Arus Nova at a glance
Arus Nova — marketed as Arus Nova Premium Suite — is a 12-storey block of fully furnished serviced suites, 158 on the developer's floor plans, on Jalan Tanjung Aru in Tanjung Aru, Kota Kinabalu, Sabah, by Fortress City Sdn Bhd (Aton Group) on a 99-year lease. It is a short-stay product dressed as a residence, and it helps to read it that way from the start. The developer's own floor plans put 158 suites on Levels 2 to 10: 117 of them are one 421 sq ft studio, another 16 are studios of 356 and 368 sq ft, and only 16 have two rooms. The building comes with a front desk, in-room housekeeping, a luggage room and a 24-hour laundromat — the furniture of a hotel, not of a condominium. On the other side of the ledger: there are 52 parking bays for the whole building, reached by a car lift, and the developer fact sheet states plainly that units do not come with a car park. If you are buying to live in with a car, that is the first question to settle. If you are buying a studio to let by the night near Tanjung Aru beach, the questions are who operates the pool of units, and on what terms — and neither is published yet.

Six things worth knowing before you view
Three are genuinely attractive. Three are the questions a studio buyer should ask before paying a booking fee.
Walking distance to Tanjung Aru beach
The developer's map puts the site on Jalan Tanjung Aru, between Tanjung Aru town and the Kinabalu Golf Club, with Tanjung Aru beach and Perdana Park just beyond. For a short-stay studio, that is the address that matters in Kota Kinabalu.
Built like a small hotel
Front desk, grand lobby, luggage storage, 24-hour laundromat, workout room, an indoor pool on Level 2 and a sunset bar on the roof. These are on the developer's own floor plans, not only in the marketing copy.
Handed over fully furnished
The developer states the suites are fully furnished. A separate furnishing and ID-items list exists; I will send it so you can see exactly what is included in your type before you compare prices.
52 bays for 158 suites
Parking is a car lift plus surface bays — 52 in total — and the fact sheet says units are sold without a bay. Fine for a let-by-the-night studio. A real constraint if you plan to live here with a car.
117 identical studios
Three in every four suites is the same 421 sq ft Type B. On resale or on a booking platform, your unit competes first with its own neighbours. The corner types (A, C, D) are the scarce stock.
Commercial property, operator not yet named
The developer fact sheet classes Arus Nova as commercial, not residential. Ask what that means for short-stay letting, whether commercial rates apply to electricity, water and assessment, and what margin a bank will lend. No operator has been named for the hotel-style services. Ask for the title wording and the operator's terms in writing: they decide what the unit can legally be used for, and who earns from it.
The whole building, decoded
The developer's floor plans let you count every suite, which is more useful than any brochure number. Level 2 carries 6 suites and the pool; Levels 3 to 10 carry 19 suites each — 6 + (8 × 19) = 158, which matches the developer's own unit table exactly. The developer fact sheet says 183 units and a business-press survey says 184, so either there are suites above Level 10 that are not yet drawn, or the higher figures count something else. I would rather show you the arithmetic than pick a number.
Six layouts, grouped by who they are for
Type B · 421 sq ft studio
117 suites, 421 sq ft, one bathroom with a separate WC and an alfresco ledge. Fourteen per typical floor, lined along both sides of the corridor, with five more on Level 2. This is the product Arus Nova is built around, and it is priced as a short-stay asset — press coverage puts the project between roughly RM1,143 and RM1,480 per square foot. The honest implication: your rental and resale competition is 116 identical units in the same building. Floor, view side and distance from the lift are what will separate yours.
Types E & F · 356 & 368 sq ft studios
Type E: 8 suites at 356 sq ft. Type F: 8 suites at 368 sq ft. Both have a shower room with a separate WC and their own alfresco, and both sit together at the far end of each typical floor next to the emergency stair and the Type D corner. These are the lowest-quantum entry points in the building. Sixteen units in total — one of each per floor from Level 3 to Level 10.
Type A · 565 sq ft large studio
9 suites at 565 sq ft — a studio a third bigger than Type B, with the same bath-plus-WC arrangement and a larger alfresco. One per floor from Level 3 upward, plus one on Level 2, each at the end of the corridor. If you want a studio that does not compete head-on with the 117 Type Bs, this is it.
Types C & D · 790 & 777 sq ft corners
Type C: 8 suites, a living suite plus two bedrooms, 1 bath and a WC, with an alfresco that wraps the corner. Type D: 8 dual-key suites — two studios behind one entrance, each with its own shower room and alfresco. The floor plate labels them 790 and 777 sq ft; the developer's unit table says 754 sq ft for both. The difference is almost certainly how much of the alfresco is counted, and it is exactly the kind of gap to close in writing before you sign. These 16 corners are the only units in Arus Nova with more than one room.

Taken from the developer's own level-by-level plans and facilities list. Where the plans and the marketing copy agree, I have listed the item once. There is no gym on its own floor and no outdoor pool — the pool is indoors on Level 2 — which is worth knowing if you are comparing against a resort-style condominium.

Where Arus Nova sits
On Jalan Tanjung Aru, 88100 Kota Kinabalu — on the developer's map, between Tanjung Aru town and the Kinabalu Golf Club, with Tanjung Aru beach, Perdana Park and the Kinabalu Yacht Club beyond, and the international airport to the south. The sales gallery is separately at Lot G-03A, Ground Floor, Vetro 11, Jalan Penampang, 88200 Kota Kinabalu.
The developer does not publish a street number or coordinate for the site, only an illustrated map, so the map above is set to Jalan Tanjung Aru rather than to a pin I cannot verify. The exact lot will be on your sale and purchase agreement.

Why there is no federal register table on this page
Peninsular project pages on this website carry a table read from teduh.kpkt.gov.my, the federal housing register — permit number, licensed developer, unit count, permitted price band, certified construction percentage.
Sabah is outside that register by design. Housing development in Sabah is licensed under Sabah’s own legislation and supervised by the state, not by the federal ministry, so a Sabah project will not appear there however you search.
What to ask for instead
Ask the developer, in writing, for its Sabah developer’s licence number and its Sabah advertising and sale permit number, with their validity dates. Neither was published on the material I could see for Arus Nova. They should appear on the brochure and in your sale and purchase agreement, and they should be verified with the Sabah state housing authority, not the federal ministry.
Read the sale and purchase agreement rather than assuming it mirrors the peninsular one. Delivery periods and late-delivery compensation are set by Sabah’s own rules. The developer’s end-2029 date is an estimate; the period in your agreement is what binds.
Foreign buyers
Sabah sets its own minimum price for non-citizens and runs its own consent process. Most Arus Nova suites sit well below any threshold I have seen quoted for Sabah, and some sit above the RM1,000,000 figure in the Bar Council’s state table. Get the current Sabah position, for your specific unit and price, from a Sabah conveyancing solicitor before you pay anything.
About Fortress City Sdn Bhd and Aton Group
The developer is Fortress City Sdn Bhd (company no. 1463346-M), named on the back cover of the developer brochure — with its address at Lot 4, 1st & 2nd Floor, Block A, Heritage Plaza, Jalan Lintas, 88300 Kota Kinabalu — on the official project site arusnova.com, on the developer fact sheet and in a Rahim & Co market survey published by The Edge. The project is marketed by Aton Group, which describes itself as a Sabahan real-estate group and lists Arus Nova among its ongoing projects. The Aton website does not itself name the Sdn Bhd, so the link between the two rests on those documents rather than on a statement from Aton — confirm the vendor name on your agreement.
Aton's published record is local and mostly mid-sized. Completed: Aru Suites, also on Jalan Tanjung Aru (completed 2020); Vetro 11, an 18-storey retail and commercial-suites block on Jalan Penampang, where the Arus Nova sales gallery sits; and Beaufort Pavilion. Ongoing: Banyan Valley, a 22-acre landed and high-rise scheme in Kolombong, with Aria @ Banyan Valley, and Serai Perdana. It also runs The Aru Hotel, and in 2025 announced a hospitality venture targeting around 1,000 rooms in Kota Kinabalu and Semporna over five years.
That hospitality arm is the most relevant fact here. Aton already builds and operates short-stay product on the same road, which makes it plausible that Arus Nova will be run as a managed suite pool. But no operator, rental arrangement or guaranteed return for Arus Nova has been published, and I will not describe one until it is in writing.
What has not been published: the Sabah developer's licence and advertising permit numbers (neither is printed in the brochure), the architect and main contractor, the operator, and any construction progress. I searched for delay litigation and winding-up actions against Fortress City and Aton and found none — which is no adverse record found, not a clean bill of health.
Frequently asked questions
Is Arus Nova a condominium or a hotel?
Legally, you will be buying a strata unit in a leasehold building. Practically, it is designed like a small hotel: a front desk, luggage room, housekeeping, laundromat, indoor pool and rooftop bar, with 133 of 158 suites being studios.
That distinction matters for three things: the title category, which determines whether short-stay letting is permitted; whether there will be a single operator running a rental pool; and how the maintenance charge is set.
The developer fact sheet answers two of them in outline: it classes the project as commercial, and it estimates the management fee and sinking fund at about RM0.50 per square foot. The operator has not been named. Ask for all three in writing before you book.
How many units does Arus Nova really have?
The developer's floor plans show 158 suites: six on Level 2 and nineteen on each of Levels 3 to 10. That total matches the developer's own unit table exactly.
The developer fact sheet says 183 units, and a business-press market survey says 184. The difference may be suites on floors not yet drawn, or a count that includes something other than suites. I cannot reconcile it from the published material, so I have used 158 — the number you can check yourself on the plans — and flagged the rest.
Do the units come with parking?
Not as a rule. The fact sheet states that units are sold without a car park, and the building has 52 parking bays in total, most of them reached by a car lift. For a short-stay studio that is normal; for owner-occupation with a car it is the first thing to resolve.
If you need a bay, ask whether any can be purchased or leased separately, and on what terms.
What are the prices at Arus Nova?
Business-press coverage of the quarter's launches put Arus Nova between about RM475,000 and RM1.063 million, or roughly RM1,143 to RM1,480 per square foot. That is the only published range I could trace.
Current prices vary by floor, view side and type, and I take the live price list directly from the developer. Send me the type and budget you have in mind and I will send you what is actually available.
Can a foreigner buy at Arus Nova?
Possibly, but Sabah is not the Peninsula, and I will not give you a threshold as though it were settled.
The Bar Council's state-by-state table records Sabah's minimum price for residential property bought by a non-citizen as RM1,000,000, which would exclude almost every suite here. A figure of RM600,000 for high-rise strata is also widely quoted. Serviced suites on commercial title may be treated differently again.
The only reliable answer is a written confirmation from the Sabah Lands and Surveys Department, obtained through a Sabah conveyancing solicitor, for the exact unit and price. Budget also for the flat 8% stamp duty on residential purchases by non-citizens since 1 January 2026.
When will Arus Nova be completed?
The developer estimates the end of 2029. That is an estimate on a fact sheet, not a contractual date.
What binds is the delivery period in your sale and purchase agreement and the compensation for late delivery set under Sabah's rules. Read that clause, and plan your financing around it rather than around a marketing year.
Which layout makes most sense?
It depends on what you are buying for, and the floor plans answer most of it.
For a let-by-the-night studio with the lowest entry price, Types E and F are the smallest keys. For a studio that does not compete with 116 identical neighbours, Type A is the only large studio and there are just nine. For something a family can use, only the eight Type C corners have two bedrooms. Type D gives two lettable keys behind one door.
Tell me whether you plan to live in it, let it by the night, or let it by the year, and I will lay the relevant types side by side with current prices.
What has not been published?
Still unpublished: the Sabah licence and advertising permit numbers; who the architect and contractor are; a finishes schedule; how far construction has got; who will operate the suites and on what terms; and why the fact sheet counts more units than the plans show.

Is Arus Nova freehold or leasehold?
Arus Nova is leasehold: the developer fact sheet states a 99-year lease, and classes the project as commercial rather than residential.
The lease start and expiry dates and the land title number are not in the brochure or the fact sheet. Ask for a copy of the title — the years remaining and the permitted use are what a bank and a later buyer will look at.
What is the maintenance fee at Arus Nova?
The developer fact sheet estimates the management fee and sinking fund together at about RM0.50 per square foot — about RM210 for a 421 sq ft Type B and RM395 for a 790 sq ft Type C, on the usual monthly basis.
It is an estimate made before completion, with no breakdown, and the final rate is set when the building is handed over. If the suites are run as a managed pool, ask what the operator charges on top.
