The table shows the current resale price band and rent band for each layout. Mid-market sits around RM592,500, the top of market reaches RM825,000 — within one layout the spread comes down to floor, facing and condition.

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM303–629 psf; this page uses RM364–755 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What actually gives D'Pristine @ Medini its value
Located in Medini, one of the few areas in Malaysia with no minimum price threshold for foreign buyers
Medini is a 2,230-acre special zone within Iskandar Puteri, master-developed by Medini Iskandar Malaysia Sdn Bhd under Khazanah Nasional, with its legal standing derived from the IRDA Act 2007. Within this zone, brand-new strata property purchased from the developer is exempt from Johor's RM1 million minimum price threshold for foreign buyers, an arrangement not available elsewhere in Johor, including neighbouring Puteri Harbour and Bukit Indah. Note carefully: the scope of this exemption is disputed, and whether it applies equally to subsale must be verified case by case (see the risks and FAQ).
Gleneagles Medini and Mall of Medini are within walking distance, with Legoland next door
The project sits on Lebuh Medini Utara, within Medini's core amenity cluster: Gleneagles Hospital Medini (a 300-bed private hospital under IHH Healthcare), Mall of Medini and Legoland Malaysia Resort (opened 2012, the first Legoland in Southeast Asia) are all in the same area. One PropertyGuru resident review addresses this specifically: "For us with older family members, having medical facilities close by is reassuring. A short walk or quick ride takes us there for appointments or checkups."
1,182 units across two towers, a large scheme by Medini standards in listing terms
The project has 1,182 units in two towers, completed in 2017. PropertyGuru currently shows 61 sale listings and 174 rental listings, giving it one of the deeper rental markets among Medini projects. That matters in practice for buy-to-let purchasers: there are plenty of rental comparables and no shortage of reference points when finding tenants. The flip side is intense competition (see the risks).
Just over 10 minutes' drive to the Second Link, Medini's core transport advantage
The Medini area is far closer to the Second Link (Tuas) than to the Causeway. Using nearby Medini Signature as a reference, Rome2Rio gives a driving distance of about 16 km and about 11 minutes. This is an entirely different commuting logic from the Johor Bahru city centre projects sold on the RTS and the Causeway. This area serves people working in western Singapore (Jurong, Tuas) and people employed locally in Medini.
PropertyGuru overall rating 4.8/5, with reviews highlighting walkability and proximity to the hospital
The project has an overall rating of 4.8/5 on PropertyGuru (3 reviews). The three focus respectively on lake views and morning walks, medical facilities next door, and walkable access to malls and groceries. One states: "The location is incredibly walkable, from cafes to grocery stores. I often stroll to the nearby malls for errands or a quick bite." Note that all three were published on the same day, 16 February 2026, so the sample is concentrated and of limited reference value.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Foreign buyers with a budget below RM1 million looking to buy in Johor
Medini is the only location in Johor where a foreigner may be able to buy below RM1 million, and that is this project's core value. But the published exemption applies to brand-new strata property purchased from the developer, and whether it extends to subsale must be verified case by case. Obtain written legal advice before paying a deposit, and write a clause into the contract providing for full refund if state consent is refused. Also build the 8% stamp duty and the minimum RM30,000 state consent fee into your total cost from the outset.
Owner-occupier families living with elderly parents who prioritise proximity to a hospital
Gleneagles Hospital Medini (300 beds) is within walking distance to a few minutes' drive, with Mall of Medini and Legoland alongside, and two of the resident reviews name both of these points. It suits families with elderly parents or children. What you have to accept is the loan tenure constraint that comes with leasehold, and the fact that Medini as a whole is still absorbing its historical supply. View on a weekday evening and count the lit windows.
Buy-to-let buyers targeting EduCity students and staff
EduCity (305 acres, hosting more than six tertiary institutions) is a 5–10 minute drive away, and term-based rental demand is one of the few predictable sources of long-term lettings in Medini. The project's 174 rental listings mean the market has depth, but also that competition is intense; EdgeProp's implied yield of just 4.54% is at the lower end for this area. Check actual rents for the same size band on mudah.my before setting your price, rather than using an agent's estimate.
Not suitable for: anyone needing a high loan margin to buy a SOFO unit
This project includes SOFO (Small Office / Home Office) units, which banks usually treat as commercial property: margins are commonly 60–70%, tenures are shorter and rates may be higher, and the remaining leasehold term compresses the tenure further. Confirm first whether the unit you are viewing is registered as a "serviced apartment" or a "SOFO", then take that classification to the bank and ask what they will actually lend, rather than discovering your deposit is short after signing the SPA.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Medini is leasehold (a 99-year private lease structure), and the remaining term directly determines your loan tenure
The PropertyGuru project page lists this project's tenure as Leasehold. Medini's ownership structure differs from ordinary 99-year state leasehold: the land is held by Iskandar Investment Berhad (IIB), then granted on a 99-year lease to Medini Land Sdn Bhd, on top of which the developer sells strata units under a Private Lease Scheme. Taking nearby The Meridin @ Medini as an example, its 99-year term runs from 15 April 2013 to 14 April 2112 (as recorded in a court judgment). The practical effect on your wallet: Malaysian banks assess loans on how many years remain on the title at loan maturity, and in practice most require 20–30 years or more remaining at that point. The shorter the lease, the shorter the loan tenure approved, the higher the monthly instalment, and the lower the loan margin may be pushed.
⚠The "no minimum price" exemption for foreigners does not necessarily apply to subsale
Public sources consistently state that Medini's minimum price exemption for foreign buyers applies to brand-new strata property purchased from the developer. As to whether the exemption survives on subsale, industry guidance generally states that it depends on the individual project and title status and must be confirmed by the conveyancing lawyer, and warns that the exemption is a policy arrangement that may be revised. Separately, state consent from the Johor state government is required regardless of whether the property is new or subsale; the exemption removes the price threshold, not the approval. The practical effect on buyers is direct: if you are a foreigner and assume you can buy a Medini subsale at RM500,000, only to be told the RM1 million threshold applies, the transaction stalls outright, and whether your deposit is recoverable depends on how the contract is drafted.
⚠Cost stack for foreigners in 2026: 8% stamp duty plus a 3% state consent fee (minimum RM30,000)
Both hard costs were raised in 2026: stamp duty on the MOT for non-citizens is a flat 8% from 1 January 2026 (previously 4%); the Johor foreign purchase consent fee rose from 2% (minimum RM20,000) to 3% (minimum RM30,000) from 1 July 2025 under PTG Johor Circular No. 1 of 2025, calculated on the higher of the JPPH valuation or the transacted price for subsale. The minimum amount is the crux: on a transacted price of RM450,000, common in Medini, 3% is only RM13,500, but the minimum RM30,000 is charged instead, which equals 6.7% of the price. Add the 8% stamp duty and these two items alone come to about 15% of the transacted price, a higher proportion than buying a RM1 million property in Kuala Lumpur.
⚠Medini's history is one of oversupply: occupancy rates in some projects fell below 40%, and subsale prices ran 15–30% below launch prices
Between 2012 and 2017 a large volume of speculative development flooded into Medini, with developers launching simultaneously and selling heavily to foreign buyers from Singapore, China and Japan. The result was supply arriving well ahead of demand: occupancy rates in some projects fell below 40%, subsale prices dropped 15–30% below launch prices, and some foreign owners, unable to let their units and running negative cash flow, stopped paying maintenance fees and simply abandoned the units, creating management difficulties for the JMB. The situation has improved by 2026 (new launches have slowed, EduCity has matured, and JS-SEZ provides a narrative), but it has not disappeared. The practical effect on buyers: Medini risk must be checked building by building, not judged from the area average.
⚠The project includes SOFO units, whose financing and resale terms are worse than pure residential
D'Pristine's product mix includes SOFO (Small Office / Home Office) units. Banks generally treat SOFO as commercial property: the loan margin is usually lower than for residential (commonly 60–70% rather than 90%), the tenure is shorter and the rate may be higher. The buyer pool is also smaller on resale, since a SOFO is neither a standard home nor a standard office. Many of the 174 rental listings for this project on PropertyGuru are precisely these small-format units. The practical effect on buyers: you may need to prepare 10 to 20 percentage points more deposit than expected.
⚠174 rental listings against 61 sale listings puts rental bargaining power entirely with tenants
PropertyGuru shows 174 rental listings and 61 sale listings for this project; rental listings are nearly three times the sale listings. Against 1,182 units, roughly 15% of the stock is looking for a tenant. At the same time, EdgeProp's implied rental yield for this project is only 4.54%, clearly below nearby Medini Signature (5.8%) and 1Medini (5.4%), usually because the purchase price is relatively high while rents cannot be lifted. The practical effect on buyers: do not model on the rental estimate given by the developer or agent, use the lowest of the units actually on the rental market.
What else is there around Iskandar Puteri / Medini?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. This page does not list layout areas, so no monthly figure can be estimated from them. One single source: a September 2026 sale listing quotes about RM260 a month for a 771 sq ft unit (about RM0.34 psf), while another listing for the same project only states RMTBC — unverified, treat as provisional. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Swimming pool, Gym, Business centre, Retail podium.

I am a foreigner. I have heard there is no RM1 million threshold for buying in Medini. Does that apply to subsale as well?
Not necessarily, and this is the point agents most often get wrong in this area. The published policy position is that brand-new strata property purchased from the developer within the Medini special zone is exempt from Johor's minimum price threshold for foreign buyers, with the legal basis being the special zone arrangement under the IRDA Act 2007. As to whether the exemption survives on subsale, industry guidance generally states that it depends on the individual project and title status and must be confirmed by the conveyancing lawyer, and warns that the exemption is a policy arrangement that may be revised. Two further points to be clear on: (1) the exemption removes the price threshold, not the approval; state consent from the Johor state government is still required, commonly taking 1–3 months in 2026; (2) stamp duty is not exempted, and for non-citizens it is a flat 8% from 1 January 2026. In practice: obtain written legal advice covering this unit, a subsale transaction and your nationality before paying a deposit, and add a clause providing for full refund if consent is refused.
When does Medini's 99-year lease start running, and will it affect my loan?
It will, and what it affects is your monthly instalment. Medini's ownership structure is as follows: the land is held by Iskandar Investment Berhad (IIB) and granted on a 99-year lease to Medini Land Sdn Bhd, and the developer then sells strata units under a Private Lease Scheme. The commencement date varies by project. Taking nearby The Meridin @ Medini as an example, a court judgment records its 99-year term as running from 15 April 2013 to 14 April 2112. Banks assess on how many years remain on the title at loan maturity, and in practice most require 20–30 years or more remaining at that point; the shorter the lease, the shorter the approved tenure and the higher the monthly instalment. So have a conveyancing lawyer run a title search to obtain the exact start and end dates for that unit, then take them to two or three banks for their actual terms. Do not accept the line that "it is 99 years, that is plenty".
Online sources say D'Pristine has a median of RM674 psf, but other material says RM303–629 psf. Why the difference?
Because the sample is too small. EdgeProp's RM674 psf is the median for transactions over the past 48 months, but the range it gives is only RM667–674 psf, a range so narrow, just 7 ringgit, that the median clearly rests on a very small number of transactions and has limited representativeness. The historical extremes on the same page are more useful: a 377 sq ft unit transacted at RM1,835 psf in April 2017 (the peak in the year of handover), and a 1,410 sq ft unit transacted at RM567 psf in September 2023. This project has 1,182 units across a wide range of sizes and includes both SOFO and serviced apartment products, so unit prices differ substantially between size bands and product types. The only reliable approach: ask an agent to pull actual transaction records for the same block, same product type, same size band, over the past 12 months, or run a title search yourself at the land office.
