MAHOGANY RESIDENCES @ Kota Damansara — registered RESIDENSI MAHOGANI, 281 condominium units, Jadual H on all 281, DELIVERED EARLY with NO extension (CCC 08/08/2024, VP 27/08/2024, peratusSiap 100.00), GreenRE SILVER FINAL to 05/01/2029 — licensee EVEREST PIONEER SDN. BHD., Petaling Jaya (MBPJ), Daerah Petaling, Selangor

A completed condominium, not a launch. The KPKT KPKT TEDUH register record, read 15 October 2026, says Siap Dengan CCC, peratusSiap 100.00, CCC 8 August 2024 and vacant possession 27 August 2024 — and the one field next to them is what makes this project unusual on this site: pindaanTempohSerahKosong: Tidak. No delivery extension was applied for or approved, and none was needed. Delivered about six months ahead of the developer’s own filed Tarikh dijangka siap of Februari 2025, and about ten months inside the contractual Schedule H deadline of 14 June 2025. The caveat travels with it: pemaju.bilanganProjek reads 1, so this licensee’s record is perfect over a sample of one.

Mahogany Residences at a glance

Read on 15 October 2026 against the KPKT KPKT TEDUH register record 30011-1, the filed statutory advertisement lodged with Jabatan Perumahan Negara (IKLAN_BROSUR_01, a bare single-panel BUTIR-BUTIR IKLAN of about 950 characters), the GreenRE register, the Selangor controlled-price list, the developer’s own three surfaces and ONE third-party property portal. That last point governs the whole page: there is no second independent third-party publisher of any fact on this project, so every disagreement below is register-versus-developer or developer-versus-developer with no referee. Where they disagree, both readings are printed and neither is adjudicated.

Registered scheme name
RESIDENSI MAHOGANIprojek.nama on 30011-1. The FILED statutory advertisement names no project at all — its Nama projek/pemajuan field reads Tidak dinyatakan, so the register is the only source for this name. The developer markets it as Mahogany Residences. Three surfaces, three answers, one of them blank
Licensed developer
EVEREST PIONEER SDN. BHD. (201201006891 / 980411-P)KPKT developer code 30011 · statusPemaju: Aktif · mempunyaiKesalahan: null · 0 sakit, 0 terbengkalai · bilanganProjek: 1 · lesen_records EMPTY. The company registration number is printed on the FILED advertisement ONLY. Asian Pac Holdings Berhad is the listed parent and is named on every marketing surface — it is not the licensee
Developer licence
30011/03-2027/0010(N) · CURRENT03/03/2022 – 02/03/2027, about four and a half months to run at the reading date · the FILED advertisement prints this field as the blank format template xxxx-x/xx-xxxx/xx (x) and its validity as dd/mm/yyyy - dd/mm/yyyy, so both were read off the register instead · no previous-licence record, so there is no renewal history to score
Advertising & sales permit (APDL)
30011-1/04-2025/0014(N)-(S) · LAPSED28/04/2022 – 27/04/2025, about eighteen months before this reading · the FILED advertisement prints the number as xxxx-x/xx-xxxx/xx (x) and the validity as dd/mm/yyyy — the blank template, in four fields at once. The lapse is still assessable, because the register holds the real instruments. The permit outlived CCC by about eight and a half months, which is the healthy direction. The -(S) tail reads STRATA
Contract schedule & building type
Jadual H · filed Kondominiumpjb.jenis · tempohAsal: 36 Bulan · the filing’s Jenis bangunan is Kondominium; the register’s looser compound label is Rumah Pangsa/Kondo. This page says condominium, because the filing does. All 281 units, no exception, no second component, no non-HDA parcel
Units
281Four surfaces, one number, no disagreement — the filed advertisement, the register, the developer’s own microsite (“281 Residential Units”) and the portal. Blocks: NOT PUBLISHED by anybody. maklumatPembangunan reads Berfasa with exactly ONE status row, and no source names a tower
Storeys
31 · SINGLE-SOURCEThe register status row’s tingkat field, and nothing else: the filing prints no Bilangan tingkat, the developer prints none, the portal prints none. Nothing contradicts 31 and nothing corroborates it
Filed built-ups
905 · 1,033 · 1,055 · 1,178 · 1,121 · 1,623 ft²Printed exactly as the filing prints it: a bare list of six sizes, in that order — 1,178 before 1,121, i.e. NOT in numeric order — with NO type codes, NO bedroom counts, NO bathroom counts, NO car-park allocation and NO unit count per size. The register’s own keluasan reads a placeholder 0 / “0 mps”. The filing publishes square feet only, so nothing here is a conversion
Bedrooms / bathrooms
UNRESOLVED · register bilik: 2, 3 vs developer 3 to 4The developer is the outlier at BOTH ends. The register says 2, 3 and the portal says 2 to 3; the developer’s own Properties page says 3 to 4. The register’s bilik field is populated here, so it is real data and not the legacy 0/0 defect — and it still cannot settle it. Bathrooms agree: register 2, 3, 4, developer 2 to 4
Filed statutory price band
RM641,000 – RM1,177,000The filed statutory Unit Selling Price minimum and maximum, and the register’s hargaMin / hargaMax are identical at BOTH ends. This is not a price list, it is not a quotation, and it is not an offer. One band for the scheme — the filing publishes no per-type price schedule at all
Tenure & lease expiry
Hak Milik Pajakan 99 Tahun (leasehold) · expiry 9 December 2114Pegangan tanah and Tarikh tamat pajakan on the filed advertisement — the register carries no tenure field at all. The expiry implies a term that commenced about 10 December 2015, so roughly 88 years were unexpired at the reading date. A bank and a resale buyer price the residual term, not the original 99
Restriction in interest
EXISTS · State Authority consentFiled verbatim, and phrased POSITIVELY: Tanah ini boleh dipindahmilik, dipajak atau digadai setelah mendapat kebenaran Pihak Berkuasa Negeri. — the land MAY be transferred, leased or charged once State Authority consent is obtained. The softer phrasing is not the absence of a gate and must not be paraphrased into “no restriction”
Encumbrance
Al Rajhi BankBebanan: Dicagar kepada Al Rajhi Bank on the filed advertisement. Named on the filing and nowhere on the developer’s site. The group’s own directory names its principal bankers as two other banks entirely — not a contradiction, because a project charge and a group banker are different things

The developer’s own badge says only “GreenRe Certified Development” — no tier, no number, no tool, no date, no expiry. The register says more than the developer does
Approving authority & plan
MAJLIS BANDARAYA PETALING JAYA · BP MBPJ/120100/T/P10/861/2021(7)Both printed on the filed advertisement. This is the district evidence, and the register agrees independently: daerah: “Petaling ” (trailing space as printed), negeri: Selangor, lokasi: “Petaling , Selangor”, filed GPS 3.171999, 101.578748
Foreign buyers
Selangor Zone 1 floor RM2,000,000 · 0 of 281 clear itDaerah Petaling is Zone 1. The dearest filed unit is about 59% of the floor, short by more than RM800,000. Closed to foreign buyers in its entirety at filed prices — and the obstacle is the PRICE, not the title: the product is strata, which Zone 1 does admit above the floor. A second gate applies regardless of price: State Authority consent under the filed restriction in interest
Facilities
NONE PUBLISHED BY THE DEVELOPERThe microsite carries a heading reading “Lifestyle Facilities” and names not one facility under it. The only facility list anywhere is the portal’s eleven unlevelled items, and no source assigns a facility to a level. There is also no facility photograph of any kind, so this page cannot illustrate that list and does not present it as the developer’s
Land area, car park, architect
ALL THREE: NOT PRINTEDKeluasan tanah, Tempat letak kereta and Nama arkitek / jurutera / kontraktor are each NOT PRINTED on the filing, and the register carries none of them. So this page publishes no acreage as fact, computes no density and promises no car-park bay — see the density note below
Take-up
238 of 281 sold as at 28 August 2026, per one portal43 unsold on that reading. The register carries NO bakiUnit field at all on this record, so this is a dated, attributed portal figure and not a register figure and not current. Remaining stock on a delivered building is primary stock, which is why this page is not filed as a new launch
Maintenance charge
RM0.385 per ft², stated as including a 10% sinking fund · one portal onlyExplicitly a CHARGE, and single-source. The developer publishes no maintenance figure and the filing carries none, so this is attributed and not adopted. Ask for the figure in writing before you rely on it
Delivery record of this licensee
1 registered · 1 delivered, earlypemaju.bilanganProjek reads 1, and 30011-2 returns a client error, so this is the only registration on the licence. A perfect record over a sample of one. The portal’s “10 projects registered / 7 completed” card scores the GROUP across five licensees, not this licensee — it is not substituted for the licensee’s own record anywhere on this page

Everything below is either a field on KPKT register record 30011-1, a line on the filed statutory advertisement, a row in the GreenRE register, a statement on the developer’s own surfaces or a reading from the single third-party publisher on this project — and each one is labelled with which.

Why this page reads differently from every brochure on this project

Six things. Each one is a document this page read and a decision it made in the open, and each is checkable against a register code you can type in yourself: 30011-1.

✅

It leads with an EARLY delivery, because the register does

This is the headline and it is a good one. CCC: 08/08/2024, VP: 27/08/2024, peratusSiap: 100.00 — and pindaanTempohSerahKosong: Tidak, meaning no delivery extension was applied for or approved. The contractual Schedule H deadline was 14 June 2025 and the developer’s own filed expectation was Februari 2025: the CCC beat the first by about ten months and the second by about six. Twelve projects researched for this site carried an approved extension; this is the first Tidak that is Tidak because nothing was needed. And the caveat that must travel with it: bilanganProjek: 1. A perfect record over a sample of ONE.

🔍

It names the LICENSEE, which no developer surface does

The company that is legally the developer here is EVEREST PIONEER SDN. BHD., registration 201201006891 (980411-P), KPKT code 30011. That name appears on NO developer surface anywhere. The microsite footer, the sales-gallery block and the group Properties page all name Asian Pac Holdings Berhad — the listed parent, with the parent’s own registration number — and so does the portal. A KPKT search for the parent’s name returns ZERO licences: the group licenses through single-purpose companies. So a buyer reading only the developer’s website would contract with a company whose name is printed nowhere on it. This is the single most valuable correction this page makes.

📅

It frames this as a COMPLETED 2024 building, and dates every photograph

The developer’s own corporate site still lists this project under “Current Projects” rather than “Completed” — against Siap Dengan CCC, a CCC dated 8 August 2024 and handover on 27 August 2024. That listing is roughly fourteen months stale on the developer’s own delivered building. And the photographic record is stranger still: the newest image the developer has published anywhere is a SEPTEMBER 2024 CONSTRUCTION photograph. There is no photograph of the finished tower on any surface read. So three of the images on this page show a building site on a tower that has been complete for over two years, and every one of them carries its date in the caption, in both languages.

⚠

It publishes NO density and NO acreage as fact

The filing prints no Keluasan tanah. The register carries no land-area field. The developer publishes no acreage on any of its three surfaces. The only land-area figure anywhere is one portal’s, with its method unstated — and that same portal, on the same page, characterises the project in terms its own figure does not support. One publisher, two numbers pointing opposite ways, so this page computes no density, prints no acreage as a fact and does not repeat that characterisation. Credit where it is due: the DEVELOPER makes no density claim and publishes no acreage at all — for once the unsupported framing is not the developer’s. And two denominators are refused outright: the Kota Damansara township, and the forest reserve next door, which is nobody’s land area.

📄

It prints the filed built-up list exactly as filed — and no type code at all

Six built-ups are filed as a bare list with no type codes, no bedroom counts, no bathroom counts, no bay allocation and no unit count per size: 905, 1,033, 1,055, 1,178, 1,121 and 1,623 ft², printed in that order, which is not numeric order. This page reproduces that order, because the order is itself evidence — it is the signature of a hand-typed list, and a reason to take built-ups only from the filing and never from narrative prose. The only “type” that exists anywhere on this project is a single word inside one media filename, tied to no built-up, no price and no bedroom count. So this page names no type and publishes no type code.

🔑

It says what is NOT published, and names the document that would close it

No street address. No postcode — the only postcode anywhere belongs to a sales gallery inside a DIFFERENT development, and it is not printed here as this project’s. No lot or PT number, no mukim, no title number. No land area, no block count, no car-park bay count. No schedule tying any of the six built-ups to beds, baths or bays. No facility schedule from the developer at all. No architect, engineer or contractor. No shareholding for the licensee. No GDV. No award. Every one of those is named below with the document that would close it — the issue document of title or an official land search, the filed building plan, the sale and purchase agreement schedule, or the parent’s annual report.

Project DNA — what is filed, what is published, and what is simply absent

Mahogany Residences: 281 condominium units on Jadual H, delivered August 2024

A true condominium, not a serviced apartment. Five independent legs say so: the filing’s Jenis bangunan: Kondominium, the contract schedule Jadual H, the permit tail -(S) for strata, the register’s Rumah Pangsa/Kondo, and the GreenRE tool code RES v3.2, which independently confirms the RESIDENTIAL building category rather than a commercial or industrial one. The site taxonomy term is wider than the product, so the prose on this page says condominium throughout. What is NOT here: a block count, a car-park bay count, a facility schedule from the developer, a type-code schedule, and a land area — none of them is published by anybody.

Facilities, and the reason this section is mostly a list of absences

The developer publishes a HEADING and no schedule. Its microsite carries a section headed “Lifestyle Facilities” and names not one facility under it; its “Recreational Retreat” copy names outdoor activities — birdwatching, picnicking, photography, sightseeing — which are not facilities. No source assigns any facility to any level, there is no text schedule and no graphic schedule from the developer at all, and there is no facility photograph of any kind — so this page cannot illustrate the list below and does not present it as the developer’s.

Facilities published by the DEVELOPER

the developer’s own microsite
  • NONE. A heading reading “Lifestyle Facilities”, with no list under it
  • “Every Unit Comes with Balcony” — a single-surface claim with no floor plan, no site plan and no filed support; and no balcony image exists
  • “North & South Facing” — no orientation diagram exists on any surface
  • “2 to 3 Car Park” — the filing’s Tempat letak kereta is NOT PRINTED, no source gives a total bay count and no source maps bays to a built-up. This page promises no bay

The ONE facility list that exists

one third-party portal · unlevelled, and not the developer’s
  • Barbecue · Concierge · Covered parking · Garden · Gymnasium
  • Jogging track · Multi-purpose hall · Playground · Security
  • Swimming pool · Wading pool
  • Eleven items, no level assigned to any of them, from the single third-party publisher on this project — so there is no second publisher to corroborate it
  • No source marks any of these “space only”, for the simple reason that no source describes the facilities at all

Filed by the statutory advertisement

IKLAN_BROSUR_01
  • NO facilities field and NO facilities list. The filing is a bare single-panel statutory block of about 950 characters — no project name, no marketing copy, no facilities, no distances and no layout schedule
  • Two sibling files in the same directory were fetched and are genuinely absent, so the one filed document is the whole filed record

Green rating — the register says more than the developer

GreenRE register · Silver, FINAL
  • Project Name Residensi Mahogani — the REGISTERED name, which is how the row was found at all
  • Certification FINAL CERTIFICATION · Rating SILVER
  • Developer Everest Pioneer Sdn Bhd — the LICENSEE, not the parent: the register knows what the microsite does not
  • Building Category RES v3.2 · Date of Certification 05/01/2026 · Date of Expiry 05/01/2029 · Status: ACTIVE
  • This is a FINAL certification and this page may therefore say certified — with the tier, and always with the expiry date, because a rating that ends in January 2029 is not a permanent attribute of the building
  • It post-dates CCC by about seventeen months, which is consistent with an as-built final rather than a design-stage provisional
  • Whether an EARLIER PROVISIONAL exists is INCONCLUSIVE, not a negative: this licence predates the oldest row in the Gold, Silver and Bronze tables, so a 2022–2023 provisional would be invisible. Platinum is a clean negative — that table closes cleanly back to 2015
  • The developer’s own badge says only “GreenRe Certified Development” — no tier, no number, no tool, no status, no scope, no date, and the microsite’s copyright line reads 2021, so whether that badge predates the 05/01/2026 certification date cannot be established from the page. Flagged, not asserted

Six filed built-ups, no type codes, and nothing that ties a size to a bedroom count

The filed statutory advertisement publishes six built-ups as a BARE LIST: no type codes, no bedroom counts, no bathroom counts, no car-park allocation and no unit count per size. It prints them in this order — 905, 1,033, 1,055, 1,178, 1,121, 1,623 — which is not numeric order, and this page keeps that order because the order is itself evidence: it is the signature of a hand-typed list, and the reason to take built-ups only from the filing and never from narrative prose. The register’s own keluasan field is a placeholder (0 / “0 mps”), so it corroborates nothing. Three sources agree on the RANGE at both ends — 905 to 1,623 ft² — and the portal, which publishes the range and only the range, gets it exact. Credit where due. Every card below therefore carries a size and an honest blank where a brochure would put a layout.

No floor plan.
No source publishes a unit layout, a floor plate or a key plan of any kind — not the filing, not the register, not the developer, not the portal.

Filed built-up 905 ft²

The smallest filed size · no type code filed · unit count per size NOT FILED

905 ft²No type codeBeds UNRESOLVED

At the bottom of the filed band of RM641,000 to RM1,177,000 this is the likeliest entry size — but no source attaches a price to a size, so this page attaches none. Bedrooms are unresolved across the whole scheme: the register’s bilik says 2, 3 and one portal says 2 to 3, while the developer’s own page says 3 to 4. On a 905 ft² parcel that disagreement matters more than on any other size in the list, and nobody resolves it.

No floor plan.
No source publishes a unit layout, a floor plate or a key plan of any kind — not the filing, not the register, not the developer, not the portal.

Filed built-up 1,033 ft²

Second in the filed order · no type code filed · beds, baths and bays NOT FILED against this size

1,033 ft²No type code

1,033, 1,055, 1,121 and 1,178 ft² sit within 145 ft² of each other. Four sizes that close together are normally a sign of distinct type codes with different layouts — and the filing publishes not one code, so the distinction cannot be read off anything public. Ask for the developer’s own schedule in writing.

No floor plan.
No source publishes a unit layout, a floor plate or a key plan of any kind — not the filing, not the register, not the developer, not the portal.

Filed built-up 1,055 ft²

Third in the filed order · no type code filed · floor and block NOT PUBLISHED by anybody

1,055 ft²No type codeNo block count published

There is a further gap behind this one: no source publishes how many blocks or towers the scheme has. maklumatPembangunan reads Berfasa with exactly ONE status row, and no source names a tower. So a unit cannot be located by block from anything public — only the filed building plan or the sale and purchase agreement can place it.

No floor plan.
No source publishes a unit layout, a floor plate or a key plan of any kind — not the filing, not the register, not the developer, not the portal.

Filed built-up 1,178 ft²

Printed FOURTH, before the smaller 1,121 · no type code filed

1,178 ft²Out of numeric order, as filedNo type code

This is the cell that proves the list was typed rather than generated: 1,178 is printed before 1,121. It is cosmetic and it is also useful — a filing that is hand-typed is a filing whose narrative figures should not be trusted over its own schedule. This page reproduces the filed order rather than tidying it.

No floor plan.
No source publishes a unit layout, a floor plate or a key plan of any kind — not the filing, not the register, not the developer, not the portal.

Filed built-up 1,121 ft²

Printed FIFTH · no type code filed · bathrooms: register 2, 3, 4, developer 2 to 4 — these two agree

1,121 ft²No type codeBaths: sources agree

Bathrooms are the one room count where the register and the developer agree — 2, 3, 4 against 2 to 4 — while the portal publishes no bathroom figure at all. Agreement on bathrooms and disagreement on bedrooms, on the same two surfaces, is itself worth knowing before you ask the developer anything.

No floor plan.
No source publishes a unit layout, a floor plate or a key plan of any kind — not the filing, not the register, not the developer, not the portal.

Filed built-up 1,623 ft²

The largest filed size · no type code filed · the largest step in the filed list

1,623 ft²Largest filed sizeNo type code

The jump from 1,178 to 1,623 ft² is the largest step in the list, and the top of the filed band — RM1,177,000 — is most likely to sit here. Likely is not filed, so this page says no more than that. And the foreign-buyer answer does not change at the top of the range: RM1,177,000 is about 59% of the RM2,000,000 Selangor Zone 1 floor, so not even this size clears it.

The only evidence that a type-code system exists at all on this project is a single word inside ONE media filename on the developer’s own server. Nothing ties that word to any of the six filed built-ups, to a bedroom count or to a price, so this page names no type and publishes no type code. What would close this gap: the Schedule H agreement’s own floor plans, or the developer’s own price list. Louis Koh will ask for both in writing.

Location — the district derived from the plan prefix, and every distance attributed

Kota Damansara, Petaling Jaya, Selangor

The district had to be settled before the foreign-buyer threshold could be looked up, and here it settles three independent ways. First, the filed plan-approval reference BP MBPJ/120100/T/P10/861/2021(7): the MBPJ prefix is a Majlis Bandaraya Petaling Jaya building-plan reference, and its /120100/T/P10/ body matches other MBPJ references already catalogued on this site. Second, Pihak berkuasa yang meluluskan is printed in WORDS on the same filed document as MAJLIS BANDARAYA PETALING JAYA — prefix and named authority agree, and MBPJ’s jurisdiction lies wholly within Daerah Petaling, Selangor. Third, the register says so itself: daerah: “Petaling ”, negeri: Selangor, lokasi: “Petaling , Selangor” — not a bare dash, so no rescue from the State controlled-price list was needed. Nothing puts this project in Petaling Jaya’s neighbouring local authorities, and nothing on the district is left unadjudicated.

This page says Kota Damansara, Petaling Jaya, Daerah Petaling, Selangor, and stops there. It does not print a street, a postcode or a lot number, because nobody publishes one for this project. An official land search or the issue document of title is what closes that, and Louis Koh will order one on request.

Rail — one station, one publisher, one measured figure

  • MRT Kwasa Damansara, KG04 / PY01. That double code is genuine, not a portal collapsing two stations into one: Kwasa Damansara is the interchange between the MRT Kajang Line (KG04) and the MRT Putrajaya Line (PY01), and it is the Putrajaya Line’s northern terminus
  • 851 m, STRAIGHT-LINE — one publisher, which states its own method. Nobody publishes a walking distance, a walking time or a drive time to this station
  • The DEVELOPER names no station and publishes no distance. Its location copy offers only “Seamless Connectivity via MRT”
  • NOT PUBLISHED by anybody: MRT Kwasa Sentral, MRT Kota Damansara and MRT Surian — no distance to any of them from any source, so none is named here with a figure

The three measured distances that exist — all from the same single publisher

  • SMK Seksyen 10 Kota Damansara — 304 m, straight-line
  • Taman Pekaka PKNS park — 488 m, straight-line · a neighbourhood park, NOT the forest reserve
  • MRT Kwasa Damansara — 851 m, straight-line
  • All three are one publisher’s, all three are labelled straight-line by that publisher, and there is no second publisher on this project to corroborate any of them. A straight-line figure is not a walk

The forest reserve — the developer’s own claim, and what supports it

  • The developer’s banner says “Next to over 800 Acres of Community Forest Reserve”, and elsewhere on the same site “Just minutes aways from home” — minutes, with no figure, and the typo is as printed
  • NO source publishes a distance to the Kota Damansara Community Forest Reserve. So this page says the project is near the reserve, attributed to the developer, and publishes no distance and does not write “next to” as a fact
  • The 800-acre figure is the RESERVE’S own extent. It is not a fact about this project, and it is not a denominator: the reserve is nobody’s land area and no density is computed from it here
  • The nearest green entry any publisher measures is the neighbourhood park at 488 m

NOT PUBLISHED by any source — and therefore not estimated here

  • Any hospital, by name or by distance
  • Any mall, by name or by distance — the nearest mall-type entry the single publisher measures is a retail gallery at 1,215 m straight-line, and it names no mall
  • Any highway — no source names one with a distance
  • Any international or private school
  • Sungai Buloh, the Subang airport, the nearest wet market, police station or fire station
  • Not one of those is estimated on this page. The developer’s own location section names no station, no highway and no amenity at all — it offers three headings and nothing under them

Every figure in this section is one publisher’s, is labelled straight-line by that publisher, and is reproduced attributed. This page measures nothing itself, converts nothing and estimates nothing. Kota Damansara is written 哥打白沙罗 on the Chinese version of this page, which is this site’s own established usage; Kwasa Damansara stays in Latin script there, because half-translating a station name would be an invention.

The statutory record — the spine of this page, not a footnote

KPKT register and the filed advertisement: RESIDENSI MAHOGANI, register code 30011-1

There is exactly ONE filed document on this project, and it is a bare one. IKLAN_BROSUR_01 is a single-panel BUTIR-BUTIR IKLAN of about 950 characters: no project name, no marketing copy, no facilities, no distances and no layout schedule. Two sibling files in the same directory were fetched and are genuinely absent, while this one reads cleanly — so the directory discriminates and the two absences are real. Every cell below is a field on 30011-1, a line on that filed document, a column in the GreenRE register, or a statement on the developer’s own surfaces, read on 15 October 2026 and quoted with its own key. Only two cells carry a third-party figure, and both say so.

30011-1
The ONLY registration on licence code 30011. pemaju.bilanganProjek reads 1 and the serial walk closes: 30011-1 hit, 30011-2 client error. Walk and count agree, so there is no dormant twin, no unlisted phase and no second scheme on this licence · and no non-HDA parcel anywhere — no office suite, no SOHO, no retail podium, no commercial tier and no separately-licensed component
RESIDENSI MAHOGANI
projek.nama on 30011-1. The FILED statutory advertisement does not name the project at all: its Nama projek/pemajuan field reads Tidak dinyatakan, so the register is the ONLY source for this name · the developer markets it as Mahogany Residences, plural, on the microsite, the group Properties page and in the microsite URL · the registered name is the marketing name translated into Malay spelling with the words reversed · three spellings of one word are in circulation — Mahogany in marketing, Mahogani on the register, and singular Residence against plural Residences — which breaks every exact-string search, so print the CODE 30011-1 beside the name
EVEREST PIONEER SDN. BHD.
Company registration 201201006891 (980411-P) — printed on the FILED ADVERTISEMENT ONLY. 28/04/2022 – 27/04/2025 · LAPSED — about EIGHTEEN MONTHS before this reading · the FILED advertisement prints the number as xxxx-x/xx-xxxx/xx (x) and the validity as dd/mm/yyyy — the blank template, in FOUR fields at once (licence number, licence validity, permit number, permit validity) · the lapse is still assessable, because the register holds the real instruments — but the filing’s placeholder must never be passed off as the permit’s validity · and the direction is healthy: the permit outlived CCC by about eight and a half months · the -(S) tail reads STRATA, which is one of the five legs that make this a strata condominium · as at this reading the developer’s corporate Properties page still lists the project under “Current Projects” with a price, and one portal’s dated reading has 43 units unsold. No source addresses whether a completed, CCC-issued scheme still displaying a price needs a renewed permit, so this page records the juxtaposition and alleges nothing
Jadual H · filed Kondominium
pjb.jenis: Jadual H with tempohAsal: 36 Bulan · the filing says Kondominium; the register’s looser compound label says Rumah Pangsa/Kondo; the portal says “Condominium (Highrise, Residential)” · same family, and this page publishes the FILING’S word · A TRUE CONDOMINIUM, NOT A SERVICED APARTMENT — five legs: filed Kondominium, Jadual H, the -(S) permit tail, the register’s Rumah Pangsa/Kondo and the GreenRE tool code RES v3.2 · the site category term is wider than the product, so the prose says condominium

281 units: four surfaces, one number, no disagreement — the filed advertisement, the register, the developer’s microsite (“281 Residential Units”) and the portal · 31 storeys: the register status row’s tingkat field and NOTHING ELSE. Reproduced in the FILED ORDER, which is not numeric order · Luas binaan, a bare list of six sizes with NO type codes, NO bedroom counts, NO bathroom counts, NO bay allocation and NO unit count per size · the filing publishes square feet only, so no figure here is a conversion · the register’s own keluasan reads 0 / “0 mps”, a placeholder, so the usual cross-check of a built-up range against that field could not be run on this project
UNRESOLVED · agree · NOT PRINTED
BEDROOMS: register bilik: 2, 3 and the portal 2 to 3 against the DEVELOPER’S OWN 3 to 4 — the developer is the outlier at BOTH ends. A material buyer fact, printed unresolved · the register’s bilik field is POPULATED here on a March-2022 licence, so it is real data and not the legacy 0/0 defect — and it still cannot break the tie · BATHROOMS AGREE: register tandas: 2, 3, 4 and developer 2 to 4; the portal publishes none · PARKING: the filing’s Tempat letak kereta is NOT PRINTED, the register carries no bay field, and the developer’s “2 to 3 Car Park” is mapped to no built-up and no type. No total bay count exists anywhere, so this page promises no bay
RM641,000 – RM1,177,000
The filed statutory Unit Selling Price minimum and maximum (Harga jualan unit), and the register’s hargaMin / hargaMax are IDENTICAL AT BOTH ENDS — so there is no movement between the filing and the register to explain · this is not a price list, it is not a quotation, and it is not an offer · ONE band for the scheme: the filing publishes no per-type price schedule at all, and no price is attached to any of the six built-ups by anybody · no price per square foot is published here, because any such figure would be this page’s own arithmetic dressed up as a specification · the register carries no bakiUnit field on this record, so there is no second dated band to compare
Hak Milik Pajakan 99 Tahun · expiry 9 December 2114 · chargee Al Rajhi Bank
Pegangan tanah and Tarikh tamat pajakan on the filed advertisement — the register carries NO tenure field at all, so the filing is the only source for both · the expiry implies a term commencing about 10 December 2015, leaving roughly 88 years unexpired at this reading — and a bank and a resale buyer price the RESIDUAL term, not the original 99 · Sekatan kepentingan, filed verbatim: Tanah ini boleh dipindahmilik, dipajak atau digadai setelah mendapat kebenaran Pihak Berkuasa Negeri. — State Authority consent, and note the POLARITY: this filing phrases the gate POSITIVELY (the land MAY be dealt with ONCE consent is obtained) where other filings on this site phrase it negatively. Semantically the same gate; the softer phrasing must not be paraphrased into “no restriction” · Bebanan: Dicagar kepada Al Rajhi Bank — named on the filing and NOWHERE on the developer’s site. No charge amount, date or instrument number is published anywhere · the parent’s own directory names two different banks as its principal bankers, which is not a contradiction — a project charge and a group banker are different things
MAJLIS BANDARAYA PETALING JAYA · BP MBPJ/120100/T/P10/861/2021(7)
Both printed on the filed advertisement, and the prefix and the named authority AGREE · the /120100/T/P10/ body matches other MBPJ plan references already catalogued on this site · MBPJ’s jurisdiction is Petaling Jaya, which lies wholly in Daerah Petaling, Selangor · corroborated independently by the register: daerah: “Petaling ” with its trailing space as printed, negeri: Selangor, lokasi: “Petaling , Selangor” · and a third way by the filed GPS 3.171999, 101.578748 · this is what sets the foreign-buyer zone, so it was derived from the plan prefix rather than from a suburb word

Platinum is a clean negative · no GBI rating is claimed by anybody, and the GBI directory was unreachable, so that is inconclusive and not a negative · NO AWARD is claimed for this project on any surface read
238 of 281 sold · maintenance RM0.385/ft²
Both of these are ONE portal’s, and they are the only two third-party figures in this table · 238 of 281 sold across 1 phase, dated as of 2026-08-28 and sourced by that publisher to the KPKT filing → 43 unsold at that date · the register carries NO bakiUnit field at all on this record, so there is no register figure to compare, and this one is dated, attributed and not current · maintenance RM0.385 per ft², stated by that publisher as INCLUDING a 10% sinking fund — explicitly a CHARGE, single-source, and neither the developer nor the filing publishes any maintenance figure · that same publisher also carries a computed monthly instalment with its own loan assumptions: it is a calculator output, not a developer offer, and no part of it is reproduced on this page · and the developer’s own track-record card — 10 projects registered, 7 completed — scores the GROUP across five licensees, NOT this licensee, whose bilanganProjek reads 1

Read 15 October 2026. Register fields are quoted with their own keys so that any figure here can be checked against 30011-1 directly. Where the filed advertisement and the register disagree, both are printed. Where the developer disagrees with both, that is printed too. Two cells carry a third-party figure and both say so; nothing else in this table is from a portal.

The filed advertisement prints its licence number, licence validity, permit number and permit validity as BLANK FORMAT TEMPLATES — xxxx-x/xx-xxxx/xx (x) and dd/mm/yyyy — i.e. the unfilled form, not a redaction. So four statutory fields on the one filed document carry no information at all, and every number in those four rows above was read off the register instead. This page says which source each figure came from for exactly that reason.

What Jadual H gives every one of these 281 units — stated as a fact, not a hedge

All 281 units at Mahogany Residences are filed Jadual H, and this page states that flatly. pjb.jenis on 30011-1 reads Jadual H with tempohAsal: 36 Bulan; pemaju.bilanganProjek reads 1 and the serial walk closes at 30011-2 with a client error; and no source anywhere — not the register, not the filed advertisement, not the developer and not the portal — describes an office suite, a SOHO parcel, a retail podium, a commercial tier or a separately-licensed component on this scheme. There is no parcel here that sits outside the Housing Development (Control and Licensing) Act 1966. So for every one of the 281: the prescribed statutory Schedule H sale contract rather than a freely negotiated one; the statutory 36-month delivery period; the Schedule H liquidated-damages formula if that period is missed; the section 7A housing development account, into which a purchaser’s money must be paid; the statutory defect liability period running from vacant possession; and access to the Tribunal for Homebuyer Claims. Why this paragraph comes first. Project after project on this site has had to be re-framed because a page would otherwise have implied statutory housing protection that did not in fact reach the component being sold. Here the protection exists on every unit, there is nothing to carve out, and the reach is total. Check it yourself with the code rather than the name — 30011-1, licence 30011/03-2027/0010(N) — because the marketing name is spelled three different ways and a KPKT developer search on the brand stem returns ZERO.

Delivered EARLY with no extension — what the register says, and the caveat that travels with it

Read on 15 October 2026, the register’s delivery block on this scheme is the cleanest this site has recorded. tarikhPjbPertama: 14 Jun 2022 plus tempohAsal: 36 Bulan gives a contractual vacant possession date of 14 June 2025. The CCC was issued on 8 August 2024 and vacant possession followed on 27 August 2024, with peratus: 100.00 and both keseluruhan and komponen reading Siap Dengan CCC. That is about TEN MONTHS inside the statutory deadline, and about SIX MONTHS ahead of the developer’s own filed Tarikh dijangka siap of Februari 2025. And the field that makes it unambiguous: pindaanTempohSerahKosong reads Tidak, with tempohTambahanDiluluskan, tempohPembinaanBaharu and serahKosongBaharuIkutPjbPertama all -. No delivery extension was applied for or approved. On twelve projects researched for this site that field read Ya — an approved extension, i.e. a later date and statutory relief. This is the first Tidak on this site that is Tidak because nothing was needed, and Lewat is not flagged anywhere on the record. Now the caveat, and it is not a small one. That record belongs to the LICENSEE, and the licensee has exactly ONE registration: pemaju.bilanganProjek reads 1 and 30011-2 does not exist. So this is a perfect delivery record over a sample of ONE. It is real, it is on a government record, and it is not a track record. And the figure that is NOT the licensee’s. One portal publishes a developer track-record card reading 10 projects registered, 7 completed, 1 under construction, none on the KPKT watch list and none behind schedule, troubled or abandoned — but that card scores the parent and four related companies, i.e. the GROUP across five licensees. It is not this licensee’s record and it is not substituted for it anywhere on this page. Both halves are said here because saying only one of them would be marketing.

The licensee is EVEREST PIONEER SDN. BHD. — and it is named on no developer surface anywhere

The licensed developer is EVEREST PIONEER SDN. BHD., company registration 201201006891 (980411-P), KPKT developer code 30011, holding exactly ONE registered scheme. That registration number is printed on the FILED ADVERTISEMENT and nowhere else: not on the register, not on the microsite, not on the portal. And the licensee’s NAME appears on no developer surface at all. The microsite footer, the sales-gallery block, the group’s own Properties page and the portal all name Asian Pac Holdings Berhad — the listed PARENT, with the parent’s own registration number. A KPKT developer search on the parent’s name returns ZERO: the parent holds no developer licence of its own, because the group licenses through single-purpose companies. So a buyer reading only the developer’s own website would contract with a company whose name is printed nowhere on it — and the company that owes the Schedule H obligations, the section 7A account and the defect liability period is the one on the register, not the one in the footer. The group relationship itself is proven rather than claimed. The parent’s own directory page prints its registered office, its operating office and its telephone number, and all three match, character for character, the register’s alamat_daftar, alamat_perniagaan and telefon for this licensee — and the register’s contact e-mail for the licensee sits on the parent’s own domain. Four legs, all positive. The parent is named here ONCE, as the parent, and no shareholding percentage is stated, because none is published: the group publishes its structure as a GRAPHIC with no text schedule of subsidiaries, and its directory lists only the parent, its share registrar, its auditor and two principal bankers. What would close it: the parent’s annual report subsidiaries note, or a company profile on 201201006891. One more thing a reader should know, and it is the developer’s own doing. Every page on the group’s site, including this project’s, footers a single link labelled “Advertising Permits & Developer License” — and the document behind it belongs to a DIFFERENT licensee, a different local authority, a different product, a different tenure and a different chargee, on a licence and permit that both expired in 2016. Nothing in it belongs to this project, and this project’s own licence and permit appear on no developer surface at all. That is why this page prints both instruments in full, from the register.

GreenRE SILVER, FINAL CERTIFICATION, expiring 5 January 2029 — the register says more than the developer does

The developer’s microsite carries a bare badge reading “GreenRe Certified Development” — spelled that way, with NO tier, NO certificate number, NO status, NO tool version, NO scope and NO date. The GreenRE register answers all of it, under the REGISTERED scheme name and to the LICENSEE: Project Name Residensi Mahogani, Certification FINAL CERTIFICATION, Rating SILVER, Developer Everest Pioneer Sdn Bhd, Building Category RES v3.2, Date of Certification 05/01/2026, Date of Expiry 05/01/2029, Status: ACTIVE. So the claim is TRUE and the register is more informative than the claim, which is the honest direction — and it is why this page is willing to use the word certified here, always with the tier and always with the expiry date. Three things follow from the register row itself. First, it is a FINAL certification and not a provisional one, so nothing on this page has to hedge the word. Second, the RES v3.2 tool code independently confirms the RESIDENTIAL building category — not a non-residential, industrial or enhanced-non-residential tool — which is a free corroboration of the product question. Third, it CARRIES AN EXPIRY: 5 January 2029. A green rating with an end date is not a permanent attribute of a building, and a buyer who values it should ask what happens at that date. What is NOT established. Whether an earlier PROVISIONAL certification exists is INCONCLUSIVE rather than negative: this licence was issued in March 2022, which sits below the oldest row in the Gold, Silver and Bronze tables as read, so a 2022–2023 provisional would be invisible to that search. The Platinum table closes cleanly back to 2015, so Platinum is a genuine clean negative. The certification post-dates CCC by about seventeen months, which is consistent with an as-built final rather than a design-stage provisional. And the microsite’s copyright line reads 2021 while its badge carries no date, so whether the badge was published before the 5 January 2026 certification date cannot be established from the page — flagged, not asserted. GBI: no rating is claimed for this project by anybody, and the GBI directory was unreachable on the day, so that is inconclusive and NOT a negative. Awards: no award is claimed for this project on any surface read, and no awards page was found on the developer’s site — recorded as an open gap rather than as a proven absence, because it was not exhaustively searched. And if an award ever does surface, note that every completed project in the group’s portfolio belongs to a DIFFERENT licensee, so nothing may be borrowed down onto this scheme.

Foreign buyers: Selangor Zone 1 is RM2,000,000, 0 of 281 clear it, and the obstacle is the PRICE rather than the title

The threshold follows the district, so the district was settled first — from the filed plan prefix BP MBPJ/120100/T/P10/861/2021(7), from MAJLIS BANDARAYA PETALING JAYA printed in words as the approving authority on the same filed document, and from the register’s own daerah: “Petaling ” and negeri: Selangor. Daerah Petaling is SELANGOR ZONE 1, where the foreign-buyer floor is RM2,000,000. The filed statutory band on this scheme runs RM641,000 to RM1,177,000. So ZERO of the 281 units clear the floor at their filed prices, and not marginally: the DEAREST filed unit is about 59% of the floor, short by more than RM800,000. One sentence answers every foreign enquiry on this project. But say which obstacle is real, because it matters for a resale. This is a PRICE answer, not a title answer. The product is strata — filed Kondominium, Jadual H, permit tail -(S) — and Selangor Zone 1 DOES admit strata above the floor. Nothing about the title or the product class shuts a foreign buyer out here; the numbers do. And a SECOND GATE applies regardless of price. The filed Sekatan kepentingan reads Tanah ini boleh dipindahmilik, dipajak atau digadai setelah mendapat kebenaran Pihak Berkuasa Negeri. — State Authority consent before the land may be transferred, leased or charged, sitting ON TOP of any foreign-acquisition consent. Note the polarity: this filing phrases the gate POSITIVELY, where other filings on this site phrase the same gate negatively. It is the same gate. The softer wording must not be read as the absence of one, and it is a solicitor’s question, not a brochure’s. The rest of the Selangor table, for completeness and because it is checked rather than remembered: Zone 1 — Petaling, Gombak, Hulu Langat, Sepang and Klang — RM2,000,000; Zone 2 — Kuala Selangor and Kuala Langat — RM2,000,000; Zone 3 — Hulu Selangor — RM1,000,000. Sabak Bernam has no figure verified for this site and none is stated. The Federal Territory of Kuala Lumpur floor is RM1,000,000 with EPU consent, and it does NOT apply here — this is Selangor. And the RM1,500,000 window some older material still quotes has EXPIRED and is not current.

The APDL has LAPSED — stated carefully, because the direction here is the healthy one

The advertising and sales permit, 30011-1/04-2025/0014(N)-(S), was valid 28 April 2022 to 27 April 2025 and is therefore LAPSED — about eighteen months before this reading. The developer licence 30011/03-2027/0010(N) is a separate instrument and remains CURRENT to 2 March 2027. Now the part most pages get wrong by omission: the sequence here is healthy. CCC was issued on 8 August 2024, so the permit outlived completion by about eight and a half months. A permit that expires after the building is finished and handed over is the normal and correct end of its life, not a failure. What the page records as a juxtaposition rather than an allegation. As at this reading the developer’s corporate Properties page still lists the project under “Current Projects” with a price on it, and one portal’s dated reading has 43 of the 281 units unsold. No source addresses whether a completed, CCC-issued scheme that still displays a price requires a renewed permit. So this page prints the permit, its dates, the CCC date and the developer’s own listing, and alleges nothing. If it matters to you, ask for the permit position in writing before you pay a deposit. And the filing’s own contribution to the confusion. The filed advertisement prints FOUR statutory fields — licence number, licence validity, permit number, permit validity — as BLANK FORMAT TEMPLATES: xxxx-x/xx-xxxx/xx (x) for the numbers and dd/mm/yyyy for the dates. That is the unfilled form, not a redaction, and it means the one filed document on this project discloses neither instrument. The lapse is still fully assessable, because the register holds the real instruments — but the filing’s placeholder must never be passed off as the permit’s validity, and nothing on this page does.

Affordable housing, controlled prices and the ethnic-allocation field — a worked clean negative

This was checked against the document rather than assumed, because a recent project on this site was caught out by exactly this question. The Selangor housing board’s controlled-price project list, updated 10 September 2026, was read in full: there is NO row for this registered scheme, NO row for the licensee, NO row for the parent, and NO row for Kota Damansara or its section code anywhere in it. Corroborated by arithmetic: that document’s listed prices run RM180,000 to RM300,000, while the filed minimum here is RM641,000 — more than twice the document’s highest figure. So: NO Rumah Selangorku component, NO affordable-commercial component, NO controlled-price tier. Entirely open market, on all 281 units. And the preamble was read too, because its rules are the thing people assume reach further than they do. That document’s eligibility rules sit AFTER its tables, not before them: a household income cap, Malaysian citizenship, a minimum age, no prior home ownership in the State by applicant or spouse, one house type per applicant, a one-year application validity — and a transfer moratorium under which ownership may be transferred only after FIVE YEARS from the sale and purchase agreement, with State approval. NONE of it reaches any part of this project, and the reason is documented rather than inferred: there is no row. One related list, the State quota-exemption register, was not read, and that is recorded as not done rather than as a negative. The ethnic-allocation position, with the two shapes kept strictly separate. A price-concession field for the ethnic allocation EXISTS on the filed advertisement and carries a value — the disclosure further down this page names that field in its filed language and WITHHOLDS its value, which is recorded nowhere on this page and nowhere in the research behind it. And the clean negative that travels with it, checked rather than assumed: there is NO ethnic unit-quota row and NO lot-title classification row on any surface read for this project — the filing’s own quota field reads NOT PRINTED. A concession field, no quota, no title classification.

The contradictions, numbered — printed, not resolved, and with no referee available

Start with the structural fact that governs every line below: there is NO second independent third-party publisher of ANY fact on this project. One portal is the only third-party surface, so every disagreement here is register-versus-developer or developer-versus-developer with nobody to adjudicate it. This page does not imply portal corroboration anywhere, and where a figure is that publisher’s alone, the cell says so. 1. The developer named on every marketing surface is not the licensee. The microsite and the portal both name the listed parent; the register and the filing both name EVEREST PIONEER SDN. BHD.. Unresolved only in the sense that the developer has not corrected it — the statutory record is unambiguous. 2. BEDROOMS: register 2, 3 and the portal 2 to 3 against the developer’s own 3 to 4. The developer is the outlier at BOTH ends. The register’s bilik field is populated here rather than carrying the legacy 0/0 defect, so it is real data — and it still cannot break the tie. UNADJUDICATED. Bathrooms agree; the built-up range agrees exactly on all three surfaces. 3. The developer’s corporate site lists a CCC’d building under “Current Projects”, against Siap Dengan CCC, CCC 08/08/2024, VP 27/08/2024 and 100.00%. Roughly fourteen months stale on its own delivered project. 4. The STOREY COUNT is single-source. 31, from the register alone; the filing prints no Bilangan tingkat and neither the developer nor the portal publishes one. Nothing contradicts it and nothing corroborates it. 5. The FILED ADVERTISEMENT DOES NOT NAME THE PROJECT (Nama projek/pemajuan: Tidak dinyatakan) while the register names it RESIDENSI MAHOGANI and the developer calls it something else again. Three surfaces, one of them blank. 6. BUILDING TYPE WORDING: the filing says Kondominium, the register says Rumah Pangsa/Kondo. Same family, the register’s label looser. This page publishes the filing’s word. 7. The filed built-up list is printed OUT OF NUMERIC ORDER (1,178 before 1,121). Cosmetic, and the signature of a hand-typed list — which is a reason to take built-ups only from that list. 8. One publisher rounds the top of the band UP to about RM1.2M against the filed and registered RM1,177,000. Above, not below, so no compliance consequence; recorded for shape. 9. The CHARGEE on the filing is Al Rajhi Bank while the parent’s own directory names two other banks as its principal bankers. Not a contradiction — a project charge and a group banker are different things — but the chargee is named on the filing and nowhere on the developer’s site. 10. Three spellings of one word are in circulation — Mahogany, Mahogani, and singular Residence against plural Residences. Not a contradiction, a search-breaker: use the register code.

Not published by anybody — and the document that would close each one

Fourteen gaps, each with the document that answers it. None of them is estimated, inferred or filled on this page. 1. The project’s street address. The filing prints none and the register has no address field at all. → the sale and purchase agreement’s title particulars, or an official land search. 2. The postcode. The only postcode on any surface belongs to a SALES GALLERY inside a DIFFERENT development, so it is not printed here as this project’s and must not be read as such. → the title, or Pos Malaysia. 3. Lot or PT number, mukim and land title number. Nothing anywhere. → the issue document of title, or the SPA. 4. Land area. Keluasan tanah NOT PRINTED; the register carries no field; the developer publishes no acreage. → the filed site plan, or the title. 5. Block or tower count. → the filed building plan BP MBPJ/120100/T/P10/861/2021(7). 6. Total car-park bays, and bays per built-up. → the filed building plan; the SPA schedule. 7. A type-code schedule tying each of the six filed built-ups to a bedroom count, a bathroom count, a bay allocation and a unit quantity. The only “type” anywhere on this project is one word inside one media filename, tied to nothing. → the Schedule H floor plans; the developer’s own price list. 8. Facility levels — and any facility schedule from the developer at all. → the filed strata or site plan; a developer brochure, of which none was found. 9. Architect, engineer and main contractor. NOT PRINTED on the filing and named by no source. → a contract announcement, or the CIDB register. 10. The licensee’s shareholding, and any joint-venture share. → the parent’s annual report subsidiaries note; a company profile on 201201006891. 11. GDV. → the parent’s annual report or a stock-exchange announcement. 12. Whether an earlier GreenRE provisional exists. INCONCLUSIVE, because the tier tables truncate below this project’s own dates. → GreenRE directly. 13. Any award for this project. None found, and not exhaustively searched — an open gap, not a negative. → the developer, in writing. 14. Current resale evidence on a building delivered in 2024. → official transaction data, which was not consulted for this page. And one more that belongs here because it is a fact rather than a gap: there is NO second independent third-party publisher of any fact on this project. Louis Koh will ask the developer in writing for any of the above.

What this page does not publish, and why

Louis Koh’s instruction about his own agency’s project materials is absolute, and this page keeps to it: no price-adjustment figure of any kind appears here — not in English, not in Chinese, not in the page body and not in its structured data. First, the field that had to be handled with care, because the filing carries it. The filed statutory advertisement contains a field printed Diskaun Bumiputera, and that field carries a value. The field exists; its value is WITHHELD, and it is recorded nowhere on this page and nowhere in the research behind it. A figure sitting on a public statutory document is exactly the kind that gets copied across in good faith, which is why it is named here and refused here. And the clean negative beside it: there is NO ethnic unit-quota row and NO lot-title classification row on any surface read for this project. Second, the plain list. No discount, no rebate, no nett price, no promotion, no freebie, no incentive and no commission figure appears anywhere on this page, in either language. Beyond the concession field above, nothing of that kind was found on any surface read either — not on the developer’s three surfaces, not on the filed advertisement, not in the register and not on the single portal. Saying which of the two it is — found and suppressed, or genuinely absent — is the difference between a disclosure and a formula. Third, there is one figure on one third-party page that this site would not publish even if it were accurate. That publisher carries an opening “from” figure that sits BELOW the filed statutory minimum of RM641,000, and it carries it in three places on the one page — its body, its page title and its page description. The digits are not recorded here and no arithmetic that would recover them is given. Independence check: ONE publisher, so there is no pair of sources to collapse. And the credit that belongs with it: the DEVELOPER is the clean side on this project — its own Properties page prints the filed minimum of RM641,000 exactly. That is worth saying, because on other projects it has been the other way round. Fourth, the same publisher carries a computed monthly instalment with stated loan assumptions. It is a calculator output rather than a developer offer, and no part of it — no instalment, no margin, no tenure and no rate — is reproduced here. Fifth, returns. No yield, no ROI, no rental-return, no gross-return, no leaseback and no guaranteed-rental rate appears here — and on this project NOTHING in that family exists on any of the five surfaces read, so there was nothing to refuse. On a completed condominium with unsold stock remaining that is worth stating positively: there is nothing to withhold. What this page DOES publish on price, and nothing beyond it: the filed statutory Unit Selling Price band registered with KPKT and printed on the filed advertisement — RM641,000 to RM1,177,000 — always labelled as the filed statutory band, always as ONE band for the scheme rather than a figure attached to any built-up, and always with the same caveat: this is not a price list, it is not a quotation, and it is not an offer. That band is the SPA price range, which is the one price figure this site publishes, and the register carries it identically at both ends. No price per square foot appears here, because no per-type price is filed and any such figure would be this page’s own arithmetic dressed up as a specification. One charge is published, labelled as a charge and attributed: a maintenance figure of RM0.385 per square foot stated by one portal as including a 10% sinking fund, which neither the developer nor the filing publishes. Get it in writing before relying on it. For the current price list, for the sale and purchase agreement itself, and for anything attaching to one specific unit, speak to Louis Koh and he will get it in writing.

The developer — the licensee first, the brand second

Licensed developer: EVEREST PIONEER SDN. BHD. (201201006891 / 980411-P)

The company that is legally the developer of Mahogany Residences is EVEREST PIONEER SDN. BHD., KPKT developer code 30011, company registration 201201006891 (980411-P). That registration number is printed on the filed statutory advertisement and nowhere else, and the company’s NAME is printed on no developer surface at all. The register’s own picture of it is short and clean: statusPemaju: Aktif, mempunyaiKesalahan: null, zero sick projects, zero abandoned projects, no previous-licence record, and bilanganProjek: 1.

Asian Pac Holdings Berhad is the listed PARENT, and it is the name every marketing surface carries — the microsite footer, the sales-gallery block, the group’s own Properties page and the single third-party portal, each with the parent’s own registration number rather than the licensee’s. A KPKT developer search on the parent’s name returns ZERO licences, because the group licenses through single-purpose companies. The relationship is nonetheless proven rather than assumed: the parent’s own directory page prints the same registered office, the same operating office and the same telephone number that the register holds for this licensee, and the register’s contact e-mail for the licensee is on the parent’s own domain. Four legs, all positive — and no shareholding percentage is stated here, because none is published anywhere: the group publishes its structure as a graphic with no text schedule of subsidiaries.

Why the distinction is not pedantry. The company that owes you the Schedule H obligations, that must pay your money into a section 7A housing development account, that answers for the defect liability period and that would be the respondent at the Tribunal is the LICENSEE on the register — not the parent in the footer. Confirm in writing which company will be named as vendor in your sale and purchase agreement before you pay anything.

The group’s own statutory link points at the wrong project, and that is worth knowing. Every page on the group’s site — including this project’s — footers one link labelled “Advertising Permits & Developer License”, and the document behind it is a different licensee’s: a different local authority, a different product, a different tenure, a different chargee, on a licence and a permit that both expired in 2016. Nothing in it belongs to Mahogany Residences, and this project’s own licence and permit appear on no developer surface anywhere. That is the gap this page fills: both instruments are printed above, in full, from the register.

On the delivery record, both halves. This licensee delivered this building with CCC on 8 August 2024 and vacant possession on 27 August 2024 — about ten months inside its contractual Schedule H deadline, about six months ahead of its own filed February 2025 expectation, and with pindaanTempohSerahKosong: Tidak, so no extension was sought or granted. That is the strongest fact on the project. And it is a sample of ONE: bilanganProjek reads 1 and 30011-2 does not exist, so there is no second delivery to test it against. The portal’s “10 registered / 7 completed” card scores the group across five licensees and is not this licensee’s record.

A note on the photographs on this page, in the page’s own voice. This tower received its CCC in August 2024 and was handed over the same month, and the newest photograph the developer has published on any surface read is a SEPTEMBER 2024 CONSTRUCTION shot. There is no photograph of the completed building anywhere — no facade, no aerial, no lobby, no common area, no facility image of any kind. So the three construction photographs above are dated in their captions in both languages, and nothing on this page pretends they show the building as it stands. The developer’s corporate site compounds it by still listing this delivered building under “Current Projects”, roughly fourteen months after its own CCC. If Louis is able to obtain or arrange a photograph of the finished tower, it will replace all three.

Licensee particulars quoted from KPKT KPKT TEDUH register record 30011-1 and the filed statutory advertisement, read 15 October 2026, with the parent’s own directory page used only to test the group link. No shareholding, no joint-venture share, no GDV and no award is published for this licensee, and none is stated here.

Questions this project actually raises

Mahogany Residences @ Kota Damansara: the questions, answered from the record

Is Mahogany Residences finished, and when was it handed over?
Yes. The KPKT register reads Siap Dengan CCC with peratusSiap 100.00, CCC dated 8 August 2024 and vacant possession dated 27 August 2024, read 15 October 2026. One portal’s dated reading of 28 August 2026 says the same thing, so there is no contradicting status reading on this project. The one surface that disagrees is the developer’s own corporate site, which still lists the project under “Current Projects” rather than “Completed” — roughly fourteen months stale on its own delivered building. This page treats it as what the register says it is: a completed 2024 condominium, not a launch.
Was it delivered late? And what does pindaanTempohSerahKosong: Tidak mean here?
It was delivered EARLY, and with no extension of any kind. The register’s arithmetic: tarikhPjbPertama 14 June 2022 plus tempohAsal 36 months gives a contractual Schedule H deadline of 14 June 2025. The CCC came on 8 August 2024 — about ten months inside it. The developer’s own filed Tarikh dijangka siap was Februari 2025, so the CCC also beat the developer’s own expectation by about six months. And pindaanTempohSerahKosong reads Tidak, with the three extension fields all -: no delivery extension was applied for or approved, because none was needed. On twelve projects researched for this site that field read Ya. This is the first Tidak that is good news. The honest caveat: this licensee has exactly ONE registration, so it is a perfect record over a sample of one.
Who is the developer? The website says Asian Pac Holdings Berhad.
The LICENSED developer is EVEREST PIONEER SDN. BHD., company registration 201201006891 (980411-P), KPKT code 30011. Asian Pac Holdings Berhad is the listed PARENT. It holds no KPKT developer licence of its own — a developer search on that name returns zero — because the group licenses through single-purpose companies. The licensee’s name appears on no developer surface anywhere: the microsite, the sales-gallery block, the group Properties page and the portal all print the parent, with the parent’s registration number. The group link itself is proven: the parent’s own directory prints the same registered office, operating office and telephone number that the register holds for the licensee, and the register’s contact e-mail sits on the parent’s domain. Ask for written confirmation of which company will be named as vendor in your sale and purchase agreement.
Is this a condominium or a serviced apartment?
A condominium, on five independent legs. The filing’s Jenis bangunan is Kondominium; the contract schedule is Jadual H; the advertising permit tail is -(S) for strata; the register’s own looser label is Rumah Pangsa/Kondo; and the GreenRE tool code RES v3.2 independently confirms the residential building category. This site’s category term for high-rise homes is wider than the product — it covers condominiums and serviced apartments together — so the prose on this page says condominium throughout, because that is what the filing says. It matters: a serviced apartment is usually on a commercial lot with commercial utility tariffs, and nothing on this record puts this scheme there.
How many bedrooms do the units have?
Unresolved, and this page prints it unresolved. The register’s bilik field says 2, 3. One portal says 2 to 3. The developer’s own Properties page says 3 to 4 — so the developer is the outlier at BOTH ends. The register’s field is populated here rather than carrying the legacy 0/0 defect, so it is real data, and it still cannot break the tie. Bathrooms, by contrast, agree: register 2, 3, 4 and developer 2 to 4. And the built-up range agrees exactly on all three surfaces, 905 to 1,623 ft². Get the bedroom and bathroom count for the specific unit in writing.
What layouts are there, and what is each one’s built-up?
Six built-ups are filed, as a bare list with NO type codes: 905, 1,033, 1,055, 1,178, 1,121 and 1,623 ft² — printed in that order, which is not numeric order, and reproduced in that order here. The filing attaches no type code, no bedroom count, no bathroom count, no car-park allocation and no unit quantity to any of them, and the register’s own keluasan field is a placeholder. The only “type” that exists anywhere on this project is one word inside one media filename on the developer’s own server, tied to no size, no price and no bedroom count — so this page names no type. No floor plan, unit layout or key plan is published by anybody. The documents that would close this: the Schedule H floor plans, or the developer’s own price list.
What is the price?
This page publishes one price figure and nothing else: the FILED STATUTORY Unit Selling Price band registered with KPKT and printed on the filed advertisement — RM641,000 to RM1,177,000 — and the register carries it IDENTICALLY at both ends. This is not a price list, it is not a quotation, and it is not an offer. It is one band for the whole scheme: no per-type price schedule is filed, so no price attaches to any of the six built-ups, and no price per square foot appears here because any such figure would be this page’s own arithmetic. The developer’s own Properties page prints the filed minimum of RM641,000 exactly, which is the clean form. For the current figure on a specific unit, ask Louis Koh and he will get it in writing.
Can a foreign buyer purchase here?
Not at these prices — and the obstacle is the PRICE, not the title. This is Daerah Petaling, Selangor, which is ZONE 1, where the foreign-buyer floor is RM2,000,000. The filed band tops out at RM1,177,000, about 59% of the floor, so 0 of the 281 units clear it — short by more than RM800,000 even at the top of the range. Note what this is NOT: the product is strata, and Selangor Zone 1 does admit strata above the floor. Nothing about the title or the product class excludes a foreign buyer here; the numbers do. And a second gate applies regardless of price: the filed restriction in interest requires State Authority consent before the land may be transferred, leased or charged, on top of any foreign-acquisition consent. For reference, the rest of the table: Zone 1 is Petaling, Gombak, Hulu Langat, Sepang and Klang at RM2,000,000; Zone 2 is Kuala Selangor and Kuala Langat at RM2,000,000; Zone 3 is Hulu Selangor at RM1,000,000; Sabak Bernam has no figure verified for this site and none is stated. Kuala Lumpur’s RM1,000,000 does not apply here.
Is the GreenRE claim real?
Yes, and the register is more informative than the claim. The GreenRE Silver register carries Residensi Mahogani — the REGISTERED scheme name — issued to Everest Pioneer Sdn Bhd, the LICENSEE, with Certification FINAL CERTIFICATION, Rating SILVER, Building Category RES v3.2, Date of Certification 5 January 2026, Date of Expiry 5 January 2029 and Status: ACTIVE. The developer’s own badge says only “GreenRe Certified Development” — no tier, no number, no tool, no status, no date and no expiry. So this page says certified, with the tier, and always with the expiry date, because a rating that ends in January 2029 is not a permanent attribute of the building. Whether an earlier provisional exists is inconclusive rather than negative, because the tier tables truncate below this project’s own dates. No GBI rating is claimed by anybody and the GBI directory was unreachable, so that is inconclusive too. No award is claimed for this project on any surface read.
What are the facilities?
The developer publishes a HEADING and names not one facility under it. Its microsite carries a section called “Lifestyle Facilities” with no list, and its recreational copy names outdoor activities — birdwatching, picnicking, photography, sightseeing — which are not facilities. The only facility list anywhere is one portal’s eleven items: barbecue, concierge, covered parking, garden, gymnasium, jogging track, multi-purpose hall, playground, security, swimming pool and wading pool. That list is UNLEVELLED — no source assigns any facility to any level — it comes from the single third-party publisher on this project, so nothing corroborates it, and there is NO facility photograph of any kind, so this page cannot illustrate it. The filed advertisement carries no facilities field at all. Ask for the developer’s own facility schedule and the strata plan.
How many floors and how many blocks is it?
31 storeys, from the register alone. Blocks: NOT PUBLISHED by anybody. The storey count is the register status row’s tingkat field and nothing else: the filing prints no Bilangan tingkat, the developer prints none and the portal prints none. Nothing contradicts 31 and nothing corroborates it, and this page says so. On blocks, maklumatPembangunan reads Berfasa with exactly ONE status row and no source names a tower, so a unit cannot be placed by block from anything public. The document that closes both: the filed building plan BP MBPJ/120100/T/P10/861/2021(7).
What is the tenure, and how long is left on the lease?
Leasehold: the filing gives Pegangan tanah: Hak Milik Pajakan 99 Tahun with Tarikh tamat pajakan of 9 December 2114 — and the register carries no tenure field at all, so the filing is the only source for both. That expiry implies a term commencing about 10 December 2015, which leaves roughly 88 years unexpired as at this reading. A bank and a resale buyer price the RESIDUAL term, not the original 99. And the title carries a restriction in interest: the land may be transferred, leased or charged only once State Authority consent is obtained. Note that this filing phrases that gate positively; it is still a gate. No lot or PT number, no mukim and no title number is published by anybody — an official land search or the issue document of title is what closes that.
Where exactly is it, and how far is the MRT?
Kota Damansara, Petaling Jaya, Daerah Petaling, Selangor — and no source publishes a street address or a postcode for this project. The district is derived from the filed plan reference BP MBPJ/120100/T/P10/861/2021(7) and from MAJLIS BANDARAYA PETALING JAYA printed in words as the approving authority, and the register corroborates it with daerah: “Petaling ”, negeri: Selangor and filed GPS 3.171999, 101.578748. On rail: MRT Kwasa Damansara, KG04 / PY01, at 851 m STRAIGHT-LINE per one publisher, which states its own method. That double code is genuine — it is the interchange of the MRT Kajang and Putrajaya lines and the Putrajaya Line’s northern terminus — and the DEVELOPER names no station and publishes no distance at all. Nobody publishes a walking distance, a walking time or a drive time to anything. Two other measured figures exist, both from that same single publisher and both straight-line: a secondary school at 304 m and a neighbourhood park at 488 m.
Is it “next to” the Kota Damansara forest reserve, and is the site spacious?
“Next to over 800 Acres of Community Forest Reserve” is the developer’s own banner claim, and NO source publishes a distance to the reserve — the developer’s own copy elsewhere says only “just minutes”, with no figure. So this page says the project is near the reserve, attributed, and publishes no distance and does not state “next to” as a fact. The 800 acres is the reserve’s own extent — it is not a fact about this project and it is not a denominator for anything. On spaciousness: this page publishes NO density figure and NO acreage as fact, and makes no claim either way. The filing prints no land area, the register carries no land-area field and the developer publishes no acreage on any of its three surfaces. The only land-area figure anywhere is one portal’s, with its method unstated — and that same portal, on the same page, characterises the project in terms its own figure does not support. Credit where it is due: the DEVELOPER makes no density claim at all.
How many units are left, and what will the maintenance charge be?
One portal reported 238 of 281 sold as at 28 August 2026, sourcing it to the KPKT filing — 43 unsold on that reading. The register carries NO bakiUnit field at all on this record, so there is no register figure to compare: that number is dated, attributed and not current. Remaining stock on a delivered building is still the developer’s primary stock, which is why this page is not filed as a new launch. On maintenance: the same single publisher states RM0.385 per ft² as INCLUDING a 10% sinking fund. That is explicitly a charge, it is single-source, and neither the developer nor the filing publishes any maintenance figure. Get it in writing before relying on it — and ask for the management corporation’s own current rate, since the building has been occupied since 2024.
Is any part of this scheme affordable housing or controlled-price stock?
No — and that was checked against the document rather than assumed. The Selangor housing board’s controlled-price project list, updated 10 September 2026, carries NO row for this registered scheme, NO row for the licensee, NO row for the parent and NO row for Kota Damansara or its section code. Corroborated by arithmetic: that document’s listed prices run RM180,000 to RM300,000 while the filed minimum here is RM641,000, more than twice its highest figure. So there is no Rumah Selangorku component, no affordable-commercial component and no controlled-price tier — entirely open market on all 281 units. And the rules people assume reach further than they do: that document’s eligibility conditions and its five-year transfer moratorium sit AFTER its tables and reach no part of this project, because there is no row. One related State list, the quota-exemption register, was not read, and that is recorded as not done rather than as a negative.
Why are the construction photographs on this page dated 2024?
Because that is the newest imagery that exists. The building received its CCC on 8 August 2024 and was handed over on 27 August 2024, and the newest photograph the developer has published on any surface read is a SEPTEMBER 2024 construction shot. There is no photograph of the completed tower anywhere — no facade, no aerial, no lobby, no common area and no facility image of any kind. So three of the images here show a building site on a tower that has been finished for over two years, and each carries its date in both languages so nobody mistakes it for how the building looks today. The two show-unit photographs are captioned “show unit” and no room is named, because the developer’s gallery groups them under a tab label and a tab label does not say which room a file shows. Ask Louis for current photographs or a site visit.
What should I ask for before I commit?
Seven documents, in this order. 1. The sale and purchase agreement itself, which must be the prescribed Schedule H form, plus written confirmation that the vendor named in it is EVEREST PIONEER SDN. BHD.. 2. An official land search or the issue document of title, for the lease expiry, the residual term, the restriction in interest and the express conditions — because no lot number, mukim or title number is published anywhere. 3. The developer’s own unit schedule: each built-up with its bedrooms, bathrooms, bays, block and floor, since the filing attaches none of those to any of the six filed sizes. 4. The current price in writing for the specific unit. 5. The CCC and the handover documentation, and the date the defect liability period on your unit would start — on a building handed over in August 2024 this is the question that matters most, and no public source answers it. 6. The facility schedule and the strata plan. 7. The GreenRE certificate itself, and the developer’s position on the 5 January 2029 expiry. Louis Koh will ask the developer for every one of these in writing.

Thinking about a unit at Mahogany Residences?

This is a completed 2024 condominium with remaining developer stock, not a launch — so start with the two things a completed building makes urgent: the date the defect liability period on your specific unit would start, and the management corporation’s current maintenance rate. Then get the built-up, the bedroom and bathroom count, the car-park bays, the block and floor, and the price in writing — because the filing publishes six built-ups with no type codes and attaches none of those to any of them. Louis Koh will ask the developer for every one of those in writing.

More than a decade in Johor Bahru and Kuala Lumpur property, and the reason this page reads the way it does: the statutory record comes first, every hard number carries the register field or the filed document it came from, and where the developer’s own surfaces disagree with the register, both readings are printed and neither is adjudicated. On Mahogany Residences that means the licensee is named rather than the parent, the early CCC is printed together with the sample-of-one caveat, the GreenRE tier is printed with its expiry date, the three construction photographs carry their dates, and the fourteen things nobody publishes are listed with the document that would close each one. Ask for any of them and he will get the developer’s answer in writing.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

Read from teduh.kpkt.gov.my on 2026-10-23, project code 30011-1. Re-read weekly.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.

Where the official drawings are

No floor plan is reproduced on this page — but the drawings are findable

A floor plan is the developer’s copyright. This site does not mirror one and let you assume it is official. What it can do is send you to the drawing itself.

The hardest copy · on the ministry’s server
