Six reasons people look at Citrine rather than an off-plan tower
This building has been standing and occupied since 2017. That changes what you are buying and what you can check.
You can inspect the actual unit
Nothing here is an artist’s impression any more. The ceiling height, the corridor width, the view from the stack you are buying, the lift waiting time at 8am — all of it is inspectable today. On an off-plan purchase you take every one of those on trust for three or four years.
The completion certificate already exists
The certificate of completion and compliance was issued on 16 October 2017. The building is finished, occupied and managed, so you buy into a known, working development rather than a construction timeline.
Retail and offices in the same block
Citrine Hub is not only the residences. It has a six-storey office block of 168 suites and a two-storey retail podium of 51 boutique units, roughly 80,000 sq ft, with a Jaya Grocer at ground level. For a tenant, groceries and a coffee downstairs matter more than a brochure render.
Dual-key at 1,528 sq ft
The largest layout is a three-bedroom dual-key: two lockable halves with separate entrances off one lift lobby. Owner-occupiers let one side; investors let both. It is the only layout here that gives you two tenancies from one strata title and one maintenance bill.
Beside a 20-acre lake, not a highway
Sunway puts Emerald Lake Garden at 150 m from the adjoining landed precinct and the Citrine Hub at the centre of the Lakeview area. Units facing the lake keep an open outlook that a later building cannot easily take away, because the lake is public open space.
Schools within walking distance
Sunway International School is close by on Sunway’s township site, SJK(C) Cheah Fah about 2 km, and EduCity roughly 7 km. Family tenants in Iskandar Puteri rent around schools.

The developer is Sunway Iskandar Sdn Bhd, company number 964451-A, the project company behind Sunway City Iskandar Puteri. Sunway Property is the property arm of Sunway Group, which is best known for building and then running Sunway City in Bandar Sunway, Selangor — a township where the developer stayed on as the operator of the mall, the hospital, the university and the theme park rather than selling out and leaving.
That operating model is the relevant part of the track record here. In Iskandar Puteri the group has delivered the Citrine Hub with its retail podium and Jaya Grocer, Sunway Big Box Retail Park, the X Park outdoor activity park, Sunway International School and the adjoining landed precinct Sunway Emerald Residence. Those are built and open, and the developer is still present in the township it built.

Frequently asked questions
Is Sunway Citrine Residences freehold or leasehold?
Leasehold. The lease is a 129-year term expiring in 2141, reported in the PropertyGuru launch review of the development and consistent with Sunway’s own description of the scheme as leasehold.
With more than a century still to run, the lease leaves plenty of room for bank financing. Transfers need state consent, which your lawyer handles as part of the process.
Is Sunway Citrine Residences completed?
Yes. The certificate of completion and compliance was issued on 16 October 2017, and The Edge Malaysia reported in August 2017 that handover of the Citrine Hub serviced residences was set for that October.
It has therefore been standing and occupied for about nine years. You can view the actual unit, the actual lift lobby and the actual facilities deck before you commit to anything.
How many units are there and how tall is the tower?
328 units in one tower of 36 storeys, with floors numbered up to level 36.

What is Citrine Hub, and am I buying part of it?
Citrine Hub is the whole mixed development on the 5.22-acre site: the 328-unit residential tower, a six-storey office block of 168 suites, and a two-storey retail podium of 51 boutique units totalling around 80,000 sq ft with a Jaya Grocer.
You are buying only a unit in the residential tower. The offices and the shops are separate products with separate titles, separate tariffs and separate prices.
How far is Sunway Citrine Residences from Singapore and from the RTS?
Sunway publishes 5 km to the Malaysia–Singapore Second Link via the Coastal Highway Southern Link, 26 km to Jurong Point and 62 km to Changi Airport. This is a Second Link location, which suits people crossing to Tuas and the west of Singapore.
The RTS Link terminus at Bukit Chagar is at the other end of the district, roughly 16 km away in a straight line and further by road, with Sunway putting Johor Bahru city centre at 27 km.
