These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM377–622 psf; this page uses RM452–746 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Midas @ Seri Alam actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.

Project visuals published by the project architect ONG&ONG Pte Ltd (ong-ong.com); copyright ONG&ONG Pte Ltd.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
Official drawings for all 3 layouts — I request them for you
Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM950 to RM2,150 a month
Whole-unit gross yield runs about 4.1%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

What actually gives Midas @ Seri Alam its value
1,609-unit large development with a three-storey commercial podium and one-stop amenities
Midas @ Seri Alam consists of 7 blocks of 35 storeys with a total of 1,609 residential units, connected directly at the base to a commercial podium: a supermarket on level 1, a shopping mall on level 2, and a 5-hall cinema on level 3, plus 21 shop lots. For residents, groceries, cinema and daily shopping can all be done without leaving the development, and a built-in commercial component of this scale is uncommon among condominiums in the same area.
Freehold, with one of the lowest entry prices in the area
The project holds a freehold title, current listing PSF is about RM418–673, and prices start from RM210,000, making it one of the lowest entry-price projects in the area. For first-time buyers on a limited budget or investors positioning for the rental market, this entry level means lower capital pressure and a monthly instalment that is easier to cover.
7 blocks with different orientations and a wide range of layouts
The project offers 5 layout types: 462 studios, 845 2-bedroom units and 302 3-bedroom units, with sizes ranging from 431 to 904 sq ft. The 7 blocks face different outlooks including the golf course, greenery, Senibong Cove, or Kota Masai/the Johor River, so buyers can choose according to budget and view preference. The spread of layouts also gives a wider pool of buyers on resale than a single-layout project.
Dense concentration of education institutions supporting steady rental demand
The Bandar Seri Alam area contains 4 universities, a junior college, an arts school, a Japanese school, Excelsior International School and 8 primary and secondary schools, creating a stable base of student and teaching-staff rental demand. For investors buying primarily to rent out, this density of education institutions is an important factor supporting long-term occupancy.
Close to major highways, convenient driving within the area
The project is close to Pasir Gudang Highway and JB East Coast Highway, connecting to the Eastern Dispersal Link (EDL) towards the Causeway. Although it is some distance from CIQ itself, commuting within Pasir Gudang, Masai and Bandar Seri Alam is quite convenient, and the Masai central bus terminal also provides express and city bus connections.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Landlord investors targeting students and teaching staff
The 4 universities and several international schools in the area create a stable base of rental demand, and the RM210,000 entry price is in the lowest tier for the area, suiting investors targeting steady small-scale rental returns. Note, however, whether the low maintenance fee means upkeep will fall behind, and factor the industrial zone's air quality risk into your assessment of long-term tenant retention.
Young working first-time buyers on a limited budget
Both PSF and total price are in the lowest tier for the area, suiting first-time buyers early in their careers with tight budgets. What you have to accept is inconvenient commuting to Singapore, a building already more than 15 years old, and uncertainty about how the podium mall is trading.
Owner-occupier families who value one-stop amenities and do not mind the management complexity of a large development
With its own supermarket, mall and cinema, groceries and a film do not require leaving the development, which suits families who like having their daily life within the development. But a management scale of 1,609 units across 7 blocks means lifts, parking and common areas will be more crowded at peak times than in a smaller development, and you need to accept that trade-off yourself.
Not suitable for: buyers sensitive to air quality or needing to commute to Singapore daily
The Pasir Gudang industrial zone has a history of serious air pollution incidents, and although no incident of the same severity has occurred in recent years, the industrial zone remains in operation and the long-term risk cannot be entirely ruled out. The distance of about 22-25 km from CIQ also makes it unsuitable for buyers whose primary consideration is convenient border crossing.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠History of air pollution from the Pasir Gudang industrial zone, directly affecting rental confidence and resale discounts
Bandar Seri Alam sits next to the Pasir Gudang industrial belt. In March 2019, chemical waste was illegally dumped into Sungai Kim Kim, causing toxic fumes to be released, forcing more than a hundred schools in the surrounding area to close and sending thousands of students and residents to hospital with breathing difficulties, nausea and vomiting. In June of the same year, another air pollution incident occurred in the area and schools were closed again. The industrial zone remains in normal operation to this day. The practical impact for a buyer is this: if another air quality incident occurs in the area, you will see tenants leaving and viewing volumes dropping in the short term, buyers will use this history to push your price down in negotiation, and the resale discount could reach 10% or more, with the effect most pronounced on family tenants and buyers with children.
⚠Over 15 years old, and the management complexity of seven blocks and over a thousand units
Midas @ Seri Alam was completed in 2011 and is now more than 15 years old, with 7 blocks totalling 1,609 units, one of the largest management operations in the area. The maintenance fee stated officially for the project is only about RM0.22 per sq ft per month, which for a 700 sq ft 2-bedroom unit works out to roughly RM154 a month. Whether that rate is enough to cover lift maintenance, common-area cleaning and future facade and piping overhauls across 7 blocks and over a thousand units is open to question. If the sinking fund is inadequate, owners may face a one-off special levy running into the thousands of ringgit.
⚠The podium mall's trading performance is opaque, and the premium for having a mall downstairs may not materialise
Public information about the Midas commercial podium (supermarket, mall, 5-hall cinema, 21 shop lots) stops at the planning and opening stage, and no third-party data on recent actual occupancy, footfall or tenant trading performance could be found during verification. If actual occupancy is low or the cinema has closed, tenants will not necessarily pay the premium you paid for having a mall downstairs, and a commercial podium left vacant long term can also drag down the image of the whole building and the shared security and cleaning costs of the common areas.
⚠Some distance from CIQ, not suitable for daily cross-border commuting
The project is about 22–25 km from CIQ, with an official estimated drive time of about 30–35 minutes via Pasir Gudang Highway to JB East Coast Highway and onto the EDL. That is only an estimate under normal traffic conditions; with morning and evening peaks plus the queue at the checkpoint itself, the actual time is frequently far longer. If the core of your purchase decision is convenient commuting to Singapore, this distance will materially reduce your living experience, and it will also limit your future tenant pool to local office workers or students rather than the Singapore commuter segment, which can usually afford higher rents.
⚠Uneven quality of online listing data, with anomalies in rental figures
While compiling the basic data for this project, we found that some online rental listings contain obvious anomalies (one listing recorded a monthly rent as high as RM249,000, an extreme data-entry error, which has been removed in favour of a more reasonable market range). This shows that listing data quality for this project on the main property portals is uneven, and a buyer who bases pricing decisions directly on online asking prices could be misled by outliers and over- or under-estimate the actual market.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

What are the risks of buying at Midas @ Seri Alam?
Over 15 years old with a very large number of units, making management complex; Some rental figures are anomalous and need verification (an original listing rent ceiling of RM249,000 is an outlier or data-entry error, and has been removed in favour of a more realistic market range); If the mall underperforms it could affect the development’s image; Far from CIQ, making commuting to Singapore inconvenient
What malls, schools and hospitals are near Midas @ Seri Alam?
Malls: Tesco Seri Alam, Mydin Hypermarket, AEON Permas Jaya. Schools: SK Bandar Seri Alam (national primary, in-township), SMK Bandar Seri Alam (national secondary, in-township), SJK(C) Nam Heng Baru (Chinese primary, in-township), Foon Yew High School – Seri Alam Campus (Chinese independent secondary, in-township), Excelsior International School (Jalan Purnama). Hospitals: Regency Specialist Hospital, Hospital Penawar, KPJ Pasir Gudang Specialist Hospital.
How is the mall and cinema downstairs at Midas trading now?
Public information only covers the project's planning stage description – supermarket on level 1, shopping mall on level 2, 5-hall cinema on level 3, 21 shop lots – but no third-party data on recent actual occupancy, footfall or tenant trading performance could be found during verification. That means the mall's current trading position has to be verified by the buyer on site and cannot be taken entirely from sales material or website descriptions. When viewing, walk through on a weekday afternoon, count how many shop lots are actually trading, and confirm with the management office whether the cinema is still screening.
Does the Pasir Gudang air pollution problem still exist? Will it affect living here or renting out?
In March and June 2019, Pasir Gudang experienced two air quality incidents, caused by the illegal dumping of chemical waste (the Sungai Kim Kim incident) and by other pollution sources, leading to large-scale school closures and residents seeking medical treatment. These are real events that have already happened, not rumours. The industrial zone remains in normal operation, and although no incident of the same severity has occurred in recent years, this type of risk is structural and cannot be entirely ruled out as an area factor. If you or your family are sensitive to air quality, or you plan to rent the unit to families with children, check the Department of Environment (DOE) Malaysia's historical Air Pollutant Index before buying and ask neighbours in person what the situation is like day to day.
The maintenance fee is only RM0.22/sqft – is that enough? Will it be raised sharply later?
That rate is on the low side for the area, while the project is already more than 15 years old and is a very large development of 7 blocks and over a thousand units, so lifts, water pumps, external walls and other facilities will sooner or later enter a period of intensive repair. If the sinking fund accumulated over the years is inadequate, the general meeting is very likely to pass an increase in the maintenance fee or impose a one-off special levy to make up the shortfall, and there is no public data with which to estimate that additional cost in advance. Before buying, be sure to obtain the audited financial statements for the last two years from the management office and judge for yourself whether the current rate is sustainable, rather than treating RM0.22/sqft as a fixed cost that will not change.
