Six things about Taman Ara Damai worth knowing before you enquire
Four are reasons a mainland buyer would shortlist it. Two are things to settle first. All six come from GSD Land’s own material or the government register.
Freehold land under a single-storey house
The developer’s website and its filed advertisement both state ‘hak milik kekal’ — freehold. With a terrace lot of about 20 by 70 feet, a good share of what you buy is land, not just a building, and there is no lease counting down.
The first 570 homes are nearly finished
The register puts the first permit at 92.50% built and ‘lancar’ (on track), with 559 of its 570 homes already marked sold. You can walk real streets of completed shells and judge workmanship, drainage and road widths before choosing a lot in the later release.
Everything on one floor
Every home here is single-storey — no stairs for grandparents or toddlers. The developer describes high ceilings and large windows for ventilation and daylight, and the register records three bedrooms and two bathrooms for almost every unit.
Between the Penang mainland and Kulim
Straight-line, the centre point of Kulim Hi-Tech Park is 5.8 km east, Lunas town is 2.8 km, and Tasek Gelugor KTM station is 4.6 km. The developer places the site on Jalan Tasek Gelugor – Ara Kuda, reached by the Butterworth–Kulim Expressway.
Foreigners are mostly shut out, and many lots are Bumiputera quota
The mainland floor for a non-citizen buying landed property is RM1,000,000. The whole band of the first permit is below it; in the second permit only homes whose SPA price reaches the floor could qualify. The register also flags 294 of the 1,104 lots as Bumiputera quota, which are closed to foreigners and restricted for other buyers.
The paperwork does not fully agree yet
The register counts 290 homes in the second permit’s first terrace component, while the filed advertisement prints 200 Jenis A. The first permit expires on 3 November 2026. And the developer does not publish monthly charges, or say whether the scheme is gated. Get these in writing before you sign.

Pick your house type

Type A terrace
A single-storey terrace on a lot of about 20 by 70 feet. The first permit carries 188 Type A homes, recorded on the register at 96 sq m with three bedrooms and two bathrooms; 185 of them are already marked sold. The second permit adds a further terrace component at 84 sq m, which the filed advertisement calls Jenis A — the register counts 290 homes in it, the advertisement prints 200, so ask me which lots are actually in the current release.

Type B / C terrace
Types B and C share one published floor plan and the same lot of about 20 by 70 feet. The first permit holds 341 Type B and 41 Type C homes — 382 in all — at 96 sq m on the register; the developer’s website runs a virtual tour of this layout. The second permit adds 204 Type B homes at 84 sq m, 142 of them already marked sold. The register lists Type B in the first permit with two or three bedrooms and two or three bathrooms, so confirm the room count of the exact lot.
Semi-detached
The only semi-detached homes in the scheme so far: 40 single-storey houses on lots of about 32 by 82 feet, with a building footprint of about 24 by 50 feet on the filed advertisement and 111 sq m on the register. Three bedrooms, two bathrooms. On 2 October 2026 the register shows none of the 40 sold and construction at 0.00%, so this is the part of Taman Ara Damai where you are buying furthest ahead of the building.

No images from the developer’s marketing are reproduced here. A render is drawn to sell. It is not something the developer is contractually bound to build, and there is nothing in it you can check against a document.
Ask for these three in writing instead: the approved building plan, the unit layout with its stated built-up area, and the specification schedule attached to the sale and purchase agreement. Those bind the developer. A render does not.

570 + 534 homes — and where the documents differ
The first permit (30673-1) lists 188, 341 and 41 single-storey terraces. That matches the developer’s website exactly: 188 Type A, 382 Type B / C (184 Type B and 41 Type C in Phase 2, plus 157 homes in Phase 7). On 2 October 2026 the register marks 559 of the 570 as sold. The second permit (30673-2) lists 290 and 204 terraces and 40 semi-detached homes, with 310 of the 534 marked sold. The advertisement filed with it prints 200 Jenis A, 204 Jenis B and 40 semi-detached — 90 fewer than the register’s first component — and its heading reads ‘Fasa 2’, a label the website uses for the first permit. I go by the register and name homes by permit; ask the developer to confirm the lot count through me. The 77 shop offices are not part of these two housing records.
What the permit bands tell you — and where foreigners stand
First permit: RM414,000 to RM678,000 (Type A), RM414,000 to RM773,000 (Type B) and RM398,000 to RM633,000 (Type C). Second permit: RM400,900 to RM825,000 and RM436,000 to RM1,168,000 for the two terrace components, and RM579,500 to RM1,843,950 for the semi-detached homes. These are the bands on the advertising permits, not the price of any unit. Seberang Perai’s floor for a non-citizen buying landed property is RM1,000,000, so the first permit is closed to foreigners outright; in the second, only a home whose SPA price reaches RM1,000,000 can be considered, with state consent. The register flags 160 lots in the first permit and 134 in the second as Bumiputera quota.
Schedule G, 24 months, no extension on record
Both permits use the Schedule G sale and purchase agreement for landed property, with the standard 24-month delivery period and no approved extension recorded. The first agreement under the first permit is dated 2 December 2024, which puts vacant possession by 2 December 2026; under the second permit it is dated 1 July 2026, giving 1 July 2028. Your own deadline runs 24 months from your own agreement.
92.50% built, but no certificate yet — and a permit about to lapse
The latest return reports all three components of the first permit at 92.50% and ‘lancar’ (on track); the second permit’s components stand at 31.29%, 40.32% and 0.00%. No certificate of completion and compliance or vacant possession is recorded for either. The first permit’s validity ends on 3 November 2026 and no renewal is shown on the register yet — with 11 homes still unsold under it, that is something to confirm before you commit to one of them.
About GSD Land
GSD Land is a Penang developer whose website lists projects on both sides of the channel — Summerton Bayan Indah, Sierra Residences, Gardens Ville, Skycube Residence, G’Vinton, D’Hazelton, D’Starlingtton and D’Halona Place among them — with D’Aleena, Bertam Signature and Taman Ara Damai on the mainland’s northern side.
For Taman Ara Damai the licence is held by Qualified Management Consortium Sdn Bhd (company no. 1124430-T). Its sales gallery is at No. 1, Jalan Desa Ara, Taman Desa Ara, 13300 Tasek Gelugor. The developer’s website divides the scheme into numbered phases: Phase 2 with 413 homes, Phase 3 with 77 two-storey shop offices and Phase 7 with 157 homes, with the remaining phases shown on the site plan as still to come.
The developer presents it as a tropical-living concept: a modern façade, a large yard, high ceilings and big windows, aimed at first-time buyers and families wanting a permanent home. The building plans were approved by Majlis Bandaraya Seberang Perai, according to the fine print on its website.
One honest note on track record: the register shows no completed project under this licensee yet — its two records are both Taman Ara Damai, and neither has a certificate of completion. The first 570 homes are 92.50% built against a contractual delivery date of 2 December 2026 under the earliest agreement, so the next few months will show whether the handover arrives on schedule. GSD Land’s record elsewhere is under other licensee companies and should be judged project by project.

How many homes are there at Taman Ara Damai?
1,104 on the government register on 2 October 2026: 570 single-storey terraces under the first permit, and 494 single-storey terraces plus 40 semi-detached homes under the second.
The developer’s website also lists 77 two-storey shop offices as Phase 3 and shows further phases as upcoming, so the finished scheme on its roughly 62 acres will be larger than what is licensed for sale today.
Is Taman Ara Damai freehold?
Yes, according to the developer: its website states ‘Freehold’ and its fine print reads ‘hak milik kekal’. The advertisement filed with the housing register says the same.
The register lists the lots under a Geran title on Lot 1640. Your solicitor’s title search before signing will confirm the tenure, any charge on the land and any restriction on the individual lot — including whether it is a Bumiputera-quota lot.
What are the lot sizes and built-up areas at Taman Ara Damai?
Terrace lots are about 20 by 70 feet and semi-detached lots about 32 by 82 feet, per the developer. The register records floor areas of 96 sq m (about 1,033 sq ft) for the first permit’s terraces, 84 sq m (about 904 sq ft) for the second permit’s terraces and 111 sq m (about 1,195 sq ft) for the semi-detached homes.
The filed advertisement gives the building footprint as about 20 by 45 feet for the second permit’s terraces and about 24 by 50 feet for the semi-detached homes. Corner and end lots carry extra land; I can send the lot plan with the land area of each one.
Can foreigners buy at Taman Ara Damai?
Mostly no. On the Penang mainland a non-citizen may only buy landed property at RM1,000,000 or above, with state consent, a 3% state levy on approval and no resale for three years. Every home in the first permit is below that floor.
In the second permit the bands for one terrace component and for the semi-detached homes reach above RM1,000,000, so eligibility is decided unit by unit at the SPA price — and Bumiputera-quota lots are excluded. Non-citizens also pay a flat 8% stamp duty on residential transfers since 1 January 2026.
When will Taman Ara Damai be completed?
The developer’s website gives November 2026 for the first permit’s 570 homes, which the register shows at 92.50% built and on track. The advertisement for the second permit gives January 2028; its components are at 31.29%, 40.32% and 0.00%.
Contractually, delivery is 24 months from your own sale and purchase agreement under Schedule G. For the earliest buyers that falls on 2 December 2026 (first permit) and 1 July 2028 (second permit).
Which house type or permit should I choose?
If you want to see before you buy, look at what is left in the first permit: 11 of 570 homes were still unsold on the register, the houses are 92.50% built and the floor area is the larger 96 sq m. Check the permit renewal first, as it runs to 3 November 2026.
If you want choice of position, the second permit has 224 unsold homes, including all 40 semi-detached. The terraces there are smaller at 84 sq m; the semi-detached homes give a 32-foot-wide lot but construction had not started on the register’s latest return. Ask me for the lot plan to see corners, ends and which lots back onto the main road.
What is the price, and are there monthly fees?
The only price information I publish is the government permit band — for example RM414,000 to RM678,000 for Type A in the first permit and RM579,500 to RM1,843,950 for the semi-detached homes. That is the band on the advertising permit, not the price of any unit. I will not repeat figures from property portals.
The developer has not published any monthly charge, nor said whether the scheme is gated and guarded. Message me for the current price list and I will ask the developer about charges in writing.
How does Taman Ara Damai compare with Setia Fontaines in Bertam?
Setia Fontaines is 8.2 km to the north-west in a straight line and far bigger: a 1,691-acre freehold township by S P Setia with 2,463 homes on the register, whose current single-storey terrace, Setia Suria, is 1,189 sq ft. Taman Ara Damai is about 62 acres with single-storey terraces of about 904 to 1,033 sq ft.
In short: Setia Fontaines for a master-planned township with a lake and park and a wider range of house types; Taman Ara Damai for a smaller, simpler scheme facing Kulim rather than Kepala Batas. I can send both side by side.
Is Tasek Gelugor practical for daily life or for renting out?
For daily life: SJK(C) Lee Chee is 4.6 km away in a straight line, SMK Tasek Gelugor 4.8 km, the government health clinic 5.1 km and the KTM station 4.6 km. Larger hospitals and malls are in Bukit Mertajam and Seberang Jaya — KPJ Penang Specialist Hospital 11.8 km and Sunway Carnival Mall 13.4 km. You will need a car.
For letting, the natural tenant works in Kulim Hi-Tech Park, whose centre point is 5.8 km away, or in the mainland’s own industrial areas. I do not quote rental figures, because none are published by the developer or the register; ask me what comparable single-storey terraces in Tasek Gelugor and Lunas are actually letting for before you count on it.

It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
