What Eco Nest @ Eco Botanic actually looks like
Each image is labelled as a photograph or a developer rendering. The gap between those two is where post-signing disappointment usually lives, so I will not pass one off as the other.

Official drawings for all 2 layouts — I request them for you
Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.
Official unit floor plans are published as PDFs by Eco World Development Group Berhad; copyright EcoWorld.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
What actually gives Eco Nest @ Eco Botanic its value
Developed by EcoWorld, within the self-contained Eco Botanic township
The PropertyGuru project page records: developer Eco Sky Development Sdn Bhd (part of Eco World Development Group Berhad), freehold, Apartment, completed 2017, 472 units. EcoWorld is a large listed Malaysian developer, and Eco Botanic is its master-planned township in Iskandar Puteri, where the commercial strip, shophouses and residential blocks grew out of a single plan rather than piecemeal development.
Residents name it "the busiest area in Medini/Iskandar"
A resident review on PropertyGuru dated 15 February 2024 puts it plainly: "The busiest area in Medini/Iskandar area, there are restaurant, clinic, dental, grocery and pet shops etc. Close to highway and second link." Another review from July 2023 also notes "Have appt of shop houses surround this condominium". This is the most concrete difference between this project and the Medini projects where amenities are still coming up — the shophouse strip downstairs is already trading.
Freehold plus a residential Apartment classification, giving a clean holding-cost structure
This project is freehold, and PropertyGuru classifies the product as Apartment rather than Service Residence. That means utilities and assessment are charged at residential rates — serviced apartments are usually built on commercial title, where electricity is charged at commercial rates (about 50% higher than residential), the minimum monthly water charge is about RM35 for commercial against about RM6 for residential, and the assessment rate is typically 1.5–2 times the residential rate. Over a year the difference runs from several hundred to over a thousand ringgit.
Implied rental yield of 6.49%, the highest in this list of 21 projects
The implied rental yield EdgeProp gives, 6.49%, is above every comparable project in the area: Sky View (6.22%), Idaman Residence (6.23%), Sunway Grid (6.24%) and Encorp Marina (6.56%, but on a transacted price of only RM470 psf). That the figure still leads while this project carries the highest psf (RM785) indicates its rental levels are also among the highest in the area.
Residents specifically identify it as suitable for letting to students, and rate security well
A PropertyGuru review dated 5 July 2023 says: "Well maintain facility provided and good for investment such as rental for student. Have appt of shop houses surround this condominium. Very secure by security provided." Both reviews score the management sub-category at 5. For a buyer letting the unit out, "student tenants, shophouses downstairs, good security" is a set of selling points that can be used directly in a listing.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Owner-occupier families who want daily life on their doorstep
Both resident reviews treat the surrounding shophouses as the leading selling point: restaurants, clinics, dentists, grocery shops and pet shops are all within walking distance, and the area is described as the busiest in Medini/Iskandar. Add freehold tenure and residential-rate utilities and assessment that come with the Apartment classification, and the day-to-day cost structure is clean. What you have to accept is that there is no public transport and a car is essential, and that this project sits among the highest psf in the area.
Letting investors targeting EduCity student tenants
A resident review says outright "good for investment such as rental for student", EduCity is within a 10-minute drive, and EdgeProp's implied yield of 6.49% is the highest in this list of 21 projects. Note, however, that the 142 rental listings amount to about 30% of all units, so competition is intense, and rents actually achieved are typically 10–20% below asking. Price using the three lowest actual rents on mudah.my and assume two to three months of vacancy.
Medium- to long-term buyers who value the developer and the completeness of the township plan
EcoWorld is a large listed Malaysian developer and Eco Botanic is its master-planned township, where the commercial strip and the residential blocks grew out of a single plan — unlike the Medini plots where multiple developers each launch their own schemes. It suits buyers who value a mature living environment. Be clear, though, that you are paying the highest psf in the area (median transaction RM785 psf), and that premium already prices in the maturity of the amenities.
Not suitable for: tenants without a car, or anyone buying a large unit for a short-term trade
The area has no rail transport and sparse bus services, and the transport sub-category in the resident reviews goes as low as 2 — living here without a car is very inconvenient, and that also narrows your tenant pool. EdgeProp also records a 1,572 sq ft unit at this project transacting at only RM465 psf in July 2022, the lowest psf in the project's history; large units here carry a high total price, cannot push rents up to match, and face a small buyer pool, which makes a short-term exit very difficult.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Both reviews score transport low (2 and 5, averaging 3.5)
The project scores 4.8/5 overall on PropertyGuru, with five of the six sub-categories at 5, but Transport Links averages only 3.5 — the July 2023 resident gave it a 2. That matches the location: Eco Botanic sits inside Iskandar Puteri, with no rail transport and sparse public bus services, so almost every trip requires a car. What this actually means for you: your tenant pool is limited to people with cars, and students and young working tenants without one will prefer projects nearer EduCity or on a bus route.
⚠The transacted psf is among the highest in this list, so the downside is also the largest
EdgeProp's 48-month median of RM785 psf is among the highest in this list of 21 projects. But the historical extremes flag the risk: a 1,249 sq ft unit transacted at RM1,264 psf in June 2019, while a 1,572 sq ft unit transacted at only RM465 psf in July 2022 — a 63% fall in psf within three years. RM785 psf currently sits between those two extremes. What this actually means for you: you are entering at the highest psf in the area, and if the local market weakens, the absolute size of the fall will be far greater than on a project bought at RM400 psf.
⚠142 rental listings against 84 for sale, equal to three-tenths of all units, leaving rental bargaining power with tenants
PropertyGuru shows 84 units for sale and 142 rental listings at this project. Against 472 units, the rental listings amount to about 30% of the total — nearly a third of the units are looking for tenants, a high proportion for this area. EdgeProp's implied yield of 6.49% looks strong, but it is a gross yield derived from asking rents; when 30% of units are seeking tenants at once, actual rents achieved are typically 10–20% below asking.
⚠Large units are a price black hole: a 1,572 sq ft unit transacted at RM465 psf
EdgeProp records the project's historical low as a 1,572 sq ft unit transacted at RM465 psf in July 2022, against a 1,249 sq ft unit at RM1,264 psf in June 2019. Buyer and tenant pools around Iskandar Puteri are mid-budget, so the larger the unit the higher the total price while rent cannot be pushed up to match, which depresses the psf. What this actually means for you: when you buy a large unit you think you are getting a cheap psf, but the buyer pool on exit is much smaller and the waiting time can run into years.
⚠Foreigners do not get the Medini exemption, and costs stack to about 11% in 2026
This project is in Eco Botanic, outside the Medini zone, so the Medini minimum-price exemption for foreign buyers does not apply — foreigners must meet Johor's RM1 million minimum purchase price for residential property. At RM785 psf, clearing that threshold means buying a unit above 1,270 sq ft, which is precisely the size band with the weakest liquidity at this project. Two further costs apply: non-citizen MOT stamp duty is a flat 8% from 1 January 2026 (previously 4%); and the Johor state foreign-ownership approval fee is 3%, subject to a RM30,000 minimum, from 1 July 2025 under PTG Johor Circular No. 1 of 2025, assessed on the higher of the JPPH valuation or the transaction price for subsale. On RM1 million, the two together come to about RM110,000.
⚠Only 2 reviews, both from owners, with no record at all of the tenant experience
The project has only 2 reviews on PropertyGuru, titled "Home Owner" and "Home owner" — both from owners, not tenants. Owners and tenants focus on different things: owners look at investment value and security, while tenants look at lift waiting times, sound insulation, leaks, parking and how quickly the management office responds. The project completed in 2017 and is nine years old as of 2026, entering the period when maintenance spending climbs, and this day-to-day information is currently blank.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Eco Nest @ Eco Botanic is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. This page does not list layout areas, so no monthly figure can be estimated from them. Two separate single sources quote RM0.55 psf (a 1,238 sq ft listing) and about RM0.69 psf (a 582 sq ft unit at about RM400 a month); each rests on one listing, they do not agree with each other, and both sit well above the comparable range, so treat them as unverified. Eco Nest has the highest psf in this list. Is it worth it?
Start with the numbers: EdgeProp's 48-month median is RM785 psf within a range of RM713–862 psf, which is indeed above Teega (about RM595 psf), Almãs (RM672 psf), Medini Signature (RM506 psf) and Sky View (RM506 psf). The reasons it is expensive are the maturity of the amenities and the rental levels — the implied rental yield of 6.49% is the highest in this list of 21 projects, and both resident reviews treat the surrounding shophouses (restaurants, clinics, dentists, grocery, pet shops) as the core selling point. So the price has a basis. But the risk sits in the same place: EdgeProp records a 1,249 sq ft unit transacting at RM1,264 psf in June 2019 and a 1,572 sq ft unit transacting at only RM465 psf in July 2022 — a 63% fall in psf within three years. Entering at the highest psf means the absolute fall is also the largest when the market weakens. Before you decide, run the stress test: if it fell back to RM600 psf, could your loan and cash flow take it?
A resident review scores transport at only 2. How inconvenient is it in practice?
The project scores 4.8/5 overall on PropertyGuru, with five of the six sub-categories at 5, but transport averages only 3.5 (the two reviews give 5 and 2). The reason is the location: Eco Botanic sits inside Iskandar Puteri, with no rail transport and sparse public bus services, so almost every trip requires a car — about 10 minutes to AEON Bukit Indah, about 10 minutes to EduCity, and roughly a 15–20 minute drive to the Second Link checkpoint. Yet the review that scores 2 sits alongside another that says "Close to highway and second link" (written by the other reviewer) — in other words, convenient by car, inconvenient without one. The practical effect: your tenant pool is limited to people with cars, and students without one will prefer projects closer to EduCity or on a bus route (1Medini, for example, has Causeway Link buses). Make this clear when letting the unit, so tenants do not discover the problem only after moving in.
Is this project an apartment or a serviced apartment? Can foreigners buy?
Two separate questions. On product classification: PropertyGuru lists this project as Apartment, freehold, completed 2017 — not a Service Residence. That means utilities and assessment are charged at residential rates. Serviced apartments are usually built on commercial title, where electricity is charged at commercial rates (about 50% higher than residential), the minimum monthly water charge is about RM35 for commercial against about RM6 for residential, and the assessment rate is typically 1.5–2 times the residential rate, a difference of several hundred to over a thousand ringgit a year. On foreigners: this project is in Eco Botanic, outside the Medini zone, so it does not enjoy the Medini minimum-price exemption and must meet Johor's RM1 million residential threshold — on a median transaction of RM785 psf, that means buying a unit above 1,270 sq ft, which is precisely the size band with the weakest liquidity at this project. Costs have also risen for 2026: non-citizen MOT stamp duty is a flat 8%, and the Johor state foreign-ownership approval fee is 3% (minimum RM30,000).
