What Is a Bumi Lot?

You will see it in listings and SPAs. Here is what a Bumiputera lot means — and why it matters to both Bumi and non-Bumi buyers.

⚡ Quick answer: A Bumi lot is a unit reserved for Bumiputera buyers under state housing policy, often sold with a Bumi discount. A non-Bumi buyer generally cannot buy it, and even a Bumi owner usually needs state consent to release the Bumi status before selling to a non-Bumi. It is different from Malay Reserved Land, which is far more restricted.

Bumi lots come up constantly in Malaysian property, and they confuse buyers on both sides. Let us keep it clear and practical.

What it is

Developers are required to allocate a quota of units to Bumiputera buyers, frequently with a price discount set by the state. These are "Bumi lots." The reservation and any discount are policy conditions attached to the unit, recorded against the title.

What it means for you

  • If you are Bumiputera: a Bumi lot can mean a real discount — a genuine advantage. Just know that reselling to a non-Bumi later may need state consent to release the status.
  • If you are non-Bumi: you generally cannot buy a Bumi lot directly. On a subsale, the seller must first obtain release of the Bumi status from the state, which takes time and is not guaranteed.
  • Everyone: check the title and SPA for Bumi status and any restriction-in-interest before you commit — it affects who you can later sell to.
Do not assume a discount transfers. A Bumi discount attaches to the Bumi allocation; a non-Bumi buyer of a released unit typically buys at market terms, not the discounted price.
