Six things about Maldives Residences worth knowing before you enquire
Four are reasons a Penang family would shortlist it. Two are things to weigh first. All six come from Ideal Property Group’s own page and filed advertisement, a feature in The Star, or the government register.
Freehold in the airport belt
Ideal Property Group’s project page states the tenure as freehold, and The Star’s feature of 31 January 2023 says the same. For a three-bedroom home 1.2 km in a straight line from Penang International Airport, a title with no lease running down is worth having when you come to sell or refinance.
A Chinese secondary school 296 m away
The Star’s feature describes the site as beside SJKC Heng Ee and SMJK Heng Ee Cawangan Baru. My own measurement from the registered coordinates puts the SMJK Heng Ee branch on Jalan Sungai Tiram 1 at 296 m in a straight line. For families who want Chinese-medium schooling, that is the strongest single argument for this address.
The same licensee has already finished the tower next door
Havana Beach Residences, 203 m away, is filed under the same company, Solaris Prestasi Sdn. Bhd. The register shows its 1,342 units completed with the certificate of completion and compliance dated 16 October 2024 and no extension of time recorded. You can walk through it today to judge workmanship and how a large Ideal development is run.
A facilities deck built around water
The developer lists an infinity pool, the Maldives Beach Club, a jacuzzi, a water slide deck, a kids’ pool, cabanas, a beach stage, a gym, a yoga deck, a jogging track and a camping zone. The Star’s feature adds a lagoon-style pool with overwater cabanas and water swings. It is a resort theme carried through, not a pool and a hall.
The delivery period is now 54 months
The register records an approved 18-month extension on top of the standard 36 months under Schedule H. Under the first agreement, dated 1 April 2024, the latest delivery date moved from 1 April 2027 to 1 October 2028. Malaysians only, too: the whole permit band is below the island’s floor for non-citizens.
Large, dense and under the flight path
This is 1,665 homes on one site, with 15 homes on a typical floor of Towers B1 and B2; ask about lifts per tower and car park allocation. The airport terminal is 1.2 km away, so aircraft noise is part of daily life. Every layout on the developer’s filed advertisement is 850 sq ft, so check the room sizes on the drawings below. I will get the charges and the car park allocation for you in writing.

Tower B1
Forty residential floors from Level 7 to Level 46. Thirty-five of them carry 15 homes; Levels 23, 23A, 43A, 45 and 46 carry 11 to 14. The register lists three bedrooms and two bathrooms, a permit band of RM498,000 to RM550,000, and 37.53% built. On the day I read it, 422 units were sold and 163 were not. The developer’s page showed the structure at the 37th floor.
Tower B2
The twin of B1: 40 residential floors from Level 7 to Level 46, 15 homes on a typical floor. The register lists three bedrooms with two or three bathrooms — the only tower where a three-bathroom layout appears — a permit band of RM498,000 to RM550,000, and 39.39% built. 348 units were sold and 237 were not when I read it. The developer’s page showed the structure at the 42nd floor.
Tower C
Twenty-eight residential floors from Level 7 to Level 33A, with nine homes on every floor — a much quieter corridor than the twin towers. The register lists three bedrooms and two bathrooms, a permit band of RM460,000 to RM580,000, and 36.83% built; 187 units were sold and 65 were not, and one unit is marked as Bumiputera quota. The developer’s page showed the structure at the 27th floor.
Tower A
Twenty-seven residential floors from Level 7 to Level 33, nine homes on each. The register lists three bedrooms and two bathrooms and the lowest permit band of the four towers, RM300,000 to RM490,000, with 33.60% built. 119 units were sold and 124 were not when I read it. The developer’s page showed the structure at the 23rd floor. Ask me whether any eligibility conditions attach to the lower-band units.

The housing developer’s licence is held by Solaris Prestasi Sdn. Bhd. (19537), the company Ideal Property Group uses for its Sungai Tiram sites; the same licence covers Sunsuri Residences (19537-2) and Havana Beach Residences (19537-3). Maldives Residences appears twice: an earlier filing, 19537-1, for 1,665 units in three 21-storey components is marked ‘Permit Telah Dibatalkan’ (permit cancelled) with no construction recorded, and the live project is 19537-4, shown below.

1,665 units: 585 + 585 + 252 + 243
The register files four components, all flats / condominium with three bedrooms. Its unit list labels them B1 and B2 (585 homes each, Levels 7 to 46), C (252 homes, Levels 7 to 33A) and A (243 homes, Levels 7 to 33) — the same four towers and storey counts shown on the developer’s page. On the day I read it, 1,076 units were recorded as sold and 589 as not yet sold: B1 163 unsold, B2 237, C 65 and A 124.
What the permit bands tell you — and why foreigners are out
The advertising permit records RM498,000 to RM550,000 for each of the two 46-storey towers, RM460,000 to RM580,000 for Tower C and RM300,000 to RM490,000 for Tower A. That is the band on the advertising permit, not the price of any unit. Penang Island’s floor for a non-citizen buying strata property is RM1,000,000, so every band is below it and the project is not open to foreign buyers. If state eligibility rules apply to the lower-band homes in Tower A, they will be in the sale documents, and I will check them for you.
Schedule H — 36 months, extended by 18
The sale and purchase agreement is Schedule H (strata). The original delivery period is 36 months, and the register records an approved extension of 18 months, making 54. The first agreement is dated 1 April 2024, so the latest delivery date under it is 1 October 2028 instead of 1 April 2027. The current advertising permit is a one-year renewal that runs to 11 June 2027, so it will need renewing again if units are still being sold after that date.
33.60% to 39.39% on the register; floor counts on the developer’s page
The register’s latest return puts Tower A at 33.60%, Tower C at 36.83%, Tower B1 at 37.53% and Tower B2 at 39.39%, all ‘lancar’ (on track), with no completion certificate yet. The developer’s own page, when I read it, showed the structure at the 23rd floor of Tower A, the 27th of Tower C, the 37th of B1 and the 42nd of B2. One measures the whole works, the other how high the frame has risen, so the two will not match. The developer’s advertisement filed with the register gives June 2027 as the expected completion (‘Tarikh Dijangka Siap: Jun 2027’); ask me for the developer’s current target.
About Ideal Property Group
Ideal Property Group is a Penang developer with its main office at Ideal @ The One on Jalan Mahsuri, Bayan Lepas, 2.7 km in a straight line from this site. Its website describes nearly two decades in the Penang market under the motto ‘Creating Legacy’, and currently lists Queens Residences Q3, Lucerne Residences, Ideal Business Hub and Penang Technology Park @ Bertam alongside Maldives Residences.
The group is known for themed high-rise homes. The Star’s 2023 feature on Maldives Residences names I-Santorini in Tanjung Tokong, Ideal Venice Residency in Island Glades and Havana Beach Residences in Ideal City as earlier examples. Maldives Residences takes its theme from the Maldives islands: the lagoon-style pool, the cabanas and the beach club.
On the register the licensee is Solaris Prestasi Sdn. Bhd. Its Havana Beach Residences, 203 m from this site, shows 1,342 units in 55-storey components, completed with the certificate of completion and compliance dated 16 October 2024 and vacant possession dated 18 October 2024, a little over 28 months after the first agreement of 3 June 2022.
One honest caveat: Maldives Residences has not kept that pace. An 18-month extension of the delivery period is already approved, and the scheme was first filed in a different form under 19537-1 before that permit was cancelled. None of this is unusual for a project of 1,665 homes, but it is the reason to read the delivery and late-delivery clauses of your agreement rather than rely on a brochure date.

The developer’s advertisement filed with the government register also records the tenure as ‘kekal’ (freehold) and states that the land carries no charge (‘Bebanan Tanah: Tiada’) and no restriction in interest. Your solicitor’s title search at signing is still the final word.
What are the unit sizes and layouts at Maldives Residences?
Every unit has three bedrooms, and the developer’s advertisement filed with the government register shows four layouts — Types A, A1, B and C — each 850 sq ft with two bathrooms. The register lists two bathrooms throughout, with a three-bathroom layout appearing in Tower B2 only; ask me to confirm that one.
In Types A, A1 and C the third bedroom is drawn as a bedroom or study. The advertisement’s key plan places Types A and A1 in Tower A, Type B in Towers B1 and B2, and Type C in Tower C. The four drawings are shown on this page; I do not repeat sizes from property portals.
Can foreigners buy at Maldives Residences?
No. The permit bands run from RM300,000 to RM580,000 across the four towers, and Penang Island’s minimum for a non-citizen buying strata property is RM1,000,000.

When will Maldives Residences be completed?
It is under construction. In October 2026 the register showed the four towers between 33.60% and 39.39% built and on track, and the developer’s page showed the structure between the 23rd and 42nd floors depending on the tower. The developer’s advertisement filed with the register gives June 2027 as the expected completion; treat that as the developer’s stated target, not a promise.
Contractually, the register records a delivery period of 54 months — 36 plus an approved 18-month extension. Under the first agreement, dated 1 April 2024, the latest delivery date is 1 October 2028. Your own period runs from the date of your agreement.
Which tower should I choose?
Decide first between scale and quiet. Towers B1 and B2 are 46 storeys with 15 homes on a typical floor; Towers A and C have nine homes a floor and stop at Level 33 and Level 33A. Fewer neighbours per floor usually means shorter lift waits.
Then look at what is left. When I read the register, B2 had 237 units not yet sold, B1 163, A 124 and C 65. The tower also decides the layout: the developer’s key plan places Types A and A1 in Tower A, Type B in Towers B1 and B2, and Type C in Tower C. On the register Tower B2 is the only one listing a three-bathroom layout, while the filed advertisement draws every type with two bathrooms. Ask me for the floor plates so you can see which stacks face the airport side and which face the hills.
What is the price and the maintenance fee?
The only public price information is the government permit band: RM498,000 to RM550,000 for Towers B1 and B2, RM460,000 to RM580,000 for Tower C and RM300,000 to RM490,000 for Tower A — the band on the advertising permit, not the price of any unit.
The developer has not published the monthly maintenance charge or sinking fund in a form I could read. Message me and I will send the current price list, the remaining units and the charges in writing.
How does Maldives Residences compare with Goodwood Residence?
They are 288 m apart in a straight line. Goodwood Residence is a single 35-storey block of 260 freehold condominiums with layouts of 1,075 and 1,250 sq ft, and the register shows it completed in February 2026.
Maldives Residences is more than six times the size — 1,665 homes in four towers — with a much larger resort-style facilities deck, and it is still being built. Choose Goodwood for a small, finished community; choose Maldives Residences if the facilities and a newer building matter more than moving in soon.
Is Sungai Tiram practical for daily life or for renting out?
For daily life: the SMJK Heng Ee branch school is 296 m away in a straight line, Pantai Hospital Penang 2.0 km, SPICE Arena 2.7 km and Queensbay Mall 4.9 km. The airport is 1.2 km away, which is convenient for frequent flyers and audible for everyone.
For renting, demand in this part of Bayan Lepas comes from people working at the airport and in the industrial zone, and from families who want the Heng Ee schools. I do not quote rental figures, and if any unit carries price-control conditions, letting and resale may be restricted for a period. Check that before you buy with tenants in mind.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
