These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM600–850 psf; this page uses RM720–1020 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Teega Residence / Teega Suites actually looks like
Each image is labelled as a photograph or a developer rendering. The gap between those two is where post-signing disappointment usually lives, so I will not pass one off as the other.

The developer’s own drawings — 11 official layouts
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

Rents: RM1,900 to RM4,200 a month
Whole-unit gross yield runs about 3.5% – 4.5%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

What actually gives Teega Residence / Teega Suites its value
The only large development in Puteri Harbour offering both strata residential and serviced apartment titles
Teega comprises Teega Residence (strata residential) and Teega Suites (serviced apartment), about 1,292 units in total across two 35-storey towers, completed in 2016. The two parts share the same grounds and facilities, but differ in title type, utility tariffs and assessment rates. The practical implication for buyers is that at the same address and under the same management office you can choose the residential type or the serviced type according to budget and use, without changing neighbourhood. When viewing, establish which tower you are being shown — this is the point agents most often gloss over in this project.
Freehold, and outside the Medini zone
Teega sits in Puteri Harbour and is freehold. That is a fundamental difference from the 99-year leasehold projects in neighbouring Medini: loan tenure is not compressed by the remaining lease, and the buyer pool at resale does not shrink because of how many years are left. The trade-off is that it does not enjoy the minimum-price exemption Medini grants foreign buyers — foreigners buying in Teega must still meet the Johor state minimum of RM1 million for residential property (see the risks section and FAQ).
The developer is UEM Sunrise, also the master planner for the whole of Puteri Harbour
UEM Sunrise Berhad (Bursa Malaysia ticker UEMS) is the property arm of the Khazanah-controlled UEM Group and is at the same time the master planner and landowner for the whole of Puteri Harbour; development of Almãs, the Puteri Harbour public marina and the Kota Iskandar state administrative centre within the area are all connected to it. For buyers this means continued investment in the external environment rests with a single listed company rather than a patchwork of small developers, so the risk of a stalled master plan is lower than for some smaller projects in the same area.
A 15–20 minute drive to the Second Link, a commuting profile entirely different from the city-centre projects
This project's commuting orientation is the Second Link (Tuas), not the Causeway. Base data show about 19–21 km to Tuas Checkpoint, a drive of about 15–20 minutes, while the Bukit Chagar RTS station and the CIQ complex are about 25–30 km away, a drive of 30–40 minutes. In short: if you work in western Singapore (Jurong, Tuas, Clementi), this location saves time compared with the city-centre projects; if you work at Orchard or in the east, you should be looking at the Causeway side instead.
At 1,292 units, the base of sale and rental listings is large enough
On PropertyGuru, Teega Suites alone carries 67 listings for sale and 210 for rent, and Teega Residences has a further hundred-plus sale listings on EdgeProp. The advantage of scale is liquidity: finding tenants, finding buyers and comparing prices for the same layout are all straightforward, and there are enough units to spread the maintenance fee across. The drawback is the same fact in reverse — you also have many competitors, and pricing has to track the market (see the risks section).

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Families working in western Singapore who use the Second Link
If you work around Jurong, Tuas or Clementi, the Second Link is a 15–20 minute drive and more predictable than living in central Johor Bahru and using the Causeway. Teega's layouts are large enough, the facilities are complete and the title is freehold, which suits a whole family. What you have to accept is that there is no public transport alternative here, so a car is essential, and the Second Link also backs up at peak crossing times (Monday mornings, Friday evenings).
EduCity / Marlborough parents
This area has the highest density of international schools in Johor Bahru, with Marlborough College, Raffles American School and Sunway International School all within a 15-minute drive. Teega's facilities and grounds support the requirement for a term-time family home. Note that school fees and living costs are the main expense and the property is only part of the package; confirm which school your child has been accepted to before committing, then decide between Teega and a Medini project closer to EduCity.
Medium- to long-term rental buyers who value liquidity
At 1,292 units, the base of sale and rental listings is large enough that finding tenants and finding a subsequent buyer is easier than in a small development. EdgeProp's implied yield of 5.39%–5.64% is above average for this area. Be clear, though, that it is derived from asking rents: rental listings actually outnumber sale listings three to one, and bargaining power on rent sits with the tenant. Run your model once with rent cut by 10% and two months of vacancy, and only proceed if it still holds.
Not suitable for: short-term buyers treating the RTS as the main growth story
The RTS station is 25–30 km from this project and its opening does little for the location directly. Small units in Teega Suites have already fallen from a peak of RM1,452 psf to a median of RM596 psf, which shows that prices in this building are set by supply and demand rather than by a story. If your holding period is only three years and the deal only works if prices rise, this project is not for you; buy it on a 5- to 7-year view driven by rental cash flow.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Teega Residence and Teega Suites are two different title types, and buying the wrong one costs noticeably more every month
Teega Suites is a serviced apartment (the PropertyGuru project page states Service Residence, completed 2016, freehold), usually built on commercial title; Teega Residence is strata residential. The difference shows up on the monthly bills: serviced apartments are billed at commercial electricity tariffs, about 50% above residential rates; the minimum monthly water charge is about RM35 for commercial against about RM6 for residential; and local authorities typically assess serviced apartments at 1.5–2 times the rate applied to residential condominiums. Over a year that is a difference of several hundred to over a thousand ringgit, deducted straight from your net rental return — and agents routinely blur the two towers together as simply "Teega".
⚠Small units have fallen from a peak of RM1,452 psf to a median of RM596 psf, a drop of more than 50%
EdgeProp data show Teega Suites peaked in June 2018 with a 689 sq ft unit transacting at RM1,452 psf, while the 48-month median is only RM596 psf, range RM542–597 psf. Teega Residences has likewise fallen from its October 2021 peak of RM956 psf, and April 2024 saw a 485 sq ft unit transact at RM309 psf. The implication for your wallet is direct: this building holds a group of owners who bought at the highs between 2013 and 2018 and are still underwater. They may cut and run at any time, the price you pay today is not necessarily the floor, and when you come to sell, these are the people you will be competing against.
⚠Foreigners buying Teega get no Medini exemption, and from 2026 the costs stack up to about 11%
Teega is in Puteri Harbour, not within the Medini zone, so the Medini minimum-price exemption for foreign buyers does not apply — foreigners must meet the Johor state minimum purchase price of RM1 million for residential property. There are two further hard costs: first, stamp duty on the memorandum of transfer (MOT), fixed at 8% for non-citizens from 1 January 2026 (previously 4%); second, the Johor state foreign consent fee, which under PTG Johor Circular No. 1 of 2025 rose from 2% (minimum RM20,000) to 3% (minimum RM30,000) with effect from 1 July 2025, calculated for subsale purchases on the higher of the JPPH valuation or the transacted price. On RM1 million, those two items alone come to about RM110,000, before legal fees and loan stamp duty.
⚠New and existing supply in the same area both weigh on rents, and letting means queuing
Within 4 km of Puteri Harbour sit Puteri Cove Residences (1,054 units), Encorp Marina (573 units), Somerset (204 units), Almãs and others, all targeting the same tenant pool. Teega Suites alone carries 210 rental listings on PropertyGuru against 67 sale listings — more than three times as many rental as sale listings, which indicates a fair number of vacant units. EdgeProp's implied yield for Teega is 5.39%–5.64%, but that is derived from asking rents, not rents actually collected. The practical effect for buyers: bargaining power on rent sits with the tenant, one to two months of vacancy is normal, and your cash flow model should allow for at least two months vacant.
⚠The RTS opening does little for this project — do not be sold the "RTS story"
The Bukit Chagar RTS station is about 25–30 km from this project, a drive of 30–40 minutes. The projects that benefit most directly from the RTS opening are those within walking distance of the Johor Bahru city centre; anyone living in Puteri Harbour who wanted to take the RTS would first have to drive more than 30 minutes into town and then find parking, which nobody does in practice. This project's real transport value is the Second Link, a 15–20 minute drive. If an agent pushes the asking price on the argument that "the RTS opening will lift prices across Johor Bahru", that argument holds far less in Puteri Harbour than in the city centre.
⚠At ten years old the building is entering a period of rising repair costs, so check the sinking fund balance first
The project was completed in 2016 and turns ten in 2026. Large high-rise developments face lift overhauls, pump replacement, facade repainting and pool waterproofing in years 10 to 15, and that money comes out of the sinking fund; when the fund is short, management has only two options — raise the maintenance fee or impose a special levy on owners. In a 1,292-unit development, a levy can run to several thousand ringgit per unit, and you are not exempt just because you have only recently bought.
What else is there around Iskandar Puteri / Medini?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Note that the official rate is per share unit, not per sq ft, so it cannot be converted directly without knowing an individual unit’s share allocation. September 2026 sale listings give RM553 a month for a 1,582 sq ft unit (about RM0.350 psf) and RM1,619 for a 4,457 sq ft unit (about RM0.363 psf) — two different agents and two very different sizes converting to almost the same rate, consistent with the official figure. The difference is not in appearance but in money: serviced apartments are generally built on commercial title, so electricity is charged at commercial rates (about 50% above residential), the minimum monthly water charge is about RM35 for commercial against about RM6 for residential, and the assessment rate is typically 1.5–2 times that of a residential condominium. When viewing, ask the agent directly for a copy of the unit's title and the latest assessment bill, where it is set out plainly; do not simply accept "it is all Teega".
I am a foreigner (Singaporean / Chinese). Does buying in Teega come with the Medini-style waiver of the minimum price?
No. The Medini minimum-price exemption applies only to projects within the Medini zone. Teega is in Puteri Harbour, outside Medini, so the Johor state foreign minimum purchase price of RM1 million for residential property still applies. Costs have also risen noticeably in 2026: MOT stamp duty for non-citizens is fixed at 8% from 1 January 2026 (previously 4%), and the Johor state foreign consent fee is 3% with a minimum of RM30,000 from 1 July 2025 under PTG Johor Circular No. 1 of 2025 (for subsale, on the higher of the JPPH valuation or the transacted price). On RM1 million, those two items together come to about RM110,000. If anyone tells you that "Puteri Harbour also qualifies for the waiver", ask them to put it in writing and have your lawyer verify it.
Online sources put Teega's median at about RM595–596 psf, but the agent is quoting much more. Why?
Two reasons. First, the basis: EdgeProp's median covers transactions over the past 48 months, sourced from JPPH / NAPIC with a lag of about six months, and it mixes different floors, orientations and layouts together — Teega Residences transacts in a range of RM514–633 psf and Teega Suites RM542–597 psf, so a 10–20% spread within the same building is entirely normal. Second, an asking price is not a transacted price: there are many sale listings and even more rental listings here, and sellers generally start high and negotiate. In practice, ask the agent to pull actual transaction records (not listings) for the same tower, the same size band and the past 12 months, and negotiate down from that figure.
