Casa Tebrau @ Seri Palma in 30 seconds
Casa Tebrau @ Seri Palma is a leasehold condominium in Taman Delima, Tebrau, Johor Bahru, Malaysia, developed by Builtonlands Palm Sdn Bhd, a 95%-owned subsidiary of PLB Land Sdn Bhd within the PLB Engineering Berhad group and completed and handed over (PLB Engineering Berhad’s own website already listed it under “Completed Projects” in its May 2008 archived version, so completion was no later than 2008; the exact year has never been published). It comprises — block(s), 20 storeys and — units. Address: Taman Delima, Tebrau, 81100 Johor Bahru, Johor.
2 layout types (Type A 1,894 – 2,013 sq ft, Type B 1,464 – 1,539 sq ft, per the official floor plans). As at September 2026, resale listings range RM385,000 – RM455,000, with a mid-market level around RM420,000; transacted PSF sits at RM240–299 psf. Whole-unit rents are RM1,800 – RM2,150 a month, a gross yield of 4.5% – 5.5%. Maintenance is quoted at RM333.80 a month for a 1,500 sq ft unit (about RM0.22 per sq ft per month) — per September 2026 sale listings, where two different agents give exactly the same figure. The listings do not state whether the sinking fund is included.
Transport position: about 13-15 km, roughly 18-22 minutes by car (estimated)
Official median transacted price (historical reference): RM380,000 (219 psf), period August 2024 – July 2025 (9 transactions), source brickz.my (sourced from NAPIC/JPPH, roughly a 6-month lag). The sample is very small, only 9 transactions in a year, so the median is of limited representativeness. Prices range from RM300,000 to RM480,000, and within the same development there is a clear gap between Type A (1,894–2,013 sq ft) and Type B (1,464–1,539 sq ft). Ask the agent for actual transaction records over the past 12 months for the same layout and floor level as your target unit, rather than applying this median directly. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM200–249 psf; this page uses RM240–299 psf. The official historical median is shown separately at the top of the page for trend.
The PSF column in the table above is worked out layout by layout — that layout's own price band divided by its area on the official floor plan — which is why it reads RM191–222 psf for Type A and RM273–311 psf for Type B, a wider spread than the RM240–299 shown as Asking PSF in the facts card. The facts-card figure is the project-wide agent-corrected band. The two are measured differently and both belong on the page: use the per-layout number when you are pricing one specific unit, and the project-wide band when you are comparing Casa Tebrau against other projects in the area.
Corrected as at 5 September 2026. Areas are taken from the developer's official floor plans (see the "Official Floor Plans" section below for the spec on each drawing). The PSF column is derived as lowest price ÷ largest area and highest price ÷ smallest area. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Each image is labelled as a photograph or a developer rendering. The gap between those two is where post-signing disappointment usually lives, so I will not pass one off as the other.

The developer’s own drawings — 2 official layouts
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

What actually gives Casa Tebrau @ Seri Palma its value
Among the cheapest psf in the area, with a 4-bedroom large layout under RM440,000
Casa Tebrau is currently priced at about RM298,000–440,000, with psf between RM200 and RM249, one of the lowest bands among comparable condominiums in the Tebrau / Mount Austin area. Both layouts, Type A (1,894–2,013 sq ft) and Type B (1,464–1,539 sq ft), are 4-bedroom, 2-bathroom. For families with a limited budget but a need for space, the built-up area obtainable for the same budget is clearly larger than in new launches, and that is its most direct value advantage in the area.
A 20-storey single block with facilities and security provided in full
The project is a single 20-storey condominium block with a swimming pool, wading pool, gym, jogging track, sauna and children's playground, plus security systems including biometric fingerprint access, touch-sensor automatic gates, night-vision CCTV and 24-hour security patrols. Compared with older condominiums in the same price band, Casa Tebrau's investment in security hardware is clearly more complete, suiting owner-occupier families who value a sense of safety at home.
At the meeting point of three main roads, with multiple travel options
Taman Delima sits on the Tebrau corridor, surrounded by established neighbourhoods including Taman Setia Indah, Taman Daya, Taman Mount Austin, Taman Molek and Taman Johor Jaya, and connects directly to three trunk roads: the North–South Expressway (NSE), the Pasir Gudang Highway and the Tebrau Highway. Travel to the Johor Bahru port, the city centre and Senai airport all uses existing road networks without routing through a single bottleneck stretch.
Dense education options, from national primary schools to international schools within driving distance
Nearby education includes SRJK(C) San Yuk (Pandan), SJK(C) Foon Yew 5, SK Kangkar Tebrau, SK Taman Daya 2, SK Taman Mount Austin, SMK Taman Molek and SMK Taman Daya, among other Chinese primary, national primary and national secondary schools, with Fairview International School and New Era College Johor Bahru branch (Sunway College Johor Bahru) also within driving distance, suiting families with children who value a wide range of schooling options.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Budget-limited families needing a large 4-bedroom unit
Casa Tebrau's psf is in one of the lowest bands in the area, so a relatively limited budget buys a 4-bedroom unit of 1,464–2,013 sq ft, suiting multi-generation households or families needing an extra room as a study or storage. Be prepared for facilities and management standards below those of new projects, with renovation and common areas potentially requiring a certain refurbishment budget.
Long-term owner-occupier buyers willing to accept lower liquidity
If your plan is to buy and live there for 10 years or more rather than cash out within a few years, the remaining lease term (some units to 2103) and the low psf remain attractive. But if you care about how quickly the asset can be liquidated, you need to accept upfront that transaction volume is scarce and online reviews are zero.
Practical buyers with modest requirements on developer background and project transparency
PLB Homes is not a mainstream Johor Bahru developer, and basic project data (completion year, total units) cannot be found on either major platform. Such information gaps count against the project for buyers seeking brand-backed value retention, but matter less to practical buyers focused purely on more space for the same budget.
Not suitable: investors seeking a quick resale exit or relying on online reviews to decide
Only 9 transactions across the development in the past year and zero reviews on PropertyGuru together mean poor exit liquidity and scarce public price references. If your investment logic rests on being able to sell at any time, or on judging a project's reputation from online reviews, the data available for this project is not yet sufficient to support that kind of decision.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Remaining lease term varies by unit, and official databases show no uniform expiry date at all
In the project databases of both PropertyGuru and iProperty, Casa Tebrau's "Completion Year", "Total Units" and "Developer" fields all show N/A, and only a very few units for sale state title information on their individual listing pages — for example, a 2025 EdgeProp listing shows one unit with a lease expiry of 2103. This means buyers cannot confirm the project's lease commencement year in one step through official channels and must verify each unit individually. If the unit you want has less than 25 years of lease remaining, the bank will cut the loan tenure and the monthly instalment rises accordingly.
⚠The developer is headquartered in Penang and Johor Bahru is not its main market; brand recognition directly affects resale valuation
PLB Land Sdn Bhd (brand name PLB Homes) has its registered office address in Prai, Penang, and its business and past project record are concentrated in the affordable housing market around Penang; Casa Tebrau is one of its few projects in Johor Bahru. Compared with developers such as Mah Sing, SP Setia and UEM Sunrise, which have long-standing presence, reputation and after-sales systems in Johor Bahru, PLB Homes has lower brand recognition among local bank valuers and subsale buyers, which shows up directly in resale valuation and negotiating room — for an otherwise identical unit, the bank valuation may be more conservative and buyers will bid more cautiously.
⚠Both transaction volume and online reviews are extremely scarce; exit liquidity is the biggest unknown
brickz.my records show only 9 transactions across the entire development in the full year from August 2024 to July 2025, and the number of resident reviews on PropertyGuru is zero. Read together, these two figures show the subsale market here is very inactive — few buyers and few public reviews — so it is hard to find enough reference points online to judge a fair transaction price, and when you later want to sell, recent comparable transactions for pricing will be equally scarce, making negotiation more dependent on agents' private information than on public data.
⚠New supply in the area keeps increasing and rental yield is trending down
According to iRumah data, Casa Tebrau's rental yield fell from 5.65% in 2021 to 4.8% in 2022, while over the same period new projects such as One 49 Residence (completed 2024, 1,388 units) entered the Tebrau / Mount Austin market. New projects have newer facilities and some units are still in their promotional period, drawing away both tenants and buyers. For current and prospective owners, this means bargaining power on rent may keep being diluted, particularly for units whose layouts overlap with the new projects (such as 3–4 bedroom).
⚠Maintenance fee and sinking fund levels are not transparent; the fixed monthly outgoing after moving in is an unknown
No maintenance fee information for Casa Tebrau can be found in public sources, and there is no specific per-square-foot maintenance fee or sinking fund balance either. For a 20-storey condominium with a pool, gym and other facilities, the maintenance fee level directly affects your fixed monthly holding cost, and if management later imposes a special levy because of underfunded repairs, that is an unplanned expense.
What else is there around Tebrau / Mount Austin / Northeast?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

Why can't I find Casa Tebrau's completion year and total units on PropertyGuru and iProperty?
In both platforms' project databases, the Developer, Completion Year and Total Units fields all show N/A. This is not unusual for older leasehold projects in Johor Bahru — many small and medium developments completed in the mid-2010s never uploaded complete project registration data to these international property platforms. The existence of the management company "Perbadanan Pengurusan Seri Palma" confirms the project has strata titles and a management body in place, but for the specific completion date and total unit count, ask the JMB or management office directly, or obtain the strata title documents from the land office to confirm.
How many years are left on Casa Tebrau's lease? Will it affect my home loan application?
Public sources give no uniform lease commencement year, but a 2025 EdgeProp listing shows one unit with a lease expiry of 2103, which implies an ample remaining term. However, expiry dates may not be identical across different units and different strata title batches, so it cannot be generalised. Before buying, require the seller to produce the original title or conduct a title search at the land office yourself to confirm the actual expiry year for your target unit, then assess the maximum loan tenure a bank can approve on that basis — banks generally require at least 20–25 years remaining on the title at loan maturity.
With so few transactions, will this project be hard to resell?
brickz.my records only 9 transactions in the year from August 2024 to July 2025, and PropertyGuru resident reviews stand at zero, so the subsale market is indeed not very active. Possible reasons include the modest size of the project itself, the developer's limited brand recognition, and a steady stream of new projects in the area (such as One 49 Residence) drawing buyer attention away. If you plan to hold for more than 5 years before considering a sale, this risk is relatively manageable; but if you need to move in and out quickly, ask an agent first to assess recent days on market and transaction cycles for comparable units before deciding.
