Molek Regency in 30 seconds

Molek Regency is a freehold condominium in Taman Molek, Johor Bahru, Malaysia, developed by Alpha Astral Realty Sdn Bhd and completed in 2018. It comprises 1 block(s), 36 storeys and 1,050 units. Address: 59, Jalan Molek 3/20, Taman Molek, 81100 Johor Bahru, Johor.

Layouts run 640 to 2,855 sq ft across 2 types. As at September 2026, resale listings range RM420,000 – RM3,360,000, with a mid-market level around RM1,605,000; transacted PSF sits at RM480–840 psf. Whole-unit rents are RM3,000 – RM5,400 a month, a gross yield of 2.3% – 5.7%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 640–2,855 sq ft layouts that works out to roughly RM175 – RM1,140 a month — an estimate, not a billed figure. Ask the management office for the latest fee notice and the audited accounts.

Transport position: about 8-10 km, roughly 12-18 minutes by car (estimated)

Official median transacted price (historical reference): RM570,000 (579 psf), period February 2024 – August 2025 (brickz transaction data), source brickz.my (data sourced from NAPIC / JPPH). Transacted prices over the same period vary enormously, with P25 at about RM360,000 and P75 at about RM890,000, which shows that 640 sq ft two-bedroom units and penthouse duplexes of up to about 2,855 sq ft are all mixed into a single median, limiting its usefulness as a reference. EdgeProp separately records an outlier from October 2023, a 646 sq ft unit transacted at RM1,507 psf, and one from November 2018, an 1,855 sq ft unit transacted as low as RM349 psf. EdgeProp's median based on transactions over the past 48 months is RM524 psf (range RM501–577 psf), slightly below brickz's 579 psf. Neither price range should be treated as the market level for any specific unit; always check comparable transactions from the past 12 months by layout and floor. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM400–700 psf; this page uses RM480–840 psf. The official historical median is shown separately at the top of the page for trend.

PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

Why This Project

What actually gives Molek Regency its value

01
✔

Freehold, including penthouse duplexes of nearly 2,855 sq ft, rare in Johor Bahru

Standard units are 640–1,200 sq ft with 2 bedrooms and 2 bathrooms, transacting at about RM350,000 to RM700,000; the penthouse duplexes run up to about 2,855 sq ft with 4 bedrooms and 3 bathrooms, asking RM1.5 million to RM2.8 million. Within a single project you can find everything from an entry-level two-bedroom to a duplex for multi-generational living, and all of it is freehold, which is a relatively wide choice among condominium projects in the Taman Molek area.

02
✔

Located in the mature, predominantly Chinese neighbourhood of Taman Molek, with two public schools within walking distance

Measured walking distances: SK Taman Molek about 1.0 km (about 15 minutes, flat ground), SMK Taman Molek about 1.3 km (about 19 minutes, flat ground). Taman Molek is itself a well-known mature mid- to upper-tier residential area in Johor Bahru, dense with food and beverage outlets, tuition centres and clinics, so most day-to-day needs can be met without driving, which newer projects on the fringes of Tebrau cannot match.

03
✔

Full clubhouse facilities, with a tennis court that is uncommon at this price point

Clubhouse, gym, multipurpose hall, children's playground, 24-hour security, swimming pool, wading pool and tennis court, with fibre connections to each unit so working from home or attending online classes needs no additional cabling. A tennis court is not common in Johor Bahru condominiums in the RM400,000–700,000 band, and is a plus for families who play sport or have children who play.

04
✔

Low entry price for two-bedroom units, from about RM350,000 to stay in Taman Molek

Standard two-bedroom units transact from about RM350,000. Compared with terraced houses in the same area, which routinely exceed RM800,000, and new serviced apartments generally starting from RM500,000, Molek Regency is one of the few options for buyers who want to stay in Taman Molek on a limited budget, and it particularly suits families moving in from other areas to be near their children's schools.

05
✔

Several large malls within a 10–15 minute drive

Measured drive times: AEON Tebrau City about 6.0 km, 12 minutes; Toppen Shopping Centre about 6.0 km, 13 minutes; Plaza Pelangi about 8.6 km, 11 minutes. All require driving, but there is more than one option, so shopping and dining are not tied to a single mall and where you go at the weekend can be decided by traffic and preference.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Local Chinese families who prioritise schooling and want to stay in Taman Molek

Budget RM350,000–700,000, buying a 640–1,200 sq ft 2-bedroom to live in

Both public schools are within walking distance, and the neighbourhood has an established Chinese community with mature food and tuition amenities, which suits families with school-age children who want a convenient daily school run. The total unit count and number of storeys are now confirmed by the Ministry of Housing TEDUH registration; what you have to accept is that the maintenance fee is still opaque, so ask the extra question before viewing.

2

Multi-generational households wanting a large unit or penthouse duplex to live in

Budget RM1.5–2.8 million, buying a penthouse duplex of up to about 2,855 sq ft

Duplex layouts with 4 bedrooms and 3 bathrooms are not common in the Johor Bahru subsale market, and suit three-generation households or families needing a separate study or maid's room. Large units of this kind carry a high total price and a narrow buyer pool, so the time to resell can be much longer than for smaller units and you should be prepared to hold long term.

3

Rental investors targeting local long-term tenants

Budget RM350,000–500,000 for a small two-bedroom to rent out

Taman Molek is dense with tuition centres, clinics and offices, and long-term rental demand from local office workers and young families is stable, making this a relatively steady rental proposition rather than one with explosive capital growth. Before buying, verify the maintenance fee and sinking fund position with the management office or the agent, so that a future repair levy does not drag down your net return.

4

Not suitable for: buyers who treat CIQ / RTS commuting convenience as a must-have

Anyone planning to travel to Singapore daily and hoping to abandon the car and walk across when traffic builds up

The measured drive to CIQ is about 10.9 km and 16 minutes, and to the Bukit Chagar RTS station about 13.5 km and 17 minutes, with no walking or short shuttle option. If commuting convenience is your first consideration in buying, look at projects around CIQ rather than Taman Molek.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠Maintenance fee and sinking fund figures cannot be found in public sources

The total unit count and number of storeys can now be verified — the Ministry of Housing TEDUH registration (13361-1) confirms 1 block of 36 storeys and 1,050 units — but the maintenance fee is still shown as blank on PropertyGuru and the other main platforms. The developer, Alpha Astral Realty Sdn Bhd, is a small to mid-sized regional developer, and no maintenance fee or sinking fund figure can be found in public databases. The practical impact for buyers: there is no way to estimate from public sources whether the sinking fund is adequate, and no way to judge whether the share of maintenance fee you will pay is reasonable. The maintenance fee and sinking fund figures can only be obtained during a site viewing or due diligence, which effectively pushes your negotiating homework back to the last moment.

✓ When viewing, ask the seller's agent or the management office directly for the most recent AGM financial statements, current monthly maintenance fee invoices, and the status of title / strata title issuance. If any of these is missing, require it before paying a deposit.

⚠Extremely wide spread in PSF, so a project average price on its own is meaningless

EdgeProp records a 646 sq ft unit transacted at RM1,507 psf in October 2023, close to 3 times other transactions in the same project, while an 1,855 sq ft unit in November 2018 sold at only RM349 psf. The brickz 12-month median of RM570,000 (579 psf) also spans from RM360,000 at P25 to RM890,000 at P75. A spread this wide means the true value of different layouts and different floors within the same building can differ several times over, and using a project average price to judge whether a given asking price is expensive will easily mislead you.

✓ Ask the agent to pull actual transaction records for the specific layout you are interested in (same size band, past 12 months). Do not use the overall project median to value or negotiate.

⚠Taman Molek experienced flash flooding at the end of 2023, with main roads blocked for a time

On 14 December 2023, flash flooding occurred in Taman Molek along Jalan Persiaran Molek Utama, and firefighters rescued two occupants from a car submerged in the water; in August of the same year Johor Bahru also experienced its worst flooding in nearly 10 years, affecting several main roads. Persiaran Molek Utama is one of Molek Regency's main access roads. The practical impact for buyers: access may be blocked during the rainy season, and if the basement car park sits at a low level you need to watch the drainage and sump pump arrangements, which will also affect your negotiating position on a future resale or letting.

✓ When viewing, ask the security guards or residents whether there has been flooding in recent years and whether the basement car park has ever taken on water, and assess whether additional flood cover on your house insurance is needed.

⚠Over 10 km from both CIQ and the RTS station at Bukit Chagar, this is not a commuter property

Measured drive times: about 10.9 km and 16 minutes to the Bangunan Sultan Iskandar CIQ checkpoint, and about 13.5 km and 17 minutes to the Bukit Chagar RTS station. These are estimates under off-peak conditions; at morning and evening peaks, going via Persiaran Molek Utama onto AH18, the actual time can stretch to 25–30 minutes or more. If you are looking at this on the basis of buying in Johor Bahru to commute to Singapore, Molek Regency is not suitable; it serves mainly the local owner-occupier and local tenant market.

✓ If commuting is a hard requirement, drive the route to CIQ yourself at peak times (7-8am and 6-7pm) to experience the real congestion, rather than relying only on the kilometres shown on a map.

⚠Now 8 years old, with the pool, tennis court and other common facilities entering their overhaul cycle

The project was completed in 2018 and is now 8 years old. Pool filtration systems, tennis court surfaces, lifts and similar facilities typically enter their first round of major overhaul after 8–15 years of use. If the maintenance fee collection rate over the years has been low and the sinking fund is inadequate, owners may face a one-off levy for repair costs; for a condominium of comparable scale, a single lift or pump room overhaul can mean several thousand ringgit per unit. The unit count and storey count are now known — 1,050 units across 36 storeys (TEDUH 13361-1) — but no management fee or sinking fund rate has ever been published, so the specific contribution amount still cannot be estimated from the outside.

✓ When viewing, walk through the pool, tennis court and lifts in person and observe whether the standard of upkeep matches the building's age, and ask the management office for the sinking fund balance and the last 3 years of repair records.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

FAQ

The 13 questions buyers ask me most

How much does Molek Regency cost on the resale market?

As at September 2026, Molek Regency resale listings run RM420,000 to RM3,360,000, with a mid-market level around RM1,605,000 and transacted PSF of RM480–840. By layout: Standard unit (640-1200 sf) RM420,000–RM840,000; Penthouse duplex (up to approx. 2855 sf) RM1,800,000–RM3,360,000. Within one layout the spread comes from floor, facing and condition — WhatsApp me for the live list.

What are rents and yields at Molek Regency?

Whole-unit rents run RM3,000 – RM5,400 a month. That is a gross yield of about 2.3% – 5.7% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.

Is Molek Regency freehold, and can foreigners buy?

Molek Regency is Freehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).

When was Molek Regency completed and who built it?

Molek Regency was completed in 2018 and is occupied resale stock: 1 block(s), 36 storeys, 1,050 units (KPKT TEDUH registration 13361-1). Developer: Alpha Astral Realty Sdn Bhd. A mid-sized regional developer focused on high-end serviced apartments in the Molek area of Johor Bahru; founding year and listing status not yet verified.

How is transport at Molek Regency, and how far is the checkpoint?

about 8-10 km, roughly 12-18 minutes by car (estimated); about 8-10 km (estimated); about 5-8 minutes by car to the Tebrau Highway / EDL interchanges

What layouts does Molek Regency have?

2 layouts: Standard unit 640-1200 sf (2BR), Penthouse duplex up to approx. 2855 sf (4BR). Areas run 640 to 2,855 sq ft. I can supply the developer’s official floor plans — WhatsApp me the layout you want to see.

What is the maintenance fee at Molek Regency, and what facilities are there?

This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. Applied to this page’s 640–2,855 sq ft layouts, that works out to roughly RM175 – RM1,140 a month; this is an estimate, not a billed amount. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Clubhouse, Gymnasium, Multipurpose hall, Children’s playground, 24-hour security, Swimming pool, Tennis court, Wading pool, Fibre optic connectivity and pool facilities.

Who is Molek Regency suitable for?

High-end owner-occupier buyers; Families who prioritise privacy and larger layouts; Buyers seeking a quieter location than the city centre while keeping full amenities

What are the risks of buying at Molek Regency?

Management fee and sinking fund rates are not disclosed and cannot be found on the public platforms; Secondary-market transaction volume and liquidity are weaker than at projects by large, well-known developers; The psf figures contain outliers and need to be verified on site

What malls, schools and hospitals are near Molek Regency?

Malls: Taman Molek commercial district. Schools: Crescendo International School. Hospitals: KPJ Johor Specialist Hospital, Regency Specialist Hospital.

How many units and how many storeys does Molek Regency have?

1 block, 36 storeys and 1,050 units, completed in 2018, per the Ministry of Housing and Local Government TEDUH registration (13361-1). The management fee and sinking fund rate are a different matter: they are still blank on the main platforms such as PropertyGuru and EdgeProp, and Alpha Astral Realty Sdn Bhd is a small to mid-sized regional developer that does not publish complete project details the way a listed large developer would. Enquire directly with the management office about the current management fee and the sinking fund balance, and you can also have your conveyancing lawyer verify the strata title and registered unit count as part of the title search stage, rather than relying on online information alone.

Online figures show PSF anywhere from RM349 to RM1,507. Which should I believe?

Neither can be taken at face value; both are extreme values (outliers) from historical transactions and do not represent the current normal market. EdgeProp's median based on transactions over the past 48 months is RM524 psf (range RM501–577 psf), while brickz's median over the past 12 months is RM570,000 (579 psf). The safer approach is to ask an agent to pull actual transaction records from the past 12 months for the layout you are interested in (same size, same floor band) and compare those against the seller's asking price, rather than applying the project-wide median or historical extremes.

Taman Molek floods. Should I still consider it?

When flash flooding hit Johor Bahru in December 2023, the stretch of Taman Molek along Persiaran Molek Utama was indeed affected; this is not hearsay. But most low-lying stretches in central Johor Bahru carry a flood risk when heavy rainfall coincides with a high tide, and it is not a problem unique to Taman Molek. In practice, when viewing, ask the security guards and residents about the frequency and depth of flooding in recent years, pay particular attention to basement car park drainage and sump pumps, and if it concerns you, consider additional flood cover on your house insurance rather than ruling out the whole area.
