Condo vs Terrace vs Semi-D — Which to Buy?
Each type suits a different life stage, budget and plan. Here is how to match the property to how you actually live.
There is no single best property type — only the one that fits your stage of life, your family size and your longer plan. Let us compare the three most common choices in Malaysia.

Who each one suits
- Condo / serviced apartment — lower entry cost, lock-and-leave convenience, pool and gym, strong security. Ideal if you travel, rent out, or do not want to maintain a garden. You pay a monthly maintenance fee and share walls.
- Terrace (link) house — your own land title, more built-up space, room for a family and a car porch, little or no maintenance fee. The practical family default in Malaysia.
- Semi-detached — most of a bungalow’s space and privacy with only one shared wall, often in gated-guarded enclaves. A premium upgrade for larger families or those wanting land and prestige.

Frequently asked questions
Is a condo or landed property a better buy in Malaysia?
Condos offer lower entry cost, facilities and easy rental; landed homes offer land title, space and steady appreciation. The better buy depends on your budget, household and whether you want to live in it or rent it out.
What is the difference between a terrace and a semi-detached house?
A terrace shares walls on both sides in a row; a semi-detached shares only one wall with a neighbour, giving more space, privacy and a higher price.
Do condos have a land title?
No, condos and apartments come with a strata title, shared with other owners, rather than an individual land title like landed homes.
