A landed house with its own land
Single-storey, three bedrooms, two bathrooms, on lots from 1,413 sq ft — the land is well over the house size, so every home has a front and back garden. On a 999-year lease with an individual title, as listed. For a family that wants ground-level living without stairs, this is the simple product.
Built up out of the water
The developer’s brochure lists a building platform raised 2.7 metres above sea level to reduce flood risk, a porch wide enough for two double-cab vehicles, concrete gate pillars, points and drain pipes ready for air-conditioning and water heaters, kitchens and bathrooms walled and tiled to the ceiling, and 8-foot windows in designated rooms.
Close to Papar’s everyday needs
The developer’s brochure puts Hospital Papar, Pantai Manis and the nearest schools about five minutes away and the banks, supermarket and district council in Papar town about eight — the portals say two and seven. Pantai Manis beach is about 1.8 km away and the Pan Borneo Highway about 6 km, by portal figures. Schools on the developer’s map include SK Pantai Manis, SMK Takis and SMK Majakir.
The developer is named — the licence numbers are not
The developer’s brochure names Baratier Development Sdn Bhd (Company No. 1471869-X) and carries the Zheniq Property brand, which settles the question the portals and social media left open. It shows Taman Jelita Tambalang phases 1 and 2 in Tuaran as completed and Taman Jelita Beringgis as under way. Neither the brochure nor the fact sheet prints the Sabah developer licence or advertising permit number — ask for both, with their validity dates, before you book.
Only a portal price
Two property portals quote ‘from RM433,000’. I could not find a developer price list or a press report. Ask me for the current price list, and ask what the price includes for your specific lot — corner lots are larger and are normally priced differently.
Two house types, no lot schedule
The developer’s brochure draws Type A (6 m × 12.3 m, 794 sq ft, 86 houses) and Type B (6 m × 13.6 m, 878 sq ft, 15 houses), and the site plan colours every lot by type and by position — corner, intermediate or end. But neither prints the land area of each lot, and the portals disagree on the largest — 3,595 sq ft on one, 4,000 sq ft on the other. One portal even labels 1,413 sq ft as the built-up, which is plainly the smallest lot. Note too that the plan labels the third bedroom ‘Study’. Get the exact land and built-up area of your lot in writing.
The whole development, decoded
Taman Jelita is one product, repeated: 101 single-storey terrace houses, each three bedrooms and two bathrooms, on a site of about 6.8 acres on Jalan Bambangan. The developer’s brochure splits them into 86 Type A houses of 794 sq ft (6 m × 12.3 m) and 15 Type B houses of 878 sq ft (6 m × 13.6 m). On the site plan the Type B houses are lots 1 to 15, in one row along the entrance road; lots 16 to 101 are Type A, in four rows on two cross roads, with the SESB substation by the entrance and the sewage treatment plant in a green strip at the far corner. What varies beyond that is the land. Intermediate lots start at 1,413 sq ft; corner and end lots run larger, up to 3,595 sq ft on one portal and 4,000 sq ft on another — the site plan shows which lots are corner, intermediate and end, but prints no land areas. A portal gives the launch as February 2025. There is no clubhouse or gated perimeter in anything published — this is an ordinary open terrace scheme, not a gated community. It is one of several schemes sold under the Taman Jelita name: do not confuse it with Taman Jelita Beringgis or with Taman Jelita Tambalang in Tuaran, which are separate projects.
One house, three questions
Intermediate lots
The standard Taman Jelita home: a single-storey terrace with three bedrooms and two bathrooms, on land from 1,413 sq ft. The developer’s brochure draws two versions. Type A, 6 m × 12.3 m, 794 sq ft — 86 of the 101 houses — has the kitchen at the back, the dining and living rooms down one side, and the master bedroom, two bathrooms, a room labelled ‘Study’ and Bedroom 1 down the other. Type B, 6 m × 13.6 m, 878 sq ft — the 15 houses on lots 1 to 15 — is the same arrangement 1.3 m deeper, with a larger kitchen, master bedroom and study. The brochure counts the study as the third bedroom. It also lists a porch for two cars, air-conditioning and water-heater points already in place, kitchens and bathrooms tiled to the ceiling, and 8-foot windows in designated rooms.
Corner and end lots
Corner and end lots carry the larger land — up to 3,595 sq ft on sabahprojects.com and up to 4,000 sq ft on nuprop.my. The developer’s site plan shades each lot as a corner, intermediate or end lot of Type A or Type B, and marks the lots set aside as Bumiputera units; it does not print the land area of each lot. The houses stand in ten blocks, so only about twenty of the 101 lots sit at the end of a row, and they are usually the first to go. Ask whether the lot you want is a Bumiputera unit before you plan around it.
Launch to completion
A portal gives the launch as February 2025 and completion as March 2027; the developer’s brochure says 2027 and the developer fact sheet the fourth quarter of 2027. I could not find a published construction percentage. The fact sheet places the show house at the sister scheme, Taman Jelita Beringgis, rather than on this site. For a landed scheme the delivery date in your sale agreement is what counts — ask for it, and for the current progress, before you book.

The first two lists are the developer’s brochure: its selling points and its specification schedule, which the brochure says is subject to variations required by the authorities or the architect. The third is the brochure’s location map and drive-time chart. Confirm each item against the specification schedule in your sale agreement.

Where Taman Jelita sits
On Jalan Bambangan in Papar, a district town roughly 40 km south of Kota Kinabalu. The developer’s location map places it on the south side of Jalan Bambangan, between Hospital Papar and SK Pantai Manis, with Jalan Pantai Manis running down to the beach just to the west. The brochure’s drive-time chart puts the hospital, the beach and the nearest schools about five minutes away, the banks, supermarket and district council in Papar town about eight, and Benoni Commercial Centre about fifteen; the portals say two minutes to the hospital and seven to town, with Pantai Manis beach about 1.8 km and the Pan Borneo Highway about 6 km. For most buyers this is a home for people who already live or work in Papar — or who want landed space at a distance from the city.
The map is set to Jalan Bambangan, Papar. No coordinate or lot number for the scheme has been published; your lot will be in your sale and purchase agreement.

Why there is no federal register table on this page
Peninsular project pages on this website carry a table read from teduh.kpkt.gov.my, the federal housing register — permit number, licensed developer, unit count, permitted price band, certified construction percentage.
Sabah is outside that register by design. Housing development in Sabah is licensed under Sabah’s own Housing Development (Control and Licensing) Enactment 1978 and supervised by the state, so a Sabah project will not appear on the federal register however you search.
What to ask for instead
Ask, in writing, for the Sabah developer’s licence number and the advertising and sale permit number for Taman Jelita, with their validity dates, and check them with the Sabah state housing authority. Neither the developer’s brochure nor the fact sheet prints them. The brochure does name the developer — Baratier Development Sdn Bhd, Company No. 1471869-X — so the licence and your sale agreement should carry that name.
Ask for the construction progress and the delivery date in the agreement. The sources give March 2027, 2027 and the fourth quarter of 2027. Ask which applies to your lot, and ask for the land title number, the land status and the title category of the individual title you will receive — the brochure states a 999-year leasehold but no title number.
Foreign buyers
Sabah sets its own minimum price for non-citizens and runs its own consent process, and the figures quoted for it conflict — RM1,000,000 in the Bar Council’s state table, with a lower strata figure also in circulation. At the portal figure of about RM433,000, these houses sit well below the RM1,000,000 figure, and landed land in Sabah can carry further restrictions. If you are not Malaysian, get written confirmation for the specific lot through a Sabah conveyancing solicitor before you pay anything, and budget for the flat 8% stamp duty on residential purchases by non-citizens since 1 January 2026.
About the developer
The developer is Baratier Development Sdn Bhd (Company No. 1471869-X), according to the developer’s brochure, which gives its sales office as C22-1, Cyber Perdana Commercial Centre, Jalan Kepayan Lintas, 88300 Penampang. The brochure carries the Zheniq Property brand — the same Zheniq name as the Zheniq Development (Official) Instagram account that markets the project, while a Facebook page called Taman Jelita Sabah handles sales enquiries. So the two names that the portals and social media left unconnected are a company and its brand. Still check that the Sabah developer licence and your sale agreement both read Baratier Development Sdn Bhd.
The track record is the developer’s own account. The brochure shows Taman Jelita Tambalang and Taman Jelita Tambalang Phase 2 in Tuaran as completed, Taman Jelita Beringgis as under way, and two commercial schemes, Quad Pinnacle (shoplots) and Tekko Business Parq, under the Zheniq Property brand. I found no developer website. One independent trace: a 2021 PropertyHunter article on the Tuaran scheme names its developer as Shellstown Development, a Miri company — so the schemes in the brand’s portfolio were not all built by the same company. Ask what Baratier Development itself has completed, and go and see Taman Jelita Tambalang before you decide.
Watch the name. Taman Jelita is a series: Taman Jelita Tambalang in Tuaran, Taman Jelita Beringgis — listed as a Shellstown Development project — and this one. They are separate projects on separate land, with their own prices and specifications. Make sure any listing, price or review you read refers to Taman Jelita on Jalan Bambangan, Papar.
I checked the sources available to me for litigation, abandonment and Housing Tribunal claims against Baratier Development and Zheniq Development and found none reported — which is no adverse record found, not a clean bill of health. A company search on the licensed developer is worth the small fee.
