The WaterEdge @ Senibong Cove
Two things share this name: WaterEdge Residences, landed homes that are completed and sold out, and WaterEdge Apartments, a completed 28-floor waterfront tower complex where the developer still lists units. Buying from the developer in a completed building is a different proposition from buying off-plan — you can inspect exactly what you pay for.

A completed building, still selling
The developer lists remaining WaterEdge Apartments units eight years after completion. That has two consequences. First, you can inspect the actual unit, the view, the corridor and the car park before signing — do it. Second, you are buying outside the off-plan protections of a statutory progress-payment schedule, because the building already exists; the contract will look more like a subsale.
Ask for the strata title status, the current maintenance and sinking-fund rates, and the management corporation’s most recent accounts.

Three high-rise permits and one landed phase, all completed
The WaterEdge towers were permitted under the developer’s earlier project names. In the National Housing Department register they appear as Front Concept (Blocks A3 & A4, and Block C), all with certificates of completion; the first landed phase appears as Senibong Cove A1 & A2.

The link between these codes and the WaterEdge names is my reading of block names and dates; confirm the code with the developer for your unit.
What the register adds
Tower C completed in 2018 and Towers A and B in 2016, so “completed January 2018” describes only part of the complex. The unit count is about 655 apartments across the three towers, not the 585 quoted on portals.
When buying from the developer in a completed tower, the original permit band is a useful reference for today’s price.

Questions I actually get asked
Can a foreigner buy at WaterEdge?
Units priced at RM1,000,000 or more qualify on price, with state consent. Tower C starts at RM894,000, so the smallest units do not; larger Tower C units and all Tower A/B duplexes and penthouses do.
Is it still under construction?
No. The apartments completed in January 2018.
What is WaterEdge Residences?
The landed phase — terrace and semi-D homes — completed and sold out.
Why buy from the developer rather than an owner?
Sometimes the developer holds units with better views or layouts that never reached the subsale market. Compare the developer’s price with recent transactions in the same tower before deciding.
Where is The WaterEdge?
At 2, Persiaran Senibong, 81750 Masai, beside the Senibong Cove marina, looking over the marina, Sungai Lunchoo and the Straits of Johor.
How big is The WaterEdge Apartments?
PropertyGenie records 28 floors and 585 units. The developer says there are only two apartments per floor, each with a private lift lobby.
What unit sizes are available?
Tower C ranges from 624 sq ft (1+1) to 4,495 sq ft (4+1). Tower A and B duplexes are 2,465 and 2,706 sq ft, and the penthouses 4,833 sq ft, per the developer’s products page.
