Six reasons people look at Emerald Residence
Completed landed housing that a foreign buyer can legally buy is rare in Johor. This is one of the few places where both halves of that sentence are true at the same time.
Landed, finished, and inspectable
Every one of the 222 houses has been standing since 2018. You can walk the street, look at the neighbours’ upkeep, check whether the drains run and see how the landscaping has matured. None of that exists on a landed launch sold from a scale model.
Semi-Ds clear the foreign-buyer floor
Johor’s general minimum for a foreign purchase of landed property is RM2,000,000, plus state consent. On Sunway’s current pricing, the three-storey semi-Ds sit above that floor — one of the few completed landed options in Johor open to foreign buyers.

Emerald Lake Garden, a 20-acre public open space, is 150 metres away, and PropertyGuru’s review of the scheme put green space at around 40 per cent. Two hundred and twenty-two homes is a small number for a precinct of this size, and it shows on the street.
A school 350 metres away
Sunway International School is 350 m, SJK(C) Cheah Fah 800 m and Marlborough College 11 km, on Sunway’s own figures. For a family that intends to live here rather than let, walking a child to school is the single amenity that changes daily life most.
The township is already built out
Jaya Grocer at Citrine Hub is 700 m, Sunway Boulevard 88 is 450 m, Sunway Big Box Retail Park 1 km and X Park 2 km. These are open and trading, not phase-two promises.

Can a Singaporean or other foreign buyer buy a house at Sunway Emerald Residence?
Yes — the three-storey semi-detached homes are the ones suited to foreign buyers. Johor’s general minimum for a foreign purchase of landed property is RM2,000,000, and on Sunway’s current pricing the semi-Ds sit above that floor. State consent is also required.

Is Sunway Emerald Residence freehold or leasehold?
Leasehold, on a 129-year term expiring in 2141, as reported in the PropertyGuru launch review of the scheme and consistent with Sunway’s own description.
With more than a century left on the lease, there is plenty of room for bank financing. Transfers need state consent, which your lawyer handles as part of the process.
Is Sunway Emerald Residence completed?
Yes. The certificate of completion and compliance was issued on 29 November 2018. The Edge Malaysia had reported in August 2017 that the scheme of 222 units was targeted for completion in the fourth quarter of 2018, so it delivered on the quarter that was reported.
The houses have therefore been standing and occupied for around eight years. You can inspect the actual house, the actual street and the actual clubhouse before committing.
