Six things about Ideal Business Hub worth knowing before you enquire
Four are reasons a business owner would shortlist it. Two are things to settle before you commit. Each comes from the developer’s own project page or from named newspaper reports.
Freehold industrial title
The developer describes every unit as freehold, and EdgeProp’s launch report calls the whole 28-acre parcel freehold. Much industrial land in Penang is leasehold, so a freehold factory is easier to finance, to pass on and to sell. The developer also states that no state consent is needed for a sub-sale or sub-letting; have your solicitor confirm that on the title.
You sit beside the factories you supply
The hub is Parcel 2 of the 880-acre Penang Technology Park @ Bertam. EdgeProp reported in February 2026 that INV New Material Technology’s battery-separator plant was already operating there, with SuperSiC Malaysia and Trensor Electronics also named, and in July 2026 that over 60% of the park’s industrial land had been taken up.
Built as working factories, in three sizes
The developer’s specification gives 1.5 ton/m² loading on the ground floor, a steel-structure production area with a concrete office block, and 200 or 300 amp three-phase power depending on type. EdgeProp’s launch report adds a 9.15 m ceiling height with a clear-span layout, and The Vibes a dedicated loading bay for each unit.
The park’s infrastructure is finished
EdgeProp reported in July 2026 that all infrastructure works in the park were complete: the access road upgraded to a four-lane dual carriageway, 100 ft internal roads, water and power, 5G, natural gas pipelines and 24-hour CCTV. The developer describes the hub itself as a guarded light-industry park.
No government register to lean on
Housing projects are tracked on the public housing register with a permit, a progress percentage and a standard agreement. Factories are not, and I found nothing filed under this name. Your protection is the sale and purchase agreement itself, so the delivery date, late-delivery damages and defect period need to be read line by line.
Several basics are not published
The developer does not publish the land area of each plot, the current construction status or the monthly charges for the guarded park. The first floor is rated at 0.25 ton/m², which suits an office, not storage. I will get each of these in writing before you decide.

Pick your factory type

Bungalow Factory
The stand-alone type and the one with the widest size range: the developer’s page lists built-up areas from 3,800 to 10,470 sq ft. It is also the only type given a 300 amp three-phase supply, so it is the one to look at first if your process runs heavier machinery or you want your own compound on all four sides. The numbered site plan in the developer’s brochure shows six bungalow plots among the 88 units (B01 to B06, with B03A in place of B04), at the corners and along the outer boundary of the scheme.

Semi-Detached Factory
The middle of the range. The developer prints 42 ft × 90 ft against this type and built-up areas from 4,830 to 6,258 sq ft, with a 200 amp three-phase supply. One shared wall, three open sides: enough room for a production floor with an office in front, without paying for the land a detached unit needs. The brochure’s numbered site plan shows 42 semi-detached units. Ask me which plots carry the larger built-up figure.

Semi-D Cluster Factory
The smallest and simplest type: the developer prints 40 ft × 75 ft and a single built-up figure of 4,000 sq ft, with a 200 amp three-phase supply. A cluster unit shares walls on two sides, so think of it as a compact warehouse, packing or trading base with an office, not as a heavy production plant. It is the type most small suppliers to the park’s larger factories will start with. The brochure’s numbered site plan shows 40 cluster units, in two back-to-back rows in the middle of the scheme.

Bertam, in the north of Seberang Perai on the Penang mainland — inside Penang Technology Park @ Bertam on Jalan Tun Hamdan Sheikh Tahir, 6.0 km in a straight line from the Bertam toll plaza on the North-South Expressway and 6.7 km from the Tasek Gelugor KTM station.

About Ideal Property Group
Ideal Property Group is a Penang developer and the developer of Penang Technology Park @ Bertam, the 880-acre industrial park this hub belongs to. Its project page for Ideal Business Hub names Lestari Duta Sdn Bhd as the company behind the scheme.
The park is the group’s industrial project. EdgeProp’s reports through 2026 describe freehold industrial plots for sale, built-to-lease facilities and commercial components, with enquiries from semiconductor, electrical and electronics, automotive and energy-storage companies. Ideal Business Hub is the ready-built part of that plan, aimed at smaller firms that want a finished unit instead of a plot.
At the launch the group said the hub was designed to create a complete business ecosystem around the park’s large manufacturers, with units for warehousing, packaging, processing, logistics and light production. Its page also lists showrooms as a suitable use.
One honest caveat. Everything on this page about completion comes from statements made at the 2024 launch. I have not seen a certificate of completion for the units, and an industrial scheme has no public progress record the way a housing project does. Before you pay anything, ask for the construction status, the expected handover date and the title position in writing.

Can a foreigner or a foreign company buy at Ideal Business Hub?
This is industrial property, and the rules are not the same as for homes. A purchase by a foreign individual or a foreign-controlled company needs state consent, and the conditions depend on how the buying company is structured and what it will do on the land.
I do not apply the residential thresholds or the residential stamp duty rules here. Tell me the shareholding of your company and your intended use, and I will confirm the position with the developer and a solicitor before you go further.
When will Ideal Business Hub be completed?
At the October 2024 launch the developer said construction would begin in November 2024 with completion targeted for 2026. EdgeProp reported in July 2026 that the park’s infrastructure was fully completed.
I have not seen a completion certificate for the 88 units, and there is no government progress record for an industrial scheme. Ask me for the current status and I will get it from the developer in writing.
Which factory type should I choose?
Start with power and floor area. Only the bungalow factory has a 300 amp three-phase supply; the semi-detached and cluster types have 200 amp. If you need more than about 6,000 sq ft under one roof, only the larger bungalow units reach that.
Then check loading: the ground floor is rated at 1.5 ton/m² but the first floor only 0.25 ton/m², so plan racking and machinery for the ground level. For a trading, packing or small warehousing base, the 4,000 sq ft cluster unit is the simplest.
What is the price and what are the monthly charges?
There is no public price information I will quote. An industrial scheme is not on the housing register, so there is no government permit band, and I do not repeat figures from property portals.
The developer has not published the maintenance or security charges for the guarded park either. Message me and I will send the current price list, the available units and the charges in writing.
How does Ideal Business Hub differ from buying a plot in Penang Technology Park @ Bertam?
Same park, same developer, different product. The park sells freehold industrial land and provides built-to-lease facilities for manufacturers that design their own plants; EdgeProp’s reports name tenants on sites as large as 66 acres.

Is Bertam practical for staff, and can I rent the unit out?
For staff: in a straight line Sunshine Bertam Shopping Mall is 5.5 km away, Lotus’s Bertam Perdana 6.1 km, Kepala Batas Hospital 7.0 km and SJK(C) Pei Yu 7.6 km. The developer says there are more than 500,000 people within a 15 km radius and that worker dormitories are provided in the park.
For renting: I do not quote rental figures. The developer states that sub-letting needs no state consent on this freehold title, but the tenant’s use still has to fit the light-industrial zoning and the park’s rules. Ask me before you buy with a tenant in mind.
