- Connectivity — highways, public transport (MRT/LRT, the RTS Link for JB), and commute times to work.
- Amenities — schools, clinics, malls, markets, F&B, and daily conveniences nearby.
- Employment & economy — job centres, industrial or commercial hubs, and in Johor, the JS-SEZ draw.
- Future development — planned infrastructure, new transport lines and catalytic projects that lift an area.
- Liveability — greenery, safety, noise, and the general feel of the neighbourhood.
- Tenant & buyer demand — who wants to live here, which protects your rental and resale.
Red flags to watch
- Flood-prone — check history, especially in low-lying parts of Johor and the Klang Valley.
- Poor access — a single congested road in and out, or a long detour to the highway.
- Oversupply — too many similar units nearby can cap rents and resale.
- Declining surroundings — ageing, poorly maintained neighbouring developments.
