Six things about Aston Acacia’s shop offices worth knowing early
Three are reasons to look. Three are questions to settle before you do. All six come from the developer’s fact sheet and floor plans or the government register.
Built-in footfall of 622 households
The shops sit directly under two towers of 622 serviced apartments that received their CCC in November 2024. Your first customers live upstairs — a captive base that a standalone shop row on the edge of town doesn’t have.
Freehold commercial title
The developer’s fact sheet records the land as freehold, commercial category, 4.412 acres. For a business owner that means no lease to renew and no lease decay in the resale conversation — and commercial land-use from day one, so no conversion is needed.
In the middle of Bukit Mertajam’s school belt
Jit Sin Independent High School is 220 m straight-line from the register coordinates and SMK Convent Bukit Mertajam 520 m. Tuition centres, stationers and food outlets aimed at students and parents are the natural tenants here.
Level 2 is an office floor, not a shop floor
The upstairs units open onto an internal corridor above a level of apartment parking, with glass doors rather than shutters. They suit clinics, tuition and professional practices that run on appointments. Don’t buy one expecting walk-in retail.
Parking is shared, not owned
The fact sheet counts 118 commercial bays including 4 accessible bays, but no bay is tied to any unit. For a food outlet, check at lunchtime how many are actually vacant before you commit.
You fit out the air-conditioning and ventilation
No air-con ledge, no mechanical ventilation and no SMATV are provided. The developer says to follow the management office’s renovation guideline — ask for it before you sign, because it decides where condensers and kitchen exhaust can go.

Nineteen shop lots facing the frontage road and the surface car park, with roller-shutter fronts, a 2.93 m clear verandah and roughly 4.25 m to the underside of the beam. Every ground-floor unit gets three-phase 60A power. The two corners, G-1 and G-19, are 1,114 sq ft; the seventeen in between are 773 sq ft.

Level 2 · offices
Nineteen office units reached along a shared 2.84 m corridor, one floor above a level of apartment parking. Glass fronts instead of shutters, about 3.25 m to the beam. The two corners, 1-1 and 1-19, are the largest units in the scheme at 1,372 sq ft; corners get three-phase 60A, intermediates single-phase 60A. The drawings number these ‘1-x’ even though the brochure calls the floor Level 2.

Why the 38 shop offices aren’t on this list
The register is kept under the Housing Development Act, which covers housing accommodation. Both components list only serviced apartments — 311 units each, with A- and B-prefixed unit numbers — and not one G- or 1- prefixed unit. That matches the fact sheet: the shops are a separate commercial product in the same building, sold under their own agreement, so there is no government permit price band for them.
What that means for you as a buyer
Because the shops sit outside the housing register, the statutory Schedule G/H housing contract and the Tribunal for Homebuyer Claims don’t apply to them. Your protection is the sale agreement itself — the developer’s material shows a Fourth Schedule building description, so read that schedule and the delivery and defects clauses with your own lawyer.
The building is finished
Both components are reported 100% built, with the certificate of completion and compliance dated 28 November 2024 and vacant possession of the apartments on 13 December 2024. The shops share that structure, which is why this page files the project as completed rather than under construction.
The delivery clock ran long, then finished early
Phase 1 (4723-2) was sold on a 36-month Schedule H period from 1 December 2020, extended by 17 months to 53 months, giving a new date of 1 May 2025. The fact sheet’s ‘November 2024 / May 2025’ is that extension. The building actually reached CCC in November 2024, ahead of the extended date.
About Hua Yang Berhad
Hua Yang Berhad is a Bursa Malaysia-listed property developer that built its name on mid-market housing. Aston Acacia is developed through its wholly owned subsidiary Tinggian Development Sdn Bhd, which holds both the land title and the developer’s licence.
Hua Yang’s first Penang mainland project was Meritus Residensi in Seberang Perai, launched in January 2017. Aston Acacia followed in Bukit Mertajam: two towers of 622 serviced apartments on 4.4 acres, with Tower A launched in the first quarter of 2020 and a reported gross development value of RM269 million.
The shop offices are the last part of the scheme to reach the market, officially launched in the second quarter of 2023, when the towers above were already well advanced. That order matters: you can stand on the verandah today and see the finished building and the households it serves, rather than buying off a drawing.
What the developer hasn’t published for the shops is a price list, a handover date per unit or a tenancy mix. Ask for those in writing before committing — I can get them for you.

How many shop offices does Aston Acacia have?
38 in total, in the two-storey commercial podium: 19 shops on the ground floor (G-1 to G-19) and 19 offices on Level 2 (1-1 to 1-19). Numbers 4 and 14 are skipped, replaced by 3A and 13A.
Level 1 between them is apartment parking, so the shops and offices are not stacked as duplex units — each floor is sold separately.
Can a foreigner buy an Aston Acacia shop office?
Yes, at RM500,000 or more for a foreign individual. Penang sets its own floors: its Land and Mines Office guideline (updated 1 August 2024) puts strata units in Seberang Perai at RM500,000 for individuals and RM1,000,000 for foreign companies, and requires state consent, a 3% approval levy on commercial property, an RM20,000 application fee per title for an individual, and no resale for three years. Low-cost shops, stalls and service workshops are closed to foreigners altogether.
Malaysia’s flat 8% stamp duty for non-citizens from 1 January 2026 is written for residential property; a shop-office transfer is stamped on the ordinary commercial scale. No public price exists for these units, so send me the unit you like and I will check it against the RM500,000 floor first.
What sizes are the shops and offices?
Three sizes. 34 intermediate units of 773 sq ft (71.8 sqm, a 6 m by 11.96 m bay) — 17 downstairs, 17 upstairs. Two ground-floor corners of 1,114 sq ft (103.5 sqm) and two Level 2 corners of 1,372 sq ft (127.5 sqm).
Every unit has two toilets. The Level 2 corners are the only units that run 14.95 m deep.
Is Aston Acacia freehold?
Yes. The fact sheet records Lot 10263, Seksyen 4, Mukim Bandar Bukit Mertajam as freehold, commercial category, 4.412 acres.
The land is in the developer’s own name, Tinggian Development Sdn Bhd. Your lawyer’s title search remains the final word on any existing charge before transfer.
Is the building completed?
Yes. The government register shows the building 100% complete with its certificate of completion and compliance dated 28 November 2024, and the serviced apartments handed over on 13 December 2024.
The shops share that certificate. Handover arrangements for an individual shop unit are in its own sale agreement — ask me to confirm the position for the unit you want.
Ground-floor shop or Level 2 office — which should I buy?
Buy the ground floor if your business needs passing trade: roller-shutter fronts, a 2.93 m verandah, three-phase power in every unit and 4.85 m floor to floor, with the car park directly in front.
Buy Level 2 if customers come by appointment — tuition, clinics, consultancies. The corridor is internal, doors are glass and intermediates run on single-phase 60A, which rules out heavy kitchen equipment. The 1,372 sq ft corners are the largest spaces in the scheme.
What is the price, and what is the service charge?
The developer hasn’t published a public price list for the shop offices, and because commercial units aren’t on the housing register there is no government permit band to point to either. I won’t quote the figures on portals — they aren’t what you will be offered on the day.
The service charge is set per square metre of share units (61 to 128 sqm, depending on the unit) plus a 10% sinking fund. Message me and I’ll send the current rate, the units still available and the price in writing.
How does it compare with Aston Minka on the same road?
They serve different buyers. Aston Minka Residences, by KH Venture Estate of the Jayamas group, is a 237-unit freehold dual-key affordable housing block on Jalan Aston — a place to live.
Aston Acacia’s shop offices are commercial title in a finished building with 622 households already upstairs — a place to trade. If you are weighing a home against a business premises in this corner of Bukit Mertajam, look at both.
What businesses suit Aston Acacia’s shops?
The catchment inside 600 m straight-line is schools, a public hospital and the residents upstairs: think tuition and enrichment centres, pharmacies, clinics, convenience stores, cafés and quick-service food.
Two checks for food operators: there is no mechanical ventilation provided, and the management office’s renovation guideline decides where exhaust and air-con condensers go. Get that guideline before you sign.

None of this table is the developer’s account of itself. It is what the Ministry of Housing and Local Government records from the 7(f) returns: unit type, bedrooms and bathrooms, built-up area, unit count, the price range on the permit, and the certified percentage complete. A brochure price can be revised; the price on the permit was filed. A brochure need not mention progress; the percentage is certified. The status vocabulary is theirs too: Lancar (on schedule), Lewat (behind), Sakit (sick), Terbengkalai (abandoned).
