Idaman Residence @ Nusa Idaman in 30 seconds
Idaman Residence @ Nusa Idaman is a freehold condominium in Taman Nusa Idaman, Johor Bahru, Malaysia, developed by UEM Sunrise Berhad and completed in 2015. It comprises 3 blocks, 18 storeys and 400 units. Address: Jalan Idaman 9, Taman Nusa Idaman, Iskandar Puteri (Nusajaya), Johor.
Layouts run 820 to 1,141 sq ft across 1 types. Resale asking prices are not yet verified — WhatsApp me for live quotes; Whole-unit rents are RM2,300 – RM2,650 a month (too few transaction samples to compute a yield). Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 820–1,141 sq ft layouts that works out to roughly RM220 – RM455 a month — an estimate, not a billed figure. One single source: an August 2026 listing for a 972 sq ft unit quotes RM290 a month (about RM0.30 psf), resting on one listing only — unverified. Ask the management office for the latest fee notice and the audited accounts.
Transport position: About 20–25 km to RTS Bukit Chagar

What Idaman Residence @ Nusa Idaman actually looks like
Each image is labelled as a photograph or a developer rendering. The gap between those two is where post-signing disappointment usually lives, so I will not pass one off as the other.

The developer’s own drawings — 4 official layouts
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

What actually gives Idaman Residence @ Nusa Idaman its value
Developed by UEM Sunrise, within the mature Nusa Idaman residential area
The PropertyGuru project page records: developer UEM Sunrise Berhad, freehold, Apartment (a standard apartment), completed in 2015. The project is at Jalan Idaman 9, Taman Nusa Idaman (EdgeProp records it as Off Persiaran Indah Utama), surrounded by landed housing that UEM Sunrise itself master-planned, rather than being a high-rise dropped alone onto vacant land. That is uncommon around Iskandar Puteri.
Registered as a standard apartment rather than a serviced apartment, with utilities and assessment at residential rates
PropertyGuru lists the product type as Apartment (a standard apartment), not the Service Residence classification common in the same area. The difference lands on the monthly bill: serviced apartments are usually built on commercial title, so electricity is billed at commercial rates (roughly 50% higher than residential), the minimum monthly water charge is about RM35/month commercial versus about RM6/month residential, and the assessment rate is typically 1.5–2 times that of a residential condominium. Billed at residential rates, this project can save several hundred to over a thousand ringgit a year — a significant proportion on a low-priced property.
Among the lowest transacted psf on this list, so a low entry price
The EdgeProp median of RM397 psf over the past 48 months, with a range of RM350–455 psf, is clearly below Sky Loft (RM481 psf), Sky View (RM506 psf) and Horizon Residence (RM439 psf) in the same area. Based on the common 900–1,400 sq ft layouts, total prices mostly fall between RM350,000 and RM550,000. For local first-time buyers or investors wanting a low-cost entry, this is one of the lowest thresholds in the area.
Freehold, so the tenure is not compressed
This project is freehold. Compared with neighbouring Medini projects built on a 99-year Private Lease Scheme, freehold means the loan tenure will not be compressed by the remaining term on the title, and on resale the buyer pool will not be trimmed by the question of how many years are left. Combined with the residential rates that come with a standard apartment, the holding-cost structure here is one of the cleaner ones on this list.
Implied rental yield of 6.23%, in the upper tier of this list
The implied rental yield of 6.23% given by EdgeProp is higher than Teega in Puteri Harbour (5.39%–5.64%), Medini Signature in Medini (5.8%) and 1Medini (5.4%). The reason is straightforward: the purchase price here is low while rents hold up — tenants are people working locally in Bukit Indah, Nusa Idaman and western Johor Bahru, so demand does not rest on a narrative.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Local first-time buyers on the tightest budgets
The EdgeProp median of RM397 psf is among the lowest on this list, and with freehold title plus the residential rates for utilities and assessment that come with a standard apartment, the holding-cost structure is the cleanest in the area. Suitable for local first-time buyers working around Bukit Indah, Nusa Bestari and SILC. What you have to accept is that at eleven years old the building is entering its major-repair period, and that there are no public resident reviews to consult — so make sure you check the financial statements yourself at the viewing.
Owner-occupiers who value residential rates and want to hold down fixed monthly costs
The project is registered as an Apartment rather than a serviced apartment, so electricity is billed at residential rates, the minimum monthly water charge is about RM6/month (against about RM35/month commercial), and the assessment is also at the residential band. On a low-priced property these differences represent a high proportion of the cost — many serviced apartments in the same area cost several hundred to over a thousand ringgit more a year. If you plan to live here more than ten years, that saving is real.
Cash-flow investors seeking local tenants and focused on yield
The EdgeProp implied yield of 6.23% is in the upper tier of this list, and tenants come from the local working population of Bukit Indah and western Johor Bahru rather than resting on a narrative. The unit count is settled — KPKT TEDUH registration 9913-13 records 400 units — so that is no longer the open question; what is still missing is the money: the maintenance fee rate per square foot and real transacted resale prices are not published anywhere, so ask the management office for the fee rate and the number of vacant units, ask an agent for recent transacted prices, then calculate net yield using the three lowest actual rents in the same size band on mudah.my.
Not suitable for: foreign buyers, and anyone betting on the RTS or a Singapore narrative
Foreigners are restricted by Johor's RM1 million threshold, and total prices here are far below it, so they cannot legally buy. The idea that Singaporeans will take the unit off your hands does not hold here either: the project is 20–25 km from the RTS and the Causeway, and it is not as close to the Second Link as Bukit Indah and Medini, so tenants and buyers are mainly local. Value it by working back from local salary levels, not from Singapore purchasing power after currency conversion.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Large layouts are a price black hole: a 2,239 sq ft unit once transacted at RM223 psf
EdgeProp records the project's historical low as a 2,239 sq ft unit transacted at RM223 psf in March 2024, while a 1,399 sq ft unit transacted at RM600 psf in November 2025 — the same building, a 2.7-times difference in psf. The buyer and tenant pool around Nusa Idaman is mainly mid-to-low budget; units above 2,000 sq ft carry a high total price and cannot command proportionate rent, so the price per square foot is pushed extremely low. What this actually means for you: buying a large layout, you think you are getting a cheap psf, but when you sell the buyer pool may be so small that you wait one to two years, and the next buyer will use that RM223 psf transaction to beat you down.
⚠Zero resident reviews on PropertyGuru, so management quality cannot be checked at all
This project has 0 reviews on PropertyGuru — no resident has publicly written about living there. On top of that, the project sits inside Nusa Idaman rather than on a trunk road, so you cannot see the actual condition by driving past. What this actually means for you: lift waiting times, leaks, parking discipline, how quickly the management office responds, and the upkeep of common facilities can only be assessed by going there yourself, with no third-party information to cross-check against.
⚠No published maintenance fee rate or sinking fund balance, so the levy risk cannot be worked out
The unit count itself is no longer in doubt: KPKT TEDUH registration 9913-13 records this project as 400 units over 18 storeys, in three blocks A, B and C of roughly 120–123 units each (the 42 units circulating online is bad data — it is the incomplete figure for a single block). With the denominator settled, the 55 sale listings are about 14% and the 39 rental listings about 10%, both within normal range. What genuinely cannot be worked out is the money: the maintenance fee rate per square foot, the current sinking fund balance and the fee collection rate are nowhere in public — and those are the numbers that decide your monthly cost and your share of any major works. A building with a 2015 CCC is now ten years old, so the facade, lifts and water pumps are entering their first major-repair cycle; if the sinking fund falls short, the shortfall is levied back onto every unit by share units.
⚠Not close to the RTS, the Causeway or the Second Link, so the commuting position is unclear
The project is about 20–25 km from Bukit Chagar RTS station and the Causeway checkpoint (a 25–30 minute drive), roughly a 15–20 minute drive from the Second Link, and roughly a 5–10 minute drive from the Bukit Indah commercial area. In other words, it is neither a first choice for Singapore commuters (Bukit Indah and Medini are closer to the Second Link) nor an option for city-centre commuters. Its position is as a high-rise inside the Nusa Idaman residential area, with tenants and buyers who are mainly local. What this actually means for you: do not value it on the logic that Singaporeans will take it off your hands.
⚠Eleven years old, entering the period when maintenance spending climbs
The project was completed in 2015, so by 2026 it is eleven years old. High-rise residential buildings face lift overhauls or replacement, water pump replacement, repainting of the external facade and re-waterproofing of the pool between years 10 and 15. That money comes out of the sinking fund; when the sinking fund is short, management can only raise the maintenance fee or impose a special levy on owners, and a new owner pays it just the same. If the actual unit count here is on the low side (see the point above), the levy per unit will be higher still.
⚠Foreigners are restricted by Johor's RM1 million threshold and cannot buy at this price point
The project is in Taman Nusa Idaman, not within the Medini zone, so the Medini exemption from the minimum price for foreign buyers does not apply — foreigners must meet Johor's RM1 million minimum purchase price for residential property. The project's median transacted price is only RM397 psf, and on the common layouts total prices mostly fall between RM350,000 and RM550,000, far below the threshold. Costs have also risen in 2026: MOT (memorandum of transfer) stamp duty for non-citizens is a flat 8% from 1 January 2026, and the Johor state foreign-investment approval fee is 3% with a minimum of RM30,000 from 1 July 2025.
What else is there around Iskandar Puteri / Medini?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Idaman Residence @ Nusa Idaman is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.
The 13 questions buyers ask me most
How much does Idaman Residence @ Nusa Idaman cost on the resale market?
Public listing samples for Idaman Residence @ Nusa Idaman are currently thin, and I will not publish a band I cannot stand behind. I can pull the actual asking prices of units on the market now — WhatsApp me your target layout and budget.
What are rents and yields at Idaman Residence @ Nusa Idaman?
Whole-unit rents run RM2,300 – RM2,650 a month. There are too few public transaction samples to compute a yield I would stand behind, so I am not printing one. Tell me your budget and I will work it out from the transactions I hold.
Is Idaman Residence @ Nusa Idaman freehold, and can foreigners buy?
Idaman Residence @ Nusa Idaman is Freehold. Foreigners may buy subject to Johor’s minimum purchase price for foreign buyers. Residential title and commercial title (serviced apartment / SOHO) fall under different rules — have your lawyer confirm which applies before booking. From 2026 foreign-buyer stamp duty is 8%, plus Johor’s 3% consent levy (minimum RM30,000).
When was Idaman Residence @ Nusa Idaman completed and who built it?
Idaman Residence @ Nusa Idaman was completed in 2015 and is occupied resale stock: 3 blocks, 18 storeys, 400 units (KPKT TEDUH registration 9913-13, registered as “FASA 8C (IDAMAN RESIDENCE)”, CCC issued 30 June 2015). Developer: UEM Sunrise Berhad. A large listed Malaysian developer (Bursa Malaysia: UEMS), with projects including the Puteri Harbour master plan, Teega and Almãs, and a good reputation.
How is transport at Idaman Residence @ Nusa Idaman, and how far is the checkpoint?
About 20–25 km to RTS Bukit Chagar; not yet verified (not stated separately); About a 20-minute drive to the Second Link; about a 5–10 minute drive to Bukit Indah

1 layout: Standard layout (2-4 bedrooms) 820-1141 sf (TBC). Areas run 820 to 1,141 sq ft. I can supply the developer’s official floor plans — WhatsApp me the layout you want to see.
What is the maintenance fee at Idaman Residence @ Nusa Idaman, and what facilities are there?
This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. Applied to this page’s 820–1,141 sq ft layouts, that works out to roughly RM220 – RM455 a month; this is an estimate, not a billed amount. One single source: an August 2026 listing for a 972 sq ft unit quotes RM290 a month (about RM0.30 psf), resting on one listing only, so it remains unverified. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Swimming pool, Gym, Futsal court, Indoor and outdoor multipurpose halls.
Who is Idaman Residence @ Nusa Idaman suitable for?
Budget-conscious local family owner-occupiers; Buyers who need larger layouts (2–4 bedrooms)
What are the risks of buying at Idaman Residence @ Nusa Idaman?
Relatively far from the Singapore commuting links (the Second Link and RTS), so not a first choice for international tenants or investors
What malls, schools and hospitals are near Idaman Residence @ Nusa Idaman?
Malls: Taman Nusa Bestari, The Bukit Indah retail area (AEON Bukit Indah is about a 10-minute drive). Schools: SJK(C) Ming Chih (Chinese primary, Horizon Hills), Marlborough College Malaysia (British international), SK Taman Bukit Indah (national primary), SMK Taman Bukit Indah (national secondary), SK Taman Nusa Perintis (national primary). Hospitals: Columbia Asia Hospital – Iskandar Puteri (private; lists this area in its own catchment), Klinik Kesihatan Bukit Indah (government clinic), Gleneagles Hospital Medini Johor (private general), Hospital Sultanah Aminah (state public general hospital).
How many units does Idaman Residence have?
400 units, and that is confirmed by the Ministry of Housing (KPKT) TEDUH register — registration number 9913-13, project name FASA 8C (IDAMAN RESIDENCE), registered as an 18-storey apartment/condominium with 400 units, CCC dated 30 June 2015, licensed developer Nusajaya Development Sdn Bhd. Working back from the unit numbering it is three blocks, A, B and C, of roughly 120–123 units each, which adds up to exactly 400. The "42 units" circulating online is bad data — it is the incomplete figure for a single block, and the EdgeProp and PropertyGuru project pages both still carry it. Using 400 as the denominator: the 55 sale listings on PropertyGuru are about 14%, a healthy range, and the 39 rental listings about 10%. Before placing a booking it is still worth asking the management office (JMB/MC) for the current number of vacant units and the maintenance fee rate per square foot — neither of those is published.
Why is Idaman Residence's transacted psf so much lower than the rest of the area?
It is mainly location and product positioning, not a quality issue. The project sits inside Taman Nusa Idaman, not in the core of the Bukit Indah commercial area, and not in a location with a narrative like Medini or Puteri Harbour; tenants and buyers are almost all local, so prices are set by local salary levels. The EdgeProp median of RM397 psf over the past 48 months, with a range of RM350–455 psf, is indeed the lowest tier against Horizon Residence (RM439 psf), Sky Loft (RM481 psf) and Sky View (RM506 psf) in the same area. Seen the other way, its implied rental yield of 6.23% is also among the highest on this list — the purchase price is low while rents hold up. For buyers whose objective is cash flow, that is not a drawback; for buyers expecting capital appreciation, be clear that there is no external narrative here to push prices up.
Is this a standard apartment or a serviced apartment? How much difference does it make to my costs?
PropertyGuru lists the product type as Apartment (a standard apartment), not Service Residence (a serviced apartment). The difference is paid every year: serviced apartments are usually built on commercial title, so electricity is billed at commercial rates (roughly 50% higher than residential), the minimum monthly water charge is about RM35/month commercial versus about RM6/month residential, and the assessment rate is typically 1.5–2 times that of a residential condominium. On a unit with a total price of RM400,000, those differences can amount to several hundred to over a thousand ringgit a year, which is no small proportion of rental income. In practice, though, the actual classification on the assessment bill and the electricity bill governs — at the viewing, ask the seller for the most recent assessment bill and the last three months of TNB electricity bills to check, rather than relying on the website classification alone.
