permit number, no approving authority, no building plan number, no tenure, no completion date, no unit count and no selling price; its disclaimer names only “Developer HCK”, with no company name and no registration number. Finally, the fallback routes this site uses when a developer files nothing: EdgeProp has no project record for Colonial Infinite in any of its four record forms, only a rental listing for edumetro; PropertyGuru’s edumetro record carries no licence number and no permit number; and a web search for the project name together with “Developer License”, “Advertising Permit”, “APDL” and “No. Lesen” returned nothing relevant. So this is the weakest of the four absence states this site has catalogued: not a filed advertisement with no readable text layer, and not an existing record with an empty iklan array — there is no record for a filing to be attached to at all. This page states that requirement and makes NO allegation about any party’s conduct. An advertising and sales permit must be in force before units in a housing development may be advertised or sold; the register shows none for this project; so a buyer should ask to see the permit number, the developer licence number and the registered scheme name — in writing — before paying anything or signing anything.

Run the search yourself, and know what the result means

A client’s own KPKT search for “Colonial Infinite”, “edumetro” or “HCK Properties” returns NOTHING, and that is the CORRECT result, not a search error. Go to the KPKT TEDUH register, search the licensed-developer list for the exact company name printed in the copyright line of the developer’s own website, HCK Properties Sdn. Bhd., and you will get an empty result. Then search “HCK” and you will get three companies — HCK BESTARI SDN. BHD., HCK BROGA SDN. BHD. and HCK ESTATES SDN. BHD. — none of which is the company on the edumetro website, and none of which has a registered scheme at edumetro. HCK Bestari has exactly one registered project and it is e.Sentral SmartCity, a different development in a different district with its own page on this site. HCK Broga and HCK Estates are live licences with ZERO registered projects between them — so neither has a registered scheme, an advertising permit, a filed building type, a filed contract schedule, a filed price or a binding completion date. What you will NOT find, because it does not exist: a register code to print beside the name, a filed selling-price band, a filed vacant-possession date, a built percentage, an extension-of-time field, or a developer-conduct record for the company selling this product. Four different company names are credited as “the developer” of edumetro on different surfaces — HCK Properties Sdn Bhd on the microsite, in GreenRE, on PropertyGuru and on StarProperty’s developer page; HCK Builders Sdn Bhd as the joint-venture signatory in The Edge and Malay Mail; HCK Capital Group Bhd in the Star group’s and Focus Malaysia’s articles and in the award post; and HCK Capital Group / HCK Group used interchangeably on both of the group’s own websites. With no register entry there is nothing to arbitrate between them, so the licensed-entity question is simply unanswerable — and the GreenRE row is the only public register anywhere that names any of them.

The landowner’s licence, walked in full — and kept firmly separate from this project

The Edge, 16 January 2019, names the edumetro landowners as Projek Muara Sdn Bhd and its unit Dergahayu Sdn Bhd. DERGAHAYU SDN. BHD. does hold a developer licence: code 1890, licence 1890/04-2030/0242(R), valid 21 April 2025 to 20 April 2030, jumlahProjek: 9, statusPemaju: Aktif, mempunyaiKesalahan: null, registered at Wisma Dergahayu, Level 5, 26 Jln. Indah 23, Taman Cheras Indah, 56100 Kuala Lumpur, with no email and no website in the register. All ten serials were tried: 1890-1 through 1890-9 resolve, 1890-10 returns a 404, and the walk agrees with the count of nine. No dormant twin, no cancelled record, no unlisted phase — and decisively, NO 2025-era registration of any kind. Colonial Infinite launched in February 2025, so it cannot be any of the nine. One of the nine deserves its own paragraph, because anybody who finds it will mistake it for this project. 1890-9 is registered “Usj 1, Subang”: 447 units of Pangsapuri Servis, 29 storeys, daerah: Petaling, contract type Jadual H, tempohAsal 36 Bulan, first sale and purchase agreement 25 November 2015, contractual vacant possession 25 November 2018, pindaanTempohSerahKosong: Tidak — no extension of time was ever approved — CCC 3 January 2019, 100.00% built, status: Siap Dengan CCC, and a filed band of RM431,000 to RM895,000. Read its permit history both ways, as this site always does. The credit: permit 1, 1890-9/09-2017/0753(P), ran from 3 September 2015 — 83 days BEFORE the first sale and purchase agreement — so selling began under a valid permit. The fault: there was a 39-day UNPERMITTED INTERVAL DURING THE SELLING PERIOD, from 3 September 2017 to 11 October 2017, two years after the first agreement was signed — and that is a different and more serious category than an unpermitted gap before any unit was sold, which is why this page names which one it is. The renewal then ran continuously to expiry. All three permits carry the (P) suffix and the last runs into 2019 — the seventh time in this series that (P) has been confirmed not to be a pre-2017 marker. WHAT 1890-9 ACTUALLY IS: NOT ESTABLISHED. The best available reading is U Reka, Jalan USJ 1/1C, because PropertyGuru names Dergahayu Sdn Bhd in that record’s developer field and “Greendev Sdn Bhd, part of Dergahayu Group” in its body — but PropertyGuru gives U Reka 1,134 units, 32 storeys, every unit 180 sq ft, freehold in one field and leasehold in another, and completion 2018 in one field and 2024 in another, against the register’s 447 units and 29 storeys. Nothing reconciles and no source closes it. What IS certain: 1890-9 is 100% built and CCC’d, Colonial Infinite is a 2025 launch, they are not the same thing, and this page does not borrow 1890-9’s price band, its Jadual H contract, its Pangsapuri Servis building type or any of its statutory protections. Two more things about that record are not used here: its filed coordinates, 3.023500, 101.360700, are about 26 km west of USJ 1 and are therefore defective; and its keluasan: 60 mps is a BUILT-UP in square metres, not a land area, which read as a land area would understate a 29-storey parcel by orders of magnitude. And from the same searches, three further register facts: Greendev Sdn Bhd — the second developer appointed on Empire Remix 1, wound up 18 July 2023 — holds no developer licence; True Renaissance Development Sdn Bhd, the original developer of both Remixes and wound up 15 May 2024, holds none either; and so do Projek Muara Sdn Bhd, Binary Binajaya Sdn Bhd and HCK Builders Sdn Bhd. Three of the four companies that have ever developed on this site hold no housing-developer licence at all, and the fourth has no registration for it.

Price — four families of figure, each labelled by kind, and none of them is this project’s price

FAMILY ONE: the statutory Unit Selling Price band DOES NOT EXIST. Harga Jualan Unit (Minima–Maksima) is the one class of price this site publishes as a matter of course, because it is the filed SPA range and a matter of public record. There is no filed advertisement here and no register row, so there is no band to publish and nothing is being withheld. The absence of the band IS the finding, not a gap in the research. And two of this site’s standard price tests are therefore INAPPLICABLE rather than failed: the below-filed-minimum test cannot be run because there is no minimum to be below, and the GDV test cannot be run because there are no filed minima to sum. FAMILY TWO: one publisher’s indicative per-square-foot figure. StarProperty, 28 May 2026, gives an indicative figure for this phase. It is recorded in this site’s working file and it is NOT published here — and the reason is ACCURACY, not a compliance bar. That distinction matters, because an unexplained omission reads as concealment. It is a per-square-foot rate and not a unit price; the built-up it would have to be multiplied by is not published by anybody; and it is not a sale and purchase agreement price, which is the only kind of price this agency quotes. FAMILY THREE: a public transaction record, publishable only as exactly what it is. EdgeProp, 6 October 2025, records transactions in edumetro’s COMPLETED, EARLIER phases between October 2022 and March 2025: RM672,000 to RM742,000 over 771 to 928 sq ft, at RM784.52 to RM922.27 per sq ft. That is the resale market for buildings that already exist. It is NOT Colonial Infinite’s price, it is not an entry price for anything, and its built-ups belong to those earlier phases and not to this one. Note also that the band’s endpoints do not pair — RM672,000 over 928 sq ft would be about RM724 per sq ft, below the quoted floor — so the per-square-foot figures are per-transaction and are quoted exactly as published, with nothing recomputed. FAMILY FOUR: a named valuer’s locality frame. Eddy Wong, managing director of Nawawi Tie Leung Real Estate Consultants, told EdgeProp on 6 October 2025 that comparable COMPLETED units in USJ 1 now sell at RM850 to RM950 per sq ft. That is a market frame for the locality, with the valuer and the publisher named, and it is not this project’s price either. One cross-check is worth recording and not publishing: the indicative figure in family two sits inside both the transacted range and the valuer’s range, which makes it plausible — and plausible is not the same as publishable. And on GDV: five different figures circulate for overlapping scopes — about RM688.74 million for edumetro, “about RM850 million” for edumetro after rebranding, “about RM1 billion” for both Remixes together, RM285 million plus RM95 million for the 2012 tower purchases, and RM2.3 billion for Empire Remix 1 at its own 2012 launch, which belongs to a different development entirely. No GDV is published for Colonial Infinite alone, and none of the five may be divided or apportioned to it. For the actual number: the price list and the sale and purchase agreement at the sales gallery are where a real price comes from, and Louis will get the current SPA price (合同价) in writing.

Foreign buyers — the answer has three parts and all three belong on the page

The district is Daerah PETALING, which is Selangor Zone 1, where the foreign-buyer floor is RM2,000,000 — the same as Zone 2, and not the RM1,000,000 that applies in Zone 3 (Hulu Selangor and Sabak Bernam). PART ONE: that threshold governs the foreign acquisition of RESIDENTIAL property, and on the evidence this is not residential property. The Selangor zone floors are set by state land-office circulars that address residential units; a commercial-titled office suite is a different acquisition category with its own consent requirements. So RM2,000,000 is stated here as the residential Zone 1 figure and it is NOT applied to this product. PART TWO: the price test cannot be run in any case. There is no filed statutory band and therefore no per-unit price to test against any threshold, and one publisher’s per-square-foot rate on an unpublished built-up yields no unit price at all. PART THREE: the title test does not reach it either. The individual-versus-strata and Sekatan Kepentingan analysis this site runs on housing does not apply to a commercial title — and the restriction itself cannot be read, because nothing is filed and no title search has been done. THEREFORE: UNDETERMINABLE. This page does not write “foreigners can buy” and does not write “foreigners cannot buy”. Neither is supported. A non-citizen buyer must confirm the position with the Pejabat Tanah dan Galian Selangor and with their own solicitor, on the actual registered title. And there is no second bar to clear: there is no affordable-housing allocation of any kind here, no Rumah Selangorku flag, no state-controlled price row, and none can exist on a commercial title.

What this page does not publish, and why

This agency has one absolute compliance instruction and this page applies it literally. No discount figure, no rebate figure, no nett price, no promotion information, no incentive-package detail and no commission information appears anywhere on this page, from any source, whatever its provenance — and those six terms appear exactly once each on this page, here in this sentence, and nowhere else. A seventh term is named here for completeness and also appears exactly once, here: Bumiputera. And on this project the honest statement about it is not the usual one: no ethnic-allocation field exists anywhere — not in a filed advertisement, because there is none; not in a register row, because there is none; and not on any marketing surface either. So nothing is being withheld under that head, because there is nothing there to withhold — which is a different statement from withholding a value, which is what this page says on projects where the field exists. Now the harder half, stated once and plainly. This development has carried an unusually heavy trail of buyer-inducement schemes on the developer’s own surfaces and in the Star group’s pages: interest-bearing-deferment schemes of the DIBS kind, a “value guarantee”, an extra-financing programme of interest-free instalments on the down payment, a “pay nothing until full possession” arrangement, festive and lucky-draw campaigns, and seasonal web pop-ups. The EXISTENCE of those schemes is recorded in that one sentence because a buyer is entitled to know they exist. EVERY VALUE, EVERY RATE, EVERY PERCENTAGE, EVERY CAP AND EVERY TERM STAYS OUT — none was written down in the working file, none was sought, and the two scheme-specific brochures found in the developer’s media library were deliberately not opened. Nor does this page reproduce any rental-return or capital-growth claim. One publisher asserts “strong rental yield and capital growth” and the group’s managing director is quoted on “strong rental potential”; neither gives a figure, no yield or return projection is recorded anywhere in this site’s working file, and the claim is not reproduced here as a fact. Every campaign and pop-up image in the developer’s library was also refused for the gallery for the same reason. And the one price this agency will give you, on request and in writing, is the sale and purchase agreement price (合同价) — so that anything beyond it is a conversation with Louis and not a number on a web page.

Not published, therefore not on this page

The short, blunt list. No built-up area for any Colonial Infinite unit type, from anybody. No storey count for this phase. No unit mix by type and no duplex-versus-simplex split of the 261. No car-park allocation per unit. No lease expiry date. No mukim, no land section — there is none, because USJ numbers are neighbourhoods — and no lot or PT number. No land area for this phase’s own parcel, and probably no separate parcel to have one. No GDV for this phase. No contractor, no architect, no consultant and no commencement date for this phase. No completion date for this phase. No service charge rate and no sinking fund rate. No chargee. No coordinate. No occupancy figure for the 1,673 units. No facilities schedule, no levelled facilities plan and no filed facilities list — and there cannot be a filed one. No distance to any rail station, any highway interchange, any mall, any hospital or any school other than SEGi College, which is inside the same podium. And on the register side: no registered scheme name, no licence number, no advertising and sales permit, no permit validity, no building plan approval reference, no filed building type, no filed tenure, no restriction in interest, no filed unit count, no statutory price band, no built percentage, no first-SPA date, no contractual vacant-possession date, no extension-of-time field, no Lewat flag and no developer-conduct record. Nothing on this project falls into the “cannot be read” category, and this page does not use the stronger phrase where the weaker one is the truth. This is what Louis will go and ask the developer for, and it is published as a list rather than left as a silence.

The developer

HCK Capital Group — and the entity on the website, which is in no register

The company printed on every surface of this project is HCK Properties Sdn. Bhd. — verbatim in the copyright line of every page of the developer’s own edumetro microsite (“© 2026 Edumetro. HCK Properties Sdn. Bhd. All Rights Reserved”, read separately on nine pages), in PropertyGuru’s developer field, in the Star group’s own developer directory, and in the GreenRE register’s developer cell. It holds NO KPKT developer licence. No company registration number for it is published anywhere this research reached — not by the register, which holds no record of it; not by the microsite; not by StarProperty’s developer page; and not by any Bursa announcement found. StarProperty describes it as “a wholly-owned subsidiary and a major contributor to HCK Capital Group Bhd” and gives its office as Wisma HCK, No 6, Jalan 19/1B, Seksyen 19, Petaling Jaya.

The group’s licensed companies exist and are named here so that a client can check them for themselves — and none of them covers edumetro. HCK BESTARI SDN. BHD., TEDUH developer code 30636, licence 30636/12-2028/0311(N), carries exactly ONE registered project — e.Sentral SmartCity, a different development in a different district, which has its own page on this site. HCK BROGA SDN. BHD., code 30645, licence 30645/12-2028/0320(N), and HCK ESTATES SDN. BHD., code 31239, licence 31239/11-2030/0295(N), are both LIVE LICENCES WITH ZERO REGISTERED PROJECTS — so neither has a registered scheme, an advertising and sales permit, a filed building type, a filed contract schedule, a filed price band or a binding completion date. All three licences carry the (N) suffix, which on a licence means first issue, never renewed. All three share one register fingerprint, character for character: the business address Level 40, HCK Tower (J-40-1), No. 8 Jalan Damansara, Empire City, Jalan PJU 8, 47820, an @hckcapital.com address in the emel field, the phone 0165866909 and lamanWeb: https://hckgroup.my/. HCK Properties Sdn Bhd is not in that family, because it is not in the register at all.

Four company names are credited as “the developer” of edumetro on different surfaces, and there is no register entry to arbitrate between them. HCK Properties Sdn Bhd on the microsite, in GreenRE, on PropertyGuru and in the Star group’s developer directory; HCK Builders Sdn Bhd as the entity that actually signed the joint venture, per The Edge of 16 January 2019 and Malay Mail of 19 April 2019 — and it holds no licence either; HCK Capital Group Bhd, the Bursa Malaysia-listed parent, in the Star group’s and Focus Malaysia’s articles and in the award post; and HCK Capital Group / HCK Group, used interchangeably on both of the group’s own websites. So the question “who is the licensed developer of this unit?” is not merely unanswered on this project — it is unanswerable from any public source, and that is the single most important thing on this page after the title. The group’s named executives are Tan Sri Clement Hii Chii Kok (Founder and Executive Chairman, and Group Managing Director of SEG International Bhd), Mr Foong Peng Yew (Group MD, Property and Projects) and Datuk Dr Dennis Ling (Group MD, Operations and Oversight). One more contradiction worth printing: the group’s listing date is given as 21 August 2000 in one set of its own materials and as “listed on Bursa Malaysia since 1999” on StarProperty’s developer page.

A joint venture exists and its terms are not published. The development is built under a joint-venture agreement between HCK, via HCK Builders Sdn Bhd, and the landowners Projek Muara Sdn Bhd and Dergahayu Sdn Bhd (The Edge, 16 January 2019). HCK “will keep all revenue, including receivables from units already sold”; total revenue, costs and profits “have yet to be ascertained”; and NO percentage split is published by anybody. Note the asymmetry: the joint venture is affirmatively documented in the press and affirmatively absent from the register — the landowner’s licence carries no registration for this scheme, so the register cannot confirm or deny it either way.

The delivery track record this site normally builds — walking a licence’s phases and tabulating every completion against its governing contractual date — CANNOT BE BUILT HERE, and that is the point rather than an omission. HCK Properties Sdn Bhd has no licence, so it has no registered phases, no ccc rows, no vp rows, no tempohAsal and no pindaanTempohSerahKosong. The only delivery datum of any kind is press-sourced: edumetro was completed in 2023 against a contractor’s 2019 target of March 2022 — roughly twelve to twenty-one months past that programmed target. And there is no contractual vacant-possession date anywhere to measure it against, because there is no statutory sale and purchase agreement. Both halves belong together: it was finished, and there was never a binding date.

The contractor is published, and only for the 2019 development-wide contract. Kerjaya Prospek Group Bhd was awarded RM280 million over about 28 months from a scheduled start of 1 April 2019, with a target vacant possession of March 2022 (Malay Mail, 19 April 2019). No contractor, no commencement date, no contract value and no consultant is published for Colonial Infinite itself. So the programme-float check can be run on edumetro — 28 months from April 2019 reaches about August 2021, against a March 2022 target, which is roughly seven months of float, and it was nonetheless overrun to a 2023 completion — and it CANNOT be run on Colonial Infinite in either direction. No construction-industry record was found for this phase and no identifier was guessed.

Credit where it is due, in full, because the page is not worth writing if it only tells one half. HCK took over a stalled, abandoned development and finished it. edumetro was Empire Remix 2, launched 2012 by a company that has since been wound up, abandoned, taken over by HCK in January 2019, and completed in 2023 — and on 8 May 2026 HCK won the StarProperty Awards 2026 Excellence Award, “The Urban Renewal Award — Best Transformation Project (Mixed Development)”, for exactly that transformation. The award is real, it is project-level, and it belongs to edumetro. Two honest caveats go with it. First: the awarding body is Star Media Group, which is also the publisher of starproperty.my — the only publisher anywhere carrying this project’s acreage, unit count, land title, GDV, completion quarter and indicative rate. The prize, the specifications and most of the “independent” corroboration come from one house. Second: the award was presented by Star Media Group’s own Group CEO to HCK’s Group MD, and the Minister’s figures quoted on the same page — more than 1,500 revived projects, more than 176,000 homebuyers, more than RM140 billion — are about the federal task force’s whole portfolio and must not be attached to this project. And none of it is Colonial Infinite’s: the group’s own 14-entry accolades page names neither Colonial Infinite, nor Colonial+, nor Lakeview Suites, nor The New Duo anywhere. COLONIAL INFINITE HAS NO AWARD.

The developer’s own live sales page for this phase is defective in four separate ways, and this page says so because it is why no facilities list appears above. It references seven attachment identifiers belonging to The New Duo, a different and sold-out phase. It carries The New Duo’s own body copy. It carries blocks of the standard Latin dummy filler placeholder text. Its boxed “Facilities” list is The New Duo’s list word for word, sitting under a dummy-filler-text subtitle. And its gallery captions are shifted ONE SLIDE OUT OF STEP. The media library itself is clean — not one Colonial Infinite asset appears on any sibling phase’s page — so the contamination runs one way only: a clean library behind a contaminated page. The consequence for this page is a rule, not a complaint: on this host the CMS file title is reliable and page placement alone is not, so every image above is identified from its CMS title and nothing from that page’s text is reproduced here.

One more absence that cuts both ways, and this site has learned to say both halves. Neither of the group’s two websites carries a statutory developer data strip, an /apdl page, a disclaimer, a terms page or a price. The credit: with no developer data strip there is no STALE strip to catch out — this site’s whole family of findings about developer panels contradicting the register cannot arise here, because there is no panel to contradict anything. The debit is far larger: there is also no statutory disclosure of any kind, which is the whole point of this page. What the microsite does carry, on its contact page, is a notice that the group may collect and process personal data for the purpose of sending marketing material.

Developer-conduct fields are UNREADABLE for this project, not clean. For completeness and for contrast only: the three HCK companies that ARE in the register, and the landowner DERGAHAYU SDN. BHD., all read statusPemaju: Aktif with mempunyaiKesalahan: null. None of those readings attaches to Colonial Infinite, and none of them should be read as applying to it. Nothing on this page is borrowed from e.Sentral SmartCity, edusphere @ Cyberjaya, edusentral, Hijauan Broga @ Semenyih or Colonial Loft at Empire City Damansara — and e.Sentral’s own GreenRE Silver provisional rating of 5 May 2025, issued to a different licensee on the residential assessment tool, is expressly not attached to this development.

Questions a buyer should ask, answered from the register and from named sources

Is Colonial Infinite a registered housing project, and does the developer hold a KPKT licence?
No, and no. The company named on every surface of this project, HCK Properties Sdn. Bhd., appears in the KPKT TEDUH licensed-developer register nowhere at all. Fourteen search strings were run on 14 October 2026 against a same-session positive control that returned 16 licensees: q=HCK PROPERTIES returned 0, q=COLONIAL 0, q=EDUMETRO 0, q=REMIX 0. Because there is no licence there is no licence serial; because there is no serial there is no registered scheme; and because there is no registered scheme there is no advertising and sales permit and no filed advertisement. A client’s own KPKT search for this project returns nothing, and that is the correct result rather than a search error. Note also what this blinds you to: the developer-conduct fields this site normally publishes — statusPemaju, mempunyaiKesalahan, the sick- and abandoned-project counts and the licence history — live only on a registered-project record, so for this company they are UNREADABLE, not clean. The register’s silence is not a clean bill of health.
What protections do I actually lose by buying this rather than a licensed home?
Every protection the Housing Development (Control and Licensing) Act 1966 gives a Malaysian homebuyer. This is the most important answer on the page.
ProtectionOn a licensed housing schemeHere
Sale contractThe statutory Schedule G or Schedule H form, which cannot be varied to the buyer’s detrimentNONE. The agreement is whatever the developer’s solicitors draft
Late deliveryA statutory liquidated-and-ascertained-damages formula, running from the contractual vacant-possession dateNONE, and there is no contractual vacant-possession date on any public document
Your progress paymentsHeld in a section 7A Housing Development Account, ring-fenced for that projectNO such account exists. No source says where payments go
Defect liability24 months after vacant possession under Schedule HNONE by statute. Not published by anybody either
Dispute routeThe Tribunal for Homebuyer ClaimsNO Tribunal route. An ordinary civil claim is the only route
Advertising controlAn advertising and sales permit must be in force before any unit is advertised or soldThe register shows no permit for this project
Filed particularsBuilding type, tenure, lease expiry, plan approval, chargee, car park, unit and storey counts, built-up schedule and the statutory selling-price band, all on a filed advertisementNONE of them exists, for one reason and not twenty: nothing has been filed
Extension of timeRecorded in the register as pindaanTempohSerahKosong, Ya or TidakThe field is ABSENT. Do not infer it
Late-project flagstatus.keseluruhan, which reads Lewat when a scheme is behindUNREADABLE — so it CANNOT BE CHECKED. This page does not write “not flagged”
Ask the developer’s solicitor, in writing, for: the draft sale and purchase agreement in full; the clause that deals with late delivery and what it pays; where your deposit and progress payments will be held and under whose name; the defect liability period and how long you have to report a defect; and the dispute-resolution clause. Get all five before paying anything.
Is it an apartment or an office? The sources disagree.
On the evidence it is a commercial-titled office suite, and five independent legs say so. One: the developer’s own page headings read DUPLEX OFFICE SUITES and SIMPLEX OFFICE SUITES. Two: its own navigation files Colonial Infinite under Commercial, beside Colonial+ and Retail, while two other phases sit under Lifestyle Suites. Three: StarProperty, 28 May 2026, reports “a commercial land title”. Four: GreenRE assessed edumetro on NRB v3.1, and NRB means NON-RESIDENTIAL BUILDING — every residential row in that register reads RES. Five: PropertyGuru calls the units “SOHO (small office/home office) suites, dual-key” and prints “417 office units” for the development. Against that, two published claims of a residential product: StarProperty of 29 April 2025 calls it a “boutique serviced residence”, and Focus Malaysia says “261 residential units” in three separate pieces, all under one byline. Both of those are unsupported — by the developer’s own headings, by the developer’s own navigation, by the reported land title, by the assessment-tool code and by any filing, because there is none. This page does not reproduce either claim as a fact. The development’s own product label, spelled out by the developer itself, is LoSo — “Lifestyle Office, Small Office”. Get the registered title category from a land search before you decide what you are buying.
What is the price?
This page publishes no price, and the reason is that there is nothing publishable to publish. There is no filed advertisement, so there is no statutory Unit Selling Price band and no public registry band — the one class of price this site carries as a matter of course does not exist for this scheme. The absence of the band is the finding; nothing is being withheld. Three other families of figure circulate and the page names each by kind. One publisher gives an indicative per-square-foot figure for this phase; it is recorded in this site’s working file and not published here, and the reason is ACCURACY rather than any compliance bar — it is a rate, not a unit price, the built-up it would be multiplied by is published by nobody, and it is not a sale and purchase agreement price. EdgeProp records transactions in edumetro’s COMPLETED, EARLIER phases between October 2022 and March 2025 at RM672,000 to RM742,000 over 771 to 928 sq ft, or RM784.52 to RM922.27 per sq ft — that is the resale market for buildings that already exist, and it is explicitly not this phase’s price. And a named valuer, Eddy Wong of Nawawi Tie Leung Real Estate Consultants, told EdgeProp that comparable completed USJ 1 units now sell at RM850 to RM950 per sq ft — a locality market frame, with the valuer and publisher named, and not this project’s price. There is also no state-controlled or affordable price row here, and there cannot be one on a commercial title. For the real number, ask Louis for the current sale and purchase agreement price in writing, and get the developer’s own price list at the sales gallery.
How big is a unit, how many floors are there, and how many car-park bays come with it?
No source publishes any of the three for Colonial Infinite. No built-up area for any unit type, from anybody. The developer publishes exactly one layout sheet, for the duplex, and it carries no legible dimension. No storey count for this phase, from anybody. No car-park allocation per unit — Malay Mail recorded four basement car-park levels for the DEVELOPMENT in 2019, and a sibling phase’s brochure shows levels B1 to B4, but no per-unit figure exists. And this page does not borrow a built-up from a sibling phase. The New Duo’s four types run 844 to 928 sq ft; Lakeview Suites’ five run 474 to 581 sq ft; Colonial+ runs 227 to 377 sq ft; PropertyGuru’s edumetro record says 668 to 993 sq ft; EdgeProp’s transaction table says 771 to 928 sq ft. Every one of those belongs to a different phase and none of them is this one’s. Nor is register record 1890-9’s keluasan: 60 mps used as a size: that is a built-up in square metres on a different, completed scheme. The most specific layout statement any publisher makes is StarProperty’s “the units typically feature a one-room and one-toilet layout” — and its own sentence does not say which sub-type or which tower it describes. Ask for the built-up, the storey count and the car-park allocation in writing before you commit.
How many units are there? The figures do not add up.
They do not, and this page prints both figures rather than picking one. Colonial Infinite: 261 units, from Focus Malaysia in three separate pieces, all under one byline, with no filing and no register row to check it against. edumetro as a whole: 1,673 units across five towers, from StarProperty of 28 May 2026 — one publisher, one sentence. Now the arithmetic: Lakeview Suites 349, plus PropertyGuru’s 417 for edumetro’s office units, plus Colonial Infinite’s 261, equals 1,027 against a published 1,673 — leaving 646 units, about 38.6%, unaccounted for, and that is before Colonial+ and Retail are counted at all. No source reconciles it, and there is no register record to reconcile it against — which is exactly the difference between this project and every licensed one on this site, where the register’s own component rows close the sum. PropertyGuru’s own record makes it worse: its building table repeats 417 for each of five buildings, which would total 2,085. State the gap; do not pick a number.
When will it be finished?
There is no statutory completion date, because there is no statutory contract and no filing. The only delivery statement for this phase anywhere is “an estimated completion in the fourth quarter of 2028”, in StarProperty of 28 May 2026 — and that article’s own sentence attributes it to the project or the development as a whole, not to Colonial Infinite. It is an estimate in one article by one publisher and it binds nobody. Five completion dates circulate for this site and none of them governs: March 2022 (the contractor’s target for edumetro, from a 28-month programme starting 1 April 2019), Q1 2022 (PropertyGuru’s project text), 2022 (PropertyGuru’s completion-year field), 2023 (edumetro COMPLETED — the developer’s own statement, and the only completion assertion) and Q4 2028 (the Colonial Infinite article). And the gap that matters: edumetro is stated complete in 2023, yet the development’s estimated completion is given as Q4 2028. The presumable reconciliation is that Colonial Infinite is a later tower within a completed development — but no source says so, and no source gives Colonial Infinite its own completion date. This page prints the question, not an answer. On a licensed project one register field, serahKosong, would settle it. There is nothing here to settle it with.
Can a foreign buyer purchase a unit here?
UNDETERMINABLE, and this page will not pretend otherwise. The district is Daerah Petaling, which is Selangor Zone 1, where the foreign-buyer floor is RM2,000,000 — the same as Zone 2, and not the RM1,000,000 that applies in Zone 3, which is Hulu Selangor and Sabak Bernam. Kuala Lumpur and the Federal Territory sit at RM1,000,000 with EPU consent, for comparison. But that threshold governs the foreign acquisition of RESIDENTIAL property, and on the evidence this is not residential property: it is reported to carry a commercial land title, and a commercial title is a different acquisition category with its own consent requirements. So RM2,000,000 is stated here as the residential Zone 1 figure and it is NOT applied to this product. In any case the price test cannot be run: there is no filed statutory band and therefore no per-unit price to test, and one publisher’s per-square-foot rate on an unpublished built-up yields no unit price at all. And the title test does not reach it either: the restriction in interest cannot be read, because nothing is filed. So the honest answer is that it is undeterminable from public sources, and a non-citizen buyer must confirm the position with the Pejabat Tanah dan Galian Selangor and with their own solicitor, on the actual registered title. This page does not write “foreigners can buy” and does not write “foreigners cannot buy”.
Is Colonial Infinite GreenRE certified?
No. edumetro is, and the two are not the same thing. The register row, verbatim: Edumetro, developer HCK Properties Sdn Bhd, BRONZE tier, NRB v3.1, FINAL Certification, 20 May 2024 — read at greenre.org and confirmed independently in the certification-entry list, where it is the only HCK entry among about 266 covering 4 April 2024 to 9 December 2025. Four things follow. It is the ONLY public register of any kind that names HCK Properties Sdn Bhd. NRB means non-residential building, so the assessment tool itself is evidence that this is commercial title. It is FINAL rather than provisional, which is rare and is a genuine credit. And it is dated BEFORE Colonial Infinite existed: 20 May 2024 against a February 2025 launch. The row names the development, not the phase; the register publishes no address, no plot and no component breakdown; and the entry list runs to 9 December 2025 with no second HCK Properties row, so if this phase had its own certification in 2025 it would have appeared, and it did not. Whether the certification covers the Colonial Infinite towers is NOT ESTABLISHED. So: never “green-certified homes”, and never “GreenRE Gold”. One publisher reports the certification with no rating named at all, under a web address that says “gold”; the register says BRONZE. GBI: that register’s directory could not be read, which is inconclusive and never a negative, and no source claims GBI for this project. No QLASSIC score is published or claimed for any edumetro phase. And e.Sentral SmartCity’s Silver, provisional, 5 May 2025 rating — a different licensee, on the residential tool — is not attached to this development.
Has Colonial Infinite won an award?
No. The two real, project-level awards belong to edumetro, and this page says so rather than quietly omitting it. The StarProperty Awards 2026 Excellence Award, “The Urban Renewal Award — Best Transformation Project (Mixed Development)”, went to edumetro on 8 May 2026, for transforming the abandoned Empire Remix 2. The StarProperty Awards 2021 Honours — The Business Estate Award also went to edumetro @ Subang Jaya. Both are real and both are the development’s. The group’s own 14-entry accolades page names neither Colonial Infinite, nor Colonial+, nor Lakeview Suites, nor The New Duo anywhere. So “award-winning developer” is true at group level; “award-winning project” is true of edumetro and false of this phase. Two honest caveats come with the 2026 award. The awarding body is Star Media Group, which is also the publisher of the only articles anywhere carrying this project’s acreage, GDV, unit count, land title, completion quarter and indicative rate — so the prize and the specifications come from one house. And the Minister’s figures quoted on the same award page, about more than 1,500 revived projects and more than 176,000 homebuyers, are about the federal task force’s whole portfolio and are not about edumetro. Nothing here is borrowed from e.Sentral SmartCity, edusphere @ Cyberjaya, edusentral or Hijauan Broga.
What is the story with the abandoned project across the road, and what does it mean for me?
Two things must be said together, and neither is honest alone. FIRST, the credit: edumetro itself is a revived abandoned project, and finishing it is a real achievement. It launched in 2012 as Empire Remix 2 under True Renaissance Development Sdn Bhd, a Mammoth Empire unit; it was abandoned; HCK took it over through HCK Builders Sdn Bhd in January 2019; it was completed in 2023; and it won the StarProperty 2026 Urban Renewal Award for exactly that. SECOND, the disclosure a buyer is entitled to, and which no marketing surface mentions. Empire Remix 1, on 10.67 acres ACROSS THE ROAD, is STILL ABANDONED at about 30% completion, with roughly 2,500 purchasers and about RM500 million invested (EdgeProp, 6 October 2025). Its creditors’ scheme was quashed by the Kuala Lumpur High Court in July 2023 after 467 purchasers challenged it, the court holding that a Companies Act 2016 voluntary arrangement was not meant for abandoned projects. On 10 October 2024 the High Court dismissed 31 appeals brought by Projek Muara Sdn Bhd — this site’s own landowner — to be struck out of 31 purchasers’ claim, with RM10,000 in costs against it; the Sessions Court had held that the terminations and re-appointments happened without the purchasers’ knowledge or consent, and the case goes to full trial. Two of the companies involved have been wound up: Greendev Sdn Bhd on 18 July 2023 and True Renaissance Development Sdn Bhd on 15 May 2024. A named valuer, Eddy Wong of Nawawi Tie Leung Real Estate Consultants, told EdgeProp that the stalled site “could depress nearby resale values”. Nobody publishes a resolution. And the connection a buyer should hold in mind: Colonial Infinite is being sold with no developer licence, no registered scheme and no advertising and sales permit — that is, without the statutory machinery that exists precisely to prevent what happened across the road.
Who is the developer, exactly?
That question cannot be answered from any public source, and that is itself the finding. Four company names are credited as “the developer” of edumetro on different surfaces. HCK Properties Sdn Bhd is on the microsite’s copyright line, in the GreenRE register, on PropertyGuru and in the Star group’s developer directory — and it holds no KPKT developer licence and publishes no company registration number anywhere. HCK Builders Sdn Bhd is the entity that actually signed the joint venture, per The Edge and Malay Mail — and it holds no licence either. HCK Capital Group Bhd is the Bursa Malaysia-listed parent, credited in the Star group’s and Focus Malaysia’s articles and in the award post. And HCK Capital Group / HCK Group are used interchangeably on both of the group’s own websites. With no register entry, there is nothing to arbitrate between them. The group’s licensed companies do exist and none covers this: HCK BESTARI SDN. BHD. (code 30636) with one registered project, e.Sentral SmartCity; HCK BROGA SDN. BHD. (30645); and HCK ESTATES SDN. BHD. (31239) — the last two being live licences with zero registered projects. Ask for the full legal name and the company registration number of the vendor on the sale and purchase agreement, in writing, and check that exact name against the KPKT register yourself.
I found a KPKT record for “Usj 1, Subang” with 447 units and a price band. Is that this project?
No, and this is the mistake most likely to be made about this project. That record is 1890-9, under the LANDOWNER’S licence — DERGAHAYU SDN. BHD., code 1890, licence 1890/04-2030/0242(R). Its particulars: 447 units of Pangsapuri Servis, 29 storeys, contract type Jadual H, original delivery period 36 months, first sale and purchase agreement 25 November 2015, contractual vacant possession 25 November 2018, no extension of time ever approved, certificate of completion and compliance 3 January 2019, 100.00% built, and a filed band of RM431,000 to RM895,000. It is COMPLETE and CCC’d. Colonial Infinite is a February 2025 launch. They cannot be the same scheme. All nine records on that licence were walked — 1890-1 to 1890-9 resolve, 1890-10 returns a 404, and the walk agrees with the licence’s own count — and there is NO 2025-era registration of any kind on it. What 1890-9 actually is has not been established: the best available reading is U Reka at Jalan USJ 1/1C, but the portal record that suggests it contradicts the register on units, storeys, tenure and completion year, so no source closes it. What is certain is that it is not Colonial Infinite. So its price band, its Schedule H contract, its Pangsapuri Servis building type and all of its statutory protections belong to that scheme and not to this one, and this page does not borrow any of them. Its filed coordinates are also about 26 km west of USJ 1 and are defective, so they are not used either.
Why does this page carry no facilities list?
Because the only facilities list the developer publishes for this phase is a different project’s. The boxed “Facilities” block on the live Colonial Infinite page of the developer’s own microsite is The New Duo’s list, word for word, sitting under a dummy-filler-text placeholder subtitle, on a page whose lower half is a sibling phase’s template — the same page also references seven attachment identifiers belonging to The New Duo and carries The New Duo’s own body copy. A page that reprinted that list would be reprinting another building’s amenities, so nothing from that page’s text appears on this one. What this page does carry is the facilities the developer names for this phase in its own gallery headings — a gymnasium, an infinity pool and a social lounge — plus what the Star group and Focus Malaysia add, each attributed. And none of them carries a level assignment, because there is no filed facilities schedule, no levelled facilities plan and no filed facilities list, and there cannot be a filed one. The same discipline governs the images: the developer’s own gallery captions are shifted ONE SLIDE OUT OF STEP, so every caption on this page is built from the developer’s CMS file titles instead.
Is this project behind schedule, or flagged as late?
That cannot be checked, and this page says so rather than guessing in either direction. status.keseluruhan — the register field that reads Lewat when a scheme is behind — lives only on a registered-project record. There is no record for this project, so there is nothing to look in. This page writes UNREADABLE and never “not flagged”. The same applies to peratusSiap, the built-percentage field, which is ABSENT; to tempohAsal, the original delivery period; to the first sale and purchase agreement date; to serahKosong, the contractual vacant-possession date; and to pindaanTempohSerahKosong, the extension-of-time field, which is ABSENT rather than Ya or Tidak — the fourth time this site has recorded that field absent rather than answered. So: there is no statutory completion date for this unit, no statutory late-delivery compensation formula, and the only date in circulation is an estimate in a newspaper. This page also does not write “lapsed”, “current”, “late” or “on time” about any licence, permit or date on this project, because there is nothing to assess.
What should I ask for before paying anything?
Eleven things, in writing, and keep the answers. One: the full legal name and company registration number of the vendor on the sale and purchase agreement, and check it yourself against the KPKT register. Two: the developer licence number and the advertising and sales permit number, if either exists — the register shows neither. Three: a land search on the parcel, showing the registered title category, the unexpired lease term, any restriction in interest and any registered charge. Four: the draft sale and purchase agreement in full, read by your own solicitor and not the developer’s. Five: the late-delivery clause and exactly what it pays. Six: where your deposit and progress payments will be held, under whose name, and whether the account is ring-fenced. Seven: the defect liability period and the time limit for reporting a defect. Eight: the dispute-resolution clause. Nine: the built-up area, the storey count, the floor level and the car-park allocation for your actual unit. Ten: the service charge and sinking fund rates. Eleven: written confirmation of whether the GreenRE Bronze certification issued to edumetro in May 2024 covers these towers. And one more that is specific to this site: ask the developer, in writing, what it says about the abandoned Empire Remix 1 site across the road and the purchasers’ claim against this site’s own landowner. Louis will ask for every one of these on your behalf and send you what comes back.

Before you pay a deposit on Colonial Infinite, get these answers in writing

This page exists because a buyer is entitled to know that this is a commercial-titled office suite sold outside the Housing Development Act, with no developer licence, no registered scheme and no advertising and sales permit on the public register. None of that is an allegation about anyone. It is what the register says, read on 14 October 2026 — and it is the reason the eleven questions above matter more here than they would on a licensed scheme. Louis will ask the developer every one of them and send you the written answers, with nothing paraphrased.

Over a decade selling property in Johor Bahru and the Klang Valley, and the reason this page reads the way it does. On a project with no developer licence, no registered scheme and no advertising and sales permit, the useful thing an agent can do is not to sell harder — it is to put the register in front of you, name every absence as an absence, and go and get the developer’s written answers to the questions the public record cannot answer. This page publishes no price because there is no statutory band to publish; ask and you will get the current sale and purchase agreement price, in writing.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
