What the area is. Iskandar Puteri faces Singapore across the Second Link at Tuas rather than the Causeway, and that is the whole logic of the district. The M Macrolink Medini puts Tuas at 8 to 10 minutes and Legoland at 800 m; Verte Medini quotes about 15 minutes to Singapore and 20 to 25 minutes to Johor Bahru city; Riveria Garden at Wawari quotes under 15 minutes to the Gelang Patah checkpoint with frontage on the Iskandar Coastal Highway and direct access to the E3. Elysia Park sits next door to Gleneagles Medini Hospital and two minutes from Mall of Medini. Aurora Resort Villas is directly opposite Marlborough College Malaysia and Raffles American School, with Legoland 2.2 km away. The RTS Link is the wrong end of town: Bukit Chagar is 14 to 15 km from Aurora Sentral and Elysia Park, and KSL Riverhaus and The M do not publish an RTS figure at all.
The rule that only applies here. Medini has its own foreign-ownership treatment, separate from the standard Johor regime, and three of these seven — Elysia Park, The M Macrolink Medini and Verte Medini — sit inside it. Get that exemption confirmed in writing before you rely on it. Verte is a 99-year private lease scheme, not a freehold strata title, whatever the marketing says. Outside Medini, standard Johor rules apply: RM1,000,000 for strata, RM2,000,000 for landed, a 3% or RM30,000 state levy and state consent on a restricted title.
Where it goes against the buyer. The two Riveria Garden phases are landed homes on individual titles priced below the Johor landed floor, so a non-citizen cannot buy them in practice. KSL Riverhaus is almost certainly closed on price as well. The M Macrolink Medini has a tenure dispute that only a title search will settle. Three of the seven — Aurora Resort Villas, Elysia Park and The M — are already completed and occupied, so what you are buying there is resale supply competing with the 9,972 unsold completed serviced apartments recorded across Johor in NAPIC's 1Q2026 count.
