Six things about Taman Nara worth knowing before you enquire
Four are reasons a Bukit Mertajam family would shortlist it. Two are things to settle first. All six come from Jayamas’s own website, the advertisement it filed, or the government register.
The houses are finished — you buy what you can walk through
The register marks the phase ‘Siap Dengan CCC’, completed with its certificate of completion and compliance, and dates both the certificate and vacant possession 1 December 2025. There is no construction risk left to price in. You can stand in the living room, check the workmanship and measure the car porch before you sign anything.
Freehold landed property in Alma
The developer’s filed advertisement states ‘hakmilik kekal’ — a freehold title. A landed freehold house in the Alma part of Bukit Mertajam is the kind of asset local families hold for decades and pass on, with no lease running down in the background.
Generous floor areas for a terrace
The register records 186 to 200 sq m for each terrace house — about 2,002 to 2,153 sq ft — and 237 to 242 sq m for each semi-detached house. That is room for three generations or for a proper home office, which is hard to find in the newer, narrower terraces around town.
A school at the doorstep and a mall 2.5 km away
SMK Taman Sejahtera is 416 m from the site in a straight line, AEON Mall Bukit Mertajam 2.5 km and Lotus’s Bukit Mertajam 3.0 km. The scheme sits against Taman Sejahtera, a mature housing area, so the shops, coffee shops and morning routines are already there.
Few houses left, and five of them are quota lots
When I read the register on 2 October 2026, nine of the 21 houses were recorded as sold. Of the twelve unsold, five are flagged as Bumiputera-quota lots — which leaves six terrace houses and one semi-detached house open to every Malaysian buyer. The current advertising permit also runs out on 17 October 2026, so ask me for the up-to-date permit and unit list.
Very little is published
Jayamas’s project page gives a short description, one artist’s impression and a map pin, and little else: no site plan, no lot sizes, no layout drawings, no list of shared facilities. The floor plans on this page come from the advertisement it filed with the register. It does not print the house type, but the drawing is of a two-house block with gardens on both sides — the semi-detached form — and no drawing of a terrace house is public. The same page still says the certificate is anticipated, although the register shows it was issued. I will get the lot schedule, the approved plans and the monthly charges, if any, in writing.

Two-storey terrace houses
The register files 17 two-storey terrace houses of 186 to 200 sq m each, which is about 2,002 to 2,153 sq ft, with three or four bedrooms and two or three bathrooms. Seven were recorded as sold when I read the unit list on 2 October 2026. Of the ten still unsold, six are open lots and four are flagged as Bumiputera-quota lots. Which houses are end or corner lots, and how much land each one carries, is on the developer’s lot schedule and not on the register.
Two-storey semi-detached houses
Four two-storey semi-detached houses of 237 to 242 sq m each, about 2,551 to 2,605 sq ft, all with four bedrooms and three bathrooms on the register. Two were recorded as sold on 2 October 2026. Of the two that remain, one is an open lot and one is flagged as a Bumiputera-quota lot — so for most buyers there is exactly one semi-detached house left to consider. Ask me which one it is and how it sits on the site before you plan a viewing.

Two house types, both two-storey. The sizes below are the floor areas recorded on the government register; the developer has not published lot dimensions online. The only layout drawings are a ground-floor and a first-floor plan on the advertisement it filed with the register. The advertisement does not print the type name, but they show one block of two houses with windows and garden on both outer sides and four bedrooms and three bathrooms in each — the semi-detached form and the register’s room count for that type — so the ground-floor plan sits on the semi-detached card and the first-floor plan is in the gallery below. No drawing of a terrace house is public.

Where Taman Nara @ Bukit Mertajam, Penang sits
Alma, on the south-east side of Bukit Mertajam in the Seberang Perai Tengah district — set against the established Taman Sejahtera housing area, 416 m in a straight line from SMK Taman Sejahtera and 2.5 km from AEON Mall Bukit Mertajam.

You will not find ‘Taman Nara’ on the register. The scheme is filed as Taman Pinggiran Sejahtera, Fasa 1 — literally ‘the edge of Sejahtera’ — under Jayamas Land Sdn. Bhd. (30177). The coordinates on that record and the pin on Jayamas’s Taman Nara page are about 15 m apart, and the house types and counts match.

21 houses on the register, 21 on the filed advertisement
The register lists two components under one permit: 17 two-storey terrace houses and 4 two-storey semi-detached houses, 21 in all, on land held under titles GM 856, 857, 933 and 934. The developer’s advertisement gives the same split. On the day I read it, 9 houses were recorded as sold (7 terraces, 2 semi-detached) and 12 as not yet sold; 5 of those 12 are flagged as Bumiputera-quota lots. Jayamas’s groundbreaking note also mentions bungalows, but there is no bungalow component in this filing, and it is the only project recorded under this licence.
What the permit band tells you — and where foreigners stand
The permit records RM781,000 to RM1,116,650 for the terrace houses and RM973,500 to RM1,092,500 for the semi-detached houses. That is the band on the advertising permit, not the price of any unit. In Seberang Perai a non-citizen needs a landed property priced at RM1,000,000 or more, so the band straddles the floor: eligibility is decided unit by unit at the SPA price, with state consent, a 3% state levy and a flat 8% stamp duty on top. Quota lots are closed to foreigners regardless of price.
Schedule G, 24 months, no extension on record
The agreement is Schedule G (landed), with the standard 24-month delivery period and no approved extension recorded. The first agreement on the register is dated 15 November 2023, which put the latest delivery date under that agreement at 15 November 2025; the register dates vacant possession 1 December 2025. For anyone signing now the house already exists, so what matters is the handover date and defect-liability wording in your own agreement.
Completed — but check the permit date
Both components are shown as 100% built and ‘Siap Dengan CCC’. The advertising permit on the register, 30177-1/10-2026/0777(R)-(L), is valid from 18 October 2025 to 17 October 2026 and replaced an earlier one that ran from 18 October 2023 to 17 October 2025. If you are reading this after 17 October 2026 and no newer permit is listed, that is something to confirm with the developer before you pay anything.

Jayamas Property Group is a Penang developer. Its own website lists ongoing residential work on both sides of the channel — Urban Rize, Tri Brighton, the Air Itam three-storey terraces, Aston Minka Residence, Ayana Residence, MARC Residences and Taman Nara — alongside hotel and commercial projects such as King’s Galleria and Nanyang Street, and completed schemes including Abel Residence, Casa Residences, Dutamas Residence, Jernih Residence and The Bagan Suite.
Taman Nara is built through Jayamas Land Sdn. Bhd., which holds housing developer’s licence 30177, valid from 1 September 2022 to 31 August 2027 on the filed advertisement. Its business address is at Pusat Perniagaan Casa Residensi in Bukit Mertajam. The developer’s website reports a groundbreaking ceremony in Alma on 10 October 2023, attended by its managing director, Ir. Ooi Wei Chong.
The filed advertisement names Majlis Bandaraya Seberang Perai as the approving authority for the building plans (reference MBSP/40/20-45/146) and notes that the land is charged to Maybank Islamic Berhad. That is ordinary project financing; your solicitor will ask for the redemption statement and make sure the title you receive is clear of the charge.
One honest note. Jayamas Land Sdn. Bhd. has a single project on the register — this one — so the licensee company itself has no longer record to read; the group’s other schemes sit under other companies. The public material is also thin and partly out of date: no site plan, no drawing of a terrace house, only one unlabelled pair of floor plans — of a two-house semi-detached block — on the filed advertisement, and a project page that has not caught up with the completion certificate. None of that is a defect in the houses, but it means the answers have to come in writing from the developer, and I will ask for them.

Seberang Perai’s floor for a non-citizen buying landed property is RM1,000,000, and the permit band runs from RM781,000 to RM1,116,650 for terraces and RM973,500 to RM1,092,500 for semi-detached houses — the band on the advertising permit, not the price of any unit. A house qualifies only if its SPA price is at or above the floor.
On top of that you need state consent, pay a 3% state levy on approval and a flat 8% stamp duty as a non-citizen, and cannot resell for three years. Bumiputera-quota lots are closed to foreigners. Tell me which house you are looking at and I will check it against the rules.
Is Taman Nara completed?
Yes. The register shows both the terrace and semi-detached components 100% built and ‘Siap Dengan CCC’, with the certificate of completion and compliance and vacant possession dated 1 December 2025.
The developer’s own project page still describes the certificate as anticipated; the register is the more recent source. Either way, these are houses you can inspect today.
Should I choose a terrace or a semi-detached house?
The terrace is the mainstream choice: 17 exist, floor areas start at about 2,002 sq ft, and six open lots were unsold when I read the register. Within the row, end and corner lots carry more land and more light, so ask for the lot schedule before comparing.
The semi-detached house adds roughly 500 sq ft of floor area and a side garden, but only four were built and just one open lot was unsold on 2 October 2026. If that is the home you want, move quickly to view it; if it has gone, the terraces are the realistic shortlist.
What is the price, and are there monthly fees?
The only public price information I will quote is the government permit band: RM781,000 to RM1,116,650 for terrace houses and RM973,500 to RM1,092,500 for semi-detached houses. That is the band on the advertising permit, not the price of any unit. I do not repeat figures from property portals.
The developer has not published any monthly charge, and has not said whether the scheme is gated. Message me and I will send the current price list, the houses still available and any charges in writing.
How does Taman Nara compare with MARC Residences?
Same developer, 3.6 km apart in a straight line, opposite products. MARC Residences is one 26-storey freehold block of 110 serviced residences of 1,120 and 1,330 sq ft, in Bukit Mertajam town. Taman Nara is 21 landed houses with floor areas from about 2,002 sq ft, in Alma.
Choose MARC Residences for lift-served living and shared facilities with less upkeep. Choose Taman Nara if you want your own land, a car porch and room for parents or children under one roof.
Is Alma practical for daily life or for renting out?
For daily life, yes: SMK Taman Sejahtera is 416 m away in a straight line, AEON Mall Bukit Mertajam 2.5 km, Lotus’s 3.0 km, SJK(C) Kim Sen 3.4 km and KPJ Penang Specialist Hospital 7.1 km. You will drive for most of it; the KTM station is 5.7 km away.
For renting: large landed houses in Bukit Mertajam are mostly taken by families and by managers working in the Bukit Minyak, Juru and Batu Kawan industrial belts — Batu Kawan Industrial Park is 13.3 km away in a straight line. I do not quote rental figures; a house this size is bought mainly to live in.

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.
