Almãs @ Puteri Harbour in 30 seconds
Almãs @ Puteri Harbour is a freehold condominium in Puteri Harbour, Johor Bahru, Malaysia, developed by UEM Sunrise Berhad and completed in 2018. It comprises 1 block(s), 34 storeys and — units. Address: Puteri Harbour, Iskandar Puteri, Johor.
Layouts run 520 to 2,221 sq ft across 2 types. As at September 2026, resale listings range RM335,000 – RM2,850,000, with a mid-market level around RM1,711,250; transacted PSF sits at RM720–1020 psf. Whole-unit rents are RM2,150 – RM3,250 a month, a gross yield of 5.5%. Maintenance is quoted by layout: RM181.50 a month for a one-bedroom and RM280 a month for a two-bedroom duplex — per September 2026 sale listings from two different agents. Neither listing gives a built-up area, so a per-sq-ft rate cannot be derived; neither states whether the sinking fund is included.
Transport position: About 25–30 km to RTS Bukit Chagar

2 layouts, from 520 to 2,221 sq ft
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM1,711,250, the top of market reaches RM2,850,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Standard unit | 520-2221 sf | TBC | RM335,000 – RM840,000 | — | RM2,150 – 3,250 |
| Penthouse | 2221+ sf | TBC | RM2,820,000 – RM2,850,000 | — | — |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM600–850 psf; this page uses RM720–1020 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Almãs @ Puteri Harbour actually looks like
Each image is labelled as a photograph or a developer rendering. The gap between those two is where post-signing disappointment usually lives, so I will not pass one off as the other.

The developer’s own drawings — 3 official layouts
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

What actually gives Almãs @ Puteri Harbour its value
A Puteri Harbour landmark tower developed and master-planned by UEM Sunrise itself
The PropertyGuru project page records: developer UEM Sunrise Berhad, freehold, Service Residence, completed 2018, 34 storeys, 546 units. UEM Sunrise (Bursa Malaysia ticker UEMS) is the property flagship of the UEM group under Khazanah Nasional, and is also the master planner and landowner for the whole of Puteri Harbour. The surrounding public marina, the Kota Iskandar state administrative centre, the roads and the waterfront public spaces are all the responsibility of the same listed company, so the risk of a stalled master plan is lower than at some of the smaller private developments in the same area.
Freehold, without the term compression of Medini's 99-year private lease structure
This project sits in Puteri Harbour and is freehold. That is a fundamental difference from the projects next door in Medini: Medini's strata units are built on a 99-year Private Lease Scheme, and the remaining term directly compresses the loan tenure a bank will approve. Almãs does not have that problem. The trade-off is that it does not enjoy Medini's minimum-price exemption for foreign buyers – a foreigner buying at Almãs must still meet the Johor state RM1 million threshold (see the risks and FAQ).
Completed only in 2018, one of the newer completed stocks in Puteri Harbour
This project was completed in 2018, later than Somerset (2014), Teega (2016) and Puteri Cove (2017), so the building fabric and facade have depreciated less. A single 34-storey tower of 546 units sits between Somerset (204 units) and Teega (1,292 units) in scale – the common areas do not get too crowded, and there are enough units to share the maintenance fee.
Implied rental yield of 6.04%, on the high side for the Puteri Harbour area
The implied rental yield of 6.04% given by EdgeProp is higher than Teega Residences (5.39%) and Teega Suites (5.64%) in the same area. The usual reason is that this project has a high proportion of small units, where the total price is low but rents hold up relatively well. Note that this is a gross yield derived from asking rents; after deducting the commercial-rate utilities that come with a serviced apartment, the maintenance fee and vacancy, it will be considerably lower.
Sale and rental listing counts are close, with none of the one-sided supply seen at some neighbouring projects
PropertyGuru shows 75 units for sale and 67 for rent at this project, close to 1:1. Against Encorp Marina (50 for sale / 151 for rent) and Teega Suites (67 for sale / 210 for rent) in the same area, the rental listing pressure at Almãs is clearly lighter. This does not mean it rents easily, but it does at least indicate that the building is not showing the classic symptom of a large number of investors all failing to find tenants at once.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Commuters working in western Singapore who want freehold title
A 15-20 minute drive to the Second Link, freehold title and 2018 completion make for a relatively complete combination in the Puteri Harbour area. Small units are also the segment where this project's psf holds up best (a 520 sq ft unit transacted at RM960 psf in September 2024). What you have to accept is the commercial-rate utilities and assessment that come with a serviced apartment – build that fixed monthly cost into your budget before you negotiate.
Medium to long-term owner-occupiers who value the developer and planning stability
UEM Sunrise is both the developer of this project and the master planner for the whole of Puteri Harbour, and the surrounding public infrastructure is the responsibility of the same listed company, so there is no scenario where a small developer simply walks away. Suited to people who intend to stay for more than five years. Note that liquidity for units above 900 sq ft is clearly weaker – EdgeProp records an 896 sq ft transaction in February 2024 at only RM391 psf.
Rental buyers chasing cash flow who can accept longer vacancy periods
EdgeProp's implied yield of 6.04% is on the higher side for the Puteri Harbour area, and this project's sale and rental listing counts are close to 1:1 (75 for sale / 67 for rent), without the imbalance seen at some neighbouring projects where rental listings run at three times the sale listings. But the tenant pool here is thin to begin with, and four large projects totalling more than three thousand six hundred units are competing for the same people. Run your model once with rent at 90% and two to three months of vacancy.
Not suitable for: buyers taking a short-term investment position on units above 900 sq ft
EdgeProp records an 896 sq ft unit at this project transacted at RM391 psf in February 2024, the lowest psf in the project's history, while small units transacted at RM960 psf in the same year. Large units in Puteri Harbour carry a high total price, rents cannot keep pace and the buyer pool is small, so the time to sell may be measured in years. On top of that, foreign buyers' transfer costs have risen to about 11% in 2026, which will push down further what an incoming buyer can pay.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Large units are a price sinkhole: an 896 sq ft unit once transacted at RM391 psf
EdgeProp records the project's historical low as an 896 sq ft unit transacted at RM391 psf in February 2024; yet in September of the same year a 520 sq ft small unit transacted at RM960 psf. This is not a data error, it is a structural feature of Puteri Harbour – the tenant and buyer pool here is dominated by mid-budget occupiers, so the larger the area and the higher the total price, the fewer people can afford it and the further the psf figure is pushed down. What this actually means for you: if you buy a unit above 900 sq ft, the buyer pool at exit will be far smaller, and that RM391 psf transaction from 2024 will be used by the next buyer to beat you down on price.
⚠Commercial-rate utilities and assessment on a serviced apartment eat into net yield every month
PropertyGuru classifies this project as a Service Residence (serviced apartment), and this product type is usually built on commercial title. The practical differences: electricity is charged at commercial rates, roughly 50% above the residential tariff; the minimum monthly water charge is about RM35/month commercial against about RM6/month residential; and the assessment rate local authorities levy on serviced apartments is typically 1.5-2 times that on residential condominiums. The 6.04% from EdgeProp is a gross yield and does not deduct any of this; over a year the difference of several hundred to over a thousand ringgit comes straight out of your net yield.
⚠Foreigners buying at Almãs get no Medini exemption, and in 2026 costs stack up to about 11%
This project sits in Puteri Harbour, outside the Medini zone, so the Medini minimum-price exemption for foreign buyers does not apply – foreigners must still meet the Johor state residential RM1 million threshold. There are two further hard costs: MOT stamp duty for non-citizens is a flat 8% from 1 January 2026 (previously 4%); and the Johor state foreign consent fee is 3% with a minimum of RM30,000 from 1 July 2025 under PTG Johor Circular No. 1 of 2025, calculated on the higher of the JPPH valuation or the transacted price for a subsale. On RM1 million, the two together come to about RM110,000, before conveyancing fees and loan stamp duty.
⚠The tenant pool around Puteri Harbour is thin, and four projects are competing for the same people
This project has 546 units, and together with Teega (1,292 units), Puteri Cove Residences (1,054 units), Encorp Marina (573 units) and Somerset (204 units) in the same area, that is more than three thousand six hundred units within four kilometres, all targeting the same tenants – people working in Medini, EduCity, the Kota Iskandar state administrative centre and the surrounding industrial areas, plus a small number of families commuting to Singapore via the Second Link. There is no large corporate headquarters or dense local employment belt here, so the ceiling on the tenant pool is structural. What this actually means for you: rents are hard to push up, and vacancy periods are longer than in the city centre.
⚠The RTS opening does almost nothing for this project – do not pay extra for the concept
Bukit Chagar RTS station and the Causeway checkpoint are about 25-30 km from this project, a 30-40 minute drive. The projects that benefit most directly once the RTS opens are those within walking distance of the Johor Bahru city centre; anyone living in Puteri Harbour who wants to take the RTS has to drive more than 30 minutes into the city first and then find parking, which nobody will actually do as a daily commute. This project's real transport value is the Second Link (about 19-21 km, a 15-20 minute drive).
⚠Short-let income can be wiped out at any time by a single vote at a general meeting
There is genuine short-stay demand around Puteri Harbour (including Legoland and the marina), and quite a few owners here bought with that in mind. But the legal risk is structural: in Innab Salil & Ors v Verve Suites Mont' Kiara Management Corporation [2020] the Federal Court held that a management corporation may impose a blanket prohibition on short-term letting by by-law, and that this does not contravene section 70(5) of the Strata Management Act 2013; national short-term rental legislation (STRA) has still not been enacted. What this actually means for you: if your monthly instalment depends on daily-rate income, a single general meeting could cut that income off, leaving you with long-term letting only – and in long-term letting your competition is the three thousand-plus units in the same area.
What else is there around Iskandar Puteri / Medini?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

How many units and how many storeys does Almãs actually have? I have seen different figures.
The PropertyGuru project page is the reference: 34 storeys, 546 units, completed 2018, freehold, Service Residence, developer UEM Sunrise Berhad. The EdgeProp project page records "Number of Non Landed Units" as 0 (incomplete data), so do not rely on EdgeProp's unit count field. This figure matters because it is the denominator when you calculate the listing ratio: PropertyGuru currently shows 75 for sale and 67 for rent, which on 546 units is about 14% and 12% respectively – a healthy ratio for the Puteri Harbour area and much better than Encorp Marina (rental listings at about 26%). Before paying a deposit, still ask the management office to produce the actual unit count and the current number of vacant units.
Why did some units transact at RM960 psf and others at only RM391 psf in the same year?
Because the size bands are completely different. EdgeProp records a 520 sq ft small unit transacted at RM960 psf in September 2024 and an 896 sq ft unit transacted at RM391 psf in February 2024. Small units have a low total price (about RM500,000) and rents that hold up relatively well, so the price per square foot is naturally higher; large units carry a high total price (anywhere from about RM350,000 to RM600,000 depending on the transacted price) and, in a place like Puteri Harbour where the tenant pool is thin, rents cannot keep pace, so the psf figure is pushed down. In practice you must benchmark against transactions in the same size band – using the building-wide median of RM672 psf to value a 900 sq ft unit will overstate it badly.
I am a foreigner – is Almãs exempt from the minimum price threshold the way Medini is?
No. The Medini minimum-price exemption applies only to projects within the Medini zone; Almãs is in Puteri Harbour, outside Medini, so foreigners must still meet the Johor state residential minimum purchase price threshold of RM1 million. Costs have also risen noticeably in 2026: MOT stamp duty for non-citizens is a flat 8% from 1 January 2026 (previously 4%); and the Johor state foreign consent fee is 3% with a minimum of RM30,000 from 1 July 2025 under PTG Johor Circular No. 1 of 2025 (for a subsale, on the higher of the JPPH valuation or the transacted price). On RM1 million, the two together come to about RM110,000. If anyone tells you that "Puteri Harbour is also exempt from the threshold", ask them to put it in writing and have your conveyancing lawyer verify it.
