Six things about Penang Technology Park @ Bertam worth knowing before you enquire
Four are reasons a manufacturer would put the park on a site-selection list. Two are gaps you should close before you commit capital. All six come from the developer’s own website or from my own measurements.
Freehold land with no restriction on the title
The developer describes the whole 880 acres as freehold and states that the titles carry no restriction-in-interest endorsement, so a sub-sale or sub-letting needs no state consent. For a factory owner that means the land can be charged to a bank, sold or let without a lease running down. Have your solicitor confirm both points on the title of the specific plot.
Utilities sized for manufacturing
The website gives a 275/132 kV main supply with initial capacity of up to 200 MVA, and the plot map marks two main intake substations inside the park. Water capacity is stated as up to 3.5 million gallons a day, with natural gas and industrial gas listed among the services. If your process is power- or water-hungry, these are the figures to test against your own load.
Three ways in, for three sizes of company
You can buy a freehold plot and build, lease one of eight built-to-lease factory types without buying land, or buy a ready-built unit at Ideal Business Hub. A supplier can start in a small unit and a customer can build on a plot in the same park, which is the cluster the developer is trying to create.
People and training within reach
The developer cites a population of more than 500,000 within a 15 km radius and lists worker dormitories built as centralised labour quarters. UiTM’s Bertam campus is 1.4 km from the park’s map pin in a straight line, and the media page records a May 2023 memorandum with UiTM and AIMST University.
No public record, and no published plot schedule
A housing project has a permit, a progress percentage and a standard agreement you can check on a government register. Industrial land has none of that. The developer publishes no list of plots, sizes or what remains, and no take-up figure. What protects you is the sale or lease agreement itself, so read the handover, infrastructure and default clauses line by line.
It sits at the northern edge of the state
The developer’s own road figures are 23 km to Penang Port and 42 km to the airport; my straight-line measurements are 18.4 km to the North Butterworth Container Terminal and 34.6 km to the airport. If your freight moves by air through Bayan Lepas or your customers are in Batu Kawan, cost the daily haul before you decide. Kedah is the closer market from here: the centre of Sungai Petani is 13.2 km away in a straight line.

Freehold industrial plots
The core product. The developer’s plot map labels four light-industry zones — Light Industry 1, North, Southwest and East — and one medium-industry zone, plus a strip of commercial lots. Its master plan page says only that ‘multiple land parcels of different sizes are available’; no plot schedule, acreage per plot or availability list is published. This is the route for a manufacturer that wants to design its own building on its own title. Tell me the acreage and power load you need and I will ask which parcels are still open.
Built-to-lease factories
For companies that would sooner rent a building than tie capital up in land. The developer’s leasing page shows eight factory types: seven detached (Types A1, B1, E1, E2 and G for light industry, Types C and D for medium industry) and one semi-detached (Type F, light industry). The plot map sets aside separate light-industry and medium-industry leasing zones. Each type card on that page prints approximate areas, from Type F at about 8,000 sq ft built-up on 8,000 sq ft of land to Types C and D at about 136,000 sq ft built-up on 180,000 to 200,000 sq ft of land; all eight cards are in the gallery below. The developer’s March 2025 brochure counts 48 Type F units, 10 Type G, 8 Type C, 5 Type D and 4 each of Types E1 and E2. Lease lengths and rents are not published; I will send the sheet for the type that suits your process.
Ideal Business Hub
The small-company entrance to the park, 2.0 km in a straight line from the park’s map pin. The developer’s page for it lists 88 factory units in three types — bungalow, semi-detached and semi-D cluster — with built-up areas of 3,800 to 10,470 sq ft. It has its own page on this site with the specification table and the three types side by side: Ideal Business Hub @ Bertam. Choose it if you need a few thousand square feet and do not want to manage a construction project.

Where Penang Technology Park @ Bertam sits
Bertam, in Seberang Perai Utara at the northern end of mainland Penang — 4.9 km in a straight line from the Bertam toll plaza on the North–South Expressway, 4.9 km from the Tasek Gelugor KTM station and 13.2 km from the centre of Sungai Petani across the Kedah border.
There is no register record to take coordinates from, so the pin uses the coordinates embedded in the developer’s own map page. It marks the park, not a particular plot; distances are straight-line from that point.

About Ideal Property Group
Ideal Property Group describes itself as established in 2001, with property development and construction as its main activities, and it works from Ideal @ The One on Jalan Mahsuri in Bayan Lepas. Its stated aim is to bring humanistic, community-focused, energy-saving and environmentally sustainable elements into what it builds.
For the park, the company named on the website is Lestari Duta Sdn Bhd. The media page lists the arrangements made around it: a fibre connectivity partnership with Maxis reported by Bernama in April 2023, a sustainable-energy tie-up with BECIS Malaysia in May 2023, the memorandum with UiTM and AIMST University, and the arrival of occupiers such as Zestron Precision Cleaning and INV’s lithium battery separator plant.
The park’s website says the federal agencies MIDA and NCIA work with it to bring investors in, and it lists tax incentives among its advantages. Treat those as something your company applies for and the agencies decide; they are not part of the land or lease agreement, and I will not promise any of them.
One honest caveat. Nearly everything on this page is the developer’s own statement. The newspaper reports on its media page are posted as images, so I can cite their headlines and dates but not their detail, and I found no independent record of how much land has been taken up or of the infrastructure sign-off. Walk the site, and ask for the utility confirmation and the title details of your plot in writing.

For leasing, its page shows eight factory types with approximate areas printed on each card: Type A1 about 80,000 sq ft built-up on 130,000 sq ft of land; B1 110,000 on 176,000; C 136,000 on 180,000 to 200,000; D 136,000 on 200,000; E1 17,000 on 16,000; E2 30,000 on 23,000 to 29,000; F 8,000 on 8,000; and G 28,000 on 50,000. Types C and D are for medium industry and the rest for light industry; Type F is semi-detached and the others are detached.
The ready-built Ideal Business Hub is smaller again: 88 units of 3,800 to 10,470 sq ft built-up. For plots, I will send the developer’s sheet for the acreage you need.
Can a foreign company buy land or lease a factory here?
This is industrial property, and the foreign-company and state-consent rules differ from those for homes. What applies to you depends on the category of the land, your company’s shareholding and what you will make there. A lease is also a different transaction from a purchase and is treated differently.
I do not apply the residential price thresholds or the residential stamp duty rate here. The developer’s statement about no state consent is about the title restriction on sub-sales and sub-letting; it is not a statement about foreign ownership. Is the park ready? When could I start building or move in?
The developer’s progress page says all major infrastructure works are now completed and the park is ready for businesses. Ground was broken on 17 March 2023.
For your own building, the developer describes a fast-track construction permit process with a ’10-month project milestone’. That is its target, not a contractual date; the dates that bind are the ones in your agreement. Ask me for the current handover position of the plot or factory you are considering.
Should I buy a plot, lease a factory or buy a ready-built unit?
Buy a plot if your process needs a purpose-designed building, heavy power or room to expand, and you can carry a construction project. Lease a built-to-lease factory if you want to be operating sooner and keep capital for machinery; a built-to-suit lease sits between the two.
Buy a ready-built unit at Ideal Business Hub if you need only a few thousand square feet for assembly, storage or trading. Check the zoning first: medium-industry activities belong in the medium-industry zone, not in a light-industry unit.
What is the price of land, and what are the lease rates and charges?
There is no public price information I will quote. Industrial land is not on the housing register, so there is no government permit band, and I do not repeat figures from property portals or agents’ listings.
The developer has not published land prices, lease rates, lease lengths or the park’s management charges. Message me with your requirement and I will send the current figures in writing.
How does it compare with Nexus Industrial Hub at Sungai Jawi?
They are 36.0 km apart in a straight line, at opposite ends of Seberang Perai, and they are different kinds of product. Nexus Industrial Hub is a scheme of 40 freehold two-storey semi-detached light industrial units of 4,998 to 8,172 sq ft built-up, 1.7 km in a straight line from the Jawi toll plaza. Penang Technology Park is an 880-acre park where you can buy land, lease a factory or buy a unit.
If you want a finished unit in the south of the mainland, read the Nexus page. If you need land, medium-industry zoning or a large power supply, or your market is Kedah and the north, this park is the one to look at.
What is Bertam like for staff and workers?
In a straight line from the park’s map pin, Sunshine Bertam Shopping Mall is 4.3 km away, the Tasek Gelugor KTM station 4.9 km, Kepala Batas Hospital 5.8 km and the centre of Sungai Petani 13.2 km. The developer names Bertam Perdana, Sungai Dua and Setia Fontaines among the surrounding townships.
For production workers the developer lists dormitories built as centralised labour quarters inside the park. For managers and their families, housing in Bertam is a separate decision; the Setia Fontaines page on this site is a starting point. I have not measured individual schools; tell me which one matters and I will.
