KSL sells through five separately licensed companies. Ask which one signs your SPA.
“KSL” is a brand, not the entity on your sale and purchase agreement. The National Housing Department register records five active developer licences held by KSL-group companies. The one that signs your contract is the one whose licence, permit and track record you should be checking — not the group’s.

Read from teduh.kpkt.gov.my on 3 September 2026. All five are recorded as Aktif. The first four share one registered address, A-3-55 Pusat Komersial Bayu Tasek, Persiaran Southkey 1, Kota Southkey, 80150 Johor Bahru. KSL Properties Sdn Bhd is registered elsewhere.
What this means for Rosewood
The register indexes every scheme by its statutory name, not by a marketing name, and “Rosewood” does not appear under any of the five licences. Under Khoo Soon Lee Realty, the licensee holding the great majority of the group’s Johor phases, the live landed phases sit in Taman Bestari Indah on the Ulu Tiram side, not in Iskandar Puteri. The only Iskandar-side scheme on that licence is Taman Nusa Bestari 2 (Fasa 5), thirteen units on a permit that expired in January 2019.
So one question is worth more than everything else on this page: “Which company signs the SPA, and what is its developer licence and project code?” The permit number, the unit count, the land size, the built-up range, the bumiputera discount and the completion date are all attached to the project code — and all of them are public the moment you have it.

The landed test, and why no price means no answer
A non-citizen buying landed property in Johor faces a RM2,000,000 floor per unit — twice the strata floor — and landed residential purchases are scrutinised more closely at the state-consent stage. Consent is applied for against a specific development with a specific developer licence, so a scheme with no published permit number gives you nothing to apply against.
KSL has not published a price for Rosewood, so there is no verdict I can honestly give you. The only KSL landed price in the public domain is from a different scheme — Pulai Bestari’s double-storey terrace at 22′×70′, published at from RM848,000 — and it is a different project in a different area, not evidence of pricing here.
Ask KSL in writing: what is the price of each house type, what is the land size, and is any unit priced at or above RM2,000,000? The landed rules and the consent process are set out here.

A note on the duplicate entry
KSL’s listing shows “Double Storey Terrace” twice, with no distinguishing detail. I have shown it once because I do not know what the second entry represents.
It may be a simple duplication on the developer’s website. It may equally be two different terrace products — different land widths, or intermediate and corner units — entered without the detail that separates them. The same pattern appears on KSL’s Mutiara Bestari 4 listing, which makes a website formatting habit the more likely of the two, but I am not going to convert “more likely” into a fact on a page people make decisions from.
It is worth asking, because “there are two terrace types” and “there is one terrace type listed twice” lead to different conversations about price and land size.
What is missing
Price, land size, built-up area, facilities, permit number, unit count and completion date. My other project pages quote the APDL number issued under the Housing Development (Control and Licensing) Act 1966, because the permit is where the approved price band is recorded. Here is how to check one once you have it.

Two different names, two different areas
This is the only project in this group where the name itself is in dispute as well as the area.
Iskandar Puteri and Skudai are neighbouring but genuinely distinct areas, and “Alma” is a place name in its own right, so this is not simply a longer version of the same title.
I cannot tell you whether these are the same development described two ways, or two different schemes. What I can tell you is which description is the developer’s own, and that is what this page uses. If someone offers you “Alma Rosewood”, ask them to confirm it against the developer’s own listing before you treat any figure they quote as applying to this project.
KSL has not published a street address, a title reference or coordinates, so this page carries no map and no travel times.
What a search for “Rosewood” returns — and why I am not using it
Searching the National Housing Department register for Rosewood returns one close match: 19931-1, “The Rosewoodz@Bukit Jalil”, 329 units, recorded complete with CCC.
That is a Kuala Lumpur development. This page is about a development in Iskandar Puteri, Johor. Same-sounding name, different state, different developer. It is not this project and it is not going on this page as though it were.
What that does not prove
Not finding this development under “Rosewood” is not evidence that it is unlicensed. Malaysian schemes register under a licensed project company and a statutory taman or building name, and the brand you are shown usually appears nowhere in the record. Elsewhere on this site “Fraser Heights” is in the register verbatim while “BEE” does not appear at all — and BEE is fully permitted.
“I cannot find the marketing name” means I do not have the right search key. Publishing an absence as if it were a finding would be the worst thing this site could do.
The question that settles it in one minute
“Which licensed developer entity and which KPKT project code applies to the unit you are selling me?”
With a code, open teduh.kpkt.gov.my/semakan-status-kemajuan?kodProjek=<code> and read the permit number and expiry, unit count, built-up range, permitted price band, construction progress and status — from a public government source, without anyone’s cooperation. If the code checks out, that is the outcome I would rather you get.
KSL Holdings
KSL Holdings Berhad is a Johor-based developer listed on Bursa Malaysia, long established in Johor Bahru, Skudai, Ulu Tiram and Iskandar Puteri, and one of the larger domestic developers in the state by number of concurrent launches.
The observation that belongs on every KSL page here: KSL’s own project website lists twelve current developments, while one competing agent site lists thirty-three under the KSL name. I do not know the reason for the gap and will not select one and present it as fact. Check the developer’s own site before treating any quoted price as current — and, in this case, before treating a project name as correct.

Questions I actually get asked
Can a foreigner buy at Rosewood?
I cannot tell you, because there is no published price to test against the RM2,000,000 Johor landed floor. Ask for the price list, the land size and the permit number.
Is “Alma Rosewood” the same project?
I do not know, and I am not going to assume it. The developer calls it Rosewood and places it in Iskandar Puteri; an agent site calls it Alma Rosewood and places it in Skudai. Before you accept a price, a land size or a completion date quoted under either name, ask for the developer licence and permit numbers — those identify a development unambiguously in a way marketing names do not.
Why does the developer publish so little for its landed schemes?
I do not know KSL’s reasoning and will not guess at it. What I can observe is the pattern: for its apartment projects KSL publishes layout areas and starting prices, and for several of its landed schemes it publishes only tenure, area and house type. If you are looking at KSL landed, expect to have to ask for figures that would be on the page for a high-rise.
An agent site says Skudai, KSL says Iskandar Puteri. Which is it, and does it change anything?
KSL’s own listing says Iskandar Puteri, so that is what this page follows. The two are neighbours and the boundary is not where marketing maps tend to put it, which is exactly why portal addresses drift toward whichever name is searched more.
It changes two practical things: the local authority that approved the plans and sets your assessment, and the distance you will actually drive. Both are settled by the lot number and mukim on the layout plan, and by nothing else.
The landed floor for a non-citizen is RM2,000,000. Is a foreign purchase realistic here?
On a double-storey terrace in this area, almost certainly not — but the honest answer is that it cannot be verified, because KSL publishes no price. The floor applies per unit at the price in your sale and purchase agreement, and state consent is required on top of it.
Take the direction of that uncertainty seriously. Terraces in Iskandar Puteri clearing RM2,000,000 would be exceptional, so treat a foreign purchase here as unlikely until a price list proves otherwise.
No land size, when KSL publishes it for Ethos and Pulai Bestari. What should I read into that?
Only that it is missing, not that something is wrong. But it is the single most important number on a landed house, and the same developer gives it elsewhere — so it is a fair thing to ask about directly.
Land size sets the price, the quit rent and most of the resale value. Ask for the lot dimensions in feet and the land area in square feet, and take them from the layout plan rather than the brochure.
How does buying here compare with a completed terrace on the subsale market?
The trade is certainty against timing. A completed house can be walked, measured and valued today, its neighbourhood is built out, and its title exists. A scheme with no published permit, unit count or completion date offers none of that yet.
What a new scheme can offer is a developer’s defect liability period and a payment schedule spread over construction. Neither is worth much while the completion date is unpublished, because you cannot price a delay you cannot date.
What must I have in writing before paying a booking fee on a landed scheme?
Five things: the advertising and sale permit number and its expiry, the lot number and mukim, the land area and lot dimensions, the built-up area, and the completion date the developer will commit to.
Without those, a booking fee is money paid against a description. And a booking fee paid before a sale and purchase agreement exists does not carry the Housing Development Act protection most buyers assume it does.
Why is there no price on this page?
Because KSL has not published one. When they do, or when you send me the price list, I will update this page and date the change.
Ask for the permit number, not the project name
For this one the permit number is the only thing that settles which development you are actually being offered. I will chase it and tell you what comes back.
