Prices and rents across 3 layouts
The table shows the current resale price band and rent band. The project has three layouts — Type A, B and C (areas per the official floor plans) — but the asking prices and signed rents in front of me are not yet enough to split the bands by layout, so the price and rent bands below cover all three together. Mid-market sits around RM522,500, the top of market reaches RM660,000 — the spread comes down to layout, floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Type A / B / C (priced together) | 875 / 976 / 1,050 sq ft | 3BR · 2 bath | RM385,000 – RM660,000 | RM367 – 754 psf | RM1,450 – 2,650 |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM368–581 psf; this page uses RM442–697 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Areas are per the developer Teguh Harian's official floor plans (Type A 875, Type B 976, Type C 1,050 sq ft, all 3-bedroom 2-bathroom). The PSF column is derived as lowest price ÷ largest area and highest price ÷ smallest area, taken across all three layouts together. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

The developer’s own drawings — 3 official layouts
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

What actually gives One 49 Residence its value
A newly completed large project, occupied from 2024, the newest building in the area
One 49 Residence was completed in 2024, a 49-storey tower with 1,388 units in total, one of the largest serviced apartment projects delivered in the Tebrau corridor in recent years. Against most leasehold projects in the same area, which are more than 10 years old, the common facilities, lifts and fire systems here are all new and still within the defect liability period, so first owners do not immediately face repairs to ageing plant.
All three layouts are 3-bedroom, 2-bathroom, from 875 to 1,050 sq ft across different budgets
The project offers Type A (875 sq ft), Type B (976 sq ft) and Type C (1,050 sq ft), all laid out as 3 bedrooms and 2 bathrooms — the areas come from the three official floor plans published by the developer, Teguh Harian, and those same three drawings are reproduced in the "Official Floor Plans" section below. On launch pricing, iProperty's project summary lists three "from" figures — RM364,000, RM289,000 and RM437,000 — but which price belongs to which layout could not be verified: that source does not pair them up, and the implied pairing does not hold per square foot (RM289,000 for 976 sq ft would price well below the other two). Treat the developer's official price list as the authority on launch prices. This design of one bedroom count across tiered prices lets buyers with budgets from about RM300,000 to RM450,000 all find a suitable unit within the same project.
A dedicated facilities floor on level 13, with pool, children's pool and badminton court all in one place
The 13th floor is a full-floor facilities deck, holding an adult swimming pool, a children's wading pool, a badminton court, a BBQ area, a café, a multipurpose hall, a prayer room and changing rooms. With the facilities concentrated on a single floor, residents can use most of the common amenities without moving between blocks, which is particularly convenient for families with children.
The PropertyGuru rating currently stands at 4.6/5, with transport and surrounding amenities well reviewed
At the time of checking, the project had 3 resident reviews on PropertyGuru with an overall score of 4.6/5, the content generally citing road connections (Jalan Tebrau, the EDL, Jalan Kulai) and the convenience of AEON Tebrau City. The sample is very small, but the direction of the current reviews is positive, particularly on the surrounding retail and the connections to main roads.
Next to AEON Tebrau City and IKEA Tebrau, with established day-to-day amenities
The project is about 4.5 km from KSL City Mall, about 5 km from Mid Valley Southkey and about 6.9 km from AEON Mall Tebrau City, with IKEA Tebrau in the same retail cluster. For residents who value weekend shopping and day-to-day convenience, this location carries more practical value than the "new project" label on its own.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Owner-occupier buyers who want brand-new facilities and no immediate repair problems
Completed in 2024, with the common facilities, lifts and fire systems all within the defect liability period and a fully equipped facilities floor on level 13, this suits owner-occupiers who want to move straight in without worrying about major repairs for the time being. What you have to accept is that property management and the JMB are still bedding in, and some processes may not run smoothly.
Younger investors backing the long-term growth of the Tebrau corridor
The retail clusters around the project, including AEON, IKEA and KSL, are established, which suits investors who take a long-term view of this area. But with 1,388 units looking for tenants at the same time, bargaining power may not sit with owners in the short term, so be prepared for rent below expectations in the first 1–2 years.
Price-sensitive first-time buyers looking for the cheapest launch price among the 3-bedroom layouts
The Type B layout at 976 sq ft with an official launch price of RM289,000 is the lowest entry point of the three layouts and suits first-time buyers. Note, however, that current market listing psf is already above that launch level, so the chance of actually securing a price close to the official one may be limited.
Not suitable for: buyers who decide on online reviews, or who need a confirmed yield in the short term
The only 3 PropertyGuru reviews available appear to come from a single account posted on the same day, so their reference value is limited; and because the project is very new and lacks subsale transaction data, the actual yield cannot be estimated accurately before purchase. If your decision depends heavily on these two kinds of information, the project cannot yet provide enough data to support it.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠99-year leasehold, but official sources do not disclose the commencement or expiry year
Both PropertyGuru and the developer's website confirm the title as 99-year leasehold, but the commencement date of the lease cannot be found in public sources, so the expiry year cannot be calculated directly. For a project only completed in 2024 the remaining tenure should in theory be ample, but the fact that the figure cannot be found is itself homework the buyer has to do — banks generally require at least 20–25 years of tenure remaining at the end of the loan, and if the lease commenced earlier than expected it will affect the loan tenure available to you and your monthly instalment.
⚠The developer's first project south of the peninsula, with no past Johor Bahru project to judge it by
TH Tebrau Land Sdn Bhd sits under the Teguh Harian Sdn Bhd group, which was founded in Perlis in 1995 and whose main works over the past twenty-odd years (such as Taman Desa Saujana and Taman Kelisa) are concentrated in the two northern states of Perlis and Kedah. One 49 Residence is the group's first project in southern Malaysia and its first in Johor Bahru, so there is no local track record on property management reputation, repair response times or the efficiency of the JMB handover, and everything has to be established by this project itself.
⚠A single project of 1,388 units with heavy concurrent listings, so bargaining power may sit with buyers and tenants
PropertyGuru currently shows 33 sale listings and 192 rental listings; against 1,388 units in total, rental listings alone come to nearly 14%. A single block of this size occupied at the same time and looking for tenants at the same time means you are competing not only with other projects in the area but directly with other owners in your own building. In the period immediately after completion, owners generally want to let quickly to recover costs, which easily pushes down the local market rate.
⚠The RM368–581 psf range differs markedly from the official launch prices, so compare layout by layout
Official material shows Type A (875 sq ft) launching at RM364,000, Type B (976 sq ft) at RM289,000 and Type C (1,050 sq ft) at RM437,000, but the current listing psf range on PropertyGuru is RM368–581. Working back from Type B's launch price gives about RM296 psf, clearly below the bottom of the current listing range, which shows that listing prices circulating in the market are already a step above the official launch prices. A buyer looking only at the "psf range" easily overlooks that these are current listing prices, not original purchase prices, and will misjudge the yield.
⚠Few PropertyGuru reviews and highly similar content, so their reference value is limited
The project currently has only 3 reviews on PropertyGuru, all posted on the same day, 18 March 2026, by a single account shown as "Anonymous (957 reviews)", and the wording, structure and landmarks cited across the three (AEON Tebrau City, Jalan Tebrau, the EDL) are highly similar. This pattern is commonly seen where a developer or agency posts ratings in bulk, and the 4.5–4.7 scores given cannot be treated as independent feedback from genuine residents. Buyers should not judge the project's reputation on these few reviews alone.
⚠Recently completed, with property management and the JMB handover still bedding in
For a project completed in 2024, the management team usually takes at least 1–2 years to move from the property manager appointed by the developer to a Joint Management Body (JMB) or Management Corporation (MC) formed by the owners, and during that transition the charging structure, the rate at which the sinking fund accumulates and the efficiency of repair responses are all still being established, so processes may not run smoothly and handover defects in the common areas may not be fully rectified.
What else is there around Tebrau / Mount Austin / Northeast?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.
| Item | Basis | On RM1,000,000 |
|---|---|---|
| Purchase price | — | RM1,000,000 |
| Stamp duty (foreigner, 8%) | From 1 Jan 2026 | RM80,000 |

| Legal fees & disbursements (~1%) | — | ≈ RM10,000 |
| Total on top | — | ≈ RM120,000(12%) |
Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. One 49 Residence is Leasehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.

What malls, schools and hospitals are near One 49 Residence?
Malls: AEON Tebrau City. Schools: SMK Taman Desa Tebrau (national secondary), SK Taman Mount Austin (nearest national primary), SJK(C) Foon Yew 5 (Chinese primary), Austin Heights Private & International School, Crescendo-HELP International School. Hospitals: Hospital Sultan Ismail (public general hospital, the main one for eastern JB), Klinik Kesihatan Sultan Ismail (government clinic), JB Specialist Hospital (private, Taman Johor Jaya), KPJ Bandar Dato' Onn Specialist Hospital (private specialist).
How many years are left on One 49 Residence's title?
Official material confirms the title as 99-year leasehold, but the commencement year is not published, so the expiry date cannot be calculated directly. The project was only completed in 2024, so the remaining tenure should in theory be substantial, but buyers should still ask the developer TH Tebrau Land Sdn Bhd or the land office for the actual year of grant, and use that figure to confirm the available loan tenure with the bank. Do not assume the title is unproblematic simply because the project is new.
Online sources say 1,388 units, others say 1,338. Why are there two figures?
All three figures are traceable, and the per-tower breakdown settles it. One49 is three residential towers: Tower A 556 units, Tower B 416 units, Tower C 416 units — 556 + 416 + 416 = 1,388. So 1,388 is the whole project; 556 is Tower A on its own (the launch material quotes it that way, with Tower A's residential floors running Levels 15–49); and 1,338 is a transcription slip — it is 50 short of the correct total and contradicts the same source's own tower figures. The per-tower breakdown comes from the developer-appointed marketing agent's project sheet at propxpress.com/one-49-residence-johor-bahru, and the "Total Residential Units: 556 Units (Tower A)" line from johorprojects.com/one-49-serviced-residence-at-johor-bahru. PropertyGuru carries the total as 1,388 on its project detail page but as "1,338 units" in the descriptive text on the same page, which is where the second figure circulating online comes from. This page uses 1,388 throughout. It still costs you nothing to ask the developer for written confirmation of the total and the per-tower counts before you sign.
The project has only 3 reviews and the scores are not low. Can they be trusted?
All 3 reviews come from a single account shown as "Anonymous (957 reviews)" and were all posted on the same day, 18 March 2026, with highly similar structure and wording, which looks more like ratings posted in bulk than dispersed feedback from genuine residents. A score of 4.5–4.7 is not in itself a bad thing, but the sample is too small and too concentrated in origin to represent what living in the building is actually like. Contact owners who have already moved in, or a local owners' group, for first-hand information on handover build quality, noise and management response times, rather than relying on the rating alone.
