Six things about D’Aleena worth knowing early
Four are reasons to look. Two are limits to accept before you do. Every figure comes from the developer’s brochure and fact sheet or the government register.
A landed house with no stairs
All 1,009 homes are single-storey: three bedrooms and two bathrooms on one level, with a car porch in front. For young families, parents moving in with you or anyone planning to age in place, that is the whole point.
Freehold, on one of the largest schemes in the district
The brochure states freehold tenure on about 81 acres. One register code covers all 1,009 houses, so the whole estate was built under one developer’s licence and one construction contract timetable.
It is finished, not a promise
The register records every component at 100% built, with the certificate of completion and compliance (CCC) and vacant possession dated 24 August 2026. You can walk the actual street and open the actual house before you commit.
Parks inside the estate
The developer’s facilities list includes a playground, outdoor gym, reflexology track, children’s bicycle track, a football field and a multipurpose hall, with a green spine running through the middle of the site plan.
This is car country
The nearest shopping mall, Sunshine Bertam, is 5.0 km straight-line and KOMTAR in George Town is 20.9 km. There is no rail here. Budget for a car per working adult.
Citizens only, in practice
In Seberang Perai, Penang’s minimum price for a non-citizen buying landed property is RM1 million. The highest band on this permit stops at RM852,000, and part of the scheme is Bumiputera quota. D’Aleena is a Malaysian owner-occupier market.

Type A
Nearly two-thirds of the scheme is Type A. It is 93 sqm (1,001 sq ft) of single-storey living on a lot of about 20 ft by 70 ft: three bedrooms, two bathrooms, a kitchen with utility room and back yard, and a car porch deep enough for two cars. Its register component alone is 620 units.

Type B
Type B keeps the same lot and almost the same area — 92.68 sqm (998 sq ft) — but the plan moves the kitchen forward to open onto a larger dining space, with the three bedrooms lined up along one side. It is the choice for households that live around the dining table.

Type C
Only 58 houses are Type C, 93.10 sqm (1,002 sq ft). The drawing places the second bedroom and the master bedroom back to back in the middle of the house, with the living room at the front and a separate dining area — a quieter bedroom core, and the smallest supply of the three types.

620 + 331 + 58 = 1,009 — the same split as the brochure
The three register components match Types A, B and C exactly, and the total matches the ‘1,009 units’ on the developer’s site plan. The register gives 93 sqm, three bedrooms and two bathrooms throughout, in line with the fact sheet’s 92.68 to 93.10 sqm. The register coordinates sit on Jalan Kubang Menerong, where the location map places the project.
What the permit price band tells you — and what it doesn’t
The permit records a band for each component: RM426,000 to RM852,000 (620 units), RM426,000 to RM772,000 (331 units) and RM426,000 to RM672,000 (58 units). That is the band on the advertising permit, not the price of any unit. It does settle one question: Penang’s floor for non-citizens buying landed property in Seberang Perai is RM1,000,000, so no house here qualifies for a foreign buyer.
Schedule G, 24 months, no extension
The sale and purchase agreements are Schedule G (landed), with a 24-month delivery period and no extension recorded. The first SPA was signed on 20 July 2024, so its vacant possession fell due on 20 July 2026; the register records CCC and vacant possession on 24 August 2026. If you are buying from an original purchaser, ask your solicitor to check that SPA’s delivery date.
100% built, and the permit was renewed
All three components are reported at 100% and ‘Siap Dengan CCC’ (completed with CCC). The first permit expired on 6 June 2026 and a renewed permit, 30627-1/06-2027/0557(R)-(L), runs to 6 June 2027 — which is how a completed scheme keeps selling its remaining houses legally.
About GSD Land
GSD Land is a Penang developer whose own website dates its corporate identity, GSD Land (M) Sdn Bhd, to at least 2015. It builds on both sides of the channel: on the island, projects such as Summerton Bayan Indah, Sierra Residences, Gardens Ville, Skycube Residence, D’Tiara, D’Hazelton and G’Vinton; on the mainland, Sunrich, Alma Signature, D’Halona Place, Bertam Signature, D’Aleena and Taman Ara Damai.
D’Aleena is developed through Maple Meadow Sdn Bhd, a single-project company — the register shows this is its only project. That is common practice in Malaysia: the land and the licence sit in one company per scheme, while the group supplies the team and the brand.
In the group’s portfolio, D’Aleena is the volume landed product: over a thousand identical-footprint single-storey homes on freehold land in North Seberang Perai, on the same side of Tasek Gelugor as the group’s earlier D’Halona Place scheme at Taman Sepadu Jaya.
One honest note on the numbers: the brochure and fact sheet give the land as about 81 acres, while the developer’s current website says about 50 acres. The larger figure appears on the site plan that also shows future development parcels, so the difference may simply be what each document counts. Ask for the title search if the land area matters to you.

Which type should I choose — A, B or C?
Pick by plan, not by size: the three types are within 4 sq ft of each other. Type A is the standard layout with a separate utility room. Type B opens the kitchen into a bigger dining area. Type C puts the two main bedrooms back to back in the middle of the house.
Then pick the lot. Houses facing the central park and football field, and end lots, are the ones that usually hold value best in a large estate. Tell me what matters to you and I will shortlist lots.
What is the price and what are the running costs?
The only public price information is the band on the government permit, set out above — it is the band on the advertising permit, not the price of any unit.

How does D’Aleena compare with Taman Bertam Sentosa?
Taman Bertam Sentosa, 4.0 km straight-line to the north-west, is a register-listed scheme of 107 two-storey terraces (74 sqm, four bedrooms, three bathrooms) that the register shows still under construction.
D’Aleena is the opposite trade: a single storey, three bedrooms, a larger footprint of about 93 sqm, and it is already completed with CCC. If stairs are a problem or you need the keys this year, D’Aleena wins.

It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
