5 things that actually separate Jelapang Square from the rest of Jelapang
Not a feature list. These are the points I would check first if I were buying a shop here — including the trade-offs.
It is finished and trading
The developer states the shop offices are completed with CCC. Econsave opened its 62nd Malaysian outlet here on 26 February 2017 and Courts its 69th store on 30 March 2017. You are buying something you can walk through, not a render.
A junction, not a back lane
The centre fronts Jalan Jelapang where it meets the Ipoh–Lumut Highway (FT5), the road west to Seri Iskandar, Sitiawan and Lumut. The highway’s own junction list names a signalised “Ipoh Jelapang Square” junction.
Established catchment
The developer cites an existing catchment of about 300,000 people across Jelapang, First Garden, Silibin, Buntong, Meru and Chemor. Ipoh Echo reported 231,000 (2015) and 250,000+ (2017). Treat these as the developer’s estimates, not census counts.
Individual title, no strata charges
Each shop is on its own title, so the developer states no management fee applies. Your holding costs are quit rent, MBI assessment, insurance and your own upkeep.
The trade-off: leasehold, and upper floors
Tenure is 99-year leasehold, and the remaining term is not in the material I have. Upper floors of suburban shops rent for far less than ground floors — ask me for the actual tenancy terms of any unit before you rely on rental income.

A commercial centre is only as good as the traffic its anchors pull in. These are the tenants the developer and local press have named.

The developer publishes two shop types plus corner, end and deep-lot variations. No dimensioned floor plans are in the material I have — I will request them for the exact lot you are considering.
2-storey shop office — ~2,915 sq ft
The workhorse unit: ground-floor shop with one upper floor for office, storage or a separate letting. Typical lots are 22′ × 70′ or 22′ × 75′; corner lots published in the sales plan run to 31′/30′ × 75′ and 22′/48′ × 70′. Corners cost more and carry more signage frontage — whether that is worth it depends on your trade.

Two upper floors make this the better fit for a tuition centre, clinic with offices above, or an owner who lets the upper floors separately. The sales plan also shows deeper 20′-frontage lots (20′ × 125′ and 20′ × 138′, the latter with a stated 5,280 sq ft built-up) and a 32′/41′ × 70′ corner. Honest note: third floors in suburban Ipoh are the hardest space to let.

Jelapang is Ipoh’s north-western suburb, between Meru and Silibin. The centre sits at the north-east end of the Ipoh–Lumut Highway, which is why it catches both local and through traffic.

Advertising and sale permit — Jelapang Square
Malaysian law requires housing advertisements to print permit particulars. Jelapang Square is a commercial development, and the brochure I have prints none. Here is what is and is not on the record.

Foreign buyers: Perak sets a minimum purchase price for foreigners
Perak’s published minimum for foreign purchasers has been RM1,000,000, and state consent is required. Commercial property is generally treated under the same state guideline. Policies change — confirm the current figure with the Perak Land and Mines Office or a conveyancing lawyer before you commit.

About Team Keris Berhad (TKB)
Start with the fact you can check yourself. Team Keris Berhad lists “Jelapang Square” under commercial developments on its own website, teamkeris.com.my, and Ipoh Echo reported TKB as the developer at both the Econsave (2017) and Courts (2017) openings. Its office is TKB Tower, A-G-1, Jalan Sultan Nazrin Shah, Times Square Ipoh.
TKB was formed in 1991 and is led by Group Executive Chairman Datuk Lee Seng Hee. The Edge (2022) lists its Ipoh work as including Bandar Ipoh Raya, Station 18, Ipoh South Precinct, The Castles, Strawberry Fields, Eastside Boulevard, Manor Born and Palazzo @ Ipoh Garden East.
My view: TKB is one of the longest-running Ipoh developers and it tends to seed its commercial centres with national anchors before selling the remaining lots — Jelapang Square follows that pattern. That lowers the risk of an empty centre, but it does not guarantee rent for any particular lot.

Yes. The developer states the shop offices are completed with a Certificate of Completion and Compliance (CCC) and ready for immediate use. Econsave and Courts have traded there since early 2017.
Is Jelapang Square freehold or leasehold?
It is 99-year leasehold, according to the developer’s FAQ. The remaining term is not stated in the material I have — I will get it from the title before you book.
What are the shop sizes?
Built-up is about 2,915 sq ft for a 2-storey shop and about 4,455 sq ft for a 3-storey shop, on lots mostly 22′ × 70′. Deeper and corner lots are larger, up to a stated 5,280 sq ft built-up on a 20′ × 138′ lot.
Is there a management or maintenance fee?
No. Each shop has an individual title, so the developer states no management fee applies. You still pay quit rent and MBI assessment every year; I can send you the developer’s current estimates.
Where exactly is it?
At Pusat Komersial Jelapang on Jalan Jelapang, 30020 Ipoh, at the junction with the Ipoh–Lumut Highway (FT5). It is roughly 8 km by road from Ipoh Old Town.
Who are the main tenants?
Econsave is the anchor, with Starbucks (drive-through), KFC, OldTown White Coffee, Courts and MR DIY named by the developer. Tenants can change; I will confirm what is trading before you view.
Can foreigners or Singaporeans buy a shop here?
Yes, subject to Perak state consent and the state’s minimum price for foreign buyers, which has been RM1,000,000. Many individual shops here will fall below that, so confirm eligibility with a lawyer before you commit.
Is there a defect liability period on a completed shop?
The developer states a 6-month defect liability period from the date of vacant possession. Inspect the unit carefully and list defects in writing within that window.
What loan margin can I get for a shop office?
Commercial property loans are usually assessed more strictly than homes; many banks lend up to about 80–90% depending on your profile and the valuation. Get a bank’s written in-principle approval before paying beyond the booking stage.
Is any unit already tenanted?
The developer has marketed some units with existing tenancies. Ask me for the tenancy agreement, remaining term and deposit held before you treat any rent as income.
How do I view or book?

Most of these are on paper somewhere — the developer just does not print them in a brochure. I will ask for all of them on your behalf.
- A copy of the individual title (tenure, remaining lease term, restrictions in interest, category of land use)
- The approved building plan and CCC reference for the lot
- Current quit rent and MBI assessment bills
- For tenanted units: the tenancy agreement, remaining term and deposit held
- MBI’s permitted uses for the lot if you plan a workshop, clinic or F&B
- The developer’s current price list and availability, in writing
