Dynasty View Sdn Bhd is a wholly-owned subsidiary of United Malayan Land Bhd (UMLand), set up to develop the 500-acre Taman Seri Austin township in Johor. UMLand has been building for over 20 years, employs more than 500 people, and keeps offices in Kuala Lumpur, Selangor, Johor and Singapore; its work includes Bandar Seri Alam, Suasana Iskandar Malaysia and Somerset Puteri Harbour in Johor Bahru, and Star Residences and Suasana Bangsar in KL. What actually gives D'Lagoon @ Taman Seri Austin its value

Six units per floor, 262 homes in total — the low density is verifiable

The developer's own material and EdgeProp's project page agree: 6.56 acres, two 20-storey towers holding 204 serviced apartments, plus 58 three-storey landed strata villas, for 262 homes in total, with only six apartments per floor. What that buys you in practice is one or two lifts serving six doors — you are not waiting for the third lift at 8am — low pressure on parking bays, and a management office handling far fewer disputes. Comparable Johor Bahru projects in this price band routinely carry 800 to 1,200 units. This is the one advantage here that time cannot dilute.

Freehold, and the developer describes it as a residential strata title

The developer's write-up published by The Iskandarian in December 2021 lists "freehold residential strata land title" among the project's features. That matters more than it sounds. A great many Johor Bahru buildings marketed as serviced apartments actually sit on commercial-use land, which means residents pay commercial utility tariffs and higher assessment rates — a difference of tens to a couple of hundred ringgit every month, forever. If D'Lagoon is genuinely on a residential title, holding costs are meaningfully lower. But every property portal still classifies it as a Service Residence, so have your lawyer confirm the actual land use on the title at the land office. Do not rely on the brochure.

Only three official layouts, and the sizes are honest

Type A is 2 bed 2 bath at 807 sq ft, Type B is 1 master plus 1 bedroom with 2 baths at 861 sq ft, and Type C is 3 bed 2 bath at 1,033 sq ft. The villas are separate at 2,796 sq ft, 5 bed 4 bath. Those figures agree across The Edge's 2017 launch report, EdgeProp's project page and the developer's own 2021 release. Worth flagging: iProperty's project page lists 826 / 874 / 1,053 sq ft — about 20 sq ft more on each — which is a portal data-entry error. Actual listings and sale agreements use 807 / 861 / 1,033. Price off the SPA floor plan, not the portal.

The township is genuinely built out, not a promise

Taman Seri Austin is a 500-acre freehold township UMLand has been developing since 2005. By the time The Edge reported on it in 2017 it was 75% developed with a population of roughly 30,000. Inside it are a 36-hole golf and country resort, two parks gazetted as smoke-free, Johor's first purpose-built cycling lanes and Riders' Point, and it was the first township in the state to sign with Telekom Malaysia for high-speed broadband across all homes. IRDA named it the first Smart Healthy City and Communities township in Iskandar Malaysia in 2014. What surrounds this project already exists.

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

Malaysian citizens or PRs working in Singapore who are willing to drive across

Budget RM400k–550k, comfortable with a daily EDL run to the checkpoint

This is precisely who the developer said it was targeting at launch — UMLand Seri Austin's CEO named "locals working in Singapore" in his 2017 interview. Freehold, low density and a built-out township make this a sensible long-term home rather than a short trade. Do the commute test yourself though: drive it once at 6:30am and once at 7pm. Do not make this decision on midday traffic.

Local upgraders who want three bedrooms without living in a 1,000-unit block

Budget RM450k–530k, buying the 1,033 sq ft Type C

At 1,033 sq ft, three bedrooms and two baths is a genuinely usable layout for this price band in Johor Bahru, and with only six units per floor you are not competing for lifts or parking. This suits a family that already owns an older apartment, wants a lower-density environment, and has no intention of flipping within three to five years. The condition is that you accept the thin transaction market — buy it to live in, not to resell quickly.

Local investors funding the mortgage from rent — with vacancy priced in

Budget RM370k–450k, buying a two-bedroom unit

On current asking figures, gross yield works out somewhere between roughly 4.1% and 6.9%. That band is uselessly wide, and the reason is the point: both asking prices and asking rents at this project are extremely dispersed. Whether it actually works comes down to your entry price and your real vacancy. Buy below RM480 psf and hold a tenant at RM2,200 or better and the numbers stand up for a local investor. Overpay, or sit empty for more than two months, and they do not.

Not suitable for: anyone banking on a foreign buyer exit

Any investor whose case assumes Singaporean buyers will take it on

Johor's minimum purchase price for foreigners is RM1 million and every apartment here is below it, so foreign buyers are legally excluded. Johor also raised the state consent levy on foreign acquisitions from 2% to 3% (minimum RM30,000) from July 2025, and non-citizens pay 8% stamp duty on transfer from 2026. Your exit pool is Malaysian citizens and permanent residents, and local affordability is the ceiling.

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

This is the most practical problem with the project today. EdgeProp's D'Lagoon page shows the 48-month sold price range and median as RM0 psf, historical high and low blank, implied rental yield 0%. brickz.my has no page for the project at all — it does carry Seri Austin Residence, but that is a different development in the same township, so do not confuse the two. No transaction history hits your wallet twice. First, the bank's valuer has no comparables and tends to come in conservative, which means you may need to find extra cash to cover the loan margin shortfall. Second, when you come to sell, you will have no settled price to argue from either, and your buyer will simply quote you the cheapest listing on the portal.

Before you sign an offer, get indicative valuations from two banks free of charge and compare them against your agreed price.

The same layout is being asked at anywhere from RM370k to RM550k

From actual PropertyGuru listings in September 2026: identical 807 sq ft two-bedroom units listed at RM370,000 (RM458 psf), RM395,000 (RM489 psf), RM450,000 (RM558 psf) and RM550,000 (RM682 psf). Same building, same layout, a spread of nearly RM180,000. That kind of dispersion is what you see when a project has no transaction volume and therefore no price consensus. The consequence for you is blunt: buy at the top of that range and you have handed the seller the next five to eight years of capital growth up front, and selling in the interim is close to a guaranteed loss.

List every same-layout listing on PropertyGuru and iProperty, sort by psf, and only bid below the median — anything above RM520 psf needs a specific reason such as a high floor facing the lake or a full furniture package.

Asking rents are drifting down, and vacancy is a real cost

Among current listings, 1,033 sq ft three-bedroom units are being offered at RM2,500 and also at RM1,800; two-bedroom units at 999 to 1,001 sq ft range from RM1,800 to RM2,300. A spread of over 30% within one building is usually not about layout — it is landlords cutting to fill a gap. On a RM500,000 three-bedroom at RM2,200 a month, every vacant month costs roughly 0.44 percentage points of annual gross yield; three vacant months turn a 5.3% paper yield into under 4.0%. Meanwhile new apartment supply around Mount Austin and Bandar Dato' Onn keeps arriving, so tenants have plenty of alternatives and you will not be the only landlord waiting.

Call three listing agents and ask directly how long each unit has sat empty, then ask the management office for the current actual occupancy rate.

Foreigners cannot buy here, so your exit pool is Malaysians only

Johor sets a RM1 million minimum purchase price for foreigners buying residential property (the Medini exemption does not apply here). D'Lagoon apartments are listed between roughly RM350,000 and RM550,000, entirely below that floor, so Singaporeans and other foreign buyers are legally excluded. On top of that, Johor raised the state consent levy on foreign acquisitions from 2% to 3% (minimum RM30,000) with effect from July 2025, and non-citizen buyers pay a flat 8% stamp duty on transfer from January 2026. The upshot: your future buyer will be a Malaysian citizen or permanent resident, and local household income is the ceiling on this project's price.

Do not put "Singaporean buyers will take it off my hands" into your investment case — model your exit price against what a local family earning in Johor can afford, roughly RM400k to RM550k.

The maintenance charge is undisclosed, and 262 homes carry a full facilities deck

The developer's material says "guaranteed low maintenance and utility charges" but has never published a rate per square foot, and no figure is available from any public source. On a low-density project this deserves extra care. An infinity pool, sky deck, glass gymnasium, games room, multi-purpose hall, basketball court, jogging track, 24-hour security patrols and perimeter fencing all have to be funded — and the bill is split across 262 homes, not one or two thousand. Fewer units carrying more facilities means a structurally higher per-unit cost. The building is now more than five years past completion, so the first major replacement cycle for pumps, lifts and cooling towers is approaching.

At viewing, ask the management office for three documents: the current maintenance fee schedule, the last audited accounts, and the sinking fund balance. A thin sinking fund means a special levy is coming.

Negotiate off the SPA floor plan and the area on the strata title, not off a portal figure.

Are D'Lagoon and Seri Austin Residence the same thing?

No, and this is the mix-up Johor Bahru buyers make most often. Both sit inside UMLand's Taman Seri Austin township and both were developed by Dynasty View, but they are separate projects: Seri Austin Residence (Pangsapuri Seri Austin) has transaction records on brickz.my, while D'Lagoon has none. When an agent shows you "comparable transactions in the area", check which project name is actually on the record. Pricing D'Lagoon off Seri Austin Residence transactions will give you the wrong number.

Do the 58 landed villas inside the project affect me if I buy an apartment?

Yes, and you need to keep them straight. Alongside the two 20-storey towers holding 204 serviced apartments, D'Lagoon includes 58 three-storey landed strata villas of 2,796 sq ft with 5 bedrooms and 4 baths. They share the same address and some common facilities, so when you see a PropertyGuru listing reading "D'Lagoon, RM4,800/month, 1,586 sq ft", that is a villa, not an apartment — do not use it as a rental benchmark for your unit. By the same token, online references to D'Lagoon "from RM968,800" refer to the villas; the apartments launched from RM491,800.

Which street address is correct for D'Lagoon?

The developer and its sales gallery use Jalan Seri Austin 3/56; some portal listings show Jalan Seri Austin 3/59. Both refer to the same project — it is a portal data-entry inconsistency. For the sale agreement and your loan documents, go by the address on the title and the SPA, not the one on a listing.
