Austin Regency (Pangsapuri Austin Perdana) in 30 seconds

Austin Regency (Pangsapuri Austin Perdana) is a freehold condominium in Taman Mount Austin, Johor Bahru, Malaysia, developed by Scudai Development Sdn Bhd and completed in 2019. It comprises 1 block(s), 25 storeys and 1,200 units. Address: Taman Mount Austin, Tebrau, 81100 Johor Bahru, Johor.

Layouts run 490 to 1,390 sq ft across 3 types. As at September 2026, resale listings range RM395,000 – RM705,000, with a mid-market level around RM497,500; transacted PSF sits at RM391–847 psf. Whole-unit rents are RM1,450 – RM4,550 a month, a gross yield of 5.0%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 490–1,390 sq ft layouts that works out to roughly RM130 – RM555 a month — an estimate, not a billed figure. One August 2026 listing quotes about RM400 a month on a 1,317 sq ft unit (about RM0.32 psf), but no second independent listing confirms it, so treat it as unverified. Ask the management office for the latest fee notice and the audited accounts.

Transport position: about 15-17 km, roughly 20-25 minutes by car (estimated)

Official median transacted price (historical reference): RM360,000 (470 psf), period November 2023 – October 2024 (21 subsale transactions), source brickz.my (sourced from official NAPIC / JPPH transaction records). The same source separately reports a rolling median for the past 12 months, with the psf falling to about RM435.43, some 7% below the RM470 psf median from the 2023-2024 batch – the direction is down, not up, which does not entirely match the common impression that Johor Bahru property prices only rise. When making an offer, buyers should not rely on the older RM470 psf median alone but should ask the agent for actual transacted prices for the same layout (studio / 2-bedroom / 3-bedroom) within the past 3-6 months, because the layouts across this building's 1,200 units vary widely and a blanket median is easily distorted. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM326–706 psf; this page uses RM391–847 psf. The official historical median is shown separately at the top of the page for trend.

PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Official Floor Plans

Official drawings for all 3 layouts — I request them for you

Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Tell me the layout — I’ll send the listings with it

Why This Project

What actually gives Austin Regency (Pangsapuri Austin Perdana) its value

01
✔

The newest of the four projects in this area, handed over only in 2019

Against Palazio (2013), Austin Suites (2014) and Seri Austin Residence (2015), Austin Regency was only handed over in 2019, making it the newest of the group. The facade, lifts and water and electrical services have aged comparatively little, and the probability of major repairs or a special levy in the near term is correspondingly lower.

02
✔

The developer Scudai Development's parent company is Kimlun Corporation Berhad, a construction group listed on the Main Market

Scudai Development Sdn Bhd was established in 1989 and is headquartered at JB City Square in the Johor Bahru city centre; its holding company Kimlun Corporation Berhad has been listed on the Main Market of Bursa Malaysia since June 2010, with construction and building materials manufacturing as its core business and property development entered from 2011. Brand recognition is lower than national developers such as Mah Sing or SP Setia, but there are listed-company financial statements behind it, giving one more layer of transparency than a purely private small or mid-sized developer.

03
✔

A PropertyGuru resident rating of 4.3/5, with both reviews mentioning a good location and comfortable living

PropertyGuru currently carries 2 resident reviews with an overall score of 4.3/5, and the sub-scores (interior / common areas / facilities / transport / amenities / management) all fall between 4 and 4.5. The sample is small, but consistently positive in direction, with no complaints about leaks or disorganised management.

04
✔

1,200 units in a single tower, so scale means plenty of rental samples and easy price benchmarking

The whole project is a single 25-storey block of 1,200 units, one of the largest single towers in this area. The advantage is a very large sample of transactions and rents for the same layouts, so when letting or reselling it is easy to find plenty of reference cases on PropertyGuru and iProperty for pricing, rather than the near-total absence of comparables at a small project.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Owner-occupiers who want a newer building but cannot stretch to a brand-new launch

Budget RM330,000-590,000, valuing 2019 handover and a relatively new building

Handed over in 2019, this is the newest of the four projects in the area, with less ageing of the facade and facilities. Suited to owner-occupiers who want something "not brand new but not old either" and whose budget cannot reach the price of recent launches.

2

Investors who value comparable data and want to negotiate on solid ground

Budget RM330,000-590,000, buying a studio or two-bedroom to let

A scale of 1,200 units means there are plenty of transactions and rental cases for the same layouts on PropertyGuru and iProperty to compare against, so negotiation rests on evidence and you are less easily talked into an asking price. But you also have to accept heavy competition nearby and a limited ceiling on rents.

3

Local families with an ample budget who want a three-bedroom for own occupation

Budget RM500,000-590,000, buying a three-bedroom of about 1,390 sq ft

The three-bedroom units run to 1,390 sq ft with rents reaching as high as RM3,800, which shows there is a genuine group of tenants and buyers in the market willing to pay for a large layout. Suited to families with an ample budget who want to buy a large unit for own occupation in one move.

4

Not suitable for: people who dislike high-density living and are sensitive to lift and parking congestion

Any buyer particularly sensitive to queuing for shared facilities and to neighbour noise

With 1,200 units packed into a single tower, lift waits at morning and evening peaks and tight visitor parking are predictable parts of daily life. If this kind of high-density living puts you off, experience it in person during a peak period before deciding, rather than judging from sales drawings or an empty show unit.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠The median psf over the past 12 months is about 7% below the previous year – prices do not only rise

brickz.my data shows a median of RM470 psf across the 21 transactions between November 2023 and October 2024, but the rolling 12-month median from the same source has fallen to about RM435.43 psf. On a 999 sq ft two-bedroom unit, that gap is equivalent to about RM35,000 off the total price. If you are entering with the attitude that "it will go up once I buy", these figures show that prices may be flat or even edge down in the near term, and capital growth should not be treated as a given.

✓ Before signing the sale and purchase agreement, ask the agent to pull the actual transaction records (not asking prices) for the same layout in this building over the past 3-6 months, and cross-check them against the latest data on brickz.my or EdgeProp to confirm whether the current asking price already reflects this decline.

⚠1,200 units packed into one tower – you have to see the lift and parking peaks for yourself

This is the largest single tower in the area, so lift waiting times may lengthen noticeably at morning and evening peaks, and there may be short periods of competition for visitor and resident parking bays. Sales material will not state any of this; only being there tells you. At the same time, PropertyGuru currently shows 202 rental listings, nearly 4 times Austin Suites (55) in the same area, indicating a large supply of units, so your room to negotiate when letting will be compressed and it will be hard to secure rents noticeably above those nearby.

✓ Visit in person during a weekday peak, either 07:30-08:30 in the morning or 18:00-19:00 in the evening, and experience the lift waiting and parking situation for yourself; at the same time count the current rental listings for the same layout on PropertyGuru / iProperty to assess your own pricing room when letting.

⚠A serviced apartment sits on commercial title, so utilities and assessment are charged at commercial rates

This project is classified as a Service Residence on PropertyGuru and in official material, and such products are generally built on commercial title, with electricity charged at commercial rates (roughly 50% above residential) and assessment typically 1.5-2 times that of a residential condominium. On a two-bedroom unit at a total price of around RM400,000, that difference may amount to several hundred ringgit more per year, eroding the actual rental yield over a long holding period.

✓ Ask the seller for the last 3 months of TNB electricity bills and verify the tariff currently applied; if the unit is purely for own stay, ask TNB or the management office whether it can be converted to the residential electricity tariff.

⚠The developer's brand and scale fall short of the national developers, so delivery and after-sales protection must be verified yourself

Scudai Development is a mid-sized developer focused on the Iskandar region of Johor Bahru. It has a listed parent, Kimlun Corporation Berhad, behind it, but Kimlun's own core business is construction and building materials, with property development a segment it entered relatively late (2011), so its accumulated national residential brand record is thinner than that of companies such as Mah Sing or Eco World. This does not mean there must be a quality problem with the project, but it does mean that if a dispute arises after handover, there are fewer comparable past cases of after-sales handling that you can look up than there would be for a large developer.

✓ Search platforms such as PropSocial and the Lowyat forums for owners' actual handover and after-sales feedback on past Scudai Development projects (including Austin Regency itself), and ask the management office how quickly the developer responded to repairs within the defect liability period.

⚠A statewide serviced apartment overhang in Johor means bank valuations and loan margins may be conservative

According to NAPIC data up to the third quarter of 2025, unsold serviced apartment stock across Johor stands at more than 9,000-11,000 units, the most severe overhang of any state in Malaysia. Although about 90% of it is in units above RM500,000, banks may apply tighter risk parameters when assessing the "serviced apartment" category as a whole, showing up as a discounted valuation or a reduced loan margin.

✓ Before applying for a loan, ask 2-3 banks for their valuation of this project and the maximum loan margin; do not base your decision on the approval from a single bank alone.

What is the maintenance fee at Austin Regency (Pangsapuri Austin Perdana), and what facilities are there?

This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. Applied to this page’s 490–1,390 sq ft layouts, that works out to roughly RM130 – RM555 a month; this is an estimate, not a billed amount. A single Mudah listing dated 17 August 2026 quotes about RM400 a month on a 1,317 sq ft unit, roughly RM0.32 per sq ft — one source only, with no second independent listing to confirm it, so treat it as unverified. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Clubhouse, Perimeter fencing, Gymnasium, Multipurpose hall, Children’s playground, 24-hour security, Swimming pool, Tennis court, Wading pool.

Who is Austin Regency (Pangsapuri Austin Perdana) suitable for?

First-time buyers (a large 1,200-unit development, so ample rental stock and room to negotiate); Local young families; Value-conscious tenants

What are the risks of buying at Austin Regency (Pangsapuri Austin Perdana)?

Very high unit count (1,200 units), so heavy competition among concurrent sale and rental listings depresses returns; A portion of units are investor-held, and shared facilities see heavy use

What malls, schools and hospitals are near Austin Regency (Pangsapuri Austin Perdana)?

Malls: AEON Tebrau City, Mount Austin commercial belt (extensive dining options). Schools: SK Taman Mount Austin (national primary, in-township), SMK Taman Mount Austin (national secondary, in-township), SJK(C) Foon Yew 5 (Chinese primary, in-township), Austin Heights Private & International School, SMK Taman Desa Tebrau (national secondary). Hospitals: Hospital Sultan Ismail.

Austin Regency is rated 4.3/5 on PropertyGuru – is that score credible?

That 4.3/5 is calculated from 2 resident reviews, a very small sample of limited reference value, and it cannot be treated as reliable evidence that residents here are generally satisfied. Both reviews are very short ("Enjoy to stay" and "Good location" respectively) and mention no specifics on management or maintenance. When viewing, ask the management office yourself, or look for more genuine resident feedback in owners' groups or Facebook communities, rather than relying on these one or two review scores.

What is the difference between Austin Suites, Palazio and this project in the same area?

The three are close together, but differ in age, unit count and developer: Austin Regency was developed by Scudai Development (parent company Kimlun Corporation Berhad), has 1,200 units and was handed over in 2019, making it the newest of the three; Austin Suites was developed by Mah Sing Group, has 460 units and was handed over in 2014; Palazio was developed by Mayland, has 1,160 units, was handed over in 2013 and has the most compact layouts. If a newer building matters to you, Austin Regency has the edge; if developer brand strength matters more, Mah Sing has the higher profile.

Why does the median psf data show a decline – aren't Johor Bahru property prices supposed to be rising?

The impression that "Johor Bahru prices are rising" mainly reflects certain cross-border-themed projects near the CIQ and RTS, plus the performance of some new launches, and does not mean every sub-market is rising in step. The Mount Austin / Tebrau area where Austin Regency sits is primarily a market of local owner-occupiers and local tenants, and brickz.my data shows the median psf over the past 12 months (about RM435) about 7% below the previous year (about RM470). That shows projects driven by local demand track local income levels and local supply and demand more closely, and do not automatically rise on the back of a cross-border narrative.
