Four facts frame this page, and the first one is a third kind of delivery record. The KPKT KPKT TEDUH register record, read 15 October 2026, carries pindaanTempohSerahKosong: Ya with tempohTambahanDiluluskan: 15 Bulan — an APPROVED 15-month extension that moved contractual vacant possession from 23 March 2021 to 23 June 2022. The register then files ccc and vp on the same day, 27 March 2023: nine months and four days beyond the extension it was granted, and twenty-four months and four days beyond the original date. Relief was given and the date was still missed — which is neither of the two shapes this site has published before. Second: the register and the developer’s own progress log agree on the completion date to the day, and that is worth crediting out loud. Third: the developer’s log records strata titles issued in August 2022, about seven months BEFORE handover, on a building that is wholly Schedule H — unusually good for a buyer. Fourth: this page publishes NO price, and says why — no filed statutory selling-price range is reachable for this project at all.

Damansara Fifty6 at a glance
Read on 15 October 2026 against the KPKT KPKT TEDUH register records 13859 and 13859-1, the licensed developer’s own 19-page website, the four GreenRE tier registers, the Federal Territories Residensi Wilayah register and ONE third-party property portal. Two structural warnings before any number below. First, this is a REGISTER-ONLY statutory block: the register links no filed advertisement (iklan is an empty array, brochure is null), and the document server that normally serves the filed copy could not be read at all — two known-good control files from other projects failed identically the same day, so that is a failure to read, NOT evidence that nothing was filed. Second, thirteen fields a filed advertisement normally prints are ABSENT KEYS in this register record — absent, not empty — and each one is marked NOT PUBLISHED below rather than filled in from somewhere else. Where sources disagree, both readings are printed and neither is adjudicated.
- Registered scheme name
RESIDENSI DAMANSARA 56Top-levelnamaon13859-1; the same record renders it again in title case asResidensi Damansara 56. Three orthographies of one numeral across three official surfaces: the licensee isDAMANSARA FIFTY6 SDN. BHD.(word), the register says56(digits), and the developer’s own domain uses digits too. TheResidensidescriptor is the register’s; the brand has never used it.- Marketing name
- Damansara Fifty6Every page of the developer’s own site, and the one portal that carries the project.
D’56was looked for and exists nowhere; it is not a real handle. - What the numeral actually is
- The unit count — and the developer says so in wordsThe developer’s own site describes the development as “no more than 56” and the register files 56 units. It is NOT a street number — the only street address any source gives for the project is a different number entirely. A brand numeral that is a verifiable statutory fact is rare, and it checks out.
- Licensed developer
DAMANSARA FIFTY6 SDN. BHD.namaPemajuon developer code13859. Company registration number915441-U— and that number lives on exactly one surface: the developer’s own website footer and four of its own pages. The register prints no company number field at all, and the portal’s “Developer Reg No.” field contains a telephone number.- Parent company
ALLSTONES GROUP ASIA SDN. BHD.The developer’s own/developer/page says the licensee is wholly owned by it, and the site’s copyright line reads Allstones Group Asia Sdn Bhd. Four independent legs tie the two together: the register’s own e-mail address resolves to the group domain, the register telephone matches the site, the business address matches character for character, and the register’s website field is the live project site. The parent’s own company number is published nowhere.- Developer licence
13859/03-2027/0154(A)· CURRENTValid 16 March 2024 – 15 March 2027; about one year five months still to run as at 15 October 2026 (our arithmetic on the register’s own dates). The suffix is(A), not a first-issue(N)— and the register holds no prior-licence history at all, while its own permit chain starts in January 2015. That is a register GAP, and it is written as one, not as a “first licence”.- Advertising and sales permit
13859-1/03-2023/01492(P)· LAPSEDValid 16 March 2022 – 15 March 2023, so two years and seven months expired as at 15 October 2026 (our arithmetic), and nothing in the register replaced it. This is a real serial with real dates — no placeholder — so the lapse is fully assessable, which is not true of every project on this site. The permit expired twelve days before the CCC.- Filed product type and schedule
Rumah Pangsa/Kondo·Jadual Hjenison both component rows andpjb.jenison the registration. There is no office, no SOHO, no serviced-apartment and no retail parcel on any surface: the whole development is 56 residential strata parcels under one Schedule H registration. So every unit carries the statutory sale contract, the HDA liquidated-damages formula and a section 7A housing development account — the opposite of the mixed-tower problem, and a checkable buyer positive.- Units, blocks and storeys
- 56 units · 4 storeys / 12 units + 11 storeys / 44 units
unitSummary.unitreads 56 and the two component rows readtingkat 4with 12 units andtingkat 11with 44 units — internally consistent, 12 + 44 = 56. The register names NO block and the developer gives NO storey or unit count against its own Block A and Block B, so which block is which is NOT established and this page does not guess it. - Built-up, as the register files it
126 mps· about 1,356 sq ftA single flat figure on the project summary and on both component rows — the register publishes no range and no per-type schedule. 126 m² converts to 1,356 sq ft to the whole square foot (our conversion), and the developer independently says built-ups run “from 1,356 sq ft onwards” — two surfaces agreeing on a converted figure, which is the cleanest confirmation available that this field is the MINIMUM built-up. The MAXIMUM built-up is published by nobody: “onwards” is never completed, and the portal’s floor-area field is a0.00 sqftplaceholder.- Bedrooms and bathrooms
- Register
0/0· developer “3 + 1”bilikandtandasread0on the summary and on both component rows, against the developer’s own “minimum 3 bedrooms, 2 bathrooms and a powder room” and “3 + 1 Bedrooms”. This is the era-bound register defect on an older licence: the zeros carry no information and are not a finding about the building. The developer’s own electrical schedule supports its own room claim — four air-conditioning points on a Standard unit, six on the Duplex. - Delivery — the headline
- +15 months APPROVED, and still nine months lateFirst SPA 23 March 2018,
tempohAsal 36 Bulan, so the original contractual vacant possession date was 23 March 2021.pindaanTempohSerahKosong: YawithtempohTambahanDiluluskan: 15 Bulanmoved it to 23 June 2022.cccandvpboth read27/03/2023: nine months four days beyond the REVISED date and twenty-four months four days beyond the original (our arithmetic on the register’s dates). TheLewatkey does not exist in this record — so this page reports it neither way. - Completion instrument
- CCC /
Borang F, 27 March 2023peratusreads100.00on both rows. The register’s overall status enum is a legacy label from a regime that ended in 2007; the same record populates acccfield with27/03/2023and holds no certificate-of-fitness key at all, and the developer’s own log says the project was deemed completed with theBorang FCertificate of Completion and Compliance on 27 March 2023 — the same date to the day. So the modern instrument is what this page states, and the register’s legacy wording is not transcribed onto it. - Strata titles
- Issued August 2022 · before handoverThe developer’s own dated progress log, against vacant possession on 27 March 2023 — title in hand roughly seven months before handover (our arithmetic). Single source, but a specific, dated, checkable claim, and on a 56-unit wholly-strata building it is exactly what a buyer of a completed unit asks first. It is also what makes a title search possible today.
- Price
- NOT PUBLISHED ON THIS PAGE — and that is the rule, not an omissionNo filed statutory selling-price range is reachable for this project at all: the register’s
iklanarray is empty, brochureisnulland the filed document could not be read. Where no filed range exists, this site publishes no price — not a portal figure, not an area statistic, not a “from” number nobody can tie to a sale and purchase agreement. The price comes from the price list and the SPA at the developer’s own sales office, in writing. Ask and Louis will get it. - Tenure
- NOT ESTABLISHED — single-source
peganganis an ABSENT key on the register. ONE property portal says “Leasehold” and no register, no developer document and no second publisher says anything at all — and no lease expiry date exists anywhere. This page therefore does not state the tenure as fact. A strata title search closes it. - Restriction in interest
- THE FIELD DOES NOT EXIST IN THE REGISTERNot an empty value — no
sekatanKepentingankey is present in this record at all, the filed advertisement that normally prints it could not be read, the developer publishes no statutory block, and the portal prints no restriction. So who consents to a transfer is simply unanswered. A silent register is silent, not clear — this page never reads an absent field as “no restriction”. - Approving authority and building-plan number
- NOT PUBLISHED — both keys ABSENT
pihakBerkuasa, pbt, kelulusanPelanandnoKelulusanPelanare all absent from the record, the developer publishes no statutory panel on any of its 19 pages, and the portal prints none. So there is NO plan-approval prefix to name as evidence on this project, and this page asserts no authority. No source names a different authority either — every surface is silent, so there is nothing to adjudicate. - Land area, and therefore density
- PUBLISHED BY NOBODY
keluasanTanahis an ABSENT key, the developer publishes no acreage on any of its 19 pages and the portal prints “Not stated”. So no density can be computed and none is published here — including the developer’s own “low density” phrase, which is a ratio claim with no denominator anywhere. What IS checkable: 56 units, two blocks of 4 and 11 storeys, minimum built-up about 1,356 sq ft. - Foreign buyer
- Price clears comfortably · the TITLE is the open questionFederal Territory of Kuala Lumpur: the policy floor is RM1,000,000 per unit under the Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent processed federally by the EPU over section 433B of the National Land Code. The government registry’s own price band for this development — which this page does not publish, because no filed range exists — sits wholly and comfortably above that floor, at every unit type, with no straddling type. So price is not the obstacle. The restriction in interest is, and nobody publishes it.
- Green certification
- The developer claims NONE — and that is to its creditAcross all 19 pages of its own site there is no GreenRE or GBI logo, no tier, no “targeting” or “aligned with” language, no sustainability section and no award of any kind. GreenRE Platinum and Gold were both read to a clean close with NO row for this project; Silver shows no row with a reading caveat; and Bronze’s readable window begins April 2024, after this building completed, so Bronze is INCONCLUSIVE and is never reported as a negative.
- Developer record, with its sample size
Aktif· no disciplinary record ·jumlahProjek: 1The register’s disciplinary field isnull,projek_sakit_countis0andprojek_terbengkalai_countis0. Real, and worth saying: this licensee has never had a sick or an abandoned project. But it is zero out of ONE — the whole delivery record below is a sample of one, and we say so rather than calling it a track record.13859-2returns a 404 andjumlahProjekreads 1, so this is the licence’s only registration.- Distances and facility levels
- NONE PUBLISHED — so none on this pageNot one source on this project publishes a single distance or drive time — the developer’s own location page names places and gives no figure for any of them, and neither does the register or the portal. And NO source assigns a single facility to a single level. Neither is estimated here. An invented metre is worse than a stated absence.

Everything below is either a field on KPKT register records 13859 and 13859-1, a statement on the licensed developer’s own website, a row in one of the four GreenRE tier registers, or a reading from the single third-party portal that carries this project — and every one of them is labelled with which.
Why this page reads differently from every brochure on this project
Eight things. Each one is a document this page read and a decision it made in the open, and every one of them is checkable against a code you can type into the public register yourself: 13859-1.
It leads with a delivery record in a third shape
An approved extension is normally read as relief that worked. Here it did not. pindaanTempohSerahKosong reads Ya and tempohTambahanDiluluskan reads 15 Bulan, which moved the contractual vacant possession date from 23 March 2021 to 23 June 2022 — and the register then files ccc and vp on 27 March 2023. Late even against the extension. That is the finding, and it leads the page instead of sitting in a footnote.
It refuses to transcribe the register’s own legacy wording
The register’s overall-status enum names a completion instrument from a regime that was replaced in 2007. The same record carries a ccc date of 27/03/2023, holds no key for the older instrument at all, and the developer’s own log says Borang F on the same day. A 2023 building cannot have been certified under a regime that ended in 2007, so the legacy label is a register artefact and this page does not copy it onto itself.
It prints an absent field as absent
Thirteen fields a filed advertisement normally prints are ABSENT KEYS in this record — the approving authority, the plan-approval number, the tenure, the restriction in interest, the chargee, the land area, the car-park count, the expected completion date and the unsold count among them. Absent is not the same as zero and not the same as “none”. Every one is marked NOT PUBLISHED, with the document that would close it named.
It will not read a missing restriction as a clear title
On a development that clears the foreign-acquisition price floor this comfortably, the restriction in interest on the title is what actually decides a foreign purchase. The register has no such field for this project, the filed advertisement could not be read, and the developer publishes no statutory panel. So the page says who consents is unanswered, names the two documents that would answer it, and never turns a silent register into a clean one.
It publishes no price, and says that is the rule
The register’s advertisement array is empty, its brochure field is null, and the document server could not be read. So no filed statutory selling-price range exists on any reachable surface — and where none exists, this site publishes none. Not a portal figure, not an area median, not a figure read off a graphic. The price list and the sale and purchase agreement are where a real figure comes from.
It refuses one image on compliance, not on quality
The developer’s own site carries a comparative price table as a single image, naming other developments, with every figure inside the graphic and the developer’s own disclaimer that the information may not be reliable any more. It is a price surface, and reproducing it would put figures on this page by the back door — figures about projects that are not ours, which nobody can audit. It is refused outright and no number from it exists anywhere in our files.
It credits the developer where the record supports it
Three things are to this developer’s credit and the page says so. It claims no green rating and no award anywhere — after projects elsewhere that wear a badge with no tier, silence is the honest shape. Its own progress log agrees with the register on the completion date to the day. And it names its own delay causes on a dated log, which is unusual. One sentence on its disclaimer page is nevertheless wrong on the record, and that is printed too.
It keeps the neighbours’ credentials off this page
The developer’s neighbourhood page carries six superlatives, and every one of them is about somebody else’s asset — a university, a hospital group, a botanical garden, a golf course. None is a claim about this building, so none is repeated here as if it were. The same rule keeps a neighbouring mega-development’s units, bands, approvals and green rating off this page entirely, even though the developer’s own site advertises that mall as a nearby amenity.
What the register and the developer each actually file
Eight numbers, one facility list nobody levels, and a dated chain with two gaps in it. Every figure in the band below is a register field; every facility in the grid is the developer’s own wording; and the timeline is built only from dates that the register or the developer’s own progress log publishes. Where our own arithmetic is involved — an interval between two filed dates, or a square-metre conversion — it is labelled as ours.

NO source — not the developer, not the register, not the portal — assigns a single facility to a single level on this project. So the list below is UNLEVELLED, and the column headings say what each list is rather than where it sits. The developer’s own neighbourhood page is a page about the district, not a facility page; the project’s own facilities appear in two prose paragraphs and nowhere else.

- And the same portal OMITS four things the developer does claim — the pool’s 25 m length, the wading pool, the hybrid-vehicle charging and the car-wash area. One publisher, five additions, four omissions, and no second portal to referee any of it. Printed unresolved.

The developer publishes eight unit plan sheets with its own printed captions, and that is all it publishes about them. NOT ONE SOURCE — not the register, not the developer, not the portal — prints a built-up, a bedroom count, a bathroom count, a car-park allocation or a price against any of these four type names. The areas exist only inside the drawings, and reading a figure off an image would be this page asserting something nobody published, so they were deliberately not read. The sheets below are therefore reproduced with the developer’s caption and NOTHING added.

DUPLEX GARDEN UNIT
The only duplex sheet on the project, and the distinctive type. The developer’s own specification schedule gives Block A’s duplex a loft with a cement-render floor, and its own electrical table gives the Duplex six air-conditioning points against four on a Standard unit — which is the developer’s own room list supporting its own room claim. No area, no bedroom count and no price is published against this name by anybody, and none is inferred here.
Ask for this layout with its built-up in writing
STANDARD UNIT
Two of Block A’s three sheets carry the identical printed caption STANDARD UNIT. Whether they are two different unit positions or two views of one type is not stated by the developer and is not guessed here — both sheets are published below in the gallery exactly as they are printed. The developer’s specification schedule for Block A gives ceramic tile to the living, dining and kitchen areas, solid natural timber to the bedrooms and a rain shower to the master bathroom.

STANDARD GARDEN UNIT
Block B’s counterpart to the Block A duplex garden sheet, and the second of only two garden-unit names on the project. The developer’s specification schedule treats Block B broadly as it treats Block A — timber bedroom floors, post-formed wardrobes — and gives it no separate area schedule. Nothing published anywhere attaches a size or a room count to this name.

CORNER SPECIAL UNIT, STANDARD UNIT
Four of Block B’s five sheets carry this one printed caption, which names two types at once. Which part of the drawing is the corner unit and which is the standard unit is not labelled in any text the developer publishes, so this page does not split them. The developer’s electrical table does distinguish them: 23 lighting points on a Block B Corner Special against 19 on a Block B Standard, with four air-conditioning points on each. All four sheets are published in the gallery below.
The built-up, as the register files it — one flat figure for 56 units
The register prints 126 mps — one flat figure, no range, no per-type schedule — and 126 m² converts to 1,356 sq ft to the whole square foot (our conversion). The developer independently says built-ups run “from 1,356 sq ft onwards”, so the two surfaces agree on the converted figure and the field is best read as the MINIMUM built-up for the development. It is NOT a figure for any one of the four type names above, and this page never places it against one. The maximum is published by nobody: “onwards” is never completed anywhere.
A ninth sheet exists in the developer’s library and is published on no page
The developer’s media library holds a plan sheet of exactly the same size as its siblings which is displayed on none of its 19 pages and therefore carries no caption at all. A sibling sheet’s caption cannot be lent to it, so it is not reproduced here and no type is assigned to it. Either a withdrawn type or a publishing omission — printed unadjudicated. The filed statutory schedule would close it.
Captions on the plan sheets below and in the gallery are the developer’s own printed captions, reproduced verbatim and graded caption-published: the printed label describes a subject, while the file’s own CMS title does not. Four further type-level questions are answered by nobody and are listed in the register section: the per-type built-up schedule, the maximum built-up, the bedroom and bathroom count per type, and the car-park bays per type. Nothing on this page is read off the inside of a drawing.
The fourth compass view, and the remaining plan sheets

STANDARD UNIT — Block A, the second sheet the developer prints under that same caption. caption-published, reproduced with nothing added.
CORNER SPECIAL UNIT, STANDARD UNIT — Block B. caption-published, reproduced with nothing added.
CORNER SPECIAL UNIT, STANDARD UNIT — Block B. caption-published, reproduced with nothing added.
CORNER SPECIAL UNIT, STANDARD UNIT — Block B. caption-published, reproduced with nothing added.Twelve images, and what they are NOT. The four compass views carry the developer’s own CMS titles AND its own printed page captions, agreeing — so the caption is confirmed. But the caption establishes a COMPASS DIRECTION and nothing else: no source says whether these are photographs or renders, and none says whether they look OUT from the building or AT it, so this page writes no elevation, no facade, no room, no floor level and no view subject. The eight plan sheets carry the developer’s own PRINTED captions, which is why they are published at all, and they are reproduced with NOTHING added — no square footage, no bedroom count, no price — because no source publishes any of those against any of these type names, and the areas printed inside the drawings were deliberately not read off the image. And what is missing, stated plainly: there is NOT ONE gradeable photograph of the finished building anywhere — no facade, no aerial, no lobby, no pool, no gym, no interior. The developer’s library holds large, clean images with no subject named anywhere, and images of OTHER developments entirely. Both were refused. So this page cannot illustrate its own facility list, and it does not pretend otherwise.
Ask Louis for the developer’s own photographs and plansBukit Damansara / Damansara Heights, Kuala Lumpur
NOT ONE SOURCE on this project publishes a single distance or drive time. The developer’s own location page is a graphic map with a legend that NAMES places and gives no figure for any of them; the register holds no distance field; and the one portal that carries the project names places without a kilometre too. So this page publishes no distance, and names no “nearest” anything. The lists below are names, in the publisher’s own words, with who said it. The map pin is the register’s OWN filed coordinate pair — not an address, because the only street address on any surface comes from a single portal.
Three address cautions, because this project has two wrong addresses competing with one single-sourced right one. The developer’s map legend marks a sales gallery on another street and every page of its site footers the company’s OFFICE in a tower on a third street — neither is the project. The only project street address published anywhere comes from one portal, and that same portal contradicts ITSELF on the postcode across two of its own pages about this project, so this page publishes no postcode.
Rail — by their real station names, with no distance
- MRT Semantan (KG12) — named by the developer’s own location legend
- MRT Pusat Bandar Damansara (KG13) — named by the developer’s own legend
- KL Sentral and Bangsar are also named by the developer; neither is an MRT Kajang Line station
- Three portal faults in one field, printed because they matter: it files two different stations as ONE entry; it labels one interchange three times as MRT, LRT and ERL when the MRT leg of it is a separate station; and it renders two stations by their commercial naming-rights co-brands, which are not station names.
- A paid co-brand on a station is not a station, and it does not make a station belong to a neighbouring development. No co-brand is used on this page.
Named by the developer, with no figure attached — retail
- Damansara City Mall · Bangsar Shopping Centre · Bangsar Village · Nu Sentral · The Gardens · Publika, and a mall the developer spells “Mid Valey Megamall” (spelling as printed)
- A large neighbouring retail-led development is also named by the developer as an upcoming mall. It is named here as a neighbouring amenity and NOTHING else about it is carried onto this page — not its units, not its approvals, not its green rating, not its licensees.
Named by the developer — medical, education, parks
- Pantai Hospital Kuala Lumpur / Pantai Medical Centre · Kuala Lumpur Sports Medicine Centre · Bangsar Medical Centre · IHEAL Medical Centre · National Heart Institute (IJN)
- University Malaya · HELP University and HELP Academy · Cempaka International School · Garden International School · Mont Kiara International School · ELM Business School · GlobalNxt University
- Perdana Botanical Garden · KL Bird Park · KL Butterfly Park · National Planetarium · National Monument · National Museum · National Palace · National Science Centre Library · TPC Kuala Lumpur
- Six superlatives attach to these names on the developer’s own pages — a “No.1 ranking” university, a “world class” medical centre, the “largest green space”, a “first of its kind” golf course. Every one of them is a claim about SOMEBODY ELSE’S asset, so none is repeated here as a fact about this building.
Highways, and the one thing the developer says about driving
- NO highway is named by any source — not the developer, not the register, not the portal.
- The developer’s home page says only that the Kuala Lumpur Golden Triangle is “minutes’ drive away”. That is an adjectival claim with no figure, and it is not converted into one here.
- The office stock the developer cites for the surrounding precinct — its “more than 23 corporate office towers with over 4.3 million sq ft” — is the DISTRICT’s, not this project’s, and it is never used as a denominator for anything on this page.
Why there is no “3 minutes to the MRT” line on this page: because nobody published one. Adjacency is a relationship, not a distance; a named place is a name, not a figure; and the one independent corroboration of the immediate setting anywhere is a photograph TITLE in the developer’s own media library naming four surrounding buildings in clockwise order — evidence about the site, and still not a distance. Ask and Louis will get the developer’s own location plan with figures on it, in writing.
13859 and 13859-1, read 15 October 2026RESIDENSI DAMANSARA 56 — the register block, field by field
This is a REGISTER-ONLY statutory block, and that is the single biggest structural fact about this page. The register links no filed advertisement at all — its iklan array is empty and its brochure field is null — and the government document server that normally serves the filed copy returned an error on this project’s file. Two known-good control files from other projects in this series returned the IDENTICAL error on the same day, so that is a failure to READ, and it is NOT evidence that nothing was filed. It is recorded as inconclusive. Everything below therefore comes from the public register itself, from the licensed developer’s own website, or from one property portal — each cell says which.

Source: KPKT KPKT TEDUH register records 13859 and 13859-1, read 15 October 2026, with the licensed developer’s own website and one property portal named wherever either is the source of a cell. Thirteen fields that a filed statutory advertisement normally prints are ABSENT KEYS in this record. Absent is not empty and not “none”. Intervals, percentages and the square-metre conversion on this page are our own arithmetic on the register’s own dates and figures, and are labelled as ours.
Nothing on this page is an offer, a quotation or a price list. No price appears on this page at all, and the reason is given in full below rather than left as a gap. The register’s legacy completion wording is not transcribed here: the instrument this building was completed with is the CCC / Borang F of 27 March 2023, which is what both the register’s own ccc field and the developer’s own log say.
Can a foreign buyer purchase here? The price clears comfortably — the TITLE is the question nobody answers
The threshold first, because it is public policy and it is publishable. This is a project in the Federal Territory of Kuala Lumpur, where the floor for a foreign acquisition of residential property is RM1,000,000 per unit under the Garis Panduan Perolehan Hartanah effective 13 July 2022, with consent processed federally by the Economic Planning Unit over section 433B of the National Land Code (Revised 2020). No Selangor zone figure applies to a Federal Territory project, and the RM1,500,000 window of an earlier 2020 circular has EXPIRED and must not be treated as current. On price, the answer is a clean yes: the government register’s own price band for this development — which this page does not publish, because no FILED statutory range exists — sits wholly and comfortably above that floor, at every unit type, with no straddling type and no exception among the 56. And then the part that actually decides it. The KPKT register has NO Sekatan Kepentingan field for this project at all — the key does not exist in the record, which is not the same as an empty value and is emphatically not the same as “no restriction”. The filed advertisement, which is where that field normally sits, could not be read; the developer publishes no statutory panel on any of its 19 pages; and the one portal prints no restriction either. So WHO CONSENTS to a transfer is simply unanswered on every reachable surface, and this page says so in those words rather than paraphrasing silence as a clear title. Two further things a foreign buyer should hold together. Federal consent via the EPU applies regardless of the title’s own terms. And IF the title is leasehold — which one portal says and no register confirms — a restriction requiring State Authority consent to transfer, charge or lease is common in this part of Kuala Lumpur and would sit ON TOP of the foreign-acquisition consent. Two documents close all of it, and this page names them rather than guessing: (1) the filed statutory advertisement for 13859-1, which prints Sekatan kepentingan and Pegangan tanah verbatim; and (2) a strata title search at PTG Wilayah Persekutuan Kuala Lumpur — available on this project precisely BECAUSE strata titles were issued in August 2022. The policy threshold itself should be confirmed in writing by a Malaysian lawyer before anyone is advised.
Build percentage and delivery — 100.00, and a third kind of delivery record
peratus reads 100.00 on both component rows, and ccc and vp both read 27/03/2023. This building is finished, delivered and strata-titled. The honest part is HOW it got there. First sale and purchase agreement 23 March 2018 plus an original delivery period of 36 months gave a contractual vacant possession date of 23 March 2021. pindaanTempohSerahKosong reads Ya and tempohTambahanDiluluskan reads 15 Bulan: an extension was applied for and APPROVED, taking the construction period to 51 months and the contractual date to 23 June 2022. Vacant possession then happened on 27 March 2023 — nine months and four days beyond the extended date, and twenty-four months and four days beyond the original one (both intervals are our arithmetic on the register’s own dates). Relief was granted and the date was still missed. That is a third shape: not “delivered inside the revised date” and not “delivered early”, but late even against the extension — and a buyer reading only pindaanTempohSerahKosong: Ya would never see it. The register’s Lewat late flag does not exist in this record at all — not Ya, not Tidak, absent — so this page reports it neither way. What a buyer of a completed unit does with this: liquidated damages under Schedule H run from each buyer’s own agreement date, so the arithmetic is per-contract, and the defect liability period ran from the 27 March 2023 handover and is long finished.
The developer names its own delay causes, on a dated log — and that is to its credit
The developer’s own progress log attributes the delay to the COVID-19 pandemic and the Movement Control Orders, a manpower shortage, rising material costs, “last-minute compliances”, a pending permanent water supply that was blocking the CCC inspection as at December 2022, and the general-election period. A developer that publishes its own delay reasons on a dated log is unusual, and this page reports it neutrally rather than either hiding it or using it. Two more credits, both checkable: its log agrees with the register on the completion date to the day, and it claims no green certification and no award anywhere across its own site — silence being the honest shape where no certificate exists. One sentence on its own disclaimer page is nevertheless wrong against the register, and that is printed in the contradictions below. Nothing here alleges anything beyond what the two documents say.
How the district was settled — four legs, and NO plan prefix to point at
On most pages on this site the approving authority is derived from the building-plan approval number, whose prefix identifies the authority. That derivation CANNOT be run on this project, and the page says so rather than implying a source it does not have. kelulusanPelan, noKelulusanPelan, pihakBerkuasa and pbt are ALL absent keys in the register record; the developer publishes no statutory panel on any of its 19 pages (its own page list was enumerated in full and contains no permit, licence, statutory or terms page at all); the filed advertisement could not be read; and the portal prints no plan number. So the Federal Territory answer rests on four stated legs instead: the register’s own daerah: Kuala Lumpur and negeri: WP Kuala Lumpur; the filed coordinate pair, which range-checks and falls inside the Federal Territory in the Bukit Damansara sector; the licensee’s own business address in a 50450 Kuala Lumpur postcode; and the one portal’s “Bukit Damansara, Federal Territory of Kuala Lumpur”. Two of those four legs are government records. NO source names a different authority, and no source names the city authority either — every surface is silent, so there is nothing to adjudicate and nothing is asserted. The consequence for a buyer is small but real: the document that would name the authority and the plan number is the filed advertisement or the planning approval itself, and neither is reachable here.
Contradictions between sources — printed, and deliberately not resolved
Nine of them, and the page resolves none of them for you. (1) The developer’s own disclaimer page asserts, in the present tense, that all its licences and its sales and advertising permits for its projects are still valid — while the register shows the developer licence genuinely current to 15 March 2027 and the advertising and sales permit LAPSED on 15 March 2023. The sentence conflates two different instruments, one current and one not. Juxtaposed; nothing alleged. This page repeats neither that claim nor any accusation about it, and notes that the site’s copyright line reads 2017 and its newest page content is April 2023, so it may be a stale generic disclaimer — published today nonetheless. (2) Three surfaces, three completion dates: one portal says the build ended in January 2020, the register gives a revised contractual date of 23 June 2022 and an actual CCC and vacant possession of 27 March 2023, and the developer’s own log says 27 March 2023. The register and the developer agree; the portal is the outlier by over three years and still labels the project “Completed Unit Available”. (3) Block A and Block B against a 4-storey 12-unit component and an 11-storey 44-unit component: the register names no block, the developer gives no storey or unit count per block, and the three-sheets-to-five split of its plan drawings is suggestive and is not evidence. Printed unadjudicated. (4) Tenure is SINGLE-SOURCE: one portal says leasehold, the register’s pegangan key is absent, no developer surface says anything, and no lease expiry exists anywhere. (5) One portal contradicts ITSELF on the postcode across two of its own pages about this same project. This page publishes no postcode. (6) The facility lists disagree in BOTH directions: that portal adds five facilities no developer surface claims and omits four the developer does claim. One publisher, no second portal to referee it. (7) The permit chain has two date gaps — 41 days in 2017 and 17 days in 2022 (our arithmetic) — and one out-of-order serial, a lower number issued after a higher one. A register-history artefact and a real discontinuity look identical here, so both readings stand. (8) A ninth plan sheet sits in the developer’s media library, displayed on no page and therefore captionless, while the published sheets jump from the ninth number to the eleventh. Either a withdrawn type or a publishing omission. (9) The prior-licence history is missing from a register whose own permit chain starts in January 2015, on a licence whose suffix is NOT a first issue — so a developer licence must have existed from 2015 and the register does not show it. That is a register GAP, written as one rather than as a “first licence” finding. And one register-internal contradiction, which IS resolved, on regulatory grounds: the record’s overall status enum names a completion instrument whose regime ended in 2007, while the same record carries a ccc date and the developer’s own log says Borang F on that date. The modern instrument is right, the enum is a legacy artefact, and the legacy word is never transcribed onto this page.
Not published by anyone, therefore not on this page — and what would close each one
This is the list Louis will take to the developer, and it is longer than usual on this project because the statutory block is register-only. (1) The restriction in interest on the title, and who consents to a transfer — the field does not exist in the register. The single most consequential gap here. (2) The land tenure, and any lease expiry date. (3) The approving authority and the building-plan approval number. (4) The land area — and therefore the density, which cannot be computed at all. (5) The mukim, section, lot or PT number. (6) The chargee. (7) A per-type built-up schedule, and the MAXIMUM built-up: four type names exist with no area, no bedroom count and no price against any of them. (8) The filed statutory selling-price range. (9) The unsold-unit count at any date — the register’s bakiUnit key is absent, no portal carries a dated reading, and the developer’s own undated phrase about limited units is not converted into a number here. (10) The car-park bay count per unit type, beyond the developer’s “minimum 2”. (11) Which block is the 4-storey block and which is the 11-storey block. (12) The maintenance charge and the sinking fund — published by nobody, and on a completed, strata-titled building this is the question buyers ask second. (13) The management corporation or managing agent: the developer’s log says a property manager was appointed to prepare vacant possession and does not name it. (14) The architect — the site names none, and the only signal anywhere is a set of filenames in the developer’s own media library belonging to images of FOUR OTHER PROJECTS, which is an inference about a portfolio and not a statement about this building, so no name is published. (15) The main contractor. (16) The parent company’s own registration number. (17) Any distance or drive time to anything. (18) Any facility’s level assignment. (19) A GreenRE Bronze answer, which is structurally unreachable for a certification before April 2024. (20) Whether a lapsed advertising permit affects the continued marketing of completed stock — no source addresses it. What closes most of them: the filed statutory advertisement for 13859-1, a strata title search at PTG Wilayah Persekutuan Kuala Lumpur, and the developer’s own written schedule. Ask Louis for any of it.
What this page does not publish, and why
Louis Koh’s own standing instruction governs this page and it is absolute: no figure describing a discount, a rebate, a nett price, a promotion or an agency commission from any developer or agency material may ever appear on a public page of this site, in either language, in the page body or in its structured data. Nor may a leaseback rate, a guaranteed-rental rate or any yield, ROI or rental-return figure — and on this project there is nothing in that family to withhold: five surfaces were checked and no rate, no return and no financing-package figure exists on any of them, which is itself worth recording on a completed building whose unsold count nobody publishes. On ethnic allocation, the position is simply that no such field exists: the register holds no Diskaun Bumiputera field, no quota and no lot-title classification for this project, and neither does any of the developer’s 19 pages or the one portal — and because the filed advertisement could not be read, that is an absence on the reachable surfaces rather than a proven absence, which is how it is stated. And the price rule, in full, because this project is the case it was written for. No filed statutory selling-price range is reachable: the register’s advertisement array is empty, its brochure field is null, and the document server could not be read even for known-good control files. Where no filed range exists, this site publishes NO price at all rather than substituting something else. So there is no portal figure here, no area median transaction statistic standing in for a project price, and nothing read off the inside of a graphic — including the developer’s own comparative price table, which is an image about other people’s developments, carries its figures entirely inside the picture, and comes with the developer’s own disclaimer that the information may not be reliable any more. That image is refused outright and no number from it exists anywhere in our files. Nothing on this page is a price list, a quotation or an offer. The real figure comes from the price list and the sale and purchase agreement at the developer’s own sales office, in writing, which is exactly what Louis will get for you — and it is why there is a WhatsApp button beside every section of this page instead of a number.
DAMANSARA FIFTY6 SDN. BHD., a wholly owned subsidiary of ALLSTONES GROUP ASIA SDN. BHD.
The licensee is DAMANSARA FIFTY6 SDN. BHD., company registration 915441-U, KPKT developer code 13859, holding licence 13859/03-2027/0154(A) valid 16 March 2024 to 15 March 2027 and CURRENT. Unusually for this site, the licensee’s registered company name IS the marketing brand — which is why a search of the public register on the word “Fifty” returns exactly one developer and that developer is this one. The identification was then confirmed by CODE, 13859, before any name was believed. The company number is worth a note of its own: it appears on the developer’s own website footer and four of its own pages, and NOWHERE else — the register prints no company-number field at all, and the one portal’s “Developer Reg No.” field contains a telephone number.
The parent is ALLSTONES GROUP ASIA SDN. BHD., which the developer’s own /developer/ page says WHOLLY owns the licensee, and whose name is the site’s own copyright line. Four independent legs tie the two companies together, and we state which way each one points: the register’s e-mail address for the licensee resolves to the group’s own domain; the register telephone number is the site’s telephone number; the register business address matches the site’s address character for character; and the register’s website field is the live project site itself. All four positive, none negative. The parent’s own company registration number is published nowhere. The register also gives a separate registered office, a Damansara Uptown address in Petaling, Selangor, which appears on NO developer surface at all and has the shape of a company-secretarial address — not corroborated, which is not the same as contradicted.
The delivery record, with its sample size stated plainly, because that is the honest way to report it. The register shows this licensee Aktif, with a disciplinary record of null — none recorded — and both projek_sakit_count and projek_terbengkalai_count at 0. This licensee has never had a sick or an abandoned project. And jumlahProjek reads 1: those zeros are zero out of ONE. There is no track record here to extrapolate from, only a single registration, and this page will not dress one project up as a history. 13859-2 returns a 404 and the register’s Berfasa phased flag refers to the two blocks inside this single registration, not to a second one — confirmed two ways.
The group names five other developments on its own developer page, across condominium, gated villa, mixed retail and mall formats in three states. Not one of them is licensed to a company bearing that brand name — a register search on the brand returns zero developers — so each sits under its own separate special-purpose company, exactly as this project does. Nothing about their delivery, their completion records or their marketing reads across onto this page, and no award or certification of theirs is borrowed here. Four of them have photographs sitting inside THIS project’s own media library at publishable size, and every one of those images was refused on provenance: a photograph of another building in a developer’s library is a picture of another building. The same refusal covers a set of images in that library belonging to an architecture studio’s portfolio — one of them a tower in Penang.
What the developer claims about itself, tested. “Completed with CCC and ready for immediate occupation” — TRUE and corroborated: the register files ccc: 27/03/2023 and the developer’s own log says Borang F on the same date. “No more than 56” — TRUE: the register files 56 units. “A private low density sanctuary” — NOT PUBLISHABLE as a ratio, because no land area exists from any source and a density cannot be computed; what is checkable is 56 units in blocks of 4 and 11 storeys with a minimum built-up of about 1,356 sq ft. “Limited units for sale or rent” — undated and unquantified, on a site whose newest page content is April 2023, and it is NOT converted into an availability figure here. And the nearest thing to a credential on the site is a track-record graphic sourced to a newspaper in November 2016 about the GROUP’s dealmaking — a press citation, not a project award, and this developer is not described as award-winning anywhere on this page.
Specifications are the one schedule this developer does publish in text, and it is block-differentiated — which independently corroborates the two-block structure. Across both blocks: a reinforced-concrete frame, plastered and painted brick walls, a reinforced-concrete flat roof, aluminium-framed casement, top-hung and fixed louvre glazing, timber flush doors and aluminium-framed sliding doors. Block A’s Duplex and Standard units take ceramic tile to the living, dining and kitchen areas with solid natural timber to the bedrooms, a concrete island kitchen top with post-formed cabinets on timber carcasses, a glass mosaic splashback, a stainless-steel double-bowl sink, ceramic-tiled bathrooms with vitreous china sanitaryware and chrome single-lever taps, instant water heaters, a rain shower to the master bath, and a cement-render floor to the LOFT — so Block A’s duplex has a loft. Block B’s Corner Special and Standard units run broadly the same, with timber bedroom floors and post-formed wardrobes. Air-conditioning is split-unit to living, dining and bedrooms; lighting is LED throughout.
And the electrical schedule, because it is the developer’s own internal check on its own room claim. The published table gives 20 thirteen-amp sockets, 19 lighting points and FOUR air-conditioning points on a Block A Standard unit; 26, 32 and SIX on the Block A Duplex; 20, 19 and four on a Block B Standard; and 20, 23 and four on a Block B Corner Special. Four air-conditioning points is consistent with a living and dining area plus three bedrooms, and six is consistent with more — which is the developer’s own point count supporting its own “3 + 1 bedrooms” claim, against a register that files 0 bedrooms and 0 bathrooms. The register’s zeros are an era-bound defect; the point counts are the developer’s; the arithmetic between them is ours.

Damansara Fifty6 — frequently asked questions
Is Damansara Fifty6 finished, and when exactly was it handed over?
ccc and vp both on 27 March 2023, with peratus at 100.00 on both component rows, and the developer’s own dated progress log says the project was deemed completed with the Borang F Certificate of Completion and Compliance on the same date. Two independent surfaces agreeing to the day is worth crediting. One property portal says the build ended in January 2020, which is wrong by over three years and is printed here as the outlier it is.| Surface | What it says | Reading |
|---|---|---|
| One property portal | build ended January 2020 | the outlier, by over three years |

The register says an extension was approved. Was the building delivered on time?
pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 15 Bulan), moving the contractual vacant possession date from 23 March 2021 to 23 June 2022. Handover then happened on 27 March 2023: nine months four days beyond the extended date, and twenty-four months four days beyond the original one (our arithmetic on the register’s own dates). So relief was granted and the date was still missed. A buyer reading only “an extension was approved” would never see that, which is why this page leads with it. The register’s Lewat late flag does not exist in this record at all, so we report it neither way.Why does this page show no price at all?
null, and the government document server that serves filed copies returned an error — including on two known-good control files from other projects the same day, so that is a failure to read rather than proof that nothing was filed. We will not substitute a portal figure, an area median statistic or a number read off the inside of a graphic for a filed range. Nothing on this page is a price list, a quotation or an offer. The real figure lives in the price list and the sale and purchase agreement at the developer’s own sales office, in writing, and Louis will get it for you.Can a foreigner buy a unit here?
Sekatan Kepentingan field for this project at all: the key is absent, not empty. So whether a restriction in interest on the title requires State Authority consent is UNANSWERED on every reachable surface, and we will not read an absent field as “no restriction”. Two documents settle it: the filed statutory advertisement for 13859-1, or a strata title search at PTG Wilayah Persekutuan Kuala Lumpur — possible here precisely because strata titles were issued in August 2022. Take legal advice before you commit. Is it freehold or leasehold?
pegangan key is absent. ONE property portal says leasehold, no register and no developer document reachable here says anything at all, and no lease expiry date exists on any surface. That is a single, unverified source on the one attribute a bank and a resale buyer both price, so this page does not state it as fact. A strata title search closes it in a day, and it is available because the titles issued in August 2022.How big are the units, and what does each type cost?
126 mps, which is about 1,356 sq ft (our conversion) — and the developer independently says built-ups run “from 1,356 sq ft onwards”. Two surfaces agreeing on a converted figure is the strongest available sign that this is the MINIMUM built-up. The MAXIMUM is published by nobody: “onwards” is never completed, and the portal’s floor-area field is a zero placeholder. And there is NO per-type schedule anywhere: the developer publishes four type names on eight plan sheets and attaches no area, no bedroom count, no bathroom count and no price to any of them. The areas exist only inside the drawings, and this page does not read figures off an image. Ask and Louis will get the developer’s own schedule, plus the Schedule H floor-area schedule from the agreement for the specific unit. How many bedrooms does a unit have? The register says zero.
bilik and tandas fields read 0 and 0 on this record, and those zeros carry no information — it is a known defect on licences of this vintage, and the fields are properly populated on newer ones. The developer says “minimum 3 bedrooms, 2 bathrooms and a powder room” and “3 + 1 Bedrooms”, and its own published electrical schedule supports it: four air-conditioning points on a Standard unit, six on the Duplex. That is the developer’s own room list corroborating the developer’s own room claim, which is the best available evidence — and it is still not a filed schedule, so get the room count in writing for the unit you are buying.Which block is which — is Block A the 4-storey block?
tingkat 4 with 12 units, and tingkat 11 with 44 units — 56 in total. It names NO block. The developer publishes Block A and Block B and gives neither a storey count nor a unit count. Block A has three plan sheets and Block B has five, which is suggestive and is not evidence: a plan-sheet count is not a unit count. The filed statutory advertisement, which prints units per block, or the developer’s filed site plan with block labels, would close it.Is the advertising permit still valid? The developer’s site says all its permits are.
13859/03-2027/0154(A) is genuinely CURRENT, valid 16 March 2024 to 15 March 2027. The latest ADVERTISING AND SALES PERMIT on the register, 13859-1/03-2023/01492(P), ran 16 March 2022 to 15 March 2023 and nothing in the register replaced it — two years and seven months expired as at 15 October 2026 (our arithmetic). It is a real serial with real dates, no placeholder, so the lapse is fully assessable. It expired twelve days before the CCC. The developer’s own disclaimer page asserts in the present tense that all its licences and sales and advertising permits are still valid. The register says otherwise on the second of those two instruments. Both readings are printed here and this page alleges nothing — and no source anywhere addresses whether continued marketing of completed stock requires a live permit. The full chain, with its two gaps and its one out-of-order serial:| # | Permit serial | Period | Status |

Do the units have their own strata titles, and is this a Schedule H building?
Rumah Pangsa/Kondo on Jadual H, and there is no office, SOHO, retail or commercial parcel anywhere on any surface — so all 56 parcels carry the statutory Schedule H sale contract, the Housing Development Act liquidated-damages formula, a section 7A housing development account and access to the Tribunal for Homebuyer Claims. And the developer’s own log records strata titles issued in August 2022 — roughly seven months BEFORE vacant possession (our arithmetic). Title in hand before handover on a 56-unit building is unusually good for a buyer: it makes a title search possible today, and it is what you should ask to see first. Single source — the developer’s own log — but a specific, dated, checkable claim. What are the facilities, and on which floor are they?

How many units are left, and is the developer still selling?
bakiUnit key is absent from this record, no portal carries a dated unsold reading, and there is no second price band to reconcile against anything. The developer’s own site says only that there are “limited units for sale or rent” — an undated, unquantified phrase on a site whose newest page content is April 2023 — and this page does not convert that into a count or present it as current. What is available today, and whether each unit is the developer’s own stock or a resale from an owner, is a question only a written answer settles.Does the building have a green rating?
Thinking about a unit at Damansara Fifty6?
Start with the four things this building makes urgent, in this order. First, the title: the strata title for the specific unit, its tenure, and the restriction in interest — because the register has no such field at all and the titles issued in August 2022, so a search is possible today. Second, the built-up, bedrooms, bathrooms and car-park bays of the specific unit in writing, because no per-type schedule is published by anybody. Third, the maintenance charge, the sinking fund and the management corporation’s accounts. Fourth, the price in writing — which is why there is no price on this page. Louis Koh will ask the developer for every one of them.
Louis Koh · Director, LK Group Marketing · IQI Realty Sdn Bhd, Registered Estate Agency. Nothing on this page is an offer, a quotation or a price list. Statutory particulars quoted from KPKT KPKT TEDUH register records 13859 and 13859-1, read 15 October 2026. This page carries NO price, because no filed statutory selling-price range is reachable for this project — and no distance and no facility level, because nobody publishes either.

More than a decade in Johor Bahru and Kuala Lumpur property, and the reason this page reads the way it does: the statutory record comes first, every hard number carries the register field or the published document it came from, and where surfaces disagree, both readings are printed and neither is adjudicated. On Damansara Fifty6 that means the approved 15-month extension and the nine-month overrun beyond it lead the page instead of hiding in a footnote; the register’s legacy completion wording is not copied onto the page, because the developer’s own log and the register’s own date field both name the modern instrument; the missing restriction in interest is called missing rather than clear; the August 2022 strata titles are credited, because they are genuinely good for a buyer; and there is NO price, NO distance and NO facility level here, with the reason given for each. Ask for any of it and he will get the developer’s answer in writing.

The unit mix, the permitted price and how far up it is
None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
