Six things about Bertam Signature worth knowing early
Four are reasons to shortlist it. Two are questions to settle before you do. All six come from the developer’s own brochure and floor plans.
Freehold industrial land
The brochure cover and the fact sheet both state freehold. For a factory you intend to hold for decades, or pass on, a permanent title keeps the land value — usually most of what an industrial lot is worth — from eroding as a lease runs down.
You buy land, not just a shed
Even the smallest lot, Type A, sits on about 12,034 sq ft against a 4,263 sq ft building. The developer describes the back of each lot as ample land for a wide range of business — space for parking, open storage or a later extension, subject to council approval.
A real warehouse specification
About 35 ft ceiling height, floor loading of 1 tonne per square metre, a side roller shutter of about 20 ft by 16 ft and a 200 amp three-phase initial supply. The brochure also shows an expandable mezzanine floor.
North mainland, beside the growth belt
Measured straight-line from the site: 3.3 km to Penang Technology Park @ Bertam, 4.3 km to KTM Tasek Gelugor and 7.6 km to the Bertam toll plaza on the North-South Expressway.
Phase 1 of 5 — the rest is still to come
Phase 1 is 74 lots on the western edge of a 116-acre scheme. Phases 2 to 5 are marked ‘future development’. That means years of construction traffic nearby, and a neighbourhood whose final mix you cannot see yet.
No completion date published yet
The developer’s material gives no delivery date, and because this is industrial land there is no housing-register record to read one from. Get the completion period in writing in your sale and purchase agreement.

Type A
A long, narrow box of about 30 ft by 144 ft on a lot of about 56 ft by 213 ft — two-storey office at the front, full-height warehouse behind, and a deep yard. It makes up 62 of the 74 Phase 1 lots, so there is real choice of position.

Type C
A 49 ft by 100 ft building — wider frontage and a squarer floor than Type A, easier for racking and forklift turning — on a lot of about 78 ft by 185 ft. Only 8 lots in Phase 1.

Type D
The same 4,924 sq ft building as Type C, set on a lot of about 127 ft by 265 ft — roughly 33,807 sq ft, nearly three times Type A’s land. For open storage, truck turning or a later extension. Only 4 lots.

Later phases
The developer’s layout plan shows four more phases across the rest of the 116-acre site, with a second entrance and a bungalow-lot type (Type B) that is not part of Phase 1. Lot counts and timing for these phases have not been published.

About GSD Land

Bertam Signature is developed by Pavilion Everise Sdn Bhd (1073290-K), part of the GSD group, whose sales gallery is in Bayan Lepas. GSD, founded in 2010, builds on both sides of the channel: G’Vinton and Summerton on the island, and Sunrich, D’Halona Place, D’Aleena and Taman Ara Damai on the mainland.
The same licensed company has already delivered housing next door. The national housing register lists four D’Halona Place / Taman Sepadu Jaya phases under Pavilion Everise’s licence, all recorded as completed with certificates of completion and compliance — the most recent in October 2025.
The closer reference for a factory buyer is Alma Signature in Bukit Mertajam, GSD’s earlier light industrial scheme. The developer’s material shows Phase 1 completed in 2022, Phase 2 in 2024 and Phase 3 in 2026 — photographs of the finished units are below. Bertam Signature uses the same ‘Signature’ formula on a larger, 116-acre site.
One honest note: industrial projects are not covered by the Housing Development Act, so there is no KPKT permit, no statutory delivery schedule and no progress figure on a government register to check. Your protection is the sale and purchase agreement itself — read the completion and late-delivery clauses carefully.

Can a foreigner or foreign company buy a factory at Bertam Signature?
Possibly — industrial property follows different rules from homes. Penang’s guideline for foreign acquisition sets a separate minimum for industrial property, reported by Penang lawyers as RM1 million on the mainland, and every purchase needs state consent under the National Land Code.
The mainland residential floors (RM500,000 strata for a foreign individual, RM1 million landed) and the 8% stamp duty for non-citizens buying homes do not apply to industrial property. Ask me before you commit and I will get the current position confirmed by a Penang conveyancing lawyer.
What ceiling height, floor loading and power does each unit have?
About 35 ft ceiling height, floor loading of 1 tonne per square metre and a 200 amp three-phase initial power supply, per the developer’s brochure.
Loading is through a side roller shutter of about 20 ft wide by 16 ft high. If your operation needs more power or a heavier slab, raise it before signing, not after handover.
When will Bertam Signature Phase 1 be completed?
The developer has not published a completion date. Because industrial projects are not under the Housing Development Act, there is no register timetable to read one from either.
What is visible: the site has been cleared, per the developer’s aerial photograph, and GSD’s Alma Signature scheme in Bukit Mertajam delivered three phases between 2022 and 2026. Insist on a written completion period in the agreement.
Should I choose Type A, C or D?
Type A suits most small operators: the lowest land cost of the three, and 62 lots to choose from, so you can pick position.
Types C and D have a wider 49 ft building of the same 4,924 sq ft. Choose C for a squarer floor and more frontage; choose D, with only 4 lots and about 33,807 sq ft of land, if outdoor storage, truck turning or a future extension matters more than the building itself.
What is the price of Bertam Signature?
