TriTower Residence @ Johor Bahru Sentral in 30 seconds

TriTower Residence @ Johor Bahru Sentral is a freehold condominium in Bukit Chagar, Johor Bahru, Malaysia, developed by SKS Southern Sdn Bhd (SKS Group) and completed in 2018. It comprises 2 block(s), 55 storeys and 360 units. Address: Jalan Tengku Azizah, Bukit Chagar, 80300 Johor Bahru, Johor.

Layouts run 668 to 1,347 sq ft across 6 types. As at September 2026, resale listings range RM455,000 – RM1,080,000, with a mid-market level around RM782,500; transacted PSF sits at RM568–2040 psf. Whole-unit rents are RM3,350 – RM6,000 a month, a gross yield of 4.5% – 5.5%. Maintenance: about RM0.43–0.45 per sq ft per month — per sale listings from May and July 2026, cross-checked across two different agents, two layouts and two portals; a 942 sq ft unit is quoted at RM405 a month (that listing states the sinking fund is included) and a 1,262 sq ft unit at RM570 (inclusion not stated).

Transport position: A few minutes' walk to Bukit Chagar RTS station

Official median transacted price (historical reference): RM915,000 (1062 psf), period June 2024 – January 2025 (only 3 transactions), source brickz.my (data sourced from NAPIC / JPPH). This median rests on only 3 transactions, a sample far too small to be treated as the market price. EdgeProp's median over a 48-month window is RM839 psf (range RM828–872), which is the more usable reference. The same page also shows a historic high of RM1,387 psf (June 2017, 667 sq ft) and a historic low of RM602 psf (March 2021), a fall of about 57% in four years. Asking psf on PropertyGuru currently spans RM473–1,737, an extremely wide dispersion, which means sellers have no consensus on price at all. There is more room to negotiate than appears on the surface. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM473–1700 psf; this page uses RM568–2040 psf. The official historical median is shown separately at the top of the page for trend.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

Why This Project

What actually gives TriTower Residence @ Johor Bahru Sentral its value

01
✔

0.22 km in a straight line to Bukit Chagar RTS station, the closest residential project in Johor Bahru

Calculated from the project and station coordinates, it is about 0.22 km in a straight line to Bukit Chagar RTS station, 0.29 km to JB Sentral railway station and 0.56 km to CIQ. R&F Princess Cove is 0.64 km from the RTS station and The Astaka 0.98 km. Published assessments put TriTower at a 10-minute walk from the RTS station. The station structure was completed on 18 August 2026, with the RTS Link works overall at 90%.

02
✔

A 39th-floor Sky Bridge spanning both towers, with an indoor heated pool

The two residential towers are linked at the 39th floor by a Sky Bridge carrying an infinity pool, Sky Gym, Sky Lounge, pool deck, spa and sauna, and meeting rooms. Residents single out the indoor heated pool on the 39th floor in Google reviews as unusual. The podium level holds a second set of facilities (gym, pool, children's wading pool, pool deck), giving two facility levels in total.

03
✔

Only 360 units in total, the lowest density of any project around the RTS station

Two 55-storey towers holding 360 units in total. Against R&F Princess Cove Phase 2 (3,584 units), which benefits from the RTS in the same way, the density differs tenfold. The practical difference shows in lift waiting times, car park order and facility usage rates. Freehold, unit sizes 668–1,347 sq ft, with 1 to 3 bedrooms available.

04
✔

EdgeProp implied rental yield of 5.14%, the highest of the four projects around CIQ

The EdgeProp project page shows an implied rental yield of 5.14%, against TriTower's neighbours Suasana Iskandar at 4.35% and The Astaka at 3.76%. The reason is that TriTower's entry psf is relatively low (48-month median RM839) while being closest to the RTS station carries the largest rental premium. Note that this yield depends to a considerable degree on short-term letting; see the risks section.

What residents say — the good and the bad, both

Every review below is an attributed comment on a public platform, and each one links to the original. I have not filtered out the negative ones: what is actually wrong with a building is usually only visible to the people living in it. 5 in total — 2 positive, 3 critical.

「One of the best locations in JB; walking distance to CIQ and City Square now and likely to be the best location in JB once the RTS is ready by end 2026. I find the quality quite decent. Marble floor in living rooms and wood in bedrooms. The indoor heated swimming pool on 39 floor is special.」

— Nazmul C, Google review 5/5 (resident perspective), 14 November 2023

「Overall, it is a strategic location for those people who wants to live near CIQ. (Within walking distance). The business lounge was on the 38 floor I think. Beautiful view of the Johor straits and Johor landscape.」

— Eekang O, Google review 4/5 (resident perspective), 27 October 2019

「Security standards are alarmingly low. Anyone possessing an access card can freely drive and park unfamiliar vehicles. Unregistered cars can enter the premises without restriction. This poor security setup disregards residents' safety.」

— Mateo 万, Google review 1/5 (resident perspective), 3 November 2024

「The gym's air conditioning frequently shuts off or is locked from using the cooling mode, just want to save on electricity. The gym room is hot like sauna and many people exercising inside nearly pass out from the heat.」

— Kyle N, Google review 1/5 (resident perspective), 1 November 2025

「The road leading to the building is extremely annoying with never-ending construction. It's noisy all day and very disturbing, so getting proper rest is almost impossible. I wouldn't recommend anyone to stay here until all the construction around the area is completely finished.」

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Singapore commuters taking the RTS daily

Budget RM380,000–600,000, buying 668–1,056 sq ft

At about 0.22 km in a straight line to Bukit Chagar RTS station, this is the closest residential project in Johor Bahru, and once the line opens you can walk into the station. A density of 360 units means no long queue for the lift in the morning. What you have to accept is that construction has not finished and the complaints about noise in reviews are specific, so make a point of experiencing it on site on a weekday morning before buying.

2

Medium to long-term investors betting on the RTS opening

Budget RM500,000–760,000, holding more than 5 years

The EdgeProp implied yield of 5.14% is the highest of the four projects around CIQ. But the transaction sample is extremely thin (only 3 on brickz in the past year) and asking psf runs from RM473 to RM1,737, which means the market has no valuation consensus at all. That is both a risk and an opportunity: provided you can obtain real transaction records and enter at a suppressed price, the revaluation potential once the line opens is the most direct in this area.

3

Not suitable for: families with one car park bay who drive every day

Car-dependent households needing two reliable bays

A named resident complains that anyone holding an access card can drive an unfamiliar vehicle in and park, and that unregistered vehicles are unrestricted, leaving residents with a single allocated bay finding it taken. The project is in the city centre, so on-street parking is not realistic. Before buying, confirm how many bays come with the unit and whether extra bays can be rented, and inspect occupancy in the basement car park in person.

4

Not suitable for: anyone working backwards from nightly short-let income to cover the mortgage

Treating Airbnb cash flow as the source of loan repayment

A JMB has been established for this project and short-stay units are dense in the building. The Federal Court's Verve Suites ruling confirms that a management body can ban short-term letting outright by a vote at a general meeting, and national short-term rental legislation has still not been enacted. Once a ban passes, nightly income goes to zero. Before buying, rerun the cash flow at long-term-let rental levels only.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠Long-running construction at the door, with named residents complaining that noise and dust disturb their rest

RTS Link works have closed Jalan Johor Bahru–Endau for 18 months from 3 June 2025 (until the end of 2026). A resident writes directly in a Google review that "the road leading to the building is extremely annoying with never-ending construction. It's noisy all day and very disturbing, so getting proper rest is almost impossible", and advises against living here until all the surrounding construction is finished. The practical impact for buyers: tenant turnover is high during construction and your rental bargaining power is weak, and short-stay ratings suffer too. You will be the biggest beneficiary once the line opens, but you have to get through this dead period first, and that opportunity cost has to go into your numbers up front.

✓ View on a weekday between 9am and 11am, the peak construction period, and stand on site for 15 minutes to judge the noise. Ask the management office for the notices issued on the RTS-related works, confirming the expected completion date and whether there is night working. Also ask how many days units have stood vacant over the past 12 months.

⚠A named resident complains that access control is lax: any cardholder can drive an unfamiliar vehicle in and park

A Google review from November 2024 describes it specifically: anyone holding an access card can freely drive unfamiliar vehicles in and out and park, unregistered cars enter without restriction, residents allocated only one bay find it taken, and security staff are described as unwilling to deal with problems between residents and tenants. The practical impact for buyers is twofold: security, and parking. If you have only one bay and it is regularly taken, you will have to rent another or circle for a space daily; on the rental side, parking problems are a very common reason tenants do not renew.

✓ When viewing, walk the basement car park in person and see how many bays are occupied or hold outside vehicles. Confirm with the management office how many bays come with the unit, how visitor parking is registered, how a lost access card is reported and cancelled, and whether there is a number plate recognition system.

⚠Turning off the gym air conditioning to save electricity is a textbook sign of a strained sinking fund

A Google review from November 2025 states that the gym air conditioning is frequently shut off or locked out of cooling mode to save electricity, leaving the room as hot as a sauna, with people nearly passing out. Another resident review complains of dirty floors on the residential levels, a general lack of upkeep and a suspected odour from the ducting inside units. These are not fit-out problems; they are management and budget problems. The practical impact for buyers: management economising on facilities usually means the management funds are not comfortable, and once the lifts or water pumps reach their overhaul cycle, the cost is likely to be recovered from owners through a special levy, routinely several thousand ringgit per unit.

✓ Ask the management office for the audited financial statements for the past two years and focus on the sinking fund balance and the maintenance fee collection rate. A collection rate below 85%, or a sinking fund balance below one year of total maintenance fees, puts a project on the high-risk list for a special levy. Also ask when the lifts were last overhauled and which year the next overhaul is planned for.

⚠Transaction records are extremely thin, and prices fell about 57% from the 2017 high to the 2021 low

brickz.my records only 3 transactions for this project between June 2024 and January 2025, and list.my does not even carry a separate page for the site. EdgeProp records a historic high of RM1,387 psf (June 2017) and a historic low of RM602 psf (March 2021), a fall of about 57% in four years. Asking psf on PropertyGuru currently runs from RM473 to RM1,737, a spread of nearly four times. The practical impact for buyers: the market has no consensus at all on what this project is worth, so you could easily overpay and could equally find a bargain. The only difference is whether you have obtained the real transaction records.

✓ Do not negotiate off asking prices. Have the agent pull actual NAPIC transactions from the past 24 months and compare them grouped by size band. At the same time check whether there are any auction (lelong) listings; auction prices are typically 15–25% below market and are the best reference for judging the real floor price.

⚠Commercial title utilities and assessment rates make fixed monthly costs noticeably higher than a residential condominium

TriTower is a Service Residence built on a commercial title. In practice: electricity is charged at commercial rates, about 50% higher than residential; the minimum monthly water charge is about RM35 for commercial against about RM6 for residential; and the assessment rate local authorities apply to serviced apartments is typically 1.5–2 times that of a residential condominium (the Shah Alam case being 3.5% against 5%). The maintenance fee for this project runs about RM0.43–0.45 psf per month (per May and July 2026 sale listings, cross-checked across two agents). The practical impact for buyers: these are fixed costs you pay every month, and they will genuinely reduce your net rental yield.

✓ Ask the seller for the last three months of TNB electricity bills, water bills and the latest assessment rate receipt, and check which rate category applies. If the unit is purely owner-occupied and not used for business, you can apply to TNB to convert to the residential electricity tariff; ask the management office or the JMB whether a collective application has already been made.

⚠A meaningful part of that 5.14% yield rests on short-term letting, which the JMB can ban in a single vote

A JMB has been established for this project (registered on jmbmalaysia.org) and multiple Airbnb and Trip.com short-stay units operate in the building. The Federal Court in Innab Salil & Ors v Verve Suites Mont' Kiara Management Corporation [2020] held that a management body has the power to ban short-term letting outright through by-laws without breaching section 70(5) of the Strata Management Act 2013; Verve Suites passed its ban 96 votes to 4. National short-term rental legislation has still not been enacted, and Johor Bahru City Council has already imposed short-term letting restrictions on residential strata property. If a ban passes, nightly letting income goes to zero and you are back to long-term letting only.

✓ Obtain the current house rules / by-laws to confirm the short-term letting provisions, and ask the management office whether the most recent AGM carried any related motion and how it was voted. Then rerun the cash flow at long-term-let rental levels only. If you could not afford the monthly instalment on that basis, you should not buy this one.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Maintenance runs about RM0.43–0.45 per sq ft per month, per sale listings from May and July 2026 cross-checked across two different agents, two layouts and two portals: a 942 sq ft unit at RM405 a month (about RM0.430 psf, and that listing states the sinking fund is included) and a 1,262 sq ft unit at RM570 (about RM0.452 psf, inclusion not stated). That sits clearly above the measured range across completed Johor Bahru condos (RM0.22–0.42 psf), consistent with this project’s serviced-residence, commercial-title positioning. Ask the management office for the latest fee notice and the audited accounts. Is TriTower really the residential project closest to the RTS station?

By straight-line distance, yes. It is about 0.22 km from the project coordinates to the Bukit Chagar RTS station coordinates, against about 0.56 km to CIQ and about 0.29 km to JB Sentral in the same area; R&F Princess Cove Phase 1 is about 0.64 km from the RTS station, Suasana about 0.78 km and The Astaka about 0.98 km. Published third-party assessments put TriTower at a 10-minute walk to the RTS station and The Astaka at 15 minutes. Note that a straight line is not a walking route: central Johor Bahru has many one-way streets and flyovers, so the actual walk is longer than the straight line. Walk it yourself when you view.

Prices online run from RM473 psf to RM1,737 psf. Which is real?

That range is asking prices, not transacted prices, and it reflects the fact that sellers have no consensus at all. On actual transactions: brickz.my recorded only 3 between June 2024 and January 2025, with a median of RM915,000 / RM1,062 psf, a sample far too small; EdgeProp's 48-month median is RM839 psf, which is the more usable reference, and the same page shows a historic high of RM1,387 psf (June 2017) and a low of RM602 psf (March 2021). In practice: have the agent pull actual NAPIC transactions from the past 24 months, and watch for any auction listings, since auction prices are the best reference for judging the real floor price.

When will the construction outside finish? Is it too early to buy now?

Two things need to be separated. First, the Bukit Chagar RTS station structure was completed on 18 August 2026, with the RTS Link works at 90% overall and now in the high-speed testing phase. Second, the surrounding road works are not finished: Jalan Johor Bahru–Endau has been closed for 18 months from 3 June 2025, meaning until the end of 2026. Residents were still complaining about never-ending construction in reviews in October 2025. So entering now means trading a construction-period discount for the benefit once the line opens, but you have to be able to bear a period in which tenants are hard to find and rents will not rise. When viewing, stand on site for 15 minutes on a weekday morning.
