Six things about Garden Superlink worth knowing before you view a house
Four are reasons a Bukit Mertajam family would put it on the list. Two are things to settle first. All six come from the advertisements the developer filed, the developer’s own project list or the government register.
Freehold, with no charge on the land
Each of the four advertisements the developer filed with the housing register states ‘hakmilik kekal’ — freehold — and records no encumbrance on the land. For a landed home you may hold for decades or pass to your children, that is the simplest title position there is. Your solicitor’s search at signing remains the final word.
Every house is already standing
All four phases carry a certificate of completion and compliance: December 2022, July 2023, August 2024 and, for Phase 4, 22 January 2025. You are judging real houses on real streets — road widths, afternoon sun, how the neighbours have renovated — instead of a show unit and a promise.
Wider lots than a 20-ft terrace, and four bedrooms
The lots run from 22 to 26 ft wide. In Phase 4 the built-up areas on the filed advertisement are about 1,900, 2,025 and 2,230 sq ft, and the register records four bedrooms and three bathrooms for every house. That is room for a three-generation household without moving up to a semi-detached budget.
Alma’s shops are a short drive, by the numbers
AEON Mall Bukit Mertajam is 1.9 km away in a straight line and Lotus’s Bukit Mertajam 2.2 km. Simpang Ampat KTM station is 4.1 km and the Juru toll plaza on the North-South Expressway 6.5 km, which is what matters if someone in the family works in Batu Kawan, 11.7 km away, or on the island.
The Phase 4 permit has expired — ask before you assume
The register lists one advertising permit for Phase 4, valid 24 February 2023 to 23 February 2025, with status ‘tamat’ (ended) and no newer one shown, while 13 homes are still recorded as unsold. I am not drawing a conclusion from that. I will confirm with the developer which houses are still available and on what paperwork before you travel to view.
The choice is narrow, and little is published
All 41 Type B homes are sold; what remains is 11 Type A homes on the shorter 71-ft lots and 2 Type C homes. The developer’s website now lists Garden Superlink only by name, unit count and completion year — no drawings, no site plan, no word on security or monthly charges. The Phase 4 drawings and site plan on this page come from the advertisement filed with the register, which is silent on security and charges too. Ask me for those in writing.

Phase 4
Project 7432-20, the last Garden Superlink filing: 78 two-storey terrace houses on Lots 30135 to 30242 in three types. The first sale and purchase agreement is dated 8 May 2023 and the certificate of completion and compliance 22 January 2025 — more than three months inside the 24-month period. When I read the register’s unit list, 65 homes were recorded as sold and 13 as not yet sold: 11 of the 19 Type A homes and 2 of the 18 Type C homes. All 41 Type B homes were sold.
Phase 3
Project 7432-19, filed 188 m west of Phase 4: 59 two-storey terrace houses on Lots 30121 to 30257, each with four bedrooms and three bathrooms. The first agreement is dated 18 October 2022 and the completion certificate 28 August 2024. Every one of the 59 homes is recorded as sold, so a house here is a resale from its present owner — which means inspecting what that owner has renovated, not what the developer handed over.
Phase 2
Project 7432-18, on Lots 30277 to 30388: 75 two-storey terrace houses in four types, with lots 22, 23, 25 and 26 ft wide, all 79 ft deep. The register records three or four bedrooms for the 46 Type A homes and four bedrooms for the rest. The first agreement is dated 11 August 2021 and the completion certificate 18 July 2023, inside the 24-month period. One home was still recorded as not yet sold when I read the list; the other 74 were sold.
Phase 1
Project 7432-16: 70 two-storey terrace houses with four bedrooms and three bathrooms, on lots 22, 23 and 24 ft wide and 79 ft deep. The first agreement is dated 10 August 2020. The register shows the 24-month delivery period was extended, with approval, by five months to 29 months, moving the latest handover date from 10 August 2022 to 10 January 2023; the completion certificate is dated 6 December 2022, inside the extended period. Two homes were still recorded as not yet sold when I read the list.

Taman Jasa Intan sits in Alma, on the south-east side of Bukit Mertajam, inside what Wing Tai calls its 120-acre Jesselton Hills township — 1.9 km in a straight line from AEON Mall Bukit Mertajam and 6.5 km from the Juru toll plaza.
Pinned to the coordinates filed with the national housing register for Phase 4 (project 7432-20). Phases 1 to 3 are filed between 188 m and 272 m from that point. Distances are straight-line from the pin.

The housing developer’s licence is held by DNP Land Sdn. Bhd. (7432), the Wing Tai company behind the Jesselton Hills township, with 23 projects recorded under the licence. Garden Superlink is filed under the scheme name Taman Jasa Intan, one project code per phase. An older 198-house filing under the same scheme name (7432-11, certified in 2015) is a separate, earlier product and is not counted here.

282 houses on the register, 282 on the developer’s list
The four filings add up to 70 + 75 + 59 + 78 = 282 two-storey terrace houses, the same unit counts the developer’s website gives for Garden Superlink Phases 1 to 4. The register’s unit lists itemise every lot. On 5 October 2026 they showed 266 homes sold and 16 not yet sold: 13 in Phase 4, 1 in Phase 2 and 2 in Phase 1; Phase 3 was fully sold. The developer’s list gives 2023 and 2024 as the completion years of Phases 1 and 2, a little later than the register’s certificate dates; I quote the register’s dates.
What the Phase 4 permit band means for a foreign buyer
The Phase 4 permit records RM845,680 to RM1,005,180 for the 19 Type A houses, RM856,680 to RM1,042,580 for the 41 Type B houses and RM972,180 to RM1,181,180 for the 18 Type C houses. That is the band on the advertising permit, not the price of any unit. Seberang Perai’s floor for a non-citizen buying landed property is RM1,000,000, and every one of those bands straddles it — so eligibility is decided house by house at the price in the sale and purchase agreement, with state consent on top.
Schedule G, 24 months — one phase was extended
All four phases were sold under Schedule G, the statutory agreement for landed homes, with a 24-month delivery period. Phases 2, 3 and 4 show no extension and were certified before their deadlines. Phase 1 shows an approved extension of five months, to 29 months, and was certified inside that extended period. For a house you buy today none of this is a waiting risk: the buildings are finished.
An expired permit and unsold homes — to be confirmed
The only advertising permit listed for Phase 4 ran from 24 February 2023 to 23 February 2025 and is marked as ended; the register shows no newer one, yet 13 homes are still recorded as unsold. The register may simply not have been updated, or the remaining homes may be handled differently now that the phase is complete. I do not know which, so I will ask the developer and show you the answer in writing.
About Wing Tai Asia
Garden Superlink is a Wing Tai project. The licence holder, DNP Land Sdn. Bhd., has its business address at Galeri Impian on Jalan Rozhan in Bukit Mertajam, and its old web address now redirects to Wing Tai’s Malaysian property site. The parent, Wing Tai Holdings Limited, was established in Hong Kong in 1955, incorporated in Singapore in 1963 and has been listed on the Singapore Exchange since 1989, according to the group’s own profile.
On the mainland the company has been building for a long time. Its list of completed Penang projects has 25 entries, starting with 72 Scotland Park in George Town (1993) and the 695-unit Taman Nagasari in Prai (1997), and running through BM Utama, Taman Seri Impian and Menara Mahkota Impian in the Bukit Mertajam area.
Jesselton Hills in Alma, which the developer describes as a 120-acre township, is where the recent work has been: Taman Jasa Indah, the 198-unit Lakeside Superlink, Garden Villa Phases 1 and 2, and then the four Garden Superlink phases between 2022 and 2025. The developer’s current list for the township is its Garden Villas phases, which have their own pages on this site.
The honest caveat is about information, not construction. Three of the four phases were certified ahead of their deadlines and the first inside an approved five-month extension. But now that the scheme is complete, the developer’s site has reduced it to a line in a list: no floor plans, no site plan, nothing on guarding or monthly charges, and the Phase 4 permit on the register has lapsed. The Phase 4 drawings and site plan shown on this page come from the advertisement filed with the register; everything else a buyer needs has to be asked for — which is what I am here to do.

How many houses are there in Taman Jasa Intan Garden Superlink?

The register also carries an older 198-house filing under the name Taman Jasa Intan, certified in 2015. That is an earlier product in the same township and is not part of Garden Superlink.
Is Garden Superlink freehold?
Yes, according to the developer’s own filings: each phase’s advertisement lodged with the housing register states ‘hakmilik kekal’, which is freehold, and records no encumbrance on the land.
For a resale house in Phases 1 to 3, ask the seller for a current title search as well, because an owner may have charged the house to a bank since buying it. Your solicitor will do this as a matter of course.
What are the house sizes and layouts?
In Phase 4 the filed advertisement lists three types: Type A on a 23 × 71 ft lot with about 2,025 sq ft built-up, Type B on 22 × 79 ft with about 1,900 sq ft, and Type C on 26 × 79 ft with about 2,230 sq ft. The register records four bedrooms and three bathrooms for all of them.
Phases 1 to 3 use lots 22 to 26 ft wide, mostly 79 ft deep, with floor areas the register summarises as 182 to 197 sq m — about 1,959 to 2,120 sq ft. The advertisements filed for those phases print about 1,962 to 2,119 sq ft by type. The drawings on this page come from the developer’s filed advertisements for all four phases; for a house in Phases 1 to 3, tell me the lot number and I will match it to its type.
Can foreigners buy a house at Garden Superlink?
Possibly, one house at a time. Seberang Perai’s minimum for a non-citizen buying landed property is RM1,000,000, and the Phase 4 permit band runs from RM845,680 to RM1,181,180 — some houses fall below the floor and some above. That is the band on the advertising permit, not the price of any unit; what counts is the price in your agreement.
A foreign purchase also needs state consent, carries a 3% state levy on approval, cannot be resold for three years, and since 1 January 2026 attracts a flat 8% stamp duty for non-citizens. Bumiputera-quota lots are closed to foreigners; the register’s list shows none in Phase 4.
Is Garden Superlink completed and ready to move in?
Yes. All four phases have a certificate of completion and compliance on the register: Phase 1 on 6 December 2022, Phase 2 on 18 July 2023, Phase 3 on 28 August 2024 and Phase 4 on 22 January 2025, with vacant possession recorded on the same dates.
So there is no construction wait. What you should allow time for is the loan, the legal work and — for a foreign buyer — state consent, which adds weeks rather than days.
Which phase and which type should I choose?
If you want a house that has never been lived in, the register points to Phase 4: 11 Type A and 2 Type C homes were recorded as not yet sold on 5 October 2026. Type A has the shortest lot, 71 ft, but more floor area than Type B. Type C is the widest and largest. Type B is sold out.
If the layout or position you want is gone, a resale in Phases 1 to 3 widens the choice — Phase 2 alone has four lot widths. Compare end lots and intermediate lots, which way the car porch faces, and how far the house is from the township entrance. I can list what is available in each phase.
What is the price, and what are the monthly charges?
The only public price information is the Phase 4 permit band, RM845,680 to RM1,181,180 across the three types — the band on the advertising permit, not the price of any unit. I do not repeat asking prices from property portals.
The developer has not published any monthly charge, and has not stated publicly whether the streets are guarded. Message me and I will get the current price list for the remaining houses and the charges, if any, in writing.
How does Garden Superlink compare with Embun Hills in Machang Bubok?
Embun Hills, 2.7 km away in a straight line, is still being built: its developer gives August 2028 as the expected completion and promises a private clubhouse and central park, with terrace houses on 22 × 70 ft lots. Garden Superlink is finished, certified and lived in, on lots up to 26 ft wide and mostly 79 ft deep, but with no clubhouse published.
So the choice is between moving in this year on a longer lot, or waiting for a newer estate with shared facilities. If you need the keys before the next school year, that settles it.
Is Alma practical for daily life, and is there rental demand?
For daily life, AEON Mall Bukit Mertajam is 1.9 km away in a straight line, Lotus’s 2.2 km, Bukit Mertajam Hospital 5.5 km and Simpang Ampat KTM station 4.1 km. The Chinese schools I measured — SJK(C) Kim Sen at 5.1 km and Jit Sin Independent High School at 5.9 km — are in Bukit Mertajam town, so count on driving.
For renting out, a four-bedroom landed house here suits families and senior staff working in Batu Kawan Industrial Park, 11.7 km away, or the Bukit Minyak and Juru factories. I do not quote rental figures; ask me what comparable houses in the township are actually letting for and I will check.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).
