ONE REGISTRATION, TWO TOWERS, 980 UNITS — AND TWO PRICE REGIMES INSIDE ONE Jadual H · licensed developer GLOMAC AL BATHA SDN. BHD., registration no. 743875-X, KPKT code 30557 · licence 30557/09-2028/0234(N), 07 Sep 2023 – 07 Sep 2028, CURRENT · register code 30557-1 · permit 30557-1/12-2026/1300(N)-(S), 07 Dec 2023 – 06 Dec 2026, CURRENT AND EXPIRING · SOHO · Pangsapuri Perkhidmatan Perniagaan · Jadual H · 36 Bulan → 48 Bulan approved · 99-year lease expiring 25/03/2117 · Majlis Bandaraya Subang Jaya · Daerah PETALING · SELANGOR

The Loop Residences @ Puchong, Bandar Metro Puchong, 47100 Puchong — 980 units on ONE Jadual H registration (30557-1): 842 open-market SOHO and Pangsapuri Perkhidmatan Perniagaan units PLUS 138 state-controlled Mampu Milik units — the register says Belum Mula, 0.00% built and NO first SPA, so the contractual VP date CANNOT BE COMPUTED while three surfaces print Januari 2028 — Daerah Petaling under Majlis Bandaraya Subang Jaya

Five things carry this page, and not one of them is on a brochure. First, and it is the frame everything else hangs on: this is NOT an affordable-housing project, and it is not a plain open-market one either. One registration, 30557-1, covers 980 units: 842 of them (85.92%) are open market — 672 SOHO and 170 Pangsapuri Perkhidmatan Perniagaan — and 138 of them (14.08%) are state-controlled Mampu Milik units, 119 SOHO Mampu Milik at a controlled RM230,000 and 19 Pangsapuri Perkhidmatan Perniagaan Mampu Milik at a filed RM270,000. A page that called this “affordable housing” would be wrong about 842 units; a page that ignored the controlled tier would be wrong about 138 and would leave out the most useful thing on it. And the Housing Development Act protections attach to BOTH tiers — same registration, same licence, same Jadual H, same permit, same building-plan reference. The developer splits this across two marketing pages. This page does not. Second: the register records that nothing has started and that NO first SPA has been signed, so the contractual vacant possession date cannot be computed at all. status.keseluruhan: Belum Mula · peratusSiap: 0.00 on every row · tarikhPjbPertama: - · and an APPROVED amendment of the delivery period already on file: pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan, tempohPembinaanBaharu: 48 Bulan. Jadual H counts those 48 months from the date of the buyer’s own agreement — and that date does not exist yet. Three filed and published surfaces nonetheless print Januari 2028, about fifteen and a half months from the day this page was written. Those two positions cannot both be true, and this page prints both rather than choosing. Read the extension precisely, because the precise reading is the fair one: it is an approved amendment under the regulations, not a default. Lewat, the register’s own late flag, was looked for and is not raised — but at Belum Mula it could not be, so that is not a credit. Third: the advertising and sales permit is CURRENT today and expires on 06 December 2026 — about seven weeks after this page was written. The register and two developer surfaces print 30557-1/12-2026/1300(N)-(S) in full, character for character, while the KPKT-filed advertisement itself prints only the placeholder xxxxxxx and the filed newspaper capture prints Submitting / Pending. So the developer’s own marketing is MORE current than its own statutory filing here, which is the reverse of the usual finding on this site. Never read the licence’s 2028 date as the permit’s: they are different instruments. This page carries a re-check date of 6 December 2026 for exactly that reason, and the renewed permit filing is also the document that will finally settle which price generation is current. Fourth: the three facts a Mampu Milik buyer needs most appear on NO Loop document at all. They come from the preamble of Selangor’s own controlled-price list, not from its rows: the controlled price of RM230,000; an eligibility test (Malaysian citizen, applicant and spouse, 18 or over, household income not exceeding RM15,000 a month with priority up to RM10,000, neither spouse already holding a qualifying affordable commercial home or boutique office, compulsory online registration with the state housing authority, and an application valid two years); and a FIVE-YEAR transfer moratorium running from the SPA, releasable only with State Authority approval. Not one of those appears in the filed advertisement, the brochure, the microsite statutory block or either developer project page. Fifth: thirteen contradictions between sources, printed and left unresolved. The sharpest is that ONE filed document carries TWO statutory panels with two open-market price generations about 25% apart, and because both panels print the permit as not yet issued, neither can be dated against the other. Then Type B’s bedroom count (filing 2, brochure 3), the storey count (register 24/26 against level ranges implying 22/19), the built-up range (450–750 against 450–550), the township acreage (188 against 200) and the developer’s own two distance tables disagreeing with each other on their own shared destinations. Everything below is tagged to the document it came from. Where the sources disagree, both readings are printed. Where nobody publishes a figure, this page says so instead of estimating one — which is why it carries no density figure, no car-park count and no vacant possession date.

Registers read 15 October 2026. Re-check the advertising and sales permit on 6 December 2026 — it expires the day before, and after that date the permit line on this page states a lapsed instrument until it is renewed and re-read.

One registration, not two — 30557-1 is the only registration on this licence. 30557-2 returns a client error and jumlahProjek: 1 agrees. The developer’s two marketing pages are one registered project.
Both tiers are inside the HDA — Jadual H, a -(S) strata permit tail and a 36-month original contract period. Schedule H, statutory liquidated damages, a section 7A development account, the statutory defect liability period and the Tribunal route attach to all 980 units.
And one caveat beside that credit — the filed unit class is literally Pangsapuri Perkhidmatan PERNIAGAAN, a BUSINESS service apartment, and SOHO. No source states whether the land title is commercial or residential, nor the utility tariff, assessment or loan consequences. Ask for the title document in writing before signing.
Density is not on this page — nobody publishes this parcel’s land area, so no density figure can be computed. The 15.3 acres announced for the township carries roughly four times this product, and the microsite’s “low-density” description is unsupportable either way. This page refuses the phrase.

The Loop Residences @ Puchong at a glance

Every line below is a field from the KPKT KPKT TEDUH register record 30557-1, from the developer’s KPKT-filed advertisement particulars, from the developer’s own brochure, or from the Selangor housing authority’s published controlled-price list. Where two of those disagree, both values are printed and neither is adjudicated. Where nobody publishes a value, the line says NOT PRINTED rather than carrying an estimate.

Registered project name
The Loop ResidencesThe register’s projek.nama, and the filed Nama Pemajuan/Skim matches it exactly — which is unusual enough to be worth crediting. Marketed as Loop Residences @ Puchong and, for the controlled tier, as Apartmen Servis Mampu Milik @ Puchong.
Register code
30557-1 — the only one30557-2 returns a client error and the licensee record reads jumlahProjek: 1. One registration, one licence, one permit, one building-plan reference, 980 units, two towers.
Licensed developer
GLOMAC AL BATHA SDN. BHD., 743875-XKPKT developer code 30557. The registration number appears on the developer’s brochure and microsite only — the register prints none and the KPKT filing prints none. statusPemaju: Aktif, no conduct flag, 0 sick projects, 0 abandoned.
Developer licence
30557/09-2028/0234(N) · 07 Sep 2023 – 07 Sep 2028CURRENT, on four agreeing surfaces including the (N) suffix, which is printed here exactly as the register prints it. rekodLesenTerdahulu is EMPTY — this is a FIRST licence, so there is no expired generation in circulation anywhere.
Advertising and sales permit
30557-1/12-2026/1300(N)-(S) · 07 Dec 2023 – 06 Dec 2026CURRENT today and expiring in about seven weeks. Printed in full by the register, the brochure and the microsite; the KPKT-filed advertisement prints xxxxxxx and the filed newspaper capture prints Submitting / Pending. The -(S) tail is the strata marker.
Total units
980 — Menara 1A 474 + Menara 1B 506Closing on five independent surfaces: the register, the filed brochure particulars, BOTH panels of the filed newspaper capture, the developer brochure, the microsite and both press releases.
The two-tier split
842 open market (85.92%) + 138 controlled (14.08%)SOHO 672 · Pangsapuri Perkhidmatan Perniagaan 170 · SOHO Mampu Milik 119 · Pangsapuri Perkhidmatan Perniagaan Mampu Milik 19. The arithmetic closes to 980 on five surfaces.
Controlled price, the 119-unit tier
RM230,000A controlled statutory price set by the State authority for the SOHO MAMPU MILIK category, published in the Selangor housing authority’s own controlled-price list dated 10 September 2026, and corroborated to the ringgit by the register, the filed advertisement, the brochure, the microsite and the developer’s own page. Not a price list, not a quotation, not an offer.
Filed price, the 19-unit tier
RM270,000 — filed, not state-listedFiled on five surfaces and in the register, but ABSENT from the state controlled-price list, which carries only the RM230,000 tier. Published here as a FILED price, not as a confirmed controlled one. Absence from that list is not a negative — it lists stock open for application.
Filed statutory Unit Selling Price, open market
SOHO RM365,610 – RM371,829 · PPP RM609,268 – RM612,317The register’s own band, matched to the sen by the filed brochure particulars, one panel of the filed newspaper capture, the developer brochure and the microsite. This is the filed SPA price range (合同价) — not a price list, not a quotation, not an offer. A second filed panel carries a band about 25% higher; see the register section.
Built form, as FILED
SOHO and Pangsapuri Perkhidmatan PerniagaanThe register’s own classes read Soho and Pangsapuri Servis. No Jenis Bangunan label is printed on any surface at all — the unit classes are all there is. Serviced Apartment is a marketing label, not a filed class.
Statutory contract
Jadual H + a -(S) permit tailSale of a building intended for subdivision into parcels, i.e. strata and squarely inside the Housing Development Act. Three independent corroborations: the schedule, the permit tail and a 36-month original contract period. It applies to all 980 units, both tiers.
Delivery period
36 Bulan → 48 Bulan, approvedpindaanTempohSerahKosong: Ya with tempohTambahanDiluluskan: 12 Bulan. Approved BEFORE any first SPA exists, which is the earliest this site has recorded. An approved amendment under the regulations, not a default.
Construction status
Belum Mula · peratusSiap 0.00On all eight register rows. tarikhPjbPertama: - — no first sale and purchase agreement has been signed. No Baki Unit field exists on this record, which is consistent: nothing has been sold.
Vacant possession
CANNOT BE COMPUTED — and three surfaces print Januari 2028Jadual H counts the 48 months from the date of the buyer’s own agreement, and that date does not exist yet. The register prints no VP date, no CCC and no handover on any row. Only the buyer’s own SPA can answer this.
Built-up, as filed
450 sq ft (Type A/A1) · 750 sq ft (Type B/B1)Filed advertisement, brochure, both press releases and both project pages agree. A Type B2 is named in the brochure legend and specified NOWHERE. The Mampu Milik page publishes 450–550 sq ft, introducing a 550 sq ft figure that matches no type row anywhere.
Bedrooms
CONTRADICTED — filing 1 and 2, brochure 1+1 and 3Type A: the filed advertisement says 1 bilik tidur, the brochure says 1+1. Type B: filing 2 bilik tidur, brochure 3 bedrooms. The register’s bilik and tandas fields read 0/0 and cannot break the tie. A material buyer fact, left open.
Storeys
CONTRADICTED — register 24 / 26 against level ranges implying 22 / 19The register’s tingkat reads 24 on the Menara 1A rows and 26 on the 1B rows; the filed advertisement and the brochure both give Menara 1A levels 13–34 and Menara 1B levels 15–33. Neither register figure matches either count.
Tenure
99-year lease, expiring 25 March 2117Pajakan 99 tahun, tamat 25 Mac 2117 — about 90.4 years remaining on this page’s own arithmetic. Filed advertisement, brochure and microsite agree; the register prints no tenure field; no surface claims freehold.
Restriction in interest
Sekatan Kepentingan — PRESENT and EXPLICITOn three surfaces: the land may not be transferred, leased or charged without the consent of the approving authority. The strongest single foreign-buyer signal this site uses, and here it is filed and readable.
Chargee
MAYBANK ISLAMIC BERHADBebanan, on three agreeing surfaces. Most pages on this site have to record that no chargee is named by anybody; here it is filed and consistent. It is not the bank named in the developer’s 2026 homeownership announcement — two different banks in two different roles.
Approving authority and plan
Majlis Bandaraya Subang Jaya · MBSJ.BGN.BP4.600-1/10/5/4(20)The plan reference appears on three independent surfaces, character for character identical. The MBSJ prefix is what proves the district: Daerah PETALING, not Daerah Sepang — and “Puchong” spans both.
District, mukim and state
Daerah Petaling · Mukim PETALING · SelangorThe register files daerah: Petaling, negeri: Selangor and leaves mukim EMPTY; the state controlled-price list supplied the mukim. Filed coordinates 3.032715, 101.618802, quoted as register fields and not reverse-geocoded.
Address, as published
43, Jln Metro 1/11, 47100 PuchongThe only street address published anywhere, and it is on the developer’s Mampu Milik page. No source distinguishes whether it is the project address or the sales-gallery address. Locality: Bandar / Taman Metro Puchong — carried in Latin script because it has no verified Chinese name on this site.
Car park
NOT PRINTED — on six surfacesNo bay count, no allocation per type, no visitor provision, in the filed advertisement, the filed newspaper capture, the brochure, the microsite statutory block or either project page.
Land area and density
NOT PRINTED — so NO density figureNo Keluasan Tanah row anywhere and no land-area field on the register. The township’s 15.3 acres is NOT this parcel: these 980 units’ own registered bands come to roughly a quarter of the township’s announced development value, so that acreage carries about four times this product.
Facilities
A 30-item schedule, all on Level 9From the developer’s brochure as a numbered text schedule: a 487 m jogging track, a 25 m × 13 m swimming pool, a 6,000 sq ft co-working space, a surau, a multipurpose hall and 25 more. Level 9 is the only level any source assigns.
Green rating
UNVERIFIABLE — never published here as certifiedBoth developer project pages carry a GBI claim in their page metadata only, with no certificate number, tier, version, date or scope, and no mention of it in any page body, the brochure, the filing or either press release. The GBI register could not be reached; the GreenRE tables show no entry but truncate, so that zero is inconclusive.
Foreign buyers
Selangor Zone 1 floor RM2,000,000 — 0 of 980 clear itThe dearest filed maximum reaches 30.6% of the floor and the cheapest controlled unit 11.5%. Nothing straddles. Two further bars sit on top: the 138 controlled units require Malaysian citizenship, and the filed restriction in interest is explicit. The title form does not bar; the price does.
Imagery on this page
NONE, deliberatelyThe developer’s media host answers a server-side fetch with a block page under the image’s own address instead of the image, so nothing could be imported; the project’s own microsites are closed to automated readers. No photograph is substituted and no caption is written for a subject that could not be sourced.
Why this page exists

Nine things about The Loop Residences that nobody else prints

This is a primary-market strata scheme that has not broken ground, sold under one Jadual H registration, with two price regimes inside it and a permit that expires within weeks of this page being written. The brochure tells you about a podium deck. The register tells you that nothing has started, that nothing has been sold, and that the delivery clock has no date to start from. Every card below is a document finding, and every one of them is checkable with the codes printed on this page.

🔑

It is 85.9% open market and 14.1% state-controlled — on ONE registration

980 units: 672 SOHO and 170 Pangsapuri Perkhidmatan Perniagaan at filed open-market bands, plus 119 SOHO Mampu Milik at a controlled RM230,000 and 19 Pangsapuri Perkhidmatan Perniagaan Mampu Milik at a filed RM270,000. So “affordable housing” is wrong about 842 units and silence about the controlled tier is wrong about 138. And the Housing Development Act protections genuinely attach to BOTH: same registration, same licence, same Jadual H, same permit, same building-plan reference. The developer markets them as two projects; the register knows one.

📅

The contractual VP date cannot be computed at all — and that is not a quibble

status.keseluruhan: Belum Mula, peratusSiap: 0.00 on every row, tarikhPjbPertama: -. No first SPA exists, and Jadual H counts the delivery period from the date of the agreement itself — so there is no anchor date for the approved 48 months to run from. Three filed and published surfaces nonetheless print Januari 2028, about fifteen and a half months after this page was written, against an approved 48-month period on a project the federal register records as not started. Both positions are printed here. Neither is adjudicated.

📄

An approved +12-month extension granted BEFORE any sale

pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan, tempohPembinaanBaharu: 48 Bulan. Twelve such approvals in twelve projects now on this site, and this is the earliest: granted while tarikhPjbPertama still reads a dash, i.e. before a single unit had been sold. Read it precisely: it is an approved amendment under the regulations and not a default. Lewat is not flagged — but at Belum Mula it could not be, so do not read that as a credit either.

⚠

The advertising and sales permit expires on 06 December 2026

30557-1/12-2026/1300(N)-(S), 07 Dec 2023 to 06 Dec 2026 — CURRENT on the day this page was written, and about seven weeks from lapsing. A page published today and left unattended would be stating a lapsed permit by mid-December, which is why this one carries an explicit re-check date of 6 December 2026. The licence is a different instrument and runs to 07 September 2028: never read one date as the other. And the renewed permit filing is the document that will finally settle which price generation is current.

🔍

ONE filed document, TWO statutory panels, two price generations 25% apart

The filed newspaper advertisement is a web-page capture carrying two complete statutory panels. Panel 1 prints SOHO RM457,000–465,000 and PPP RM761,000–766,000. Panel 2 prints the register’s own RM365,610–371,829 and RM609,268–612,317. Both print 980 units and identical controlled-tier rows. Panel 1’s maxima EXCEED the register’s, so the usual remaining-stock explanation was tested and does not fit — there is no Baki Unit field and nothing has been sold. Both panels print the permit as not yet issued, so NEITHER can be dated against the other. Printed unresolved.

🏠

The three facts a controlled-tier buyer needs are on no Loop document

They come from the preamble of Selangor’s own controlled-price list, not from its rows: the controlled price of RM230,000; an eligibility test (Malaysian citizen, applicant and spouse, 18 or over, household income not exceeding RM15,000 a month with priority up to RM10,000, neither spouse already holding a qualifying affordable commercial home or boutique office, with existing Rumah Selangorku owners exempt from that bar, compulsory online registration with the authority, application valid two years); and a FIVE-YEAR transfer moratorium from the SPA, releasable only with State Authority approval. Not one of the three appears in the filed advertisement, the brochure, the microsite statutory block or either developer project page.

📄

Which floors hold the 138 controlled units is published nowhere

The filing labels the four classes clearly but never ties a class to a type code. Two built-ups, 450 sq ft and 750 sq ft, are published for four classes spanning 980 units — so the same 450 sq ft must be sold at RM230,000 and at RM365,610–371,829, and the same 750 sq ft at RM270,000 and at RM609,268–612,317. No document says which floors, which stack, which orientation or which facilities the controlled units get. That is the single most important unanswered question on this project, and the approved building plan or a price list by unit is what would close it.

⚠

No density figure, and the township denominator is refused with arithmetic

Nobody publishes this parcel’s land area: no Keluasan Tanah row on any of six surfaces and no land-area field on the register. So 980 divided by the township’s announced 15.3 acres is a trap, and the arithmetic proves it rather than merely asserting it: the sum of these 980 units’ own registered bands is roughly a quarter of the township’s announced development value, and the developer’s own Malay-language release names three serviced-apartment plots inside the continuation with this project as the first phase. 15.3 acres carries about four times this product. And the “low-density” description on the township microsite is unsupportable and unfalsifiable: this page refuses the phrase.

🔍

A near-identical licensee name that will catch a client searching the register

A register search for the licensee’s brand returns 13 licensees and TWO of them are named “Glomac Al Batha”. Ours is code 30557, one project, licence to 2028. The other is GLOMAC AL BATHA MUTIARA SDN. BHD., code 11914, whose licence expired nine years ago and whose registered project is a completed 2016 39-storey Pangsapuri Servis of 299 units at four to seven times these prices — and whose registered project name is the licensee’s own company name. That is why every figure on this page is printed beside 30557 and 30557-1.

Project DNA

What the register, the filing and the brochure actually say

The statistics strip is the register record 30557-1 and the KPKT-filed advertisement particulars. The facility schedule is the developer’s own brochure, which publishes it as a numbered text list with a level attached — the best grade of facility evidence available on any surface for this project. The timeline is instrument dates only: every entry is a date printed on a document, and the one marked as governing is the date that actually constrains a buyer today.

The facility schedule, as the developer’s brochure publishes it — 30 items, all on Level 9

Source: the developer’s own brochure, as a numbered text schedule rather than a graphic only. Level 9 is the ONLY level any source assigns, and no other level is specified for any facility. Nothing here is a render, a photograph or a promise of a finish: it is a list the developer published, reproduced as published. No facility image of any kind exists on any reachable developer surface, so none of this is illustrated on this page.

What the project page adds, and the brochure does not

  • Three items appear only on the developer’s project page: a badminton court, a half-size futsal court and a basketball court. The brochure’s equivalent is a single generic multipurpose court. This page publishes the brochure’s multipurpose court and records that the project page names three specific sports on it. It does not promise three courts.
  • Gated and guarded with 3-tier security is published on both project pages and appears in NO filed document at all. NOT PUBLISHED by anyone: what the three tiers are, and any guardhouse, perimeter, CCTV, access-control or patrol specification, or security contractor. Stated here as the developer’s claim, with that gap named.
  • NOT PUBLISHED: the maintenance charge and the sinking-fund rate. No figure on any surface, and on a Pangsapuri Perkhidmatan Perniagaan class the basis of that charge is one of the open questions this page asks you to put in writing.
  • NOT ILLUSTRATED: not one of these 30 items exists as an image on any reachable developer surface — no pool, no track, no co-working space, no surau, no podium render, no facade, no lobby and no interior. That is why this page carries no imagery rather than a substitute photograph.

The four filed unit classes, the two published built-ups, and what they do not tell you

Two built-ups — 450 sq ft and 750 sq ft — are published for FOUR filed price classes spanning 980 units. The filing labels the classes clearly and never ties a class to a type code, so the consequence below is arithmetic, not inference, and no source states it. Every figure here is from the KPKT-filed advertisement particulars, the register record 30557-1, or the developer’s own brochure, and where those disagree both readings are printed.

The register’s own bilik and tandas fields read 0 / 0 on all eight rows, so the register cannot break the bedroom tie. Those fields are dead on this record; it was tested and is inapplicable. The keluasan field reads “0”, a bare placeholder, so no square-metre cross-check is available either. What would close it: the stamped SPA floor plan — Schedule H, First Schedule — or the approved floor-plan set at the sales gallery.

A two-against-three bedroom disagreement between a developer’s KPKT filing and its own brochure is a material buyer fact, and it is left open here because nothing on any surface settles it. The register’s bedroom and bathroom fields read 0 / 0 and cannot help. Ask for the stamped SPA floor plan before signing anything, and read the bedroom count off that document rather than off a brochure.

A Type B2 appears in the developer’s own brochure legend and is specified on no surface whatsoever: no built-up, no room count, no price row, no unit count, and no filed class to match it to. This page names it and stops there, because naming a layout nobody has specified is the only honest treatment of it. What would close it: the approved floor-plan set, or a renewed permit filing printing a fuller layout schedule.

RM230,000 is a controlled statutory price published in the Selangor housing authority’s own controlled-price list dated 10 September 2026, and corroborated to the ringgit by the register, the filed advertisement, the brochure, the microsite and the developer’s own page. It is not a market price and it is not an entry price. Not a price list, not a quotation, not an offer. The conditions, all from that list’s preamble and none of them on any Loop document: Malaysian citizen, applicant and spouse; 18 or over; household income not exceeding RM15,000 a month with priority to applicants up to RM10,000; neither spouse already holding a qualifying affordable commercial home or boutique office, with existing Rumah Selangorku owners exempt from that bar; compulsory online registration with the authority; an application valid two years and re-made if no allocation arrives; and a FIVE-YEAR transfer moratorium from the SPA, releasable only with State Authority approval. Because only 450 sq ft and 750 sq ft are published for four classes, the same 450 sq ft is sold at RM230,000 here and at RM365,610–RM371,829 as an open-market SOHO — and NO document says which floors, which stack or which orientation the controlled units occupy. That is the single most important unanswered question on this project.

RM270,000 is filed on five surfaces and in the register and is ABSENT from the state controlled-price list, which carries only the RM230,000 tier. So this page publishes RM270,000 as a FILED price and not as a confirmed controlled one — even though the list’s own preamble says it covers Pangsapuri Perkhidmatan affordable stock. Absence from that list is not a negative: it lists stock currently open for application. What would close it: a later edition of the state list carrying a Pangsapuri Perkhidmatan Mampu Milik row for this project, or a written confirmation from the authority. And nothing published anywhere states whether the same eligibility test and the same five-year moratorium attach to these 19 units.

The band above is the register’s own, matched to the sen by the filed brochure particulars, one panel of the filed newspaper capture, the developer brochure and the microsite — five surfaces agreeing with the register, which is a cleaner match than most projects on this site achieve. It is the filed SPA price range (合同价): not a price list, not a quotation, not an offer. The same filed document that carries it also carries a second panel at RM457,000–RM465,000, and a press release carries a third shape topping at RM660,000. Both filed panels print the permit as not yet issued, so neither can be dated against the other, and this page does not say which is current.

This is the class whose name does the most work on the page: Pangsapuri Perkhidmatan PERNIAGAAN is a BUSINESS service apartment. The filing names the class and then says nothing about what follows from it, and NO source publishes whether the land title is commercial or residential, the utility tariff basis, the assessment-rate basis, the maintenance and sinking-fund basis, or whether a residential loan or a residential stamp-duty exemption is available. The Housing Development Act protections here are filed and real; the commercial consequences are unanswered by every source. Ask for the issue document of title and the tariff basis in writing before you sign. The second filed panel prices this class at RM761,000–RM766,000; printed, unresolved.

Ask for the title document and the tariff basis

This page carries NO floor-plan image, no render, no photograph and no gallery, and the reason is specific rather than general: the developer’s media host answers a server-side fetch with a block page under the image’s own address, returning a web page where an image should be, so nothing could be imported; and the project’s own microsites are closed to automated readers. Two unlabelled floor plans do exist on the developer’s own site, and no source assigns either of them to a type — so even if they could be imported, this page could not caption one Type A or Type B without inventing the label. A third file served inside that same floor-plan section belongs to a DIFFERENT project by a DIFFERENT licensee, which is exactly why placement alone cannot assign a type here. Nothing has been substituted, and no caption on this page describes a subject that could not be sourced. Ask Louis for the artist’s impressions, the site plan and the floor plans by type directly.

Location, and whose figure each distance is

Bandar Metro Puchong, 47100 Puchong — Daerah PETALING, under Majlis Bandaraya Subang Jaya

The district is derived, and the evidence is the filed building-plan prefix: MBSJ.BGN.BP4.600-1/10/5/4(20), on three independent surfaces, character for character identical. MBSJ is Majlis Bandaraya Subang Jaya, whose area lies in Daerah Petaling. This matters because “Puchong” spans TWO districts and TWO councils: other Puchong-postcode pages on this site sit in Daerah Sepang under a different council, proved by a different prefix. Neither answer was carried across; this one was derived from this project’s own prefix. Every distance below is attributed to the document that prints it, and where the developer’s own two documents disagree, both figures are printed. No distance on this page is estimated, and none is borrowed from a neighbouring parcel.

The developer’s brochure table — the fuller of its two, 20 entries

  • Damansara–Puchong Expressway (LDP) — 3 km and the project page says 4.4 km: see the contradiction column
  • Shah Alam Expressway (KESAS) — 6 km
  • NS Expressway Central Link (ELITE) — 11 km
  • South Klang Valley Expressway (SKVE) — 13 km
  • “LRT Puchong” — 2 km and that is NOT a station name: see the rail note
  • Rapid KL feeder bus — named, no figure published
  • SJK(C) Poi Min — 2 km
  • SK Puchong Jaya — 5 km
  • Binary University — 5 km
  • SMK Bandar Puchong Jaya (B) — 6 km
  • Sunway International School, Sunway City — 7 km

  • Giant Hypermarket — 7 km
  • Shuttle destinations named in the same table: Taman Perindustrian Puchong 3 km · Pusat Bandar Puchong 3 km · Bandar Puteri 5 km · IOI Puchong Jaya 6 km

The developer’s project-page table — six entries, and it disagrees with the brochure twice

  • IOI Mall — 3.3 km on the project page against 5 km in the brochure. The developer’s own two surfaces disagree by 1.7 km, about 52%
  • Damansara–Puchong Expressway — 4.4 km on the project page against 3 km in the brochure. A 1.4 km, about 47%, disagreement
  • Columbia Asia Hospital — 4.1 km project page only
  • Ayer Hitam Forest Reserve — 5.3 km project page only
  • British Circle Academy — 5.8 km project page only
  • Sunway Pyramid — 7.6 km project page only
  • Neither table is adjudicated here. Both are the developer’s own, and a buyer should ask which one the developer stands behind.

The rail answer is the weakest figure on this job, and it is flagged rather than fixed

  • The brochure’s rail row reads “LRT Puchong” at 2 km. That is NOT a station name.
  • No source names which station is meant, so this page names none. The line serving Puchong does so through several separately named stations.
  • And the developer’s own shuttle list in the same brochure names four of those places as destinations at 3 km, 3 km, 5 km and 6 km — so the document puts a generic “LRT Puchong” at 2 km while putting every actually-named Puchong station at 3 km or more.
  • This page will not name a station the developer has not named, and it will not estimate a distance. What would close it: the network map read against the developer’s own written confirmation.
  • Nothing is borrowed from a neighbouring parcel. A sibling page on this site carries a third figure for one of the same destinations, from the same developer, for a parcel about a kilometre away. Each parcel keeps its own table.

What the location section does NOT contain, and why

  • No travel time, no “minutes to” figure and no driving estimate — nobody publishes one, and this page does not compute one.
  • No distance of this page’s own invention. Every figure above is a developer figure, printed with the surface it came from.
  • No township amenity presented as this project’s own. The 1.26 km jogging and 1.24 km cycling tracks on the township microsite belong to the township, not to this project’s own 487 m podium track.
  • No lot or PT number, because none is published anywhere — which is also why no map pin here should be read as a boundary.
  • No density figure, because no parcel area is published. See the register section for the arithmetic that refuses the township denominator.

Distances are the developer’s own published figures, reproduced with the surface that prints them, and two of them are contradicted by the same developer on another surface. Confirm any figure that matters to you against a route you drive yourself.

The statutory spine

The KPKT register and the filed advertisement particulars — registration 30557-1, licence 30557/09-2028/0234(N)

This is the spine of the page, not a footnote. Every figure in the table is a field from the public KPKT KPKT TEDUH register record 30557-1 or from the developer’s own KPKT-filed advertisement particulars, and every one of them can be checked against those sources with the codes printed here. Where the register and a developer surface disagree, both are printed below the table and neither is adjudicated.

One registration, two price regimes — and the HDA protections attach to both

The single most important thing to get right about this project is that it is neither an affordable-housing scheme nor a plain open-market one. Registration 30557-1 covers 980 units: 672 SOHO and 170 Pangsapuri Perkhidmatan Perniagaan at filed open-market bands — 842 units, 85.92% — plus 119 SOHO Mampu Milik at a controlled RM230,000 and 19 Pangsapuri Perkhidmatan Perniagaan Mampu Milik at a filed RM270,000 — 138 units, 14.08%. The arithmetic closes to 980 on five independent surfaces. So describing this page’s subject as “affordable housing” would be wrong about 842 units, and leaving the controlled tier out would be wrong about 138 and would omit the most useful thing on the page. And the protections are not split the way the marketing is: one registration, one licence, one Jadual H, one -(S) strata permit, one building-plan reference. All 980 units therefore get Schedule H, the statutory liquidated-damages regime, a Housing Development Account under the Housing Development Act, the statutory defect liability period and the Housing Tribunal route. That combination is a genuine credit and worth saying plainly, because a SOHO-shaped product that IS licensed and permitted is the exception rather than the rule: this site carries pages for office- and SOHO-shaped products that had no licence, no permit and no filed advertisement at all, and therefore none of those protections. The developer markets this one registration as two separate projects, an open-market page and a Mampu Milik page. This page does not copy that split, because the test is whether the second component has its own registration — and it does not.

The caveat that sits beside that credit: PERNIAGAAN is a business class, and nobody says what follows from it

The filed unit class is literally Pangsapuri Perkhidmatan PERNIAGAAN — a BUSINESS service apartment — and SOHO. The filing names the class and then says nothing about what follows from it. NOT PUBLISHED by any source: whether the land title is commercial or residential; the utility tariff basis; the assessment-rate basis; the maintenance and sinking-fund basis; and whether a residential loan or a residential stamp-duty exemption is available on these units. The honest sentence is this: the Housing Development Act protections here are filed and real, and the commercial-title, tariff, assessment and loan consequences of a PERNIAGAAN class are unanswered by every source. Ask for the issue document of title and the tariff basis in writing before you sign. This page does not assert a commercial title, because the filing does not say it — and it does not assert a residential one either. What would close it: the issue document of title, plus written tariff confirmation from the utilities and the council’s assessment notice.

The delivery position, stated precisely — and it is the sharpest fact on the page

The register reads status.keseluruhan: Belum Mula, peratusSiap: 0.00 on all eight rows, no CCC and no handover on any row, and tarikhPjbPertama: - — no first sale and purchase agreement has been signed. It also records an APPROVED amendment of the delivery period: pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan, tempohPembinaanBaharu: 48 Bulan, against an original tempohAsal: 36 Bulan. Now the consequence, which no source states: Jadual H counts the delivery period from the date of the buyer’s own agreement, so those 48 months run from a date that has not happened. The contractual vacant possession date therefore CANNOT BE COMPUTED AT ALL. There is no anchor date, and this page will not invent one. Three filed and published surfaces — the filed advertisement particulars, the developer brochure and the microsite statutory block — nonetheless print Januari 2028, about fifteen and a half months after this page was written, while the approved construction period is 48 months and the register says nothing has started. The two positions cannot both be true. Both are printed. Neither is adjudicated. Read the extension precisely, because the precise reading is the fair one: the regulator granted it. It is an approved amendment and not a default, and “delayed” would be the wrong word. What is unusual is how early it came: twelve of these approvals are now recorded on this site and this is the earliest of them, granted while tarikhPjbPertama still reads a dash, i.e. before a single unit had been sold. And Lewat, the register’s own late flag, was looked for and is not raised — but at Belum Mula it could not be, so that is not a credit. In one sentence, for a buyer: you would be signing into a 48-month delivery clock that starts on the day you sign, on a project the federal register records as not started — so “January 2028” is a planning date, not a promise, and the only date that will bind anyone is the one written into their own agreement.

The advertising and sales permit expires on 06 December 2026 — and this page carries a re-check date

The permit 30557-1/12-2026/1300(N)-(S) runs 07 December 2023 to 06 December 2026. It is CURRENT as at 15 October 2026, the day this page was written, and it lapses about seven weeks later. A page published today and left unattended would be stating a lapsed instrument by mid-December, so the re-check date is printed on this page in both languages: 6 December 2026. Never read the licence’s date as the permit’s. The licence runs to 07 September 2028; the permit expires 06 December 2026. They are different instruments, and here the gap matters twice over, because the renewed permit filing is also the document that would finally show which price generation the developer is selling on. A note on where the real permit number came from, because the usual polarity is reversed here: the KPKT-filed advertisement prints the literal placeholder xxxxxxx in the permit field, and the filed newspaper capture prints Submitting and Pending — while the register, the developer’s own brochure and its microsite all print the real permit in full, matching each other character for character. So the developer’s marketing is MORE current than its own statutory filing on this project. No twin-suffixed permit, no superseded permit generation and no sequence anomaly exists on this record; those shapes were checked for and are absent. And the -(S) tail is the strata marker, which is load-bearing for the foreign-buyer answer below.

The controlled-price regime: the three facts that appear on no Loop document

RM230,000 is a controlled statutory price set by the State authority for the SOHO MAMPU MILIK category, published in the Selangor housing authority’s own controlled-price list dated 10 September 2026 under this project’s registered name and this licensee’s name, filed Petaling / PETALING. It is corroborated to the ringgit by the register, the filed advertisement, the developer brochure, the microsite statutory block and the developer’s own Mampu Milik page — five surfaces plus the state list, which is the cleanest controlled-price corroboration on this site. It is a price set by an authority. It is publishable, and this page publishes it labelled as exactly that: not a price list, not a quotation, not an offer, and a client must confirm current availability and the current list. Then the three regime facts, all from that list’s own preamble, and NOT ONE of them is printed on any Loop document — not the filed advertisement, not the brochure, not the microsite statutory block, not either developer project page. One, the eligibility test: Malaysian citizen, applicant and spouse; 18 or over; single or married; household income not exceeding RM15,000 a month, with priority to applicants earning up to RM10,000; neither spouse may already hold a qualifying affordable commercial home or boutique office, though existing Rumah Selangorku owners are exempt from that bar; and online registration with the authority is compulsory, after which the applicant deals with the developer subject to availability. Two, an application is valid for two years and must be made again if no allocation arrives. Three, and this is the one a buyer is least likely to be told: a FIVE-YEAR transfer moratorium running from the date of the sale and purchase agreement, releasable only with State Authority approval. For a buyer looking at that tier, those three matter more than anything else on this page. They are the reason the page exists. And the 19-unit RM270,000 tier is filed on five surfaces and in the register but is ABSENT from that state list, so it is published here as a FILED price and not as a confirmed controlled one — and nothing published anywhere states whether the same test and the same moratorium attach to it.

Foreign buyers: the floor is RM2,000,000, nothing comes close, and two further bars sit on top

The district is Daerah Petaling, derived from the filed building-plan prefix MBSJ.BGN.BP4.600-1/10/5/4(20) on three identical surfaces and corroborated by the register and by the state controlled-price list. Daerah Petaling sits in Selangor Zone 1, where the published minimum purchase price for a foreign buyer is RM2,000,000 — strata, and gated landed strata, only. A “47100 Puchong” address invites the Kuala Lumpur figure of RM1,000,000, which is half the right number here, and that is why this page states the floor even though it turns out to be academic. Against that floor: the controlled RM230,000 reaches 11.5% of it, the filed RM270,000 13.5%, the SOHO band 18.3% to 18.6% and the Pangsapuri Perkhidmatan Perniagaan band 30.5% to 30.6%. So ZERO of 980 units clear it, the dearest unit in the project falls short by more than RM1.38 million, and nothing straddles — which makes this the cleanest such result on this site, with nothing left undeterminable. Two further bars sit on top of the price, and they are independent of it. First, the 138 Mampu Milik units require Malaysian citizenship expressly, under the state eligibility conditions above. Second, the filed restriction in interest is present, readable and explicit on three surfaces: the land may not be transferred, leased or charged without the consent of the approving authority. And the title FORM does not bar: this is Jadual H plus a -(S) strata tail, and published Selangor guidance restricts individual-title landed property to Malaysians while permitting strata above the floor. So the form does not bar here — the price does, by a factor of more than three. Tenure is a 99-year lease expiring 25 March 2117, not freehold, and no surface claims otherwise. Confirm the current position with PTG Selangor in writing: the state land office publishes no reachable circular, so this page cites the published consensus and tells you to confirm it rather than presenting it as the authority’s own text.

There is no Keluasan Tanah row in the filed advertisement, none in the brochure, none in the microsite statutory block, none on either project page, none in either press release, and the register prints no land-area field. Density therefore cannot be computed, and this page says so instead of estimating it. The obvious shortcut is refused with arithmetic rather than with an opinion. The township announced for this address is 15.3 acres with a development value of RM1.6 billion, and 980 divided by 15.3 would give about 64 units an acre. But the sum of these 980 units’ own registered statutory minima is about RM381.8 million and the sum of their maxima about RM386.2 million — that is 23.9% to 24.1% of RM1.6 billion. And the developer’s own Malay-language release names three serviced-apartment plots inside the township’s continuation, with this project as the first phase. So 15.3 acres carries roughly FOUR TIMES this product, and using it as a denominator would be the township-denominator trap. The arithmetic proves the refusal rather than merely asserting it. Three further denominators are refused too: the township’s 188 acres and its 200 acres — the developer’s own surfaces disagree with each other by 12 acres on the same township — and a neighbouring parcel’s 23.9 acres, which belongs to a different licensee’s product. And a phrase is refused with it: the township microsite describes the development as “low-density”. On 980 units in two towers of between 19 and 34 levels on an unpublished parcel, that is unsupportable and unfalsifiable — and on the only denominator anybody has published it would give about 64 units an acre, which is not low density by any reading. This page does not print the phrase. What would close it: a title search or land-office extract for the lot, or the Keluasan Tanah row of a renewed permit filing.

The green claim: unverifiable, and never published here as certified

Both of the developer’s project pages carry a Green Building Index claim in their PAGE METADATA ONLY. There is no certificate number, no rating tier, no version, no date and no scope, and no mention of it in either page body, in the brochure, in the filed advertisement, in the microsite statutory block or in either press release. The GBI register could not be reached on the day of writing, which is inconclusive and never a negative. The GreenRE tables were read: the Platinum table closes cleanly with no row for this project, this licensee or this town; the other three tiers truncate at their oldest end, and the Bronze table currently reaches back only to April 2024 while this project’s permit dates to December 2023 — so a pre-2024 provisional rating would be invisible there. That zero is INCONCLUSIVE, not a negative. The developer’s own accolades page claims no building certification for any of its projects, and its 2024 company-level sustainability recognition is not a building certification and does not belong beside this claim. Verdict: the claim cannot be verified, and the word “certified” is not published here, in either language, of GBI or of GreenRE. The honest sentence: the developer describes the development as GBI certified in its page metadata; no certificate number is published; the GBI register could not be reached; no GreenRE entry was found and that search cannot close. Ask the developer for the certificate itself, with its number, tier, version, date and scope. A genuine GreenRE provisional rating does exist for a different Glomac project under a different licensee in a different town. “Glomac has a GreenRE rating” is true at group level and false for this project, and it is provisional rather than certified in any case. It is not borrowed here.

Awards: none for this project, and the borrowing minefield is named

The developer’s corporate accolades page is a dated, attributed list of roughly 47 awards from 1995 to 2024 — a genuine credit to the group, and the largest borrowing risk on this job. NOT ONE of those awards names this project or this township’s new phase. Zero. The one award that names this township at all is a 2018 lifestyle-development award belonging to a DIFFERENT licensee’s completed terrace-era product, five years before this project’s first licence was issued — so it must not appear on, or be implied by, this page, and it does not. The majority of the list is corporate or personal rather than project-level, and the project-level entries belong to other, named schemes. The press release’s own phrase “award-winning property developer” is a COMPANY claim and is attributed as one here rather than being read down to this project. Every award on this site is dated against the registration before it is allowed near a page; this one has no project-level award to date.

The thirteen contradictions, printed and unresolved

One. The filed newspaper advertisement is a WEB-PAGE CAPTURE carrying TWO complete statutory panels with two open-market price generations about 25% apart: panel 1 at SOHO RM457,000–465,000 and PPP RM761,000–766,000, panel 2 at the register’s RM365,610–371,829 and RM609,268–612,317, with identical controlled-tier rows in both and 980 units in both. Panel 1’s maxima exceed the register’s, so the remaining-stock explanation was tested and does not fit; there is no Baki Unit field on this record and nothing has been sold. Both panels print the permit as not yet issued, so neither can be dated against the other. Two. Both press releases print a third price shape — a single range topping at RM660,000 for all 980 units with no class breakdown — which matches no panel on any surface; and a developer project page carries a fourth shape, which is withheld for the reason set out in the disclosure below. Three. Type B bedrooms: the filing says 2 bilik tidur, the developer’s own brochure says 3 bedrooms; Type A reads 1 against 1+1. The register’s own bilik and tandas fields read 0/0 and cannot break it. A material buyer fact, left open. Four. Storeys: the register reads 24 on the Menara 1A rows and 26 on the 1B rows, while the filed advertisement and the brochure give level ranges 13–34 and 15–33, implying 22 and 19. Neither register figure matches either count. Five. Built-up range: 450–750 sq ft on the open-market page and in the filing against 450–550 sq ft on the Mampu Milik page, introducing a 550 sq ft figure that appears in no type row anywhere. Six. Township acreage: 188 acres in both press releases against 200 acres on the developer’s corporate township page and on the township microsite — a 12-acre, 6.4% disagreement among the developer’s own surfaces. And the corporate township page does not mention this project or its township phase at all. Seven. The developer’s own two distance tables disagree with each other on their own shared destinations: one mall at 3.3 km against 5 km, and the same expressway at 4.4 km against 3 km. A third table on this site, for a parcel about a kilometre away and by the same group, gives a third figure for that mall. Nothing crosses between parcels here. Eight. The state controlled-price list carries only the RM230,000 tier; the RM270,000 Pangsapuri Perkhidmatan Perniagaan Mampu Milik tier is filed on five surfaces and in the register and is absent from that list, even though the list’s preamble says it covers Pangsapuri Perkhidmatan affordable stock. Published here as a FILED price, not a confirmed controlled one. Nine. The licensee’s name is spelled Glomac Albatha in one filed document’s header and Glomac Al Batha in the same document’s disclaimer, and its address is printed as Level 1, Menara Glomac in that header against Level 15 in the disclaimer and in the register. One document, two spellings and two floors. Ten. Licence validity: three surfaces print 07.09.2023 – 07.09.2028 while one prints “valid for 5 years” with no dates. The dated form is published here. Eleven. Neither developer project page carries a single statutory field — no licence, no permit, no plan reference, no tenure, no chargee, no unit count, no completion date — while a brochure PDF two clicks away carries the complete block. A disclosure gap on the surfaces a buyer actually lands on. Twelve. The Mampu Milik page’s URL slug and its own heading disagree, and that page publishes the PARENT company’s registration number where a reader will take it for the project developer’s. The licensee’s number is 743875-X; the parent is a different company. Thirteen. The press releases’ own arithmetic does not close: five named components sum to about RM2.22 billion against an announced RM2.6 billion continuation, and to 52.2 acres against an announced 188-acre township, with no explanation of the gap. The English and Malay releases do agree with each other exactly, which is worth crediting.

Not published by anybody, therefore not on this page

This list is what Louis will go and ask the developer for, in writing. Each item names the document that would close it. Which floors, which stacks and which orientation the 138 controlled-price units occupy — the single most important unanswered question here; the approved building plan MBSJ.BGN.BP4.600-1/10/5/4(20) from the council, or the developer’s unit-numbering schedule, would close it. The car-park bay count and the allocation per type — the council-approved car-park layout under the same plan reference, or the agreement’s Fourth Schedule. The parcel area, and therefore any density figure — a title search or land-office extract, or the Keluasan Tanah row of a renewed permit filing. The lot or PT number — the same title search, or the agreement’s First Schedule. Whether the title is commercial or residential, and the tariff, assessment, maintenance and loan consequences — the issue document of title, plus written utility and council confirmation. Which price generation is current — a renewed permit filing made after 06 December 2026, which will print the then-current band. The real vacant possession date — only the buyer’s own agreement can answer it, because Jadual H counts 48 months from that document’s own date. Type B’s bedroom count and what Type B2 is — the stamped agreement floor plan, or the approved floor-plan set. The storey count — the approved building plan, or a renewed permit filing printing Bilangan Tingkat. The maintenance charge and the sinking-fund rate — the Schedule H disclosure or the developer’s maintenance budget. The GBI certificate number, tier, version, date and scope — the certificate itself. Any contractor, architect, engineer or quantity surveyor — none is named on any surface; a listed-company contract-award announcement, or the submitting-architect block on the approved plan, would close it. That route was closed on the day of writing by an investor-relations host that refuses automated readers and by an exhausted search budget, so record it as a closed route with a named cause rather than as “no contractor exists”. Whether the name “Al Batha” reflects a joint venture, and any shareholding split — no source read states a joint venture, names a partner or gives a percentage; the parent’s annual report or a companies-registry search would close it. The name is a lead, not a finding. Which rail station “LRT Puchong” means — the network map read against the developer’s own written confirmation; never an estimate. Whether the RM270,000 tier is state-controlled — a later edition of the state list carrying that row, or a written confirmation from the authority. The security specification behind “3-tier”, and whether the co-working space’s named internet commitment has a term — the developer, in writing. Any independent third-party record of this project at all — none exists that could be reached: one portal returns a generic shell with no record, another returns a server error, the project’s own two microsites refuse automated readers, and the search budget was exhausted before the first query. Every comparison on this page is therefore register-against-developer or developer-against-developer, with no independent referee, and the page is written in that knowledge.

What this page does not publish, and why

Louis’s standing instruction governs this section and it is absolute: nothing from his company’s project materials about a discount, a rebate, a nett price, a promotion or a commission may be made public on any page, in either language. This page therefore records that certain things EXIST and does not quantify them. The rule is not a style preference; it is why you should ring Louis for the current numbers rather than read them off a web page. One. The filed advertisement particulars, the filed newspaper capture and the microsite statutory block all carry a field headed Diskaun Bumiputera WITH A VALUE IN IT. This page states that the field exists and withholds the value, and it does not characterise the field or state the conditions attached to it — no source publishes those anyway. Quoting the statutory field name in the language it was filed in is not the same thing as publishing the figure. Two clean negatives sit beside it, and they are worth stating because they are what distinguishes this shape from the other one: there is NO ethnic-allocation quota row on any surface, and NO lot-title classification row either. A field of one kind exists; a row of the other kind does not. Two. The developer’s township microsite carries an untermed early-bird item with no terms published anywhere. This page records only that it exists and that the township microsite is what carries it. It does not characterise it, does not quote terms, and did not go looking for them. Three. The parent company published an announcement on 27 January 2026 of a women-centric homeownership initiative with AFFIN Bank for this project, in its own news list. This page records the EXISTENCE of that arrangement, its date and who publishes it, and NOTHING ELSE: no term, no rate, no instalment, no fee treatment, no eligibility condition and no figure derived from any of them. The announcement document was deliberately not opened. Ask Louis for the current terms. And do not confuse the two banks: the CHARGEE on the filed title is MAYBANK ISLAMIC BERHAD, on three surfaces, and that is the one that belongs in the statutory block. The other is a marketing partner on a 2026 campaign. Different banks, different roles. Four. The developer’s open-market project page publishes a single “from” figure, and that figure is withheld here. The reasoning is recorded so it can be argued with: it is ABOVE this project’s lowest filed price, so it is not strictly sub-minimum; but it is BELOW the filed open-market SOHO minimum of RM365,610, far below the second filed panel’s RM457,000, and it matches NO row on ANY of six surfaces. A figure that reconciles to nothing, sitting on a page that carries no statutory block at all, is indistinguishable from the class of figure the rule above forbids. Recorded as the rule requires: the discrepancy exists, and ONE surface carries it — the developer’s own project page. No portal carries it, because no portal record of this project exists at all. Five, and it is worth saying because it is unusual on a SOHO product: NOTHING in the yield, ROI, rental-return, leaseback or guaranteed-rental family appears on ANY surface for this project — not on either project page, not on the township microsite, not in the brochure, not in either press release. There is no return claim, no rental programme and no projection to withhold here, and on this product type that absence is a credit rather than a gap. What this page DOES publish, and why it is allowed: the filed statutory Unit Selling Price minimum and maximum from the KPKT register and the filed advertisement particulars — SOHO RM365,610 to RM371,829 and Pangsapuri Perkhidmatan Perniagaan RM609,268 to RM612,317 — which is the filed SPA price range (合同价); the controlled RM230,000 set by the State authority; and the filed RM270,000, labelled as filed rather than controlled. Each of those is a public-record figure and each is labelled with its source. NOT A PRICE LIST, NOT A QUOTATION, NOT AN OFFER. And nothing else: no “from” figure, no per-square-foot figure, no figure for any particular unit, and nothing from the other three price shapes beyond printing that they exist. The only place a real, current, unit-specific number comes from is the developer’s price list and the sale and purchase agreement at the sales gallery. Ask Louis to get it for you in writing.

The licensed developer

GLOMAC AL BATHA SDN. BHD. — 743875-X, KPKT code 30557

The licensee is GLOMAC AL BATHA SDN. BHD., registration number 743875-X, KPKT developer code 30557, holding licence 30557/09-2028/0234(N) valid 07 September 2023 to 07 September 2028. The registration number appears on the developer’s own brochure and microsite statutory block only: the KPKT register prints none and the KPKT-filed advertisement prints none either. The register reads statusPemaju: Aktif, no conduct flag, zero sick projects, zero abandoned projects and jumlahProjek: 1. Registered office and business address are identical, character for character: Level 15, Menara Glomac, Glomac Damansara, Jalan Damansara, 60000 Kuala Lumpur. The register’s lamanWeb field is null, and three live developer surfaces exist anyway — a null website field is not evidence that no site exists.

This licence has no delivery record at all, and that is a finding rather than a criticism. jumlahProjek: 1, rekodLesenTerdahulu empty, one registration at Belum Mula, no CCC, no handover, no prior licence. So there is no scorable handover history for THIS licensee, and the group’s record belongs to OTHER licensees and must not be read across. The neighbouring township’s eight delivered phases sit on a different licence held by a different company, and this page does not borrow that company’s record, its award, its prices, its distances or its density. What the licence position does say is clean: one licence, four agreeing surfaces, no expired generation in circulation anywhere, and the (N) suffix printed here exactly as the register prints it.

The decoy that will catch a client searching the register by name. A search of the KPKT developer register for this brand returns thirteen licensees, and TWO of them are named “Glomac Al Batha”: ours, code 30557, one project, licence to 2028; and GLOMAC AL BATHA MUTIARA SDN. BHD., code 11914, on licence 11914-1/03-2017/01555(L), which expired nine years ago, with one registration whose registered project name is the licensee’s own company name — a completed 2016 39-storey Pangsapuri Servis of 299 units in the same district, certified complete in August 2016, with a band of RM940,000 to RM1,636,683.10. So a client typing the brand into the register meets two licensees, and the wrong one is a finished luxury serviced apartment at four to seven times this project’s prices. That is why 30557 and 30557-1 are printed beside every figure on this page.

The parent, and what the parent’s numbers are not. The parent is GLOMAC BERHAD, 198301015139 (110532-M), listed on Bursa Malaysia as GLMC, at the same Level 15, Menara Glomac address — both legs of that fingerprint point the same way, and the licensee’s register e-mail is a branded company mailbox. But the parent is NOT the licensee. The developer’s own Mampu Milik page prints the PARENT’s number, 110532-M, under the heading “developer registration”, where a reader will take it for the project developer’s. The project developer’s number is 743875-X, and this page does not let the parent’s number stand in for it. “Al Batha” is the name of an Abu Dhabi-based group, but NO source read for this page states a joint venture, names a partner or gives a shareholding split. The name is a lead, not a finding, and the shareholding is NOT OBTAINABLE from any reachable source: the parent’s investor-relations host refuses automated readers and the search budget was exhausted before the first query.

No contractor, architect, engineer or quantity surveyor is named on ANY surface — not the filed advertisement, not the brochure, not the microsite, not either press release. No contract-award announcement could be reached, for the two named reasons above. Record that as a CLOSED ROUTE with a named cause, not as “no contractor exists”. The submitting-architect block on the approved building plan MBSJ.BGN.BP4.600-1/10/5/4(20) would answer it, and so would a listed-company announcement.

Four developer hosts were read for this page, and two more could not be. The property subdomain is the richest surface: both project pages, the distance table, the facilities list, the floor plans, and the brochure PDF that carries the FULL statutory block. The corporate site carries the accolades list, the news list and a township page that does not mention this project at all. The township microsite carries no statutory block, no prices and no distances. The project’s own two microsites — named on the developer’s own project page — refuse automated readers entirely and are UNREAD. That is an open question, not a negative, and they are the likeliest place a real gallery and a fuller statutory block would be found. A third-party virtual-tour link also appears on the project page; it is not a developer surface and nothing has been taken from it.

What the developer says in its own words, with the superlatives marked. The group managing director is quoted in the November 2023 release on the cost of living and on giving young Puchong residents “a choice to live and work in the area”; the project page describes “a harmony of contemporary design and nature”; the township microsite calls the township “Puchong’s new home for active and integrated living”. Superlatives with no primary support, and refused as claims of fact on this page: “low-density”, “GBI certified”, “award-winning” at project level, “a jogger’s paradise”, “a cyclist’s dream” and “strategically located”. “First phase” IS supported: both releases name this project as the township’s first phase. “First-time homebuyers” is a target market, not a claim of fact.

Developer particulars are the public KPKT developer record for code 30557 and the project record 30557-1, read 15 October 2026, together with the developer’s own KPKT-filed advertisement particulars, its brochure and its microsite statutory block. Nothing on this page is taken from a sibling project, a sibling licensee or a neighbouring parcel.

Questions a buyer actually asks

The Loop Residences @ Puchong — frequently asked questions

Is The Loop Residences an affordable-housing project?
No, and it is not a plain open-market project either. It is both, on one registration. Registration 30557-1 covers 980 units in two towers, and the filed classes split them like this:
Filed classUnitsPrice, as filedRegime
SOHO672RM365,610 – RM371,829open market
Pangsapuri Perkhidmatan Perniagaan170RM609,268 – RM612,317open market
SOHO Mampu Milik119RM230,000controlled price, set by the State authority
Pangsapuri Perkhidmatan Perniagaan Mampu Milik19RM270,000filed price; absent from the state list
Total980842 open market (85.92%) + 138 controlled (14.08%)
The arithmetic closes to 980 on five independent surfaces. Those filed bands are the filed SPA price range and the controlled figure is a price set by an authority: not a price list, not a quotation, not an offer. And the Housing Development Act protections attach to BOTH tiers, because there is one registration, one licence, one Jadual H, one permit and one building-plan reference. The developer markets the two tiers as two projects; the register knows one.
When will it be completed, and what date will my SPA carry?
Nobody can tell you the contractual date yet, and that is the honest answer. The KPKT register records status.keseluruhan: Belum Mula, peratusSiap: 0.00 on all eight rows, and tarikhPjbPertama: -, meaning no first sale and purchase agreement has been signed. It also records an APPROVED amendment of the delivery period: pindaanTempohSerahKosong: Ya, tempohTambahanDiluluskan: 12 Bulan, tempohPembinaanBaharu: 48 Bulan, against an original 36 months. Jadual H counts that period from the date of the buyer’s own agreement — so 48 months has no date to run from, and the contractual vacant possession date cannot be computed at all. Three filed and published surfaces print Januari 2028 — the filed advertisement particulars, the brochure and the microsite statutory block — about fifteen and a half months after this page was written, which cannot be reconciled with an approved 48-month period on a project that has not started. This page prints both positions and adjudicates neither. Practically: your own agreement is the only document that will bind anyone, so read the delivery clause in it, and get the date confirmed in writing before you sign.
Is the extension of the delivery period a bad sign?
Read it precisely, because the precise reading is the fair one: the regulator APPROVED it. It is an amendment under the regulations, not a default, and “delayed” would be the wrong word. What is unusual is how early it came. This site has now recorded twelve such approvals, and this is the earliest of the twelve: granted while tarikhPjbPertama still reads a dash, i.e. before a single unit had been sold. Lewat, the register’s own late flag, was looked for and is not raised — but at Belum Mula it could not be, so that is not a credit either. The practical consequence is the one above: the clock is 48 months from your own agreement, not 36.
Is the developer licensed, and is the advertising permit still valid?
Yes to both today, and one of them expires within weeks of this page being written. The licence 30557/09-2028/0234(N) runs 07 September 2023 to 07 September 2028 and is CURRENT. Four surfaces agree on it, including the (N) suffix, which is printed here exactly as the register prints it. rekodLesenTerdahulu is empty, so this is a FIRST licence and no expired generation is in circulation anywhere — the cleanest licence position this site has recorded. The advertising and sales permit 30557-1/12-2026/1300(N)-(S) runs 07 December 2023 to 06 December 2026. It is CURRENT as at 15 October 2026 and lapses about seven weeks later, which is why this page carries an explicit re-check date of 6 December 2026. Never read the licence’s 2028 date as the permit’s: they are different instruments with different dates. One oddity worth knowing: the KPKT-filed advertisement prints the placeholder xxxxxxx in the permit field and the filed newspaper capture prints Submitting / Pending, while the register, the brochure and the microsite print the real permit in full. The developer’s marketing is more current than its own statutory filing here.
What price does this page publish, and why does it not publish a starting price?
This page publishes the filed statutory Unit Selling Price minimum and maximum from the KPKT register and the filed advertisement particulars, plus the two Mampu Milik figures, each labelled with its source. It publishes no starting figure, no per-square-foot figure and no figure for any particular unit.

A fourth shapewithheld — it reconciles to no row on any of six surfacesone developer project page
Both filed panels print the permit as not yet issued, so NEITHER can be dated against the other, and this page does not say which generation is current. The document that will settle it is a renewed permit filing made after 06 December 2026. The two figures that never move on any surface are RM230,000 and RM270,000 — which is exactly what a price set by an authority should do. The filed bands are the filed SPA price range (合同价): not a price list, not a quotation, not an offer. For a real, current, unit-specific number, ask Louis to get the price list and the agreement in writing.
Who can buy one of the 138 Mampu Milik units, and can I sell it later?
The conditions come from the preamble of the Selangor housing authority’s own controlled-price list, and NOT ONE of them appears on any document the developer publishes for this project. Eligibility: Malaysian citizen, applicant and spouse; 18 or over; single or married; household income not exceeding RM15,000 a month, with priority to applicants earning up to RM10,000; neither spouse may already hold a qualifying affordable commercial home or boutique office, though existing Rumah Selangorku owners are exempt from that bar; and online registration with the authority is compulsory, after which you deal with the developer subject to availability. An application is valid for two years and must be made again if no allocation arrives. And on selling: there is a FIVE-YEAR transfer moratorium running from the date of the sale and purchase agreement, releasable only with State Authority approval. That last point is the one most likely to surprise a buyer, and it is the reason this page exists. The list carries the RM230,000 tier. The 19-unit RM270,000 tier is filed on five surfaces and absent from that list, so nothing published anywhere states whether the same test and the same moratorium attach to it — ask, in writing.
Which floors are the controlled-price units on?
Nobody publishes that, and it is the single most important unanswered question on this project. Two built-ups — 450 sq ft and 750 sq ft — are published for four filed classes spanning 980 units, and the filing never ties a class to a type code. So the same 450 sq ft is sold at RM230,000 as SOHO Mampu Milik and at RM365,610 to RM371,829 as open-market SOHO, and the same 750 sq ft at RM270,000 and at RM609,268 to RM612,317. No document says which floors, which stack, which orientation or which facilities the 138 controlled units get, so a buyer cannot tell from any published source whether they are the same product in a different stack or a different product. What would close it: the approved building plan MBSJ.BGN.BP4.600-1/10/5/4(20) from the council, or the developer’s unit-numbering schedule or price list by unit. Ask for it in writing.
Can a foreign buyer buy here?
The threshold is RM2,000,000 and not one of the 980 units comes close, so for this project the question is academic — but it is worth stating, because a “47100 Puchong” address invites the wrong figure. The district is Daerah Petaling, derived from the filed building-plan prefix MBSJ.BGN.BP4.600-1/10/5/4(20) on three identical surfaces and corroborated by the register and by the state controlled-price list. Daerah Petaling is in Selangor Zone 1, where the published minimum purchase price for a foreign buyer is RM2,000,000, strata and gated landed strata only — DOUBLE the Kuala Lumpur figure of RM1,000,000, which is the figure a Puchong postcode tempts people into using. Zone 2 is also RM2,000,000; Hulu Selangor in Zone 3 is RM1,000,000. Against that floor, the dearest filed maximum here reaches 30.6% and the cheapest controlled unit 11.5%. ZERO of 980 clear it, the dearest unit falls short by more than RM1.38 million, and nothing straddles. Two further bars are independent of price: the 138 Mampu Milik units require Malaysian citizenship expressly, and the filed restriction in interest is present and explicit on three surfaces — the land may not be transferred, leased or charged without the consent of the approving authority. The title FORM does not bar: this is Jadual H plus a -(S) strata tail, and published Selangor guidance restricts individual-title landed property to Malaysians while permitting strata above the floor. The form does not bar; the price does. Confirm the current position with PTG Selangor in writing before relying on any of this.
Is it a condominium, a serviced apartment, or something else?
It is filed as SOHO and Pangsapuri Perkhidmatan Perniagaan — a SOHO and a BUSINESS service apartment — and the register’s own classes read Soho and Pangsapuri Servis. It is not a plain condominium, and no Jenis Bangunan label is printed on any surface at all: the unit classes are all there is. Serviced Apartment is a marketing label, not a filed class. What that gets you, and it is a real credit: Jadual H, a -(S) strata permit tail and a 36-month original contract period mean all 980 units sit inside the Housing Development Act — Schedule H, statutory liquidated damages, a section 7A development account, the statutory defect liability period and the Housing Tribunal route. A SOHO-shaped product that IS licensed and permitted is the exception on this site rather than the rule. And the caveat that belongs beside it: the class is literally PERNIAGAAN, and no source publishes whether the land title is commercial or residential, the utility tariff basis, the assessment-rate basis, the maintenance and sinking-fund basis, or whether a residential loan or a residential stamp-duty exemption is available. Ask for the issue document of title and the tariff basis in writing before you sign. This page asserts neither a commercial nor a residential title, because the filing says neither.
How many bedrooms does a unit have, and how big is it?
The built-ups are settled and the bedroom counts are not. Filed built-ups: 450 sq ft for Type A and A1, 750 sq ft for Type B and B1 — agreed by the filed advertisement, the brochure, both press releases and both project pages.
TypeBuilt-upFiled advertisementDeveloper brochureRegister
A / A1450 sq ft1 bilik tidur1+10 — dead field
B / B1750 sq ft2 bilik tidur3 bedrooms0 — dead field
B2named in the brochure legend and specified NOWHERE: no built-up, no rooms, no price, no count
The register’s bilik and tandas fields read 0 / 0 on all eight rows and cannot break the tie; the keluasan field reads “0”, so there is no square-metre cross-check either. And the Mampu Milik page publishes a 450–550 sq ft range, introducing a 550 sq ft figure that appears in no type row anywhere. Read the bedroom count off the stamped agreement floor plan, not off a brochure.
How many storeys, and how many car-park bays?
The storey count is contradicted and the car-park count is not published at all. Storeys: the register’s tingkat reads 24 on the Menara 1A rows and 26 on the Menara 1B rows, while the filed advertisement and the brochure both give Menara 1A levels 13 to 34 and Menara 1B levels 15 to 33, implying 22 and 19. Four surfaces, two irreconcilable readings, and neither register figure matches either count. Printed unresolved; the approved building plan would settle it. Car park: NOT PRINTED ANYWHERE. No bay count, no allocation per type and no visitor provision on any of six surfaces — the filed advertisement, the filed newspaper capture, the brochure, the microsite statutory block and both project pages. This page prints no figure rather than an estimate. The council-approved car-park layout under the same plan reference, or the agreement’s Fourth Schedule, would answer it.
What is the density, and is the township’s own description of it supportable?
No density figure can be computed, and the “low-density” description is not published on this page. Nobody publishes this parcel’s land area: no Keluasan Tanah row in the filed advertisement, none in the brochure, none in the microsite statutory block, none on either project page, none in either press release, and no land-area field on the register. The tempting shortcut is refused with arithmetic. The township announced at this address is 15.3 acres with a development value of RM1.6 billion, and 980 divided by 15.3 would give about 64 units an acre. But the sum of these 980 units’ own registered statutory minima is about RM381.8 million and of their maxima about RM386.2 million, which is 23.9% to 24.1% of RM1.6 billion; and the developer’s own Malay-language release names three serviced-apartment plots inside the township’s continuation, with this project as the first phase. So 15.3 acres carries roughly FOUR TIMES this product and is the wrong denominator. The township’s own acreage is also contradicted by the developer: 188 acres in both press releases against 200 acres on its corporate township page and on the township microsite. On 980 units in two towers of between 19 and 34 levels on an unpublished parcel, “low-density” is unsupportable and unfalsifiable, and on the only published denominator it would give about 64 units an acre, which is not low density by any reading. A title search or the Keluasan Tanah row of a renewed permit filing would close it.
Does it carry a verifiable green rating?
It cannot be verified, and the word “certified” is not used of it on this page. Both developer project pages carry a Green Building Index claim in their PAGE METADATA ONLY, with no certificate number, no rating tier, no version, no date and no scope, and with no mention of it in either page body, in the brochure, in the filed advertisement, in the microsite statutory block or in either press release. The GBI register could not be reached on the day of writing, which is inconclusive and never a negative. The GreenRE tables were read: the Platinum table closes cleanly with no row for this project, this licensee or this town, and the other three tiers truncate at their oldest end — the Bronze table currently reaches back only to April 2024 while this project’s permit dates to December 2023, so a pre-2024 provisional rating would be invisible there. That zero is INCONCLUSIVE. The developer’s own accolades page claims no building certification for any project, and its 2024 company-level sustainability recognition is not a building certification. A genuine GreenRE PROVISIONAL rating does exist for a different Glomac project under a different licensee in a different town; it is not this project’s and it is not borrowed here. Ask the developer for the certificate itself.
Why are there no photographs on this page?
Because none could be imported, and this page would rather carry nothing than carry a substitute. The developer’s media host answers a server-side fetch with a block page under the image’s own address — it returns a web page where an image should be, so what gets stored is a web page and not a photograph. That was proved on two different files in two different formats, with the same byte count both times, and the attachments were deleted. The project’s own two microsites, which are the likeliest place a real gallery sits, refuse automated readers entirely and are unread. And the library that could be enumerated is thin: no facility image of any kind, no podium render, no facade, no lobby, no interior, no site plan and no stack diagram exists in it for this project. Two unlabelled floor plans do exist, and no source assigns either of them to a type — and a third file served inside that same floor-plan section belongs to a different project by a different licensee, which is why placement alone cannot assign a type even to the genuine ones. So: no gallery, no featured image and no floor-plan image, deliberately, and no caption anywhere on this page describes a subject that could not be sourced. Ask Louis for the artist’s impressions, the site plan and the floor plans by type directly.
What facilities are there, and where are they?
Thirty items, all on Level 9, from the developer’s own brochure as a numbered text schedule — which is the best grade of facility evidence available for this project. The specific figures the brochure itself prints: a 487 m jogging track, a 25 m by 13 m swimming pool and a 6,000 sq ft co-working space. Also listed: a multipurpose court, a par-course, indoor and outdoor gyms, a dance and martial-arts room, a wading pool, a spa pool, a water play pool, a pool deck, a children’s playground, an indoor games room, seating areas, reflexology islands, a gazebo, a pergola, a multipurpose hall, a meeting room, a reading room, a community lounge, a surau, a launderette, a management office, a BBQ pit, a covered walkway and a changing room. Level 9 is the only level any source assigns. Three items appear only on the developer’s project page and not in the brochure schedule — a badminton court, a half-size futsal court and a basketball court — where the brochure’s equivalent is one generic multipurpose court. This page publishes the brochure’s version and records what the project page adds; it does not promise three courts. Gated and guarded with 3-tier security appears on both project pages and in NO filed document, and no guardhouse, perimeter, CCTV, access-control or patrol specification is published, nor what the three tiers are. The maintenance charge and the sinking-fund rate are not published either.
Who is the developer, and is there anything I should watch for when I check the register myself?
The licensee is GLOMAC AL BATHA SDN. BHD., registration number 743875-X, KPKT developer code 30557, and this is its only registered project: jumlahProjek: 1, 30557-2 returns a client error, and rekodLesenTerdahulu is empty, so the licence issued in September 2023 is its first. statusPemaju: Aktif, no conduct flag, zero sick and zero abandoned projects. Yes, there is something to watch for. A register search for this brand returns thirteen licensees and TWO of them are named “Glomac Al Batha”: this one, code 30557; and GLOMAC AL BATHA MUTIARA SDN. BHD., code 11914, whose licence expired nine years ago and whose registered project name is its own company name — a completed 2016 39-storey serviced apartment of 299 units in the same district at four to seven times these prices. Search by the CODE, not by the name. Also watch the numbers: the developer’s own Mampu Milik page prints the PARENT company’s registration number where a reader will take it for the project developer’s. The project developer’s number is 743875-X. And this licence has no delivery record at all — one registration at Belum Mula — so the group’s record belongs to other licensees and is not read across onto this page.
What has this page deliberately left out?
Every figure this page refuses, and the reason, is set out in full in the disclosure under the register table above — please read it there rather than here, because it is the part of the page that matters most. In outline: this page publishes the filed statutory Unit Selling Price bands, the controlled RM230,000 and the filed RM270,000, each labelled with its source, and nothing else — no starting figure, no per-square-foot figure and no figure for any particular unit. One developer surface carries a figure that reconciles to no row on any of six surfaces, and that figure is withheld. A field exists on three filed surfaces whose value is withheld under Louis’s standing instruction. An arrangement announced by the parent company with a named bank in January 2026 is recorded as existing, with no term and no figure of any kind. Also left out, because nobody publishes them: the car-park count, the parcel area and therefore any density figure, the lot number, the maintenance charge, the storey count as a single answer, the bedroom count as a single answer, the real vacant possession date, the title category, the contractor and the GBI certificate details. Nothing in the yield, rental-return or guaranteed-return family exists on any surface for this project, so there was nothing of that kind to leave out — which on a SOHO product is worth saying. Ask Louis for the written answers; he will go and ask for them.

Get the written answers before you commit to anything

Everything on this page is a document finding. What it cannot give you is the one thing only the developer can: which unit, on which floor, under which tier, at what current agreement price, with what delivery date written into your own contract. Ask for those four things in writing. On this project there is a fifth: whether the unit you are shown is one of the 842 open-market units or one of the 138 state-controlled ones, because the conditions that follow are completely different.

Louis reads the register before he quotes a number, and he will tell you when a figure is not published rather than estimate one. On The Loop Residences that matters more than usual: one registration carries 842 open-market units and 138 state-controlled ones, the register records that nothing has started and that no first agreement has been signed — so the contractual handover date cannot be computed at all — the advertising permit expires on 06 December 2026, and the eligibility test, the income ceiling and the five-year transfer moratorium on the controlled tier appear on no document the developer publishes. And the gaps are specific: which floors hold the 138 controlled units, the car-park count, the parcel area and therefore any density figure, the lot number, the storey count, Type B’s bedroom count, what Type B2 is, the maintenance charge, whether the title is commercial or residential, and which rail station “LRT Puchong” means. Ask him for the list of everything this page says is not published; he will go and ask for it, in writing.

Build progress

The unit mix, the permitted price and how far up it is

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).

The filed advertisement · on the ministry’s own server

This is the document the developer had to file, and the housing department had to approve, before it was allowed to advertise at all — served from the ministry’s own host. It normally carries the location plan, the developer licence and building-plan approval references, the expected completion date, the encumbrance position, and the unit count and price floor and ceiling for each type. The brochure a salesperson hands you can be reissued. This one cannot.

What to do with the number. Read it against the delivery date in your own agreement, not against what a salesperson says. A project with a year left on its statutory clock and a third of the building up is telling you something the brochure will not.

How does that compare? Every development on this site, grouped by register status — cancelled, abandoned and behind schedule first.
