Freehold vs Leasehold — The Real Difference
One lasts forever, the other has a clock. Here is what each means for your loan, your resale, and your peace of mind.
This is one of the first terms every Malaysian buyer meets, and it worries people more than it should. Both are perfectly ownable homes — the difference is about time, flexibility and a few practical hoops.
Freehold (Pegangan Bebas)
You own the land indefinitely. There is no expiry, no reversion to the state, and transfers generally do not need state consent (foreigners aside). Freehold is easier to sell, easier to finance, and is usually priced at a premium for exactly that reason.
Leasehold (Pajakan)
You own the property for a fixed lease term — most commonly 99 years, sometimes 60 or 999. What matters is the remaining lease, not the original length. A fresh 99-year leasehold behaves much like freehold for daily living; a short remaining lease (say under 60–70 years) can make banks cautious on financing and buyers harder to find at resale.
