Bayu Puteri 1 in 30 seconds

Bayu Puteri 1 is a leasehold condominium in Taman Bayu Puteri, Johor Bahru, Malaysia, developed by Not yet verified and completed in 2004. It comprises — block(s), — storeys and 266 units. Address: Taman Bayu Puteri, 80150 Johor Bahru, Johor.

1 layout types (areas not yet verified). As at September 2026, resale listings range RM365,000 – RM465,000, with a mid-market level around RM415,000; transacted PSF sits at RM404–474 psf. Whole-unit rents are RM2,150 – RM2,150 a month, a gross yield of 6.2%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed before 2012 mostly sit at RM0.15–0.31 (typical RM0.25). This page’s layout areas are not yet verified, so no monthly figure is estimated. Two aggregator pages (DurianProperty and StarProperty) both state RM150 a month, but they are undated, identical and most likely from the same stale source, with no floor area attached — treat that as unverified; eight agent sale listings checked separately mention no fee at all. Ask the management office for the latest fee notice and the audited accounts.

Transport position: about 6-8 km, roughly 10-15 minutes by car (estimated)

Official median transacted price (historical reference): RM370,000 (370 psf), period Recent listing and transaction data (iRumah aggregate, around 2025), source iRumah (https://irumah.co/taman-bayu-puteri/bayu-puteri-1). iRumah shows a market price range of RM350,000–RM370,000. Within that, the most common layout (3 bedrooms / 1,001 sq ft) has a recent median of RM370 psf, while the layout with the lowest total price (3 bedrooms / 1,100 sq ft) has a median of RM320 psf. In the same block, smaller units with newer renovation carry the higher psf, so buyers should not make an offer based on an average price alone. Separately, iRumah records this project as having 226 units and being completed in 2004, which conflicts with the 266 units stated in some sources. Before paying a deposit, rely on the official unit count from the land office or the management office. iRumah also shows the rental yield falling from 6.97% in 2024 to 5.83% in 2025, the largest drop among the three Bayu Puteri projects, reflecting increased supply from comparable older projects nearby and narrowing room to negotiate on rent. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM337–395 psf; this page uses RM404–474 psf. The official historical median is shown separately at the top of the page for trend.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Official Floor Plans

Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Why This Project

What actually gives Bayu Puteri 1 its value

01
✔

Among the lowest total prices in the area, with a three-bedroom unit from just over RM300,000

Bayu Puteri 1 was built in 2004 and is the earliest phase in Taman Bayu Puteri, with built-up areas of 1,001–1,130 sq ft — a range we could not verify: no public source states 1,001–1,130. What can be sourced is iProperty's project summary, which puts each unit's built-up area between 1,130 and 2,368 sq ft with 3 bedrooms and 2 bathrooms, while iProperty's current sale listings actually show 904, 905, 1,001, 1,050 and 1,131 sq ft. Treat the developer's official floor plan or the strata title as the authority on area, and ask the agent for it. Recent transacted totals are about RM350,000–370,000. For first-time buyers on a limited budget who want their first property in north-east Johor Bahru, or investors making a small entry for rental income, this is one of the completed condominiums with the lowest total price threshold in the area, with a down payment and stamp duty burden considerably lighter than newer projects nearby.

✔

About a 5–15 minute drive to the Causeway and the city centre, with easy access via the Inner Ring Road and EDL

The project adjoins the Inner Ring Road, the Pasir Gudang Highway and the North-South Expressway. Official property materials state 5 minutes to the Causeway and Johor Bahru city centre, but that is a driving estimate outside peak hours, and actual journey times in the morning and evening peak will be longer, so drive the route yourself at commuting times. Public transport options towards the Danga City Mall KTM station and the JB Sentral bus terminal are also nearby, which counts in your favour with tenants who do not drive.

03
✔

Over 20 years old, so the management and actual maintenance condition have been market-tested

More than 20 years since development, meaning lifts, water pumps and external wall waterproofing have most likely been through at least one major overhaul cycle (whether that work was done properly must be verified on site, see the risks section). Compared with a new project, an older project lets you ask current residents and the management office directly about what living there is actually like, real maintenance costs and the quality of the management team, rather than imagining it from sales material. For owner-occupier buyers, that reduces information asymmetry.

Malls and supermarkets within the same Taman Bayu Puteri area, reachable on foot or in a short drive

Taman Bayu Puteri, where the project sits, is an established neighbourhood with basic facilities such as a mini-market and barbecue area nearby, and Mid Valley Southkey, KSL City Mall and Plaza Pelangi are all within a 5–10 minute drive. Daily shopping and dining do not require long journeys, putting it closer to ready-made amenities than outlying emerging development areas.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

First-time buyers on a tight budget looking to get on the ladder

Budget RM300,000–400,000, able to accept a condominium over 20 years old

With total prices from about RM350,000, this is among the lowest entry thresholds for a completed condominium in the area, suiting buyers who put the down payment burden first and are not yet chasing new-project facilities. Be prepared for possible maintenance fee increases or special levies in future years, and set aside a separate budget for renovation and repairs rather than committing all cash flow to the monthly instalment.

2

Medium to long-term rental investors who value commuting access and want stable rent

Budget RM350,000–450,000, targeting local working tenants or commuters travelling to and from Singapore

The low total price keeps the monthly instalment manageable, and although the rental yield has fallen from 6.97% in 2024 to 5.83% in 2025, it remains at an acceptable level. Suited to treating this as a steady rental asset rather than a short-term trade. Before buying, recalculate the net return against the latest asking rents rather than carrying over figures from a few years ago.

3

Multi-generational households or large families buying to live in

Budget above RM400,000, needing a large layout

Some sources indicate the project has large layouts of up to 2,368 sq ft, which is an option for families needing more living space while staying within the northern Johor Bahru commuting belt. However, large layouts have a small sample and less liquidity than the standard 3-bedroom, so the negotiation period on resale may be longer. Before buying, look into actual transactions for comparable large layouts over the past 1–2 years rather than asking prices alone.

4

Not suitable for: buyers who want new-project facilities and low maintenance costs

Buyers who prefer full clubhouse-style facilities and a move-in-ready home with no concern about major repairs

Facilities here are limited to the basics such as a children's playground, mini-market and barbecue area, with no gym or infinity pool of the kind common in new projects, and the building is over 20 years old, so uncertainty over future major repairs and special levies is higher than for a new project. If you place more weight on the breadth of facilities and on not having to worry about the sinking fund in the near term, look first at newer projects.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠At over 20 years old, the hidden bill for lift and water pump overhauls will eventually land on owners

Bayu Puteri 1 was completed in 2004 and is now over 20 years old, the oldest phase in the Bayu Puteri series. Lift and water pump systems in Malaysian high-rise buildings generally have a design life of about 20–25 years, and refurbishing or replacing one lift in Malaysia typically costs between RM150,000 and RM300,000. If a block has several lifts needing replacement at the same time, the share falling on each unit could be a special levy of several thousand to over ten thousand ringgit. If the sinking fund has been under-provisioned over the years, owners will have to find that money at short notice.

✓ Before buying, ask the JMB / MC management office directly for the last two years of financial statements, confirm the sinking fund balance and the year and funding source of the most recent lift or water pump overhaul, and ask whether any major repair or special levy is already under discussion for the next 1–2 years.

⚠The remaining term on the leasehold title directly determines your loan tenure and loan margin

This project is leasehold, and public sources do not state the specific expiry year. When approving a mortgage, banks generally require at least 20–25 years remaining on the title at the end of the loan tenure. The shorter the remaining term, the shorter the tenure available and the heavier the monthly instalment. If the remaining term is below a bank's threshold, the loan margin (LTV) may be reduced or the application rejected outright, which directly affects the total price and down payment you can afford.

✓ Have a conveyancing lawyer obtain the title particulars from the land office (Pejabat Tanah) and confirm the lease grant date and expiry date for the land. Before applying for a mortgage, ask the bank what maximum tenure and loan margin it will give on that remaining term. Do not wait until the S&P is signed to discover the tenure has been cut.

⚠Ageing pipework and waterproofing are entering the high-leak phase, with refurbishment costs shared by all owners

In a 20-year-old condominium, the external wall waterproofing and common-area pipework have most likely already entered, or are about to enter, their peak repair period, particularly seepage at the roof level, the basement and external wall joints. Once it occurs, it usually requires wholesale refurbishment rather than a patch repair, and the cost again falls on the maintenance fund or a special levy. If you buy on a middle or upper floor, a seepage dispute next door could also affect the finishes in your own unit.

✓ When viewing, look closely at ceilings and wall corners for water stains or mould, ask the seller and the management office whether the unit and the block have a history of seepage repairs, and check whether the management office has a written programme of regular external wall inspection and waterproofing renewal.

⚠Public sources disagree on the total unit count and the developer, so verify against official documents before transacting

Public information on this project is inconsistent: some sources give a total of 266 units, while others (including StarProperty and iRumah) show 226 units, and developer records also point to it belonging, along with Bayu Puteri 2 and 3, to Iskandar Waterfront City Bhd (formerly Tebrau Teguh Berhad). A common problem with older projects is that early sales material, local records and later databases are out of sync with each other. If even the basic unit count and developer do not match, then further details such as strata title and common facility areas need to be verified item by item, to avoid buying a unit whose area or title does not match the official record.

✓ When your lawyer carries out the title search, have them also verify the total number of units in the development as registered at the land office, the strata title status and the developer's name. Do not rely on data from online property portals alone.

⚠Rental yield has fallen noticeably within a year, and subsale may also require a price cut to complete

iRumah data shows the project's rental yield falling from 6.97% in 2024 to 5.83% in 2025, a drop of nearly 1.1 percentage points, reflecting increased rental competition from comparable older projects nearby and rents failing to keep pace with prices. If you are an investor working backwards from rental income to the monthly instalment, this downward trend means cash flow is tighter than you assume, and the buffer available when you hit a vacancy or pressure to cut rent will be thinner.

✓ Count the current rental listings for Bayu Puteri 1 and the neighbouring Bayu Puteri 2 and 3 on PropertyGuru and iProperty to assess the level of vacancy competition, and recalculate cash flow on the conservative assumption that the unit is let only 80 to 90 percent of the time, rather than applying the asking rent across the full year.

How much does Bayu Puteri 1 cost on the resale market?

As at September 2026, Bayu Puteri 1 resale listings run RM365,000 to RM465,000, with a mid-market level around RM415,000 and transacted PSF of RM404–474. Whole-unit rents run RM2,150 – RM2,150 a month. That is a gross yield of about 6.2% — gross, so after maintenance, assessment, quit rent, insurance and vacancy, net yield is typically 0.8–1.2 points lower.

Is Bayu Puteri 1 freehold, and can foreigners buy?

Bayu Puteri 1 is Leasehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).

When was Bayu Puteri 1 completed and who built it?

Bayu Puteri 1 was completed in 2004 and is occupied resale stock: — block(s), — storeys, 266 units (the block and storey counts are left blank rather than guessed: KPKT TEDUH has no registration record for a 2004 scheme of this name, the completion year sitting close to the lower edge of that database, and the two third-party sources contradict each other — StarProperty records 15 storeys and 226 units, while iProperty records 2 blocks with 266 plus 265 units, a total of 531, and no storey count. The unit counts differ by more than double, so neither source can be relied on; ask the management office for the strata roll if you need the figure confirmed). What layouts does Bayu Puteri 1 have?

1 layout: Standard unit 3+1 bedrooms area not verified (3BR). I can supply the developer’s official floor plans — WhatsApp me the layout you want to see.

What is the maintenance fee at Bayu Puteri 1, and what facilities are there?

This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed before 2012 mostly fall in RM0.15–0.31 (typical RM0.25). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. This page’s layout areas are not yet verified, so no monthly figure is estimated; the above is a comparable range, not this project’s billed rate. As for single sources: DurianProperty’s project page reads “Maintainance Fee : RM150” and StarProperty’s reads “Maintenance Fee: From RM150” — both undated, identical, most likely drawn from the same stale record, and neither states the floor area they apply to, so they are a lead only and remain unverified. Eight agent sale listings (904–1,131 sq ft) checked separately mention no fee at all. Ask the management office for the latest fee notice and the audited accounts. Facilities include: BBQ area, Mini market, Children’s playground, 24-hour security.

Who is Bayu Puteri 1 suitable for?

Budget-conscious first-time buyers; Tenants who want to be close to the city centre and public transport

What are the risks of buying at Bayu Puteri 1?

Old building (over 20 years); Leasehold title; Little transparency on the developer and facilities; shared facilities are comparatively dated

What malls, schools and hospitals are near Bayu Puteri 1?

Malls: Danga City Mall, JB City Square. Schools: SK Tebrau Bakar Batu (nearest national primary), Foon Yew High School (Chinese independent secondary, Stulang Laut main campus), SMK Sri Tebrau (national secondary), SMK Taman Pelangi (national secondary), SJK(C) Foon Yew 1 (nearest Chinese primary). Hospitals: Columbia Asia Hospital – Tebrau (private, Kota Southkey), Klinik Kesihatan Tebrau (government clinic, Taman Sri Tebrau), Hospital Sultanah Aminah (state public general hospital), KPJ Johor Specialist Hospital (private specialist).

Online sources give two versions of the total unit count, 226 and 266. Which is correct?

This is exactly the kind of data inconsistency common with older projects. Two independent sources, StarProperty and iRumah, both record 226 units, but other sources state 266. Until you have seen the official strata title or land office record, it cannot be confirmed from property portal data alone. Before buying, have your lawyer verify the officially registered total number of units during the title search stage, which will also confirm whether the share units attributable to your unit match the information you were given.

Who is the developer of this project? Is it the same as Bayu Puteri 2 and 3?

Several third-party property databases (such as iRumah) list Bayu Puteri 1, 2 and 3 as projects under the same developer, Iskandar Waterfront City Bhd (formerly Tebrau Teguh Berhad), while other sources have no developer record for Bayu Puteri 1. Since the project was completed more than 20 years ago, the developer's current position has limited bearing on an older project whose titles have been delivered, but before signing the SPA it is still advisable to have your lawyer verify that the seller's chain of title is consistent with the original developer record, so there is no break in that chain.

The rental yield has fallen. Does that mean this area is no longer worth buying into for rental?

Not as a blanket conclusion. A yield falling from 6.97% to 5.83% more likely reflects increased supply from comparable older projects and rents failing to keep pace with rising prices, rather than demand disappearing. This area is close to the city centre and convenient for commuting to Singapore, so long-term rental demand remains. It does mean, however, that you can no longer budget on the high yield assumptions of a few years ago. Before buying, recalculate using current actual asking rents on a conservative yield net of vacancy and the maintenance fee, so you do not overstate cash flow.
