A completed serviced-apartment tower in Sunway’s Citrine Hub, next to Emerald Lake, 328 units from 626 to 1,528 sq ft. Two things to settle before anything else: it is leasehold, and at least one Sunway page with a near-identical name is a rental listing, not a sales page.

Leasehold to 2141 — and which page you are reading
Citrine sits on leasehold land running to 2141. With more than a century left, financing is not the issue it is for older leaseholds, but it is not freehold, and resale comparisons with freehold towers nearby should allow for that.
The listing is also sold under several names: Citrine Residences, Citrine Hub Residences, Citrine at The Lakeview. A Sunway page titled “Sunway Citrine Residence” (singular) is a rental listing. Make sure a price you see is a sale price for the building you mean.
The storey count is published as 36 by EdgeProp and as a 26-storey block numbered to level 36 by PropertyGuru — typical when floors are skipped in numbering. The block count of units, 328, is consistent.

At Persiaran Medini 3, 79250 Iskandar Puteri, within Sunway City Iskandar Puteri. The distance to Sunway International School is given as 0.3 km on one Sunway page and 2 km on another. Sunway Emerald Residence, Sunway’s landed precinct, is next door.

Sources disagree on the storey count. The National Housing Department register records one 36-storey serviced apartment block of 328 units, completed with its certificate on 16 October 2017.

What the register adds
It settles the height at 36 storeys, the EdgeProp figure. The original band ran up to about RM2.65 million, so the largest units clear Johor’s RM1,000,000 strata floor for foreign buyers; Medini-specific rules may also apply, so take legal advice.
Do not confuse it with Residensi Tasik Citrine, a different Sunway scheme with a similar name.

Is Citrine freehold?
No. It is leasehold, expiring in 2141.
Can a foreigner buy?
Only a unit at RM1,000,000 or more under the general Johor rule, with state consent; Medini has had its own arrangements in the past, so confirm the current position with a lawyer.
Can I still buy from Sunway?
Sunway’s sites still show a from-price. Ask whether they hold unsold units; otherwise it is a subsale.
How tall is it?
Sources give 36 storeys or a 26-storey block numbered to level 36.
