Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM304–588 psf; this page uses RM365–706 psf. The official historical median is shown separately at the top of the page for trend.

PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Official Floor Plans

Official drawings for all 3 layouts — I request them for you

Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Why This Project

What actually gives 1Medini Residences its value

01
✔

1,332 units, one of the largest residential projects in Medini by unit count

The PropertyGuru project page records: developer WCT OUG Development Sdn Bhd (part of the WCT Land group), leasehold, Service Residence, completed 2015, 1,332 units. The project consists of two high-rise towers plus 18 garden villas and a commercial centre (1 Medini Hub), with unit sizes of 720–1,704 sq ft covering 1-bedroom to 4-bedroom duplexes. Scale means there are enough units to spread the maintenance fee across, so the fixed cost of the common facilities does not fall on a small group of owners.

02
✔

Located in the Medini zone, where foreign buyers may be exempt from the RM1 million minimum price threshold

Medini is a 2,230-acre special zone within Iskandar Puteri, master-developed by Medini Iskandar Malaysia Sdn Bhd under Khazanah Nasional, with its legal standing derived from the IRDA Act 2007. Within this zone, new strata property purchased from the developer is exempt from Johor's RM1 million minimum price threshold for foreign buyers – an arrangement that exists nowhere else in Johor. Whether the same applies to subsale is disputed and must be verified case by case by a conveyancing lawyer (see the risks and FAQ).

03
✔

Among the lowest entry prices in Medini, with a PropCashflow average asking price of about RM425,000

PropCashflow's April 2026 listing statistics rank 1Medini as the lowest-priced of the five main strata projects in Medini by average asking price: about RM425,000 (roughly SGD125,000), against One Medini at about RM434,400, Grand Medini at about RM477,633, The M @ Medini at about RM543,679 and Medini Signature at about RM603,304. For foreign buyers with a limited budget who still want to own property in Johor, this is an unusually low entry point by Peninsular Malaysia standards.

04
✔

Gleneagles Medini within walking distance, with Mall of Medini and Legoland nearby

Gleneagles Hospital Medini (a 300-bed private hospital under IHH Healthcare) is about 700 m from the project, within walking distance; Mall of Medini and Legoland Malaysia Resort (opened 2012) are in the same area. EduCity Iskandar (a 305-acre education hub) is a few minutes' drive away. These four anchors correspond respectively to healthcare, everyday retail, short-stay visitors, and student and staff tenants.

05
✔

Served by Causeway Link (CW) buses, so tenants are not entirely dependent on driving

The only resident review on PropertyGuru is titled "Well Maintained and Affordable with CW bus", and reads "Value for money and well maintained with CW bus link". Causeway Link is a cross-border bus operator running between Malaysia and Singapore, with routes serving the Medini area. This is a genuine advantage for tenants without a car, particularly EduCity students – most other projects in Medini leave residents reliant on driving.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Foreign owner-occupier buyers on the tightest budgets who want to own property in Johor

Budget RM350,000–500,000, and able to accept extended vacancy periods

PropCashflow puts this project's average asking price at about RM425,000, the lowest of the five main projects in Medini, and Medini is the only location in Johor where a foreigner may be able to buy below RM1 million. It suits people buying mainly for their own use or for a parent's retirement, who are not in a hurry to make money from it. Two things must be done first: obtain a written legal opinion on whether the subsale exemption applies; and build the 8% stamp duty and the minimum RM30,000 state consent fee (together about 15% of the price) into your total cost.

2

Families who value proximity to a hospital and live with elderly parents

Budget RM400,000–600,000, buying a 900–1,400 sq ft 2–3 bedroom unit

Gleneagles Hospital Medini (300 beds) is about 700 m away and within walking distance, which is rare across the whole of Iskandar Puteri. There is also a Causeway Link bus route, so residents are not entirely dependent on driving. What you have to accept is the resident review's score of only 2 for "Nearby Amenities" – everyday shopping and dining choice is limited, and most of the time you will still drive to Bukit Indah.

3

Long-term hold buyers targeting EduCity students and staff

Budget RM350,000–500,000, buying 720–1,000 sq ft, holding for more than 7 years

EduCity is within a 5–10 minute drive, term-based letting is one of the few predictable sources of long-term rental demand in Medini, and the CW bus route means students without a car can live here. However, independent analysis describes this project's rental market depth as the thinnest in Medini (about 30 rental listings), with vacancy risk higher than surrounding projects. Model it on the basis of three months' vacancy a year, and only buy if that still works.

4

Not suitable for: anyone who needs steady monthly rental cash flow to cover the instalment

Any leveraged model relying on rent to cover the monthly instalment

This project has 1,332 units but only a few dozen rental listings, and independent analysis states plainly "Higher vacancy risk. Only suitable for buyers who can tolerate periods without rental income". On top of that, the leasehold title compresses the loan tenure and pushes up the monthly instalment. If your cash flow cannot withstand three consecutive months without rent, this project is not for you.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠The only resident review scores "Nearby Amenities" just 2 out of 5

The project's overall PropertyGuru rating is 4.2/5, based on a single review (albert lim, 14 January 2026). That review gives 5 out of 5 for the unit interior, common areas, facilities and management, but only 2 for "Nearby Amenities" and 3 for "Transport Links" – the two lowest of the six sub-scores. The practical effect on a buyer is concrete: Medini's shopping and dining options are far poorer than Bukit Indah, life is inconvenient for a tenant without a car, and that directly limits your tenant pool and your rent.

✓ View on a weekday evening and walk from the project to the nearest supermarket and food outlets yourself, timing the trip. If it takes more than 15 minutes on foot with no pavement along the way, write "must have a car" into your tenant profile and lower your rental expectations accordingly.

⚠Medini uses a 99-year private lease structure, and the remaining term directly compresses your loan tenure

The PropertyGuru project page lists the title as leasehold. Medini's ownership structure differs from ordinary state leasehold land: the land is held by Iskandar Investment Berhad (IIB), granted on a 99-year long lease to Medini Land Sdn Bhd, with the developer then selling strata units under a Private Lease Scheme. Taking The Meridin @ Medini in the same area as an example, a court judgment records its 99-year term as running from 15 April 2013 to 14 April 2112. What banks look at in approving a loan is how many years remain on the title at loan maturity; in practice most banks require 20–30 years or more remaining at that point. The shorter the lease, the shorter the tenure that can be approved, the higher the monthly instalment, and the lower the loan margin may be pushed.

✓ Instruct a conveyancing lawyer to run a title search and obtain the exact start and end dates of that unit's lease (do not accept a verbal "99 years"), then take those dates to two or three banks to establish the actual tenure and loan margin they will approve, and compare before deciding on your offer.

⚠The rental market is the thinnest in Medini, with vacancy risk higher than surrounding projects

PropCashflow's April 2026 statistics describe 1Medini's rental market depth as "thin": only 30 rental listings, against 210 for The M @ Medini, 160 for Grand Medini, 156 for Medini Signature and 58 for One Medini. That analysis concludes "Higher vacancy risk. Only suitable for buyers who can tolerate periods without rental income". PropertyGuru currently shows 38 listings for sale and 47 for rent, pointing the same way. Few listings does not mean high demand – in a development of 1,332 units, only a few dozen rental listings more likely indicates a market that is simply quiet.

✓ Search mudah.my and iProperty for rental listings in the same size band in this project and note the listing date of each. If most have been listed for more than three months and are still available, recalculate your cash flow on the basis of three months' vacancy a year; if that does not hold up, do not buy.

⚠The foreigner "no minimum price" exemption may not apply to subsale, and a rejected transaction stops the deal dead

Public policy statements consistently refer to new strata property purchased from the developer; on whether subsale retains the exemption, industry guidance generally states that it depends on the individual project and title status and must be confirmed by the conveyancing lawyer, while noting that the exemption is a policy arrangement and may be revised. The exemption also covers the price threshold, not the approval: Johor state consent is still required, and in 2026 it commonly takes 1–3 months. The practical effect on a buyer: if you assume you can buy at RM420,000 and it is then determined that the RM1 million threshold applies, the transaction stops dead, and whether you get your deposit back depends entirely on how the contract is written.

✓ Before paying the deposit, obtain a written opinion from a conveyancing lawyer covering this specific unit, subsale status and your nationality, ideally verified with both the Johor land office (PTG Johor) and IRDA; make sure the contract includes a clause providing for a full refund of the deposit if state consent is refused.

⚠A low total price magnifies the share taken by fixed costs: an RM30,000 state consent fee equals 7% of the price

Stamp duty on MOT for non-citizens has been a flat 8% since 1 January 2026 (previously 4%); the Johor foreign purchase consent fee, under PTG Johor Circular No. 1 of 2025, has been 3% with a minimum of RM30,000 since 1 July 2025 (for subsale, calculated on the higher of the JPPH valuation or the transaction price). The minimum is the crux: on PropCashflow's average asking price of RM425,000, 3% is only about RM12,750, but the minimum RM30,000 applies – equal to 7.1% of the price. Add the 8% stamp duty and it is 15%, and once legal fees and loan stamp duty are counted it approaches 16–17%. In other words, the cheaper the property, the higher the share taken by these fixed costs.

✓ List "8% stamp duty + RM30,000 state consent fee + SPA legal fees + loan legal fees + 0.5% loan stamp duty" in a table, total them and divide by the purchase price to see the ratio. If it exceeds 15%, think hard about whether this price bracket still makes sense once transaction costs are deducted.

⚠Medini's history: occupancy once fell below 40%, with foreign owners halting maintenance fee payments and abandoning units

Between 2012 and 2017 a large volume of speculative development flooded into Medini, with developers launching simultaneously and selling heavily to Singaporean, Chinese and Japanese buyers, so supply arrived well ahead of demand. The result was that occupancy in some projects fell below 40% at one point, subsale prices dropped 15–30% below launch prices, and some foreign owners, unable to rent out and running negative cash flow, stopped paying maintenance fees and simply abandoned their units, leaving the JMB struggling to manage and common facilities falling into disrepair. In a development of 1,332 units, once a large number of owners fall into arrears, the lifts and pool are the first things to suffer, and that in turn drags down your rent and resale price.

✓ Go to the opposite side of the project on a weekday between 8pm and 10pm and count the proportion of lit windows; at the same time ask the management office for the audited financial statements for the last two years, focusing on the maintenance fee collection rate and the sinking fund balance. If the collection rate is below 80%, price the risk of deferred maintenance into your offer.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Online sources give a "1Medini" median of RM505 psf, but also an average price of RM425,000 and a listing range of RM323–571 psf. Which one is 1Medini's actual market level?

The three figures come from different sources on different bases and cannot be mixed. (1) EdgeProp's RM505 psf is a 48-month transaction median covering 1Medini and Medini Signature combined under the same land lot code, and its unit count field records only 456 units (that is Medini Signature's unit count, not 1Medini's 1,332) – so it is not 1Medini's own market level. (2) PropCashflow's April 2026 statistics give an average price of about RM425,000 and average rent of about RM2,030 per month, but those are asking prices, from a sample of only 18 listings for sale and 30 for rent. (3) The RM323–571 psf shown on PropertyGuru is also a listing range. The only reliable approach is to ask an agent to pull actual transaction records for 1Medini alone, in the same block, the same size band and the last 12 months, or to run a search at the land office yourself.

There are very few listings at 1Medini. Does that mean it is in demand and easy to sell?

No, quite the opposite. In a development of 1,332 units, PropertyGuru shows only 38 listings for sale and 47 for rent, and PropCashflow's independent count is lower still (18 for sale, 30 for rent), describing that market depth as "thin" and concluding "Higher vacancy risk. Only suitable for buyers who can tolerate periods without rental income". Few listings usually has one of two explanations: the property is in demand (which comes with high transaction volume and rising prices), or the market is quiet and owners see no point in listing because it will not sell (which comes with low volume and falling prices). Looking at EdgeProp's price trajectory – a 1,410 sq ft unit still transacted at RM319 psf in July 2024 – the answer leans towards the latter. So do not read "few listings" as scarcity.

The review mentions a CW bus. Can my tenant manage without a car?

It depends who the tenant is. Causeway Link (CW) is a cross-border bus operator running between Malaysia and Singapore, with routes serving the Medini area, and the single resident review on PropertyGuru treats this as a selling point for the project. For EduCity students and some Gleneagles staff, it genuinely reduces dependence on a private car. But the same review scored "Nearby Amenities" only 2 and "Transport Links" 3 – meaning everyday shopping and dining choice is still limited, and frequencies are not as high as in the city centre. Practical judgement: renting to students, you can lead with the bus service; renting to a working family, assume they will have a car. When viewing, take a CW bus to CIQ yourself and note the frequency and journey time – that is more accurate than any advertising copy.
