2 layouts, from 500 to 2,100 sq ft
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM361,250, the top of market reaches RM400,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Small layout | 500-700 sf | 2BR · 1 bath | RM325,000 – RM360,000 | RM464–720 | RM1,200 – 1,400 |
| Large layout | 1184-2100 sf | 4BR · 2 bath | RM360,000 – RM400,000 | RM171–338 | RM1,400 – 1,550 |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM270 psf; this page uses RM324 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Desa Skudai Apartment actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.
The official images for this project can no longer be obtained: the developer’s website closed years ago and the web archives kept the pages but not the image files, and the management office has never published photographs. For the pictures circulating online I cannot establish the original source or the copyright holder, so I publish none of them — that would mean passing off unverified material as site photography. I am based in Johor Bahru: say the word and I will drive over this week and shoot the facade, lobby, corridors, pool, guardhouse and the interior of whatever is currently for sale, then send it to you on WhatsApp.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
Official drawings for all 2 layouts — I request them for you
Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM1,200 to RM1,550 a month
Whole-unit gross yield runs about 5.5% – 7.0%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.
Monthly rent by layout
Whole unit, unfurnished to basic furnishing · Ringgit per month
Who rents at Desa Skudai Apartment, how long units sit empty, and who will buy from you later matter more than the yield figure. I can walk you through all three against your budget and purpose.
What actually gives Desa Skudai Apartment its value
Four 6-storey blocks on about 2.86 acres, and there is a lift, contrary to what is often assumed
The EdgeProp project page states the project comprises four 6-storey freehold apartment blocks; the Project Information section of the PropertyGuru project page adds "It has been divided into 6-storeys where a lift can also be found connecting the floors with each other", and notes a site of about 2.86 acres with a balcony to every unit. The concern in the base data that a 6-storey block might have no lift is not supported by the public record, which indicates there is a lift. This makes a substantial difference to subsale value: in this area, upper-floor units in walk-up blocks typically trade at a discount of more than 10%, and bank loan margins are pushed down.
ÆON Taman Universiti 0.79 km in a straight line, U Mall 1.66 km, UTM 2.04 km
Measured from OpenStreetMap coordinates (SMK Taman Desa Skudai, around Jalan Sejahtera): ÆON Taman Universiti is about 0.79 km in a straight line, U Mall about 1.66 km, the UTM main campus about 2.04 km, Lotus's Mutiara Rini about 2.98 km and Sutera Mall about 4.66 km. Within the same area, Dewan MBIP Taman Universiti is 300 metres away and the post office 510 metres. This is a location where daily life does not require a car, which is the fundamental reason it lets.
Schools just outside the wall: SK and SMK Taman Desa Skudai are 140 metres apart
OpenStreetMap data shows SK Taman Desa Skudai and SMK Taman Desa Skudai are only 140 metres apart, both around Jalan Sejahtera; the EdgeProp project page also states the project is "within walking distance to SMK Taman Universiti 2". For owner-occupier families with children in primary or secondary school, this saves two school runs a day, which is real value; for owners, it also widens the tenant pool from students alone to local families.
Genuinely large layouts: mainstream transactions fall in the 1,150–1,190 sq ft range
The unit sizes cited in NAPIC transaction records are 1,163 sq ft (June 2018) and 1,184 sq ft (August 2018); current sale listings on PropertyGuru and mudah.my are mainly 1,152 sq ft 3+1 bedroom 2 bathroom and 1,184 sq ft 3–4 bedroom units. At an asking price of RM350,000, 1,184 sq ft works out at about RM296 psf. In the Skudai area, the same budget buys only 700–870 sq ft in a new launch, and that difference in floor area is this project's hardest selling point.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Owner-occupier families needing a large floor area with a budget capped at RM350,000
Mainstream transacted sizes are 1,152–1,184 sq ft, while the same budget in Skudai buys only 700–870 sq ft in a new launch. The four 6-storey blocks have a lift, SK/SMK Taman Desa Skudai are right downstairs, and ÆON is a 0.79 km walk. This suits families with children in primary or secondary school who do not plan to sell within five years. What you have to accept is a building over 20 years old with lifts and water pumps entering their major overhaul cycle, so budget for renovation and a possible special levy.
Steady income buyers intending to let the whole unit long-term to UTM staff or local families
The lowest asking rent currently on iProperty is RM1,900 a month. Buying at RM350,000 and letting the whole unit at RM1,900 gives a gross yield of about 6.5%, which falls noticeably after maintenance fees, assessment, vacancy and repairs, but remains higher than most new launches in Johor Bahru. Letting the whole unit to staff or local families is far more stable than letting rooms to students; the trade-off is a lower rent ceiling and a longer search for tenants.
Landlords able to manage room-by-room letting themselves
Single rooms in this area are listed from RM280 (standard room) to RM590–850 (master bedroom), and on paper a three-bedroom unit let room by room returns more than a whole-unit letting. But this is a business: changing tenants, repairing appliances, chasing rent and handling noise complaints all require someone on site, and the long holidays leave a 2–3 month gap. For anyone based in Singapore or Kuala Lumpur intending to hand everything to an agent, the returns after management commission are usually worse than letting the whole unit.
Not suitable for: buyers treating this as a capital growth investment
The historical high EdgeProp records is only RM287 psf in August 2018, and the median over the past 48 months is RM265 psf, meaning no substantive break higher in eight years. Add that the four platforms together show only 5–10 sale listings, with EdgeProp even showing zero, and the subsale market is extremely thin, so exiting means trading time for price. This is a property for rental income and owner-occupation, not for capital gain.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠The quoted "500 to 2,100 sq ft" size range has no counterpart in the actual listings, so do not price from it
EdgeProp and several other platforms give this project a built-up range of 500–2,100 sq ft, but across all NAPIC transactions and current listings the only sizes that actually appear are around 1,152, 1,163 and 1,184 sq ft, with no sign of a 500 sq ft or a 2,100 sq ft unit. A range with an abnormal spread like this usually results from lumping together different blocks of the four, or even mixing in penthouse duplexes or commercial units, under one entry. The practical effect on buyers: if you value on "500 sq ft x RM265 psf, roughly RM130,000", you arrive at a figure that does not exist in this market; conversely, if a seller talks up a "2,100 sq ft layout" to raise the price, there is no way to verify it.
⚠The tenant base depends heavily on UTM students, and term-driven vacancy plus hostel policy are the real sources of risk
The project is about 2.04 km in a straight line from the UTM main campus, making it a typical target for room-by-room student letting in the Taman Universiti / Taman Desa Skudai area. On platforms such as RoomSOS, iBilik and abilik, single rooms at Desa Skudai Apartment are listed from RM280 (standard room) to RM590–850 (master bedroom). Three specific risks in this model: first, there is no rental income during the long holidays (typically 2–3 months), while maintenance fees, assessment and the loan still have to be paid; second, student tenants are hard on the unit, with paint, furniture, water heaters and insect screens needing replacement roughly every two years, and a full refresh of a three-bedroom unit starting in the thousands of ringgit; third, if UTM builds more hostels or changes its accommodation policy, demand for off-campus rooms can collapse within a single semester, while your loan runs for 30 years.
⚠The buildings are at least 20 years old, the lifts and water pumps have entered their major overhaul cycle, and a special levy could come at any time
PropertyGuru's transaction records go back to September 2005 (RM55,000 / RM90 psf), with records of RM39,699 / RM35 psf in 2007 and RM123,000 / RM113 psf in 2008, meaning these blocks were occupied before 2005 and are actually more than 20 years old. The lifts, water pumps, water supply pipes and external walls of the four 6-storey blocks are all due for major overhaul. Under strata management law, if the management fund and sinking fund are inadequate, the management body can pass a special levy at a general meeting, charging each unit hundreds to thousands of ringgit at once; refurbishing a single lift in an older apartment block easily costs over a hundred thousand ringgit, which spread across a few dozen units comes to several thousand each.
⚠PropertyGuru and iProperty together show only 5–10 units for sale and 0–2 for rent; the subsale market is extremely thin
The PropertyGuru project page shows 10 units for sale, 0 units for rent and 0 resident reviews; iProperty over the same period shows 5 For Sale and 2 For Rent, with a lowest asking price of RM350,000 and a lowest asking rent of RM1,900. There are two readings of a low listing count, and neither is good news for buyers: either owners are unwilling to sell at this price level, or the project simply has low exposure on the mainstream portals and a small buyer pool. EdgeProp's Listings panel even shows FOR SALE (0) / FOR RENT (0). The practical effect on you: on the way in there are not enough comparable listings to help you push the price down, and on the way out there is no ready flow of buyers, leaving you dependent on an agent finding one person at a time. A forced sale typically has to be discounted another 10–15% below asking.
⚠Immediately beside the Sungai Skudai river system, and the Taman Universiti area has a record of flooding
Wikipedia and related research both note that Sungai Skudai flows from north to south through residential areas including Taman Universiti and out to sea at Danga Bay / Tampoi. During the heavy rains in Johor in February and March 2023 (with cumulative rainfall reaching 630 mm in some areas), more than 40 evacuation centres were set up around Johor Bahru, and areas along Sungai Skudai were affected; in December 2023, five kampungs in the Johor Bahru district suffered flash floods with 538 people evacuated, and the Sungai Skudai water level at Kampung Laut reached the 2.55 metre warning mark. No public record found of flooding at Desa Skudai Apartment itself (apartment units above the first floor are unlikely to take water in any case), but the surface car park, the substation and the access roads are the parts that genuinely flood. One flooded car costs tens of thousands of ringgit, and motor and property insurance premiums are loaded in flood-prone areas.
⚠Developer, completion year, total units and maintenance fee are blank across every public source
On the EdgeProp project page, Developer, Architect, Main Contractor, Land Size, Tenure, Completion and Number of Non Landed Units are all blank; on the PropertyGuru project page, Developer is N/A, Completion Year is N/A, # of Floors is N/A and Total Units is N/A, and the Buildings Details table also shows N/A for both # Floors and # Units. The maintenance fee cannot be found on any platform. The practical effect on buyers: you cannot judge the construction quality, original specification or maintenance fee level of these blocks from public sources, nor verify any figure the seller or agent gives you verbally, and the maintenance fee and sinking fund levels directly determine whether you face a special levy over the next ten years.
What else is there around Danga Bay / Tampoi / Skudai?

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.
| Item | Basis | On RM1,000,000 |
|---|---|---|
| Purchase price | — | RM1,000,000 |
| Stamp duty (foreigner, 8%) | From 1 Jan 2026 | RM80,000 |

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Desa Skudai Apartment is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.
The 13 questions buyers ask me most

When was Desa Skudai Apartment completed and who built it?
Desa Skudai Apartment is completed and handed over (year not in public record) and is occupied resale stock: 4 block(s), 6 storeys, — units. Developer: not on public record.
How is transport at Desa Skudai Apartment, and how far is the checkpoint?
About an 18-22 minute drive to RTS Bukit Chagar; About an 18-22 minute drive to CIQ; About a 10-15 minute drive to the Second Link (Tuas); the UTM campus is within walking distance or a short drive
What layouts does Desa Skudai Apartment have?

What is the maintenance fee at Desa Skudai Apartment, and what facilities are there?
Maintenance runs about RM0.13–0.15 per sq ft per month, per September 2026 sale listings cross-checked across two different agents and two separate units: a 2,260 sq ft penthouse quoted at RM290 a month and a 1,184 sq ft unit at about RM180. That is the lowest band among the 47 completed Johor Bahru condos measured here, consistent with an older scheme of large units and simple facilities. Neither listing states whether the sinking fund is included, so ask the management office for the latest fee notice and the audited accounts. Facilities include: 24-hour security, Car park, Children’s playground, Swimming pool.
Who is Desa Skudai Apartment suitable for?
UTM students and staff, plus salaried tenants working nearby; Budget-conscious owner-occupiers and investors
What are the risks of buying at Desa Skudai Apartment?
The building is old, and some sources indicate there is no lift (6 storeys, needs verification); Unit size data varies widely between sources (a 500-2,100 sqft spread is unusually large; verify the specific block and layout on site); Facilities are basic; not a first choice for capital growth, better suited to steady rental income
What malls, schools and hospitals are near Desa Skudai Apartment?
Malls: Sutera Mall (about 3-4 km). Schools: Adjacent to the Taman Universiti neighbourhood primary and secondary schools (specific school names not yet verified). Hospitals: Klinik Kesihatan Taman Universiti (government clinic, in-township), Klinik Kesihatan Skudai Baru (government clinic), Hospital Pakar Skudai (private specialist — there is no private general hospital here), Hospital Sultanah Aminah (state public general hospital).
Six storeys: is there actually a lift? My parents are elderly.
Yes. The Project Information section of the PropertyGuru project page states "It has been divided into 6-storeys where a lift can also be found connecting the floors with each other", and EdgeProp likewise describes four 6-storey freehold apartment blocks. The concern in the base data that there may be no lift is not borne out by the public record. One caution, though: the building is over 20 years old and the lift itself has entered its major overhaul cycle, so ride it during the viewing and ask the management office when it was last serviced or replaced and how much is left in the sinking fund.
Why does some material say 500 sq ft and other material 2,100 sq ft for the same project?
Because the platforms have combined different entries for the four blocks into a single record, while neither extreme can be found in the actual market. The sizes appearing in NAPIC transaction records are 1,163 sq ft (June 2018) and 1,184 sq ft (August 2018), and current listings are mainly 1,152 sq ft 3+1 bedroom 2 bathroom and 1,184 sq ft 3–4 bedroom units. Before buying, ask the seller for the built-up area on the strata title or the sale and purchase agreement, and compare only against transactions of the same size. Multiplying the platform's range by a psf figure produces a price that does not exist in this market.
Is letting to UTM students here really reliable?
What is reliable is that the demand exists; what is not reliable is the timing and the policy. The project is about 2.04 km in a straight line from the UTM main campus, single rooms in the area are listed anywhere from RM280 to RM850, and finding tenants is not difficult. But the academic calendar means 2–3 months of vacancy every year, while the loan has to be paid all twelve; student tenants cause heavy wear, with furniture and paint needing replacement roughly every two years; and most critically, if UTM builds more hostels or changes its accommodation policy, demand for off-campus rooms can shift within a single semester. Recompute your cash flow on the basis of collecting only 9–10 months of rent a year and providing for a refurbishment every two years, and only proceed if it still holds up.
