Veranda Residence in 30 seconds
Veranda Residence is a freehold condominium in Yahya Awal (northern fringe of Johor Bahru city centre / edge of the northeast district), Johor Bahru, Malaysia, developed by MB World Group and completed in 2022. It comprises 2 block(s), 31 storeys and 1,298 units. Address: Jalan Ikhlas, Yahya Awal, 80100 Johor Bahru, Johor.
1 layout types (632 – 1,023 sq ft per iProperty). As at September 2026, resale listings range RM430,000 – RM720,000, with a mid-market level around RM575,000; transacted PSF sits at RM563–1234 psf. Whole-unit rents are RM1,450 – RM3,000 a month, a gross yield of 5.3%. Maintenance: about RM0.37 per sq ft per month (range RM0.365–0.376) — per September 2026 sale listings, cross-checked across four different agents, two layout sizes and both portals; 850 sq ft units are quoted at RM310–320 a month and an 897 sq ft unit at RM337. That 897 sq ft listing states the sinking fund is included; the others do not say.
Transport position: about 5-7 km, roughly 10-15 minutes by car (estimated; one of the projects closest to the RTS station on this list)
Official median transacted price (historical reference): RM665,000 (651 psf), period May–November 2024 (5 transactions, 25th–75th percentile RM580,000–RM665,000), source brickz.my (NAPIC data). This median is drawn from a sample of only 5 transactions, which limits its statistical value, and it sits clearly above the lower end of market listings — asking prices on iProperty currently start from RM360,000 (corresponding to the smallest 632 sq ft 1+1 bedroom layout), close to a two-fold difference, which suggests this batch of NAPIC transactions is concentrated in the larger 3-bedroom or dual-key layouts (850–1,023 sq ft). Buyers should not apply this median directly to the smaller layouts; always check actual transactions in the same size band for the specific layout you are considering, rather than applying a median blended across every layout in the project. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Prices and rents across 1 layout
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM575,000, the top of market reaches RM720,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Standard unit | 632 – 1,023 sq ft | 1+1 – 3BR · 1-2 bath | RM430,000 – RM720,000 | RM420 – 1,139 psf | RM1,450 – 3,000 |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM469–1028 psf; this page uses RM563–1234 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Areas and bedroom counts are from iProperty: the project page records the smallest unit at 632 sq ft with 1 bedroom and 1 bathroom, and the sizes actually appearing in current sale listings are 632, 850, 897 and 1,023 sq ft (632 as 1+1 or 2BR, 850 and 1,023 as 3BR) — hence the 632 – 1,023 sq ft range. The PSF column is derived as lowest price ÷ largest area and highest price ÷ smallest area. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Veranda Residence actually looks like
Each image is labelled as a photograph or a developer rendering. The gap between those two is where post-signing disappointment usually lives, so I will not pass one off as the other.

The developer’s official drawing for this layout — I request it for you
Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM1,450 to RM3,000 a month
Whole-unit gross yield runs about 5.3%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.
Monthly rent by layout

Who rents at Veranda Residence, how long units sit empty, and who will buy from you later matter more than the yield figure. I can walk you through all three against your budget and purpose.
What actually gives Veranda Residence its value
One of the few freehold completed projects in the area, and a new building from 2022–2023
Veranda Residence (Phase 1) was developed by Parkwood Palms Sdn Bhd, part of MB World Group, with official material showing completion in 2023 (some platforms record 2022), comprising 649 units (Towers A and B) on freehold title. Against the Bayu Puteri series in the same area, which is generally leasehold and 19–22 years old, this project's newer building age and absence of tenure-expiry lending constraints are its two most direct points of differentiation within the same commuter corridor.
Winner of the 2023 International Property Award for Best Residential High-Rise Development, and GBI green building certified
Veranda Residences Phase 1 won the International Property Award for Best Residential High-Rise Development in its year of completion (2023), and holds Green Building Index (GBI) certification, which can be verified in the official GBI Innovation project directory. For buyers, this means the building's planning and energy-efficient design were recognised by an independent professional body at the point of completion, but an award is not the same as the standard of management and maintenance afterwards, which still needs checking on site (see the risks section).
Located in Yahya Awal / Bukit Senyum, closer to CIQ and the future RTS station than the traditional Tebrau / Mount Austin area
The project sits in the Yahya Awal area around Jalan Abdul Rahman Andak / Inner Ring Road, and forms part of the larger MBW City integrated development. Drive times listed on the developer's website: about 3 minutes to the CIQ complex, about 4 minutes to the Bukit Chagar RTS station, and about 8 minutes to Pelangi and the surrounding malls — clearly closer to the checkpoint than the Bayu Puteri series covered in the same round of research (estimated at 10–15 minutes by car to CIQ), which is why this project is often recommended to people working in Singapore.
Flexible layouts, with the largest type built as a dual key, easy to split into two independent rental units
The project offers three layouts: Type A (632 sq ft, 1+1 bedrooms, 1 bathroom), Type B (850 sq ft, 3 bedrooms, 2 bathrooms) and Type C (1,023 sq ft, 3 bedrooms, 2 bathrooms, dual key). The dual-key layout allows one side to be occupied and one let, or both sides let separately, a practical design for buyers who want to combine owner-occupier flexibility with rental income, and a configuration the older projects in the area generally lack.
The developer states officially that Phase 1 is "fully occupied and delivered on time", used as a credibility reference for Phase 2
MB World's official marketing material stresses that Phase 1 was handed over on schedule in 2023 and is now "fully occupied", and uses this as a credibility reference for Phase 2, currently on sale (expected completion in the second quarter of 2028). For subsale buyers in the completed Phase 1, this means there is no historical record of default on delivery, a relatively positive signal on the developer's performance, though whether occupancy is genuinely close to full still deserves checking on site.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Commuters travelling to Singapore daily or frequently
The officially published drive distances are about 4.5 km to CIQ and about 4 km to the RTS station, the closest to the checkpoint of the four projects covered in this round of research. New building age and freehold title suit buyers who put commuting time first and do not want to take on the maintenance uncertainty of the older Bayu Puteri series.
Rental investors who value the flexibility of a dual-key configuration
The dual-key design allows one unit to be split into two independent rental units, which in theory raises rental output per square foot, and suits investors who let professionally and need flexible configurations. Note, however, that this project already carries a considerable number of sale and rental listings, so check the real letting speed in advance rather than modelling returns on theoretical rent alone.
Budget-conscious buyers who accept the smallest layout, targeting single or young tenants
The 632 sq ft 1+1 bedroom layout is the lowest entry point in the project, and suits buyers on a limited budget aiming mainly at single tenants or young couples. Because it is the smallest layout, the tenant pool is relatively narrow, so establish the actual rents achieved by comparable small layouts nearby rather than applying the project's overall average listing price.
Not suitable for: cautious buyers who want transparent data and plenty of reviews before committing
The project has a very small review sample on PropertyGuru (only 3) posted within a very narrow time window, and public sources disagree on the completion year, giving both 2022 and 2023. If your decision-making relies on cross-checking a large volume of third-party reviews, the density of publicly available information on this project is currently below that of established or larger projects, and you will need to spend more time inspecting it yourself.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠1,298 units in total (Phases 1 and 2 combined), and Phase 1 alone at 649 units is already high density
This project (Phase 1) comprises 649 units (Towers A and B). Counting Phase 2 (Towers C and D, a further 649 units), still under construction and expected to complete in 2028, total residential stock on this Veranda Residences / MBW City site will reach about 1,298 units. High density means heavier competition for lifts, car park bays and common facilities at peak times, and once Phase 2 is handed over in the next few years, your Phase 1 subsale unit will compete directly against newer units in the same location from the same developer, which may pull down the rent and the resale negotiating room for Phase 1 units.
⚠PropertyGuru currently shows 82 sale listings and 174 rental listings at the same time, so both letting and resale mean competing within your own building
For a project of 649 units, neither the 174 rental listings nor the 82 sale listings on PropertyGuru is a low number, and together they cover a substantial share of the total. That concentration of listings means that whether you want to let quickly or sell on, you are competing with a considerable number of other owners in the same building and the same layouts, and pricing even slightly high risks a cheaper unit in the same building transacting first.
⚠The completion year is recorded inconsistently (2022 vs 2023), so building age on resale must be established from official documents
Platforms record the completion year differently: iProperty and PropertyGuru state 2022, while the developer MB World's official website and project marketing pages both state that Phase 1 was completed and handed over in 2023. A single year may look immaterial, but it affects the title, the start date of the defect liability period, and the effective building age used in calculating loan tenure, all of which should be established from the formal CCC (Certificate of Completion and Compliance) or the handover letter date, and not taken from a property portal's year label.
⚠The existing PropertyGuru reviews are a small sample posted on a single day, so their reference value is limited
The project has only 3 resident reviews on PropertyGuru, all attributed to the same anonymous account (957 reviews on record) and all posted on the same day (14 May 2026), rated 4.2, 4.2 and 3.5, with content that is generically positive and lacks any specific detail on management disputes or repairs. Reviews of this pattern have limited reference value and are no substitute for inspecting the property and asking current residents directly what living there is actually like.
⚠Phase 2 is on sale, and a delay or a concentrated release of supply will dilute rental and sales demand for Phase 1 subsale units
Phase 2 (Towers C and D, a further 649 units) is still selling and is expected to complete in the second quarter of 2028. If Phase 2 is handed over on schedule, it will add a large volume of comparable small-layout supply to the MBW City location in a short period, which may depress rents and slow resale for comparable units in the area; if Phase 2 is delayed, it will not directly affect Phase 1 owners' title, but it will affect the overall project brand and the reputation and resale confidence attached to the location.
What else is there around City Centre / RTS Line?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.
| Item | Basis | On RM1,000,000 |
|---|---|---|
| Purchase price | — | RM1,000,000 |
| Stamp duty (foreigner, 8%) | From 1 Jan 2026 | RM80,000 |

| Legal fees & disbursements (~1%) | — | ≈ RM10,000 |
| Total on top | — | ≈ RM120,000(12%) |
Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Veranda Residence is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.
The 13 questions buyers ask me most
How much does Veranda Residence cost on the resale market?
As at September 2026, Veranda Residence resale listings run RM430,000 to RM720,000, with a mid-market level around RM575,000 and transacted PSF of RM563–1234. By layout: Standard unit (632 – 1,023 sq ft, per iProperty) RM430,000–RM720,000. Within one layout the spread comes from floor, facing and condition — WhatsApp me for the live list.
What are rents and yields at Veranda Residence?
Whole-unit rents run RM1,450 – RM3,000 a month. That is a gross yield of about 5.3% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.
Is Veranda Residence freehold, and can foreigners buy?
Veranda Residence is Freehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).
When was Veranda Residence completed and who built it?
Veranda Residence was completed in 2022 and is occupied resale stock: 2 block(s), 31 storeys, 1,298 units (KPKT TEDUH registration 19932-1, FASA 1A only). Developer: MB World Group. A regional developer with several large serviced apartment projects in Johor Bahru in recent years; founding year and listing status not yet verified.
How is transport at Veranda Residence, and how far is the checkpoint?
about 5-7 km, roughly 10-15 minutes by car (estimated; one of the projects closest to the RTS station on this list); about 5-7 km (estimated); about 5-8 minutes by car to the Tebrau Highway / EDL interchanges
What layouts does Veranda Residence have?
1 layout: Standard unit 632 – 1,023 sq ft (1+1 – 3BR). I can supply the developer’s official floor plans — WhatsApp me the layout you want to see.
What is the maintenance fee at Veranda Residence, and what facilities are there?
Maintenance runs about RM0.37 per sq ft per month (range RM0.365–0.376), per September 2026 sale listings cross-checked across four different agents, two layout sizes and both portals: 850 sq ft units quoted at RM310, RM311.70 and RM320 a month, and an 897 sq ft unit at RM337. That 897 sq ft listing states the sinking fund is included; the others do not say. One further 850 sq ft listing quotes RM395, which contradicts the other three and has been treated as an outlier. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Multipurpose hall, Nursery, Surau (prayer room, separate for men and women).
Who is Veranda Residence suitable for?
Young tenants and investors who want a new building (2022) close to the city centre and the RTS for commuting
What are the risks of buying at Veranda Residence?
Strictly speaking it is not in the traditional Tebrau / Mount Austin core, but closer to the northern edge of the Johor Bahru city centre; Little public information on facilities; a site visit is needed to confirm
What malls, schools and hospitals are near Veranda Residence?
Malls: Not yet verified (some old-town commercial amenities within walking distance). Schools: SJK(C) St Joseph (Chinese primary, Jalan Abd. Rahman Andak), SMK (P) Sultan Ibrahim (girls' national secondary, SIGS), SK (P) Jalan Yahya Awal (girls' national primary), SJK(C) Foon Yew 2 (Chinese primary), Foon Yew High School (Chinese independent secondary, Stulang Laut main campus). Hospitals: Hospital Sultanah Aminah (state public general hospital), KPJ Johor Specialist Hospital (private specialist, 243 beds), Klinik Kesihatan Mahmoodiah (government clinic), KPJ Puteri Specialist Hospital (private specialist).
Does this project count as being in the Mount Austin / Tebrau area?
Strictly speaking, no. Veranda Residence sits around Yahya Awal / Bukit Senyum, on the northern edge of Johor Bahru city centre, geographically closer to CIQ and the city centre than a typical Tebrau or Mount Austin project (the developer publishes drive distances of about 4–4.5 km), so its commuting logic is closer to a city-centre project than to an outlying Tebrau one. If you are considering it for the "Tebrau / Mount Austin lifestyle", you need to reassess its actual city-centre positioning and the location premium that goes with it.
Was the project completed in 2022 or 2023?
Both years appear on different platforms: iProperty and PropertyGuru record 2022, while the developer MB World's official website and project marketing pages state completion and handover in 2023. A one-year discrepancy of this kind is not unusual among new Malaysian projects, and may stem from the year the CCC was obtained differing from the year of actual handover and occupation. If what matters to you is whether the defect liability period is still running, always ask the seller for the formal handover letter or a copy of the CCC to verify the exact date, rather than accepting either platform's year label.
Phase 2 is still selling. Will it affect the value of the Phase 1 subsale unit I buy?
There is some effect, but it cuts both ways. In the short term, Phase 2 on sale (expected completion in the second quarter of 2028) will draw away part of the pool of buyers who might otherwise have bought a Phase 1 subsale unit, particularly price-sensitive buyers who may prefer to buy new from the developer. Over the longer term, if Phase 2 is handed over smoothly and the MBW City community grows in scale, it may also raise the density of commercial and lifestyle amenities in the location, which is positive for Phase 1's liveability and long-term demand. Keep tracking Phase 2's pricing and sales progress as a guide to timing a short-term resale of Phase 1.
