Erica Residence, Bandar Bukit Puchong — Daerah SEPANG, SELANGOR (not Petaling, not MBSJ): 68 three-storey semi-detached homes on Jadual G, KPKT project 6533-19, vacant possession contractually due 15 October 2026 with NO approved extension and a 97.50% banded progress figure — and the GreenRE PLATINUM provisional rating is real while the “first landed homes in Malaysia” claim is not verifiable

Start with the delivery position, because it is the sharpest thing on this page and it is a position, not a verdict. The KPKT KPKT TEDUH register record for project 6533-19, read on 13 October 2026, files the first sale and purchase agreement on 15 October 2024 and a Schedule G contract period of 24 Bulan. That makes contractual vacant possession 15 October 2026. pindaanTempohSerahKosong reads Tidak and tempohTambahanDiluluskan reads Tiada — no extension of time has ever been approved, so there is nothing to fall back on. The register shows ccc: “-” and vp: “-”, a progress figure of 97.50%, and status.keseluruhan: Lancar. We looked for Lewat — the register’s own late flag — and it is NOT present. So: roughly 100% of the contractual programme elapsed against a 97.50% figure. That is not late, not early and not on time. It is the position, and this page publishes it as the position on the date it was researched. And here is the caveat that makes the number honest, which no consumer source prints. peratusSiap is a BAND, not a measurement. This project’s 97.50% is the identical figure carried by an unrelated licensee’s cancelled scheme about 4 km away, and this licence’s own legacy rows read 2.50 / 7.50 / 27.00 / 90.00 against completed statuses. Never compute a completion date from it, and do not let anyone quote it to you as a survey. Then the district, which is a genuine surprise and costs real money to get wrong. The address reads 47120 Puchong, which everybody reads as Klang Valley and as MBSJ. It is neither. The approving authority is Majlis Perbandaran Sepang and the approved building-plan reference is MPSEPANG 600-34/1/194 (10). The district was settled from that plan prefix — not from the postcode, which is misleading here, and not from the township name, which spans two districts. The register files 6533-19 in Daerah Sepang, and a municipal council chairman from Sepang witnessed the certificate handover. The township genuinely straddles the boundary: a sibling phase on the same licence, 6533-15, is filed in Daerah Petaling. Both districts are Selangor Zone 1, so the RM2,000,000 foreign-buyer floor is unaffected — but which council holds the records, sets the assessment rates and decides the neighbouring planning applications is MPSepang, not MBSJ. Then the green claim, which is half right and is being published whole. The rating is real. GreenRE’s own register carries Semi Detached Houses (Erica), developer cell Bukit Hitam Development Sdn Bhd — the KPKT licensee, character for character — at PLATINUM, PROVISIONAL certification, ACTIVE, dated 17 November 2023, on the residential RES v3.2 tool, read off the one tier that reads completely (95 rows, closing cleanly). The developer labels it “Provisional” and so do both publishers — credit all three; this series has had to correct that wording elsewhere. But the claim that these are “the first landed homes in Malaysia” to hold it is NOT supportable, and the section below gives the sentence that is. And then the thing nobody publishes at all: a nineteen-phase township delivery record. Licence 6533 carries 19 registrations, every one of which we read individually. Five can be scored. Five of five were completed inside their governing date, and four of the five took NO extension and still beat their ORIGINAL date — by 1 day, about 6 weeks, about 8½ months and about 7 months. The single extension on the whole licence (+5 months, Bromelia) was consumed, not overrun. Every caveat is printed with it below. No consumer source — not either portal, not three press articles, not the developer’s own site — publishes a single line of this.

Every figure on this page is traced to a named published source: the public KPKT TEDUH register licensee record for developer code 6533 and all nineteen of its project records, walked individually 6533-1 to 6533-19 with 6533-20 returning CLIENT_ERROR against jumlahProjek: 19, read 13 October 2026; both HIMS filed-document path forms and all three filenames in each; the developer’s own advertising and sales permit panel on its project microsite, read separately from its home page; GreenRE’s certification register across all four tiers, with the Platinum tier read complete to its final cell; the GBI directory, which is unreachable; the listed parent’s own results announcements; both record forms of the EdgeProp listing, which name two different companies; and four press articles from the Star group. Where nothing is published this page says so instead of filling the gap — and it carries no distance, no car-park count, no lot number, no chargee, no contractor, no GFA, no plot ratio and no take-up figure, and it borrows nothing whatever from NARA or ANYA at Shorea Park, which are different developers on different parcels in this same district, nor from the licensee’s own Dahlia, Bromelia, Parkvilla, Ametis Terraces, BP Boulevard or BP Newtown, nor from D’Erica Residences at Bukit Jalil, Arica in Penang or Aricia Residences, every one of which is a different project by a different company.

9.41units per acre — 68 homes on 7.23 acres, the lowest density figure recorded in this series. The acreage is a press figure, not filed, and it survives an independent cross-check: the filed lot dimensions give 172,900 sq ft of saleable land, a 54.9% net-to-gross ratio, which is exactly what a landed scheme with internal roads, a park and setbacks should produce. Five other denominators were tested and refused
68 / 68homes clear the RM2,000,000 Selangor Zone 1 foreign-buyer floor on the filed statutory band, by 1.198× to 1.584× — and that probably does not help a foreign buyer, because this is Schedule G individual-title landed, which published Selangor guidance restricts to Malaysians. Three legs, and the page states all three
1907is encoded in the parent’s own registration number, 190701000003 (37-K) — AYER Holdings Berhad, established 1907, listed 1961, renamed TAHPS Group in 2007 and AYER Holdings in 2017. That is the oldest corporate vintage in this series. But the licensee, and your sale and purchase counterparty, is BUKIT HITAM DEVELOPMENT SDN. BHD., a different company

Erica Residence at a glance — the filed and registered particulars

Every row below is either a field in the KPKT KPKT TEDUH register record for project 6533-19, a field on the developer’s own advertising and sales permit panel, or a value printed in one of the two filed statutory advertisements. Each row says which. Where a field is not printed by anybody, the row says NOT PRINTED rather than carrying an estimate — and on this project that is a long list, because neither filed generation contains a statutory particulars block at all. Read on 13 October 2026. Not a price list, not a quotation, not an offer.

Quote the code 6533-19 as well: it works on every surface

No document states what proportion of the licensee it owns; the identification rests on a shared register e-mail, a shared sales gallery, a 2018 press naming of that gallery and the group’s own portfolio link

The new permit begins the day after the old one ended: cover is continuous. The -(L) tail means landed / individual title
Approving authority & plan
Majlis Perbandaran Sepang
MPSEPANG 600-34/1/194 (10)Developer’s panel only. This is what settles the district as SEPANG — the plan prefix names the authority. Not read from the postcode and not from the township name, both of which mislead here
District
Daerah SEPANG, SelangorKPKT files 6533-19 in Daerah Sepang, as it does thirteen of the fifteen located registrations on this licence. Not Daerah Petaling and not MBSJ, despite the 47120 Puchong postcode. The township straddles the boundary: sibling phase 6533-15 is filed in Daerah Petaling

Bedrooms / bathrooms
4 bedrooms / 6 bathroomsKPKT 6533-19, identically on both component rows. The developer and the press describe “6 bathrooms plus a powder room”, i.e. seven wet rooms. The register repeats the SAME 315 m² for both component rows although the lots differ by 350 sq ft of land. The 35′×80′ house’s built-up is NOT PRINTED and this page does not state one. One portal carries 3,389, 3,391 and 3,399 on a single record; only the last matches the filing
Tenure
FREEHOLD — and it IS filedHAK MILIK KEKAL in both filed HIMS documents, in both generations, plus Pegangan Kekal on the panel. No lease expiry arises and no remaining-term question arises. On many projects in this series freehold rests on marketing alone; here it rests on a filed document

Seven things about Erica Residence that no brochure and no portal tells you

Each of these came out of a register read, an arithmetic check or a complete-table read — not out of marketing material. Three of them are credits to the developer and this page says so, because a page that only ever finds faults is not reading, it is editorialising.

📅

Vacant possession was due 15 October 2026, and there is nothing to fall back on

First sale and purchase agreement 15 Oct 2024 + a filed 24 Bulan Schedule G period = 15 October 2026, and pindaanTempohSerahKosong reads Tidak: no extension of time has ever been approved. The register shows no CCC and no vacant possession date, a 97.50% progress band, and status.keseluruhan: Lancar. It is NOT flagged Lewat. Roughly 100% of the programme elapsed against a 97.50% band: not late, not early. That is the position, and this page states it as the position on the date it was researched rather than as a verdict.

🔍

97.50% is a BAND. Nobody tells you that, and it changes what the number means

peratusSiap looks banded rather than measured. This project’s 97.50% is the identical figure carried by an unrelated licensee’s cancelled scheme about 4 km away, and the legacy rows on this very licence read 2.50 / 7.50 / 27.00 / 90.00 against statuses of completed with CFO — i.e. the field takes values from a small discrete set. So quote it as a band, never as a survey, and never compute a completion date from it. It reads a sane 100.00% on every completed modern record on this licence, so the problem is the banding and not the field being useless.

🏠

The district is SEPANG, not Petaling, and the proof is a plan prefix

Majlis Perbandaran Sepang is the approving authority and the approved building-plan reference is MPSEPANG 600-34/1/194 (10). The district was settled from that prefix, because the postcode (47120 Puchong) points the wrong way and the township name spans two districts. The register files the project in Daerah Sepang; a sibling phase on the same licence, 6533-15, is filed in Daerah Petaling. Both are Selangor Zone 1, so the RM2,000,000 foreign-buyer floor is the same either way — but MPSepang holds the records and sets the assessment rates, not MBSJ.

📄

The Platinum rating is real. The “first in Malaysia” claim around it is not verifiable

GreenRE’s own register carries Semi Detached Houses (Erica) to Bukit Hitam Development Sdn Bhd, the KPKT licensee exactly, at PLATINUM, PROVISIONAL, ACTIVE, 17 November 2023, on the residential RES v3.2 tool — read off the one tier that closes cleanly at 95 rows. Credit the developer for labelling it “provisional”; so do both publishers. But the register publishes no product type at all, an earlier Platinum provisional on the residential tool carries a landed-sounding name from March 2021, and the nearest unambiguous landed scheme is only 19 days behind. The defensible sentence is below; the shortening is the error.

🔑

Nineteen registrations on this licence, and a delivery record nobody publishes

We walked 6533-1 to 6533-19 individually; 6533-20 returns CLIENT_ERROR against jumlahProjek: 19, so the walk and the count agree. Five phases carry both a first-SPA date and a CCC date and can be scored: five of five were completed inside their governing date, and four of the five took NO extension and beat their ORIGINAL date — by 1 day, ≈6 weeks, ≈8½ months and ≈7 months. The single Ya on the whole licence (+5 months) was consumed, not overrun. Eight CFO-era rows cannot be scored and four are register placeholders with zero units. Every caveat is printed below.

⚠

The permit was renewed forward. Read only the developer’s panel and you would get this wrong

The developer’s own panel still prints 6533-19/07-2026/0655(A)-(L), which expired 19 July 2026. The register carries 6533-19/07-2027/0530(R)-(L), valid 20 July 2026 to 19 July 2027 — beginning the day AFTER the old one ended. So this is a renewal and not a lapse, and a page that read the panel alone would have written up three months of advertising on an expired permit. Two further credits fall out of the same history: permit cover is CONTINUOUS from 20 July 2024 to 19 July 2027 with no unpermitted interval, and the first permit pre-dates the first sale and purchase agreement by 87 days — selling began under a valid permit.

📄

The licensed scheme is 68 homes in TWO products. A third lot size is advertised and is not one of them

Both filed statutory advertisements print three lot sizes: 35′×70′, 35′×80′ and 70′×100′, and the microsite offers three floor-plan tabs. The register files TWO components and the panel gives TWO unit lines: 50 + 18 = 68. A 70′×100′ lot is 7,000 sq ft — two and a half times the larger registered lot — and it has no register row, no unit count, no statutory price, no built-up and no permit coverage. Three readings are possible and no document chooses between them. So: if you are shown a 70′×100′ plan at the gallery, ask for its register code before you sign anything.

Project DNA

The register, the licence and the township record — read field by field

This section is the spine of the page. It carries the KPKT licence and permit position, the filed facilities legend (which is a filed document and therefore the strongest available grade), the developer-published in-unit features kept strictly separate from them, and the delivery timeline with the governing date marked. Read 13 October 2026.

6533-19the KPKT project code. Quote it, not the name — the name space here is dangerous: D’Erica Residences is a different developer’s scheme at Bukit Jalil, Arica is a different project in Penang whose portal id is literally adjacent, and Aricia Residences is a third. The code resolves; the name does not
68licensed homes in two products — 50 on 35′×70′ lots and 18 on 35′×80′. Every one of the 68 marketed homes is registered, licensed and permitted: the permit covers 68 of 68, with no office suite, no SOHO and no lease-only block. A third advertised lot size is not among them
24months of Schedule G contract period from a first sale and purchase agreement of 15 October 2024. So the contractual vacant possession date is 15 October 2026 and pindaanTempohSerahKosong reads Tidak. On a Jadual H strata scheme it would have been 36 months — this is a materially tighter clock, and the developer took no extension
19registrations on licence 6533, every one read individually. And the register’s own project-LIST order is NOT the serial index: Erica is listed fifteenth of nineteen and is 6533-19. Never infer a serial from a list position
3permit-number grammars on this one licence — legacy 6533-12/217/2009(02), mid-era 6533-16/07-2019/0507(P) and current 6533-19/07-2027/0530(R)-(L). A client handed a legacy-format number should not conclude it is malformed
0security items in the filed nine-item facilities legend. No guardhouse, no perimeter fencing, no CCTV, no boom gate and no security personnel. Gerbang means gate or archway and sits between a walkway and a rest deck in a list of landscape features — it is an entrance feature, not a security commitment, and this page does not read it as one. Nobody claims gated-and-guarded for this scheme either, which is cleaner than a false claim

The filed facilities legend — nine items, lettered a to i, identical in both filed generations

This is a FILED facilities schedule, which is the strongest grade this series recognises for a facility claim. The Malay is reproduced as filed, including the filing’s own spelling of Gelangang. The in-unit column is kept separate on purpose: those are developer-published features, not filed facilities, and a portal’s tag list is neither.

Filed legend (both generations)

  • a Kotak Penanaman — planter boxes
  • b Gelangang Bola Keranjang — basketball court (the filing’s own spelling of Gelanggang)

  • 4 bedrooms and 6 bathrooms are what the register files. The developer and the press describe 6 bathrooms plus a powder room, i.e. seven wet rooms. Unresolved, and left unresolved here

Green and passive items, as the developer lists them

Developer material · four corroborated, but by ONE press release
  • Enhanced glazing · roof insulation · skylight daylight harvesting · solar hot water system
  • Stack ventilation · cross-ventilation windows · a 5-star rated ceiling fan · LED street lighting · a car-porch timer
  • “Passive cooling architecture” and “solar-ready rooftops”
  • Both publishers corroborate four of these — glazing, roof insulation, solar water heating and skylight daylight harvesting — but BOTH are reporting the SAME press release. Treat them as one source, not three
  • “Rainwater harvesting” appears on the microsite ONLY and on no other surface. Labelled, not adopted

Refused: a portal TAG LIST is not a facilities schedule

REFUSED — flagged, not adopted
  • One portal’s record carries a tag list including Nursery, Mosque/Surau, Business Centre and Jogging Track. None of the four appears on any developer surface or in either filed document for this parcel. At best they are township amenities in Bandar Bukit Puchong; at worst they are portal boilerplate. This page adopts none of them.
  • The same tag list carries Car Park. A tag is not a bay count. No source anywhere states how many bays each house has, and this page does not state one — a three-storey semi-D on a 35-foot-wide lot plainly has a porch, and that is as far as the evidence goes.
  • There is no security tag to refute here, which is the clean case. On other projects in this series a portal’s “24-hour security” tag had to be refuted by the developer’s own documents. Nobody asserts security at Erica, and the filed legend supports none.
  • The marketing description reconciles with the filed legend item for item — a landscaped park, a children’s playground, a basketball court, park benches, a pavilion and an elevated deck. One difference worth recording: the press calls it a “half basketball court” where the filing says Gelangang Bola Keranjang without qualification. Minor; both are reported.

Layouts, as registered

Two licensed products, three marketed tabs — and not one published floor plan

The register files TWO components and the developer’s own permit panel gives TWO unit lines: 50 + 18 = 68. The microsite offers THREE floor-plan tabs — Type A, Type B and Type C — with no text, no areas and no room schedules behind any of them, and no floor-plan asset appears in the developer’s media library at all. So the layouts below carry the filed and registered particulars and no drawing. Both filed statutory advertisements print a third lot size that the register does not carry, and the third card below says exactly what that means for a buyer standing in the sales gallery.

NO FLOOR PLAN IS PUBLISHED. The developer’s microsite has a Type A tab with nothing behind it — no text, no areas, no room schedule — and no floor-plan asset of any kind exists in its media library. This page will not draw one, estimate one or borrow one.

Type — 35′ × 70′ semi-detached (50 units)

Lot 35 ft × 70 ft = 2,450 sq ft (our own arithmetic on the filed dimensions, stated as such) · built-up 3,399 sq ft / 315 m², as filed · 3 storeys · 4 bedrooms / 6 bathrooms · filed statutory band RM2,396,900 – RM3,168,000

50 unitsRumah Berkembar3 storeys4 bed / 6 bathbuilt-up 3,399 sq ftSchedule GFREEHOLDNO PLAN PUBLISHED

This is the only one of the two registered products whose built-up is filed. 3,399 k.p.s / 315 m.p.s appears in both filed documents and the register’s keluasan: 315 mps echoes it to within 0.24% — which is also the proof that keluasan is a BUILT-UP in square metres and not a land area. Read as a land area it would understate this scheme’s parcel by roughly a thousand times. One portal carries three different built-ups on one record — 3,389 sq ft against its Type A row, 3,391 in its own header summary and 3,399 in its description. Only the last matches the filing, and the filing governs.

Ask for the Type A plan and the price list
NO FLOOR PLAN IS PUBLISHED. A Type B tab with nothing behind it, and no built-up is filed for this lot size at all — the filed schedule prints one built-up, for the narrower lot. This page states no built-up for the 35′×80′ house.

Type — 35′ × 80′ semi-detached (18 units)

Lot 35 ft × 80 ft = 2,800 sq ft (our own arithmetic on the filed dimensions) · built-up NOT FILED · 3 storeys · 4 bedrooms / 6 bathrooms · filed statutory band RM2,488,200 – RM2,754,400

18 unitsRumah Berkembar3 storeys4 bed / 6 bathbuilt-up NOT FILEDSchedule GFREEHOLDNO PLAN PUBLISHED

The register gives this differently-sized lot the SAME built-up figure as the narrower one — both component rows read 315 mps, 4 bilik, 6 tandas, 3 tingkat — although the lots differ by 350 sq ft of land, which is 14.3%. Either this is the same house on a deeper lot, which is entirely normal for a semi-detached release, or its built-up is simply unfiled. No document says which, so this page states no built-up for it. Note that the 18 homes on the larger lots carry a NARROWER price band than the 50 on the smaller ones — the scheme’s highest filed price, RM3,168,000, sits on a 35′×70′ lot, not on a 35′×80′ one.

Ask for the 35ft x 80ft built-up in writing
NO FLOOR PLAN, NO REGISTER ROW, NO PRICE, NO UNIT COUNT AND NO PERMIT COVERAGE. A Type C tab with nothing behind it, against a filed lot size that appears in no register row. Ask for the register code of anything presented to you as a third type.

NOT in the registerNOT pricedNOT counted among the 68NO permit coverageprinted in BOTH filed advertisements

This is where the licensed-versus-marketed gap on this project sits, and it is unusual because the unlicensed product is advertised inside a document filed with and approved by the Jabatan Perumahan Negara. Both filed statutory advertisements, in both generations, print three lot sizes; one portal’s description repeats all three; the microsite offers three tabs. The register files two components, the permit panel gives two unit lines, and 50 + 18 = 68 covers only the two 35-foot-wide products. A 7,000 sq ft lot is a bungalow or link-bungalow product, not a semi-detached one. Three readings are possible — a planned later phase, a product withdrawn after the advertisement was filed, or a township-level product list reproduced on a phase sheet — and no document chooses between them. This page records the absence and does not explain it, price it or count it. The practical consequence, and it is the single most useful sentence on this page: if you are shown a 70′×100′ plan at the Bukit Puchong Gallery, it is not covered by 6533-19 — no Schedule G for it, no advertising permit, no filed price. Ask for the register code of whatever is being sold to you before you sign anything. Note also that the group took out a SECOND developer licence in June 2026 — code 31409, jumlahProjek: 0, at the same sales-gallery address — so a later phase would plausibly be registered there and not on 6533.

Ask for the register code of the third type

Why there is no drawing on this page. The developer publishes three floor-plan tabs with nothing behind them, and its content-management media library — which is open and which we read in full — contains no floor-plan asset at all. There is no filed built-up schedule either, because neither filed generation carries a statutory particulars block. So no per-type layout can be taken from the developer, and this page would rather carry a stated absence than a drawing it cannot source. The developer’s e-brochure is linked from the microsite as a cloud-drive file and a 360° virtual tour exists at a third-party host; neither was used, and neither is cited for anything. Not a price list, not a quotation, not an offer. The filed statutory bands above are the registered Unit Selling Price ranges, and the price list and the sale and purchase agreement at the sales gallery are what actually bind.

Location

Bandar Bukit Puchong, 47120 Puchong — and the district is SEPANG

Read this before the map. The filed coordinates are 2.967227, 101.622086, from the KPKT record for 6533-19. The approving authority is Majlis Perbandaran Sepang and the approved building-plan reference is MPSEPANG 600-34/1/194 (10) — and that plan prefix is what settles the district, not the postcode and not the township name. And then the honest negative, which is the cleanest this series has recorded: NOT ONE SOURCE PUBLISHES A SINGLE DISTANCE OR DRIVE TIME TO ANYTHING. Not the developer, not either filed document, not either portal record, not any of the three press articles. So this page publishes no distance at all. What it does publish is the list of places somebody names, with the fact that nobody attaches a figure to any of them — which is more useful than an invented number and is the only honest version available.

The coordinates put the site about 5.5 km south of Puchong town proper, which is consistent with Bandar Bukit Puchong sitting at the southern, Sepang-side edge of the Puchong postal area. That corroborates the district finding from a second direction. The development parcel’s own lot or PT number is published nowhere: the only lot number on any surface, Lot 59244, is the sales gallery’s, which is also the licensee’s registered business address. This page does not print it as the project’s.

Why the district question is not pedantry

  • Four independent routes settle it on SEPANG. (1) The filed plan prefix MPSEPANG 600-34/1/194 (10), which names the authority — the strongest route. (2) The developer’s own permit panel names Majlis Perbandaran Sepang outright. (3) KPKT files the project in Daerah Sepang, as it does thirteen of the fifteen located registrations on this licence. (4) A third-party witness: both publishers report the certificate handover as witnessed by the Sepang Municipal Council chairman — a council chairman attending a handover in his own jurisdiction is corroboration from outside the statutory record.
  • And the township genuinely straddles the boundary. Sibling phase 6533-15 — 300 serviced apartments, 21 storeys, on this same licence — is filed in Daerah Petaling, and the licensee’s own business-address field in the register reads Petaling while its project record reads Sepang: a self-contradiction inside one licensee record. So never read a district off a register business-address field.
  • Why it costs money to get wrong. Which council holds the development records, which council’s assessment rates you will pay, and which council decides the planning applications next door — all MPSepang, not MBSJ.
  • What it does NOT change: the foreign-buyer floor. Sepang and Petaling are both Selangor Zone 1, so the minimum purchase price for a non-citizen is RM2,000,000 either way.
  • This is the third project in this series where a 47100/47120 “Puchong” address turns out to be administered by Sepang. It is correct, not an error, and it is a genuine buyer surprise.

What is NAMED by somebody — with NO figure attached to any of it

  • Schools, named only: Krista Bukit Puchong 2 · SJK(C) Sin Ming · SJK(C) Han Ming · SK Puchong Utama · Taylor’s International School · Alice Smith School. No distance to any of them is published by anybody.
  • Healthcare, named only: Klinik Desa Pulau Meranti — a government clinic, and the only healthcare facility any source names at all. No distance.
  • Retail, named only: Lotus’s / Tesco Bandar Bukit Puchong · a 7-Eleven at Tanming Puchong · Pasaraya Hero at Meranti Jaya. No distance.
  • Highways, named only: the LDP (Damansara–Puchong Expressway) and the SKVE (South Klang Valley Expressway). No distance, no interchange named, no drive time.
  • Rail: one article names Puchong Prima LRT on the Sri Petaling line and qualifies it with the unfalsifiable phrase “within easy reach”. That is the entire rail record. This page states no rail distance and names no “nearest station”, because nothing establishes which of that line’s Puchong stations is nearest to a site that sits well south of it.
  • The developer’s own location copy names zero places and gives zero figures — it says only that the township is well established with “proximity to top educational institutions, shopping malls and recreational facilities”. Three categories, no names, no numbers. Both filed documents carry no location block at all.
  • And the thing this page deliberately refuses. There are full developer-sourced distance tables in circulation for other schemes about 4 to 5 km from here, in this same district, by different developers — and one of them even names the same shop brand. It is not the same store and it is not the same parcel. Presenting another parcel’s figures as this one’s would be fabrication by substitution, and it is the most tempting error available on a page like this. No figure was borrowed, estimated or cross-read. There is no distance on this page.

Ask for a drive time rather than accept one. Any figure quoted to you for this scheme is somebody’s estimate, because no developer, filed, registry or portal source publishes one. Drive it yourself at the hour you would actually travel, from the sales gallery at Lot 59244, Jalan BP 7/15.

ERICA RESIDENCE — KPKT project 6533-19, licensee BUKIT HITAM DEVELOPMENT SDN. BHD.

The row below is the KPKT KPKT TEDUH register record as read on 13 October 2026, with the developer’s own advertising and sales permit panel used for the four fields the register does not carry. Every value is labelled with the surface it came from, because on this project the two surfaces disagree on one field and agree to the sen on four others. Not a price list, not a quotation, not an offer.

Source and date. KPKT KPKT TEDUH register, developer code 6533, project record 6533-19, read 13 October 2026; all nineteen project records on this licence walked individually, with 6533-20 returning CLIENT_ERROR against jumlahProjek: 19 — walk and count agree, so there is no dormant twin and no unlisted phase. The No. Pendaftaran, the approving authority, the approved plan reference and the land-encumbrance field come from the developer’s own permit panel, which is the only statutory surface this project has, because neither filed HIMS generation carries a statutory particulars block.

What this table is and is not. It is the public statutory record plus a developer-published permit panel, both read on one day and both dated here. It is not a price list, not a quotation and not an offer, and the registered band is a filed range, not what any individual home costs today. The price list and the sale and purchase agreement at the sales gallery are what bind. The register is a record of filings, not an inspection: it does not certify that construction matches the plan, that the progress figure was surveyed, or that handover will happen on the contractual date.

The delivery position, stated as a position and not as a verdict

As at 13 October 2026: 97.50% built, no CCC, no vacant possession date, Lancar, no approved extension, and contractual vacant possession due 15 October 2026. Three things can be said, and this page says all three. First, the register does NOT flag this project late. status.keseluruhan reads Lancar — on track — and Lewat, the register’s own late flag, is absent. We looked for it specifically, because this page checks for it on every project. Second, there is no approved extension to fall back on. On most projects the question is whether an extension was consumed or overrun. Here there is nothing to consume: the 24-month period runs out on 15 October 2026 and pindaanTempohSerahKosong reads Tidak with tempohTambahanDiluluskan: Tiada. Third, the arithmetic: roughly 100% of the contractual programme has elapsed against a 97.50% progress band. Those are the only two numbers available and they are close. What this page will NOT say is “late”, “delayed” or “on time”. None of the three is established — the register says on track, there is no completion certificate, and the position is simply the position on the date it was read. A page that turned this into a verdict would be inventing a finding. And the caveat that makes the 97.50% honest. peratusSiap is a BAND, not a measurement. The identical figure sits on an unrelated licensee’s cancelled scheme about 4 km away, and the legacy rows on this very licence read 2.50 / 7.50 / 27.00 / 90.00 against statuses of completed with CFO. Never compute a completion date from it. It reads a sane 100.00% on every completed modern record on this licence, so the banding is confined, but it is real. One more date, from the group itself. The developer’s own permit panel prints a completion date of “July 2026” — 3½ months EARLIER than its own contractual obligation, and it has passed. Meanwhile the listed parent’s own guidance to the market is “by year-end 2026”, which is later than the contractual date. Both are published here with their sources, and the dates are left to speak.

Foreign buyers: three legs, and the price leg is the one that does not decide it

Leg one, price: 68 of 68 clear the floor, and it is the cleanest pass this page has had to report. Selangor Zone 1 — Petaling, Gombak, Hulu Langat, Sepang and Klang — carries a minimum purchase price for a non-citizen of RM2,000,000. Zone 2 (Kuala Selangor, Kuala Langat) is also RM2,000,000; Zone 3 (Hulu Selangor, Sabak Bernam) is RM1,000,000. Note that the Selangor figure is DOUBLE the Kuala Lumpur one, and a 47120 Puchong address reads as Klang Valley and invites the RM1,000,000 assumption. Against RM2,000,000, the 50 homes on 35′×70′ lots run 1.198× to 1.584× the floor and the 18 on 35′×80′ lots run 1.244× to 1.377×. The entire band sits above the floor: the cheapest home clears by RM396,900 of headroom and the dearest by RM1,168,000. No unit straddles, so nothing here is undeterminable on price. Leg two, title — and this is the leg that governs. Schedule G plus a -(L) permit tail plus a 24-month contract period means sale together with the land, i.e. INDIVIDUAL title, not strata title. Published Selangor guidance — including IQI’s own guide to buying land in Malaysia as a foreigner, which does carry the restriction — states that individual-title landed property is not permitted to foreigners in the main zones, and that only strata and landed-strata schemes are. One source additionally conditions eligibility on the scheme being gated and guarded. That condition is not evidenced here: the filed nine-item facilities legend contains no security item of any kind — no guardhouse, no perimeter fencing, no CCTV, no boom gate, no personnel. Gerbang means gate or archway and sits between a walkway and a rest deck among landscape features; it is not a security commitment. And nobody claims gated-and-guarded for this scheme either — not the developer, not either portal, not the press — which is cleaner than a false claim would be and is worth saying. Leg three, and it is a hole rather than an answer: Sekatan Kepentingan is UNREADABLE on this project. Neither filed generation carries a statutory particulars block and the register does not carry the field for this record, so the single strongest foreign-buyer signal this page normally reads cannot be read at all. That is NOT the same as Tiada — an absence of the field is not a clearance. This page writes it as UNREADABLE, never as absent and never as present. The answer, in one sentence: every home clears the RM2,000,000 price bar comfortably, and that probably does not help, because the title question almost certainly bars foreign purchase regardless and the one document that would settle it does not exist. Confirm with Pejabat Tanah dan Galian Selangor before you rely on either leg — PTG Selangor publishes no reachable circular, so the RM2,000,000 figure here rests on a three-source consensus and the title rule on published guidance. Nobody — not the developer, not either portal, not the press — says any of this.

The GreenRE Platinum provisional: the sentence this page can defend, and the one it will not repeat

The rating is real, and it is correctly labelled by everyone who publishes it. GreenRE’s own register carries Semi Detached Houses (Erica), developer cell Bukit Hitam Development Sdn Bhd — the KPKT licensee, character for character, which is the only test that has ever separated a genuine row from a near-identical decoy — at PLATINUM, PROVISIONAL CERTIFICATION, table status ACTIVE, dated 17 November 2023, on the residential RES v3.2 tool. The tool code matters: RES means the homes were assessed, not a clubhouse, a sales gallery or a commercial podium. And it was read off the one tier that reads completely — 95 rows closing cleanly to the final cell — so this is a complete-table read and not a “found in the reachable portion” result. Credit, three ways. The developer’s own site says “Provisional”, and so do both publishers’ headlines. Nobody over-claims the status here, which this series has had to correct elsewhere. One wording correction all the same: the microsite calls it a “Platinum GreenRE Award”. A provisional certification is not an award. This page describes it as a provisional certification. And PROVISIONAL is not FINAL — it has been provisional since 2023, and no source addresses whether or when it will become final. Nor is an ACTIVE flag proof of current validity: two unrelated Platinum rows in the same register read ACTIVE against their own printed expiry dates in 2024, which have already passed. Now the claim, which is published by the developer and by both publishers and which this page will not repeat. It is sold as the first landed homes in Malaysia to achieve GreenRE Platinum provisional certification. Four things defeat it. (1) A Platinum provisional row on the same residential tool, named Gasing House and held by a different company, is dated 22 March 2021 — two years and eight months earlier — and a “House” is a landed dwelling. (We could not identify that company or project from any public source, so its product type is inference from its name rather than a finding — but a superlative cannot be published over an unresolved contrary row two and a half years older.) (2) The nearest unambiguously landed scheme — another developer’s courtyard-terrace and semi-detached scheme whose register entry literally says Landed 69 Units — is dated 6 December 2023, only NINETEEN DAYS later. A “first” with a nineteen-day margin is not a durable superlative. (3) Two earlier Platinum rows on landed-sounding names from 2015 carry FINAL ratings — a stronger grade than provisional — eight years before this one. (4) And the structural objection: GreenRE publishes NO product type, NO address and NO state. Every landed-versus-high-rise call in the comparison above is name-based inference, and the register physically cannot settle a claim framed in terms it does not record. (5) Finally, it is one press release and not two confirmations: the press statement was issued on a Saturday and both publishers published two days later. Two publishers, one briefing, one day — and neither tested the claim or named the register. So here is the sentence this page can defend, in full, and it is not shortened: “Erica Residence holds a GreenRE Platinum provisional certification, dated 17 November 2023 in GreenRE’s own register and issued to the project’s licensed developer, Bukit Hitam Development Sdn Bhd, on the residential RES v3.2 tool. It is the earliest multi-unit landed housing scheme in GreenRE’s published Platinum register — ahead of the next one by nineteen days. The widely repeated claim that it is the first landed homes in Malaysia to hold a Platinum provisional certification cannot be verified, because GreenRE’s register records no product type and because at least one earlier Platinum provisional row on the residential tool appears to be a landed dwelling.” And a twelve-month date discrepancy, reported and not resolved. The register dates the certification 17 November 2023; the ceremony and the press statement are dated 16–18 November 2024. Twelve months and one day apart. The obvious reading is a 2023 issue handed over at a 2024 event, but no document says so. Both dates are published here; where only one can be, it is the register’s. What is kept OFF this page, deliberately. This licensee holds three other GreenRE rows — an adjacent sibling phase with a Bronze FINAL, and two commercial rows on the non-residential tool at Silver and Bronze. None of them is this project’s, in either direction: the sibling’s FINAL must not make Erica sound certified, and Erica’s PLATINUM must not be read back onto the sibling’s Bronze. The same-group sibling is the most seductive error available on a page like this, and here it is the same licensee, the same township and the adjacent phase. Note also that the developer advertises only one of its four rows and mentions none of the other three — so this is an active green participant that under-advertises itself, which is the inverse of the usual failure and is a credit. On GBI: the GBI directory is unreachable, so this page says that no GBI rating is CLAIMED by the developer and that GBI’s own directory could not be read — never “no GBI rating”, which the evidence does not support.

The nineteen-phase township delivery record — and every caveat that must be printed with it

This exists only because licence 6533 is a township licence, and no consumer source publishes a single line of it. We walked 6533-1 to 6533-19 individually; 6533-20 returns CLIENT_ERROR against jumlahProjek: 19, so the walk and the count agree. Only FIVE of the nineteen carry BOTH a first-SPA date and a completion-certificate date, so only five can be scored against a contractual date. Here is the honest scoring. 5 of 5 were certified complete INSIDE their governing date. 4 of those 5 took NO extension and still beat their ORIGINAL date — a 46-unit Jadual G phase by 1 day; a 300-unit, 21-storey Jadual H phase by about 6 weeks; a 140-unit Jadual H phase by about 8½ months; and the 43-unit Jadual G phase immediately before Erica by about 7 months. The fifth — the only Ya on the whole licence — took a +5-month extension on a 137-unit Jadual H phase and landed about two months INSIDE the revised date, i.e. about two months past its original. That extension was CONSUMED, not overrun, and it is NOT Erica’s. Now the caveats, which must be printed with the record or the record is misleading. (1) Four of the five record vp: “-” — only one of them records an actual vacant-possession date. So four of five are scored on the completion certificate, not on handover. (2) Eight records are CFO-era and carry no SPA dates at all, so they cannot be scored in either direction, and their progress figures are visibly unreliable — one of them reads 7.50 per cent against a status of completed with CCC and a certificate date of 2010. (3) Four registrations are Tiada Maklumat with zero units and, in one case, no permit at all — they are register placeholders, not deliveries, and this page does not count them as either. (4) Compare this record to nothing else. It is materially weaker evidence than a township in this series where all thirteen phases carried dates, and materially stronger than one with zero completed phases. Another township’s record must never migrate onto this page, and this one must not migrate off it. And one hypothesis this licence kills in the cleanest way yet. The idea that the contract schedule predicts whether a developer takes an extension is dead, and this is the widest sample against it: Tidak on EIGHTEEN records and Ya on ONE, across a licence that carries BOTH Jadual G/24-month and Jadual H/36-month registrations, with the single Ya sitting on a Jadual H record. So the schedule predicts nothing. Two further things the walk shows, and both belong to the township rather than to this phase. The licence has delivered genuine controlled low-cost housing — one registration is filed as low-cost housing for 560 units and another files 400 units at a flat RM72,000 — while Erica itself has no affordable allocation at all. The township’s history and this phase’s economics are different things and this page does not blur them. And the register’s own project-LIST order is not the serial index: Erica is listed fifteenth of nineteen and is 6533-19, with the two phases listed before it being -17 and -18. Never infer a serial from a list position.

What is NOT filed and NOT published — the precise list, because neither filed generation has a statutory block

This is the most consequential structural fact about the paperwork on this project, and it is a first for this page’s method. BOTH HIMS filed-document path forms are live under this licence — the older project-serial form and the newer batch form, whose URL came out of the register’s own filing array and was not guessed — and NEITHER carries a BUTIR-BUTIR IKLAN statutory particulars block. The generation diff is a clean null: the two generations are identical on everything legible — the same heading, the same three lot sizes, the same HAK MILIK KEKAL, the same nine-item facility legend, the same built-up line, the same unexplained 1988, and the same dot-matrix Spesifikasi grid with no fixture labels on it at all. The consequence: the developer’s own permit panel is the ONLY statutory surface this project has, and it is richer than the filed documents by nine fields — the registration number, the approving authority, the plan reference, the tenure, the land encumbrance, the unit split, the completion date, the licence validity and the price band. That inverts this page’s usual posture, which is to catch a developer panel being stale or wrong. Here the panel is the richest statutory surface in existence for the project and its prices match the register to the sen — and it is nevertheless a full generation STALE on the permit. A surface can be exact on four fields and wrong on one. Do not generalise from either half. And a mirror-image oddity worth one line: “Erica” appears in NEITHER filed document, in either generation — the filed heading is a generic descriptor plus the locality — while the REGISTER’s project name is a clean exact match to the marketing name. On this project the register is clean and the filing is not, which is the reverse of the usual position. So the following are unavailable from any statutory document, and most from any source at all. Louis will ask the developer for them; until a document arrives they stay off this page. (1) Sekatan Kepentingan — the restriction in interest. UNREADABLE, which is the single most consequential gap here, because it is the strongest foreign-buyer signal available. (2) Keluasan Tanah — no filed parcel area exists; the register’s keluasan is a built-up. (3) Car park — no bay count on the register, the panel, either filed document, either portal or any of three press articles. No number is stated here. (4) The 35′×80′ built-up — not printed. (5) The development parcel’s lot or PT number, and the mukim — the register prints no mukim, and the only lot number anywhere is the sales gallery’s. (6) Every consultant and the main contractor — no architect, engineer, quantity surveyor or builder is named by anyone. (7) A labelled Spesifikasi schedule — both filed documents carry the grid with no fixture names, so not one internal fitting can be read off a filed document. (8) Any chargee — the panel says none and nothing contradicts it, so this rests on one surface and is stated as resting on one. (9) Take-up — the parent reports “healthy take-up rates” twice with no figure, and there is no unsold-unit column on any surface. (10) GFA and plot ratio — published by nobody. (11) The construction commencement date, and therefore the float test. No stock-exchange announcement exists — the contract almost certainly fell below the listed parent’s own announcement threshold, and here it is the parent itself that is small enough for that threshold to bite — and the construction-record search returns an error. So there is no commencement date and the float test cannot be run in either direction. What can be run instead is the other half: the contractual programme is 24 months from 15 October 2024, so as at 13 October 2026 roughly 24 of 24 months have elapsed against a 97.50% progress band. (12) The 70′×100′ product’s units, price, built-up and registration. (13) EVERY distance and drive time — see the location section. Not one source publishes a single figure, and this page publishes none. (14) The maintenance arrangement after handover. A Schedule G scheme creates no statutory management corporation, no statutory service charge and no sinking fund — and no source says what will maintain the park, the basketball court and the internal roads after the completion certificate is issued, or who will pay for it. On a 68-home enclave with shared landscape that is a real and unanswered question, and it is on the list of things to ask in writing. (15) A reconciling GDV — see the disclosure below. And one register field that is simply wrong, recorded for completeness: the website KPKT publishes for this licensee resolves, is live, and is a stock content-management install — a default theme, one “Hello world!” post dated January 2025, a sample page, and a navigation bar whose every item links to nothing. It carries no statutory block, no licence number, no permit and no mention of this project, the licensee or the parent. A client following the register’s own link lands on “Hello world!”. The real project site is not named by the register at all.

What this page does not publish, and why

This page withholds five classes of figure, and it names each one so that the withholding does not read as concealment. (1) The restricted family, as a matter of standing instruction. Nothing on this page carries a discount, a rebate, a nett price, a promotion of any kind, a commission figure, a freebie, an incentive, a guaranteed-rental rate or a yield projection. (2) The ethnic-allocation field. The developer’s own permit panel carries a Bumiputera price-adjustment field. The field exists, and that is stated here; its VALUE is withheld and appears nowhere on this page in either language. It appears on no other surface — not in either filed document, which have no statutory block at all, and not in the register. (3) A “from” figure that sits BELOW the filed statutory minimum, together with the price per square foot derived from it. One publisher carries both, across two of its own articles. Count the publishers correctly: the two mastheads involved belong to one media group, so this is one independent publisher carrying it twice, not two sources. Neither the figure nor the derived per-square-foot number is published here, in either language. And this page names which kind of below-minimum figure it is withholding, because the kind matters: this is the original and most serious kind — a developer-era marketing “from” figure on a scheme that is still selling. It is not a resale floor on a long-completed scheme, it is not an asking range for an unlicensed component, and it is not a pre-launch agent estimate made where no statutory floor yet existed. The most probable explanation, stated as inference and not as a finding, is that the figure belongs to the superseded permit generation — the launch-era price list — and the GDV arithmetic at (5) points independently the same way. And credit where it is due: the OTHER publisher gets it right. The Edge group’s record prints RM2,396,900 — the registered statutory minimum, exactly, to the ringgit. This series has had to withhold below-floor figures on several projects where every publisher carried them; this is the first where the discrepancy sits with one publisher and the other matches the filing to the ringgit. (4) A discrepancy in the other direction, which breaches nothing and is reported. The same article’s upper figure, about RM3.12 million, sits roughly RM48,000 BELOW the registered maximum of RM3,168,000. A marketing figure under a statutory maximum breaks no rule; it is recorded here as further evidence that the whole of that range belongs to an earlier generation. (5) The circulating GDV, which is handled rather than repeated. The announced figure is RM149,604,000 (also reported as “RM149 million”). Against the registered band it cannot be current. The sum of the filed minima is (50 × RM2,396,900) + (18 × RM2,488,200) = RM119,845,000 + RM44,787,600 = RM164,632,600; the sum of the maxima is RM158,400,000 + RM49,579,200 = RM207,979,200. So the announced GDV sits RM15,028,600 — 9.1% — BELOW the sum of the minimum prices of the very homes that produce it, which is arithmetically impossible for a current figure. And RM149,604,000 ÷ 68 = RM2,200,059 per home, which is below the lowest registered price of RM2,396,900. The conclusion published here is the arithmetic and its consequence — that the circulating GDV is a launch-era figure from a superseded price generation — and not the figure as if it were current. (6) And one difference a reader coming from a sibling page needs stated. There is no Harga Mampu Milik (LPHS) row on this record at all — no state-controlled affordable allocation, no -RMM or -AH type-code pair, no duplicated built-up at two prices, no Rumah Selangorku flag, and no source anywhere mentions affordable housing at this scheme. So the whole band is open market and the RM2,396,900 minimum may be read as a genuine open-market entry price. That is the opposite of some other pages on this site where a register’s minimum is a controlled price that must never be framed as an entry price. The question is a fair one to ask here, because this licence HAS carried genuine controlled low-cost stock historically — one of its registrations files 400 units at a flat RM72,000 and another is registered as low-cost housing for 560 units. Those are the township’s history, not this phase’s economics, and a page should not blur them. (7) Finally, what simply does not exist here. No leaseback, no guaranteed rental return, no rental programme, no furnishing package and no buyer inducement of any kind is mentioned by ANY source on this project, so that entire family of restrictions does not arise — there is nothing of that kind to withhold. And the developer’s own panel publishes none of it either, which is a credit.

The licensed developer

BUKIT HITAM DEVELOPMENT SDN. BHD. — and the 1907 company behind it

Your sale and purchase counterparty is BUKIT HITAM DEVELOPMENT SDN. BHD., registration 199001011824 (203394-W) — the licensed developer named in the KPKT KPKT TEDUH register record for project 6533-19. It is not AYER Holdings Berhad, which is the listed parent. That distinction is not academic, and one portal proves why: the same listing id served in two different URL forms names two different companies — the /project/ form names the licensee and the /new-launches/ form names the parent, and each company appears nowhere on the other’s page. The conduct record, from the register: statusPemaju: Aktif, mempunyaiKesalahan: null — no conduct flag — and zero sick projects and zero abandoned projects across all nineteen registrations on licence 6533. Registered office: Lot 1103, 11th Floor, Tower 1, Faber Towers, Jalan Desa Bahagia, Taman Desa, 58100 Kuala Lumpur. Business address and sales gallery: Bukit Puchong Gallery, Lot 59244, Jalan BP 7/15, Bandar Bukit Puchong, 47120.

And finding the licensee at all took eight searches, which is worth one line because it is why most people never find it. The register’s developer search matches the company name only. The brand name returns five companies and the licensee is in none of them; the township word returns three and the licensee is in none of those either; the full township name returns nothing; the group’s former listed name returns nothing; and the project’s own registered name returns nothing — against a same-session positive control that returns sixteen. Only one string works. The reason is that the subsidiary’s name is a portmanteau of the township and the brand and matches neither in full. The practical lesson for a client: search KPKT by the DEVELOPER CODE 6533 or by the project code 6533-19, not by any name. Both resolve. The name route does not.

The parent: AYER Holdings Berhad, registration 190701000003 (37-K), Bursa Malaysia ticker AYER, of 5th Floor, Bangunan Yee Seng, No. 15, Jalan Raja Chulan, 50200 Kuala Lumpur. Look at that registration number: it encodes 1907, and the company was indeed established in 1907 — listed in 1961, renamed TAHPS Group Bhd in 2007 and AYER Holdings Berhad in 2017. That is the oldest corporate vintage this page has had occasion to record. The 2017 rename has not fully taken, either: the group’s own professional-network URL still carries the TAHPS name on both of its websites today. No joint venture is named by any source and none was found, and because the land is the group’s own long-held Bandar Bukit Puchong holding there is no land vendor either, which removes a whole class of question. What is NOT obtainable: the shareholding percentage. No annual report section, stock-exchange announcement, register field or press report states what proportion of Bukit Hitam Development Sdn. Bhd. AYER Holdings owns. The identification rests on four legs and no percentage: a shared register e-mail address at the parent’s domain, the shared Bukit Puchong Gallery address, a 2018 press report naming that gallery as the “Bukit Hitam Development Sales Gallery”, and the group’s own portfolio page linking to this project’s microsite. An EdgeProp tag index also carries a headline naming “Bukit Hitam Development” launching a sibling phase, so the licensee’s name is in the trade press and not only in a popup. Four legs, no percentage, and this page says so.

Property is the group’s dominant segment and this project is one of its two named drivers. The parent’s own results commentary puts property at 81% of group revenue and 80% of pre-tax profit in FY2025, and about 84% of both in the first quarter of FY2026, naming Erica Residence and the group’s commercial scheme as the two drivers. The group also told the market it plans to monetise its Bandar Bukit Puchong landbank through phased launches and will launch subsequent residential and commercial phases — and the register corroborates that from a second direction: the group took out a SECOND developer licence in June 2026, code 31409, with jumlahProjek: 0 and an empty project array, registered at the SAME sales-gallery address. That licence is NOT this project’s and must not be confused with it — Erica is 6533. Note also that the (N) suffix on that second licence means FIRST ISSUE, NEVER RENEWED — it does NOT mean inactive, which is what (N) means on an advertising permit. A client told otherwise would be wrongly alarmed. KPKT publishes no key to these suffixes, and this page flags the collision as a question rather than as a defect.

Two things on this licence that a client checking the developer should know, because the marketing portfolio and the statutory register are each missing things the other has. The developer’s own portfolio page lists nine developments — and two registered schemes on this licence appear nowhere on it, one of 400 units and one of 120. Conversely three names on the portfolio page match no register project name at all, because the register files most phases under the generic township name. So a client checking either surface alone gets an incomplete picture, and the register code is the only reliable key. And the awards position, stated carefully. The microsite claims a StarProperty Awards 2025 Earth Conscious Award for Best Sustainable Development (Landed). We could not confirm it. The awarding body’s own site serves its winners lists as images; its 2025 category page rendered only two categories and not that one, which is plainly a partial render and therefore not evidence the category does not exist; and no article naming this project as a winner or an honouree was found. And the telling part: the awarding body’s own publisher has written about this project three times, including after the 2025 awards, without mentioning that it had given it one. So this page records the claim as a DEVELOPER CLAIM, attributed and unverified — not a borrowed award, which this page has had to refuse elsewhere, but an unconfirmable one. Note too that the awards run Winner, Honours and Merit tiers, which the microsite’s wording does not specify. No QLASSIC score is published for this project or for ANY of the nineteen registrations on this licence, and no other award body names the project, the licensee or the parent. The group has no corporate awards page at all, so there is no borrowing minefield here — and that absence is worth a line of credit.

Sources for this section: the KPKT KPKT TEDUH register licensee record for developer code 6533 and all nineteen of its project records, read 13 October 2026, with eight search strings and a same-session positive control; the developer’s own advertising and sales permit panel on its project microsite; the register’s own licensee website field; the listed parent’s results announcements for FY2025 and the first quarter of FY2026; both URL forms of the EdgeProp record; four Star-group articles dated January 2018, November 2024, May 2025 and October 2026; and the GreenRE certification register. Nothing in this section is borrowed from any other project by this licensee or by any other developer in Bandar Bukit Puchong or at Pulau Meranti.

Questions people actually ask

Erica Residence — the questions, answered from the filed record

Is Erica Residence late? It was due on 15 October 2026.

The honest answer is that none of “late”, “early” or “on time” is established, and this page states the position rather than a verdict.

The position, from the KPKT register read on 13 October 2026: the first sale and purchase agreement is dated 15 October 2024, the filed Schedule G contract period is 24 months, so contractual vacant possession is 15 October 2026. pindaanTempohSerahKosong reads Tidak and tempohTambahanDiluluskan reads Tiada: no extension of time has ever been approved, so there is nothing to fall back on. The register shows no completion certificate and no vacant-possession date, a progress figure of 97.50%, and an overall status of Lancar — on track. We specifically looked for Lewat, the register’s own late flag, and it is NOT present.

So: roughly 100% of the contractual programme has elapsed against a 97.50% progress figure. Those are the only two numbers that exist and they are close. And the 97.50% is a BAND, not a measurement — the identical figure sits on an unrelated company’s cancelled scheme about 4 km away, and this licence’s own older rows read 2.50, 7.50, 27.00 and 90.00 against statuses of completed. Never compute a completion date from it.

What to do about it: ask the developer in writing for its current vacant-possession date, the completion-certificate position and the name of the submitting principal, and — if handover falls after the contractual date — its written position on liquidated and ascertained damages under the statutory contract. Ask for the documents and the dates, not for an opinion.

How many completion dates are there, and which one actually binds?

Seven are in circulation. One governs.

DateSourceStatus
15 OCTOBER 2026KPKT 6533-19 — first SPA 15 Oct 2024 + tempohAsal 24 Bulan, pindaanTempohSerahKosong: TidakTHIS GOVERNS. It is the contractual date and there is no approved amendment to it

“01 Jan 2026”one portal recordwrong, and earlier than every other figure
“2026”the same portal’s other record forma year only
“2026”press, May 2025a year only
“Q4 2026”pressa quarter — consistent with 15 Oct 2026
“by year-end 2026”the listed parent’s own quarterly commentaryLATER than the contractual date, and it comes from the group itself rather than from a portal

Two things worth saying about that table. First, the developer published a date 3½ months earlier than the one that binds it, and missed it. That is the opposite of the usual pattern, where a developer’s own surface reflects a later, extended date. Here the developer set itself a harder date than the law did, and no surface has been updated since. Second, the listed parent’s own guidance — “by year-end 2026” — points PAST 15 October. A listed parent telling the market “year-end” while its subsidiary’s contractual date is 15 October is the clearest available signal, and it comes from the group itself. This page publishes both and lets the dates speak.

Is the GreenRE Platinum rating real, and is this really the first landed scheme in Malaysia to get it?

The rating is real. The “first in Malaysia” claim is not verifiable, and this page does not repeat it.

What is real: GreenRE’s own register carries the scheme as Semi Detached Houses (Erica), issued to Bukit Hitam Development Sdn Bhd — the KPKT licensee, character for character — at PLATINUM, PROVISIONAL certification, status ACTIVE, dated 17 November 2023, on the residential RES v3.2 tool. The residential tool code matters: it means the homes were assessed, not a clubhouse or a commercial podium. And it was read off the one tier of that register that reads completely, 95 rows closing cleanly — so this is a complete-table read. Credit the developer and both publishers for calling it “provisional”; many do not.

Why the superlative fails. An earlier Platinum provisional row on the same residential tool, held by a different company and named after a house, is dated March 2021 — two years and eight months earlier. The nearest unambiguously landed scheme — another developer’s entry whose register text literally says Landed 69 Units — is only nineteen days behind this one. Two landed-sounding Platinum rows from 2015 carry FINAL ratings, a stronger grade. And structurally: GreenRE publishes no product type, no address and no state, so the register physically cannot settle a claim framed in terms it does not record. Finally, it is one press release and not two confirmations — the statement went out on a Saturday and both publishers published two days later, neither testing the claim nor naming the register.

What can be said instead: that this is the earliest multi-unit landed housing scheme in GreenRE’s published Platinum register, ahead of the next by nineteen days, holding a provisional certification dated 17 November 2023 to the project’s licensed developer on the residential tool. Also note: provisional is not final, a provisional certification is not an “award” even though the microsite calls it one, and an ACTIVE flag in that register is not proof of current validity — two unrelated Platinum rows read ACTIVE past their own printed 2024 expiries.

One more oddity, reported and unresolved: the register dates the certification 17 November 2023 while the ceremony and press statements are dated 16–18 November 2024 — twelve months and one day apart.

Can a foreign buyer purchase here? Every unit is over RM2 million.

Every one of the 68 homes clears the price bar, and that probably does not help, because the title question almost certainly bars foreign purchase regardless.

Leg one — price. Sepang is in Selangor Zone 1 (with Petaling, Gombak, Hulu Langat and Klang), where the minimum purchase price for a non-citizen is RM2,000,000. Zone 2 is also RM2,000,000; Zone 3, meaning Hulu Selangor and Sabak Bernam, is RM1,000,000. Note that the Selangor figure is DOUBLE the Kuala Lumpur one of RM1,000,000 — and a 47120 Puchong address reads as Klang Valley and invites exactly that mistake. On the filed statutory band, the 50 homes on 35′×70′ lots run 1.198× to 1.584× the floor and the 18 on 35′×80′ lots run 1.244× to 1.377×. All 68 clear it; no unit straddles; the cheapest clears by RM396,900 of headroom.

Leg two — title, and this is the leg that governs. Schedule G plus a -(L) permit tail plus a 24-month contract period means the home is sold together with the land, i.e. on individual title and not strata title. Published Selangor guidance — including IQI’s own guide to buying land in Malaysia as a foreigner, which does carry the restriction — states that individual-title landed property is not open to foreigners in the main zones, and that only strata and landed-strata schemes are. One source additionally requires the scheme to be gated and guarded, and that condition is not evidenced here: the filed nine-item facilities legend contains no security item of any kind. Nobody claims the scheme is gated and guarded either, which is cleaner than a false claim.

Leg three — and it is a hole. The restriction in interest on the title, Sekatan Kepentingan, is UNREADABLE on this project: neither filed document generation carries a statutory particulars block and the register does not carry the field for this record. That is not the same as the field reading “none” — an absent field is not a clearance.

So: confirm with Pejabat Tanah dan Galian Selangor in writing before you rely on anything, and get the developer’s written position too. PTG Selangor publishes no reachable circular, so the RM2,000,000 figure here rests on a three-source published consensus and the title rule on published guidance. A written refusal is more use to you than a verbal yes.

Which district and which council is this actually in? The address says Puchong.

Daerah SEPANG, under Majlis Perbandaran Sepang. Not Daerah Petaling, and not MBSJ.

The district was settled from the approved building-plan reference, which is the strongest available route: MPSEPANG 600-34/1/194 (10). The prefix names the authority. It was NOT read off the postcode, which points the wrong way here, and not off the township name, which spans two districts. Three further routes agree: the developer’s own permit panel names Majlis Perbandaran Sepang outright; KPKT files this project in Daerah Sepang, as it does thirteen of the fifteen located registrations on this licence; and both publishers report the GreenRE certificate handover as witnessed by the Sepang Municipal Council chairman — a council chairman attending a handover in his own jurisdiction is corroboration from outside the statutory record.

And the township genuinely straddles the boundary. A sibling phase on this same licence — 300 serviced apartments, 21 storeys — is filed in Daerah Petaling, and the licensee’s own business-address field in the register reads Petaling while its project record reads Sepang. So never read a district off a register business-address field.

What it changes and what it does not. It changes which council holds the development records, whose assessment rates you pay and whose planning decisions affect the neighbourhood: MPSepang. It does NOT change the foreign-buyer floor — Sepang and Petaling are both Selangor Zone 1, so RM2,000,000 applies either way.

What are the Type A, Type B and Type C floor plans?

Nobody publishes them, and the third type is not part of the licensed scheme.

The microsite has three floor-plan tabs — Type A, Type B and Type C — with no text, no areas and no room schedules behind any of them, and no floor-plan asset of any kind appears in the developer’s own media library. So no per-type layout can be taken from the developer at all, and this page carries none rather than drawing or estimating one.

What IS registered is two products: 50 homes on 35′×70′ lots with a filed built-up of 3,399 sq ft (315 m²), and 18 homes on 35′×80′ lots whose built-up is not filed at all. Both are 3 storeys with 4 bedrooms and 6 bathrooms on the register. The register gives the two differently-sized lots the same 315 m² figure although the lots differ by 350 sq ft of land, so this page states no built-up for the larger-lot type.

And the third tab matters. Both filed statutory advertisements print a third lot size, 70′×100′ — 7,000 sq ft, two and a half times the larger registered lot — which appears in NO register row, carries NO unit count, NO statutory price, NO built-up and NO permit coverage. The licensed scheme is 68 homes in two products. Anything presented to you as a third type is not part of those 68 — ask for its register code before you sign anything.

What is the density, and is the “low-density” claim true?

It is true, and it is the strongest density claim this page has had to assess: 9.41 units per acre, the lowest figure in this series.

68 homes on 7.23 acres = 9.41 units per acre, or 23.25 per hectare, or about 4,631 sq ft of site per home. The acreage is a PRESS figure and not a filed one — Keluasan Tanah is not printed in either filed generation and the register’s keluasan field is a BUILT-UP in square metres, not a land area. Two independent publishers give 7.23 and 7.2 acres, 0.4% apart.

And it survives an independent cross-check on the developer’s own filed lot dimensions. 50 × (35 × 70) = 122,500 sq ft; 18 × (35 × 80) = 50,400 sq ft; total saleable lot area 172,900 sq ft = 3.969 acres, which is 54.9% of 7.23 acres. A 54.9% net-to-gross is exactly what a landed scheme with internal roads, a landscaped park, a basketball court, a playground, setbacks and drainage reserve should produce — so the press acreage is corroborated by arithmetic on filed figures, and may be used, labelled as a press figure.

Five denominators were tested and refused, and each would have been wrong by a different order of magnitude: the township’s well-corroborated 1,390 acres, which carries nine other developments and would give a meaningless 0.049 per acre; the group’s 600-acre undeveloped landbank, which is a future holding and not a site; the register’s keluasan: 315 mps, which is a built-up and read as a land area would understate the parcel by roughly a thousand times; a different, completed phase’s “2.3 acres”, which is the only per-project acreage the developer publishes anywhere and is not this project’s; and a township-wide unit total that mixes residential with commercial and industrial stock. No GFA and no plot ratio is published by anybody, and there is no land transaction to check against because the land is the group’s own long-held holding — so the net-to-gross test is the only cross-check available, and it passes.

What does Schedule G actually mean for me here?

It means the land is sold with the house, and five practical things follow from that.

(1) A 24-month delivery period, not 36. The register files tempohAsal: 24 Bulan, and the clock runs from the date of the first sale and purchase agreement on the project, not from yours. That is a materially tighter programme than a strata scheme’s 36 months.

(2) A different progress-payment ladder and a different liquidated-damages mechanic from the Schedule H form used for strata housing. Read your own schedule of payments against the statutory form, not against a brochure.

(3) Individual title, not strata title. Three independent corroborations: the Jadual G filing itself, the -(L) tail on the advertising and sales permit, and the 24-month period. This is what creates the foreign-buyer problem, and it is more consequential than the price.

(4) No management corporation, no statutory service charge and no sinking fund. A Schedule G scheme creates none of them. And no source says what will maintain the landscaped park, the basketball court and the internal roads after the completion certificate issues, or who will pay for it. On a 68-home enclave with shared landscape that is a real, unanswered question and it is worth asking in writing before you sign.

(5) A defect liability period still applies under the statutory contract, running from vacant possession. Get the handover inspection and the defect list in writing on the day.

How reliable is this developer? What has it actually delivered?

There is a nineteen-phase delivery record on this licence and nobody publishes a line of it. Here it is, with its caveats.

The register’s conduct fields first: statusPemaju: Aktif, mempunyaiKesalahan: null — no conduct flag — and zero sick projects and zero abandoned projects across all nineteen registrations.

The delivery record. We walked all nineteen project records individually; the twentieth returns an error against a count of nineteen, so the walk and the count agree. Only FIVE carry both a first-SPA date and a completion-certificate date, so only five can be scored. Five of five were certified complete inside their governing date. Four of those five took NO extension and still beat their ORIGINAL date — by 1 day, about 6 weeks, about 8½ months and about 7 months. The fifth, and the only extension on the whole licence, took +5 months on a 137-unit strata phase and landed about two months inside the revised date: consumed, not overrun. It is not this project’s.

Now the caveats, because the record is misleading without them. Four of the five record no vacant-possession date at all, so they are scored on the completion certificate rather than on handover. Eight records are from an older certification era and carry no SPA dates whatever, so they cannot be scored in either direction — and their progress figures are visibly unreliable, one reading 7.50% against a status of completed and a 2010 certificate. Four registrations are marked “no information” with zero units and in one case no permit: they are register placeholders, not deliveries. And compare this record to nothing else — another township’s record must never migrate onto this page.

One hypothesis this licence kills. The idea that the contract schedule predicts whether a developer takes an extension is dead: Tidak on eighteen records and Ya on one, across a licence that carries BOTH Schedule G 24-month and Schedule H 36-month registrations, with the single Ya on a Schedule H record. The schedule predicts nothing.

Who is building it, and when did construction start?

Nobody publishes either, and this page says why rather than guessing.

No contractor, architect, civil and structural engineer or quantity surveyor is named by ANY source. The filed advertisements carry no consultant block, because they carry no statutory particulars block at all; the register names none; the microsite names none.

Two routes were tried and both are closed. There is no stock-exchange announcement — the parent is a small capitalisation and the contract almost certainly fell below its own announcement threshold, and here it is the parent itself that is small enough for that threshold to bite. And the construction-record search returns an error, so no construction record was reachable.

The consequence is specific: there is NO construction commencement date, so the float test — comparing elapsed construction time against the contractual programme — cannot be run in either direction. What can be run is the other half: the contractual programme is 24 months from 15 October 2024, so as at 13 October 2026 roughly 24 of 24 months have elapsed against a 97.50% progress band. Those two numbers are the whole story.

Ask for the main contractor’s name and grade, the architect, the civil and structural engineer and the construction commencement date in writing. They are ordinary questions and the answers exist; they are just not published.

Is the advertising and sales permit still valid? One source shows it expired.

It is current. The permit was renewed FORWARD, not lapsed — and a page that read only the developer’s own panel would have got this wrong.

The register’s current permit is 6533-19/07-2027/0530(R)-(L), valid 20 July 2026 to 19 July 2027. The developer’s own permit panel still prints 6533-19/07-2026/0655(A)-(L), which expired 19 July 2026 — so the panel is a full generation stale on this one field. The new permit begins the day AFTER the old one ended, so permit cover is CONTINUOUS from 20 July 2024 to 19 July 2027 with no unpermitted interval. That is a credit, and this page publishes it as one.

A second credit falls out of the same history: the first permit was issued 20 July 2024 and the first sale and purchase agreement is dated 15 October 2024 — so the permit PRE-DATES the first sale by 87 days. Selling began under a valid permit.

The developer licence is current too: 6533/12-2027/1472(A), 15 December 2022 to 14 December 2027, with 14 months to run, and the register and the panel agree on it exactly — which is worth noting, because this page has elsewhere caught a developer panel printing the permit’s validity in the licence field, and another inventing a licence end-year.

One suffix warning. The register’s history shows an (N) twin of the superseded permit on identical dates. On an advertising permit (N) means inactive or not-latest; on a DEVELOPER LICENCE it means first issue, never renewed — and the group’s second licence carries exactly that. Two suffixes, two meanings, and KPKT publishes no key. Treat it as a question to ask, not as a defect.

What is the tenure, and is there a charge on the land?

Freehold, and unusually it is FILED rather than merely marketed. No chargee is named by anybody.

HAK MILIK KEKAL — freehold — appears in BOTH filed statutory advertisements, in BOTH generations, and the developer’s permit panel says Pegangan Kekal as well. Both portal records and all three press articles say freehold. On many projects freehold rests on marketing alone; here it rests on a filed document, which is the strongest grade available. So no lease expiry arises and no remaining-term question arises.

On encumbrance: the developer’s panel prints none for land encumbrance, the register does not carry the field for this record, and no bank appears on any surface. So this rests on ONE surface and nothing contradicts it — which this page states as resting on one surface, rather than as a finding of no charge. Ask for the title search.

And the field that is simply unreadable: Sekatan Kepentingan, the restriction in interest, is printed by no source at all on this project, because neither filed generation has a statutory particulars block and the register does not carry the field here. It is the strongest foreign-buyer signal this page normally reads, and on this project it cannot be read. UNREADABLE — not absent, not present.

What is the price, and why do I see a lower figure elsewhere?

The publishable price is the filed statutory band, and this page does not publish the lower figure in circulation. Here is exactly why.

The registered statutory Unit Selling Price band, from KPKT project 6533-19: RM2,396,900 to RM3,168,000 for the 50 homes on 35′×70′ lots, and RM2,488,200 to RM2,754,400 for the 18 on 35′×80′ lots. The developer’s own filed-advertisement panel carries the identical four figures TO THE SEN, which deserves saying: this page has elsewhere caught the register splicing an old minimum onto a new maximum. There is no splice here. Not a price list, not a quotation, not an offer.

And the whole band is open market. There is no Harga Mampu Milik (LPHS) row on this record, no affordable type-code pair, no duplicated built-up at two prices and no Rumah Selangorku flag, and no source mentions affordable housing at this scheme at all. So the RM2,396,900 minimum may be read as a genuine open-market entry price. That is worth stating explicitly, because a reader coming from another page on this site where a register minimum was a state-controlled price will expect the same caution to apply here — and it does not.

On the lower figure. One publisher, across two of its own articles, prints a “from” figure BELOW the filed statutory minimum, together with a price per square foot derived from it. Neither is published here. Count the publishers correctly: the two mastheads involved belong to one media group, so this is one independent publisher carrying it twice, not two sources. And credit the other publisher: The Edge group’s record prints RM2,396,900 — the statutory minimum, exactly, to the ringgit. The most probable explanation, stated as inference: the lower range belongs to the superseded permit generation, i.e. the launch-era price list. The arithmetic on the circulating development value points independently the same way — see the disclosure in the register section above, where the sums are shown in full.

What binds is the current price list and the statutory sale and purchase agreement at the sales gallery. Ask Louis for them.

How many units are there? I have seen 127 somewhere.

68. The 127 is one portal arguing with itself.

50 + 18 = 68, and the register’s two component rows, the developer’s own permit panel, that same portal’s record header, that record’s own data table and all three press articles agree on 68. Only the portal’s prose description says 127, against its own header and its own table on the same page. 68 governs and this page does not say 127.

And the licensed count is clean in a way that is worth noting: every one of the 68 marketed homes is registered, licensed and permitted — the advertising and sales permit covers 68 of 68. There is no office suite, no SOHO, no strata-commercial parcel and no lease-only block. But a third lot size IS advertised in both filed statutory advertisements and appears in no register row, so the gap on this project is a product and not a unit count. It is not part of the 68.

What is not published about this project at all?

A long list, and the reason is structural: neither filed document generation carries a statutory particulars block, which is a first for this page’s method.

Both HIMS filed-document path forms are live under this licence and NEITHER has a statutory block, so the usual three-way filed / register / developer comparison is two-way on this project, and the developer’s own permit panel is the only statutory surface in existence for it — richer than the filed documents by nine fields.

Not available from any statutory document, and mostly from no source at all: the Sekatan Kepentingan restriction in interest; Keluasan Tanah, the parcel area; the car-park provision; the 35′×80′ built-up; the development parcel’s lot or PT number and its mukim; every consultant and the main contractor; a labelled fixture schedule, so not one internal fitting can be read off a filed document; the chargee; take-up, with no unsold-unit column on any surface; the gross floor area and the plot ratio; the construction commencement date and therefore the float test; the third lot size’s units, price, built-up and registration; the maintenance arrangement after handover; and every distance and drive time — not one source publishes a single figure, so this page publishes none.

Louis will ask the developer for these in writing. Until a document arrives, they stay off this page.

Ask for the documents, not for an opinion

Three documents settle most of what this page could not. The title search gives you the lot number, the mukim, the restriction in interest and any charge. The current price list and the statutory sale and purchase agreement give you what a home actually costs and what the developer is actually bound to. And the developer’s written statement on vacant possession and the completion certificate gives you the one thing the register cannot: what is going to happen next. Louis will ask for all three in writing.

Marketing information compiled from public records, not an offer and not a quotation. The filed statutory price bands quoted on this page are the registered Unit Selling Price ranges from the KPKT KPKT TEDUH register record for project 6533-19 as read on 13 October 2026, and the developer’s own filed-advertisement panel. Confirm every figure against the current price list and the statutory sale and purchase agreement at the sales gallery before you rely on it, and confirm foreign-buyer eligibility with Pejabat Tanah dan Galian Selangor.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
