Twin Galaxy (Dwi Galaksi) in 30 seconds

Twin Galaxy (Dwi Galaksi) is a freehold condominium in Century Garden / Stulang, Johor Bahru, Malaysia, developed by Golden Oriental Realty Sdn Bhd and completed in 2015. It comprises 2 block(s), 35 storeys and 668 units. Address: Jalan Dato Abdullah Tahir, 80300 Johor Bahru, Johor.

Layouts run 560 to 3,100 sq ft across 3 types. As at September 2026, resale listings range RM300,000 – RM2,160,000, with a mid-market level around RM720,000; transacted PSF sits at RM467–1025 psf. Whole-unit rents are RM2,150 – RM7,200 a month, a gross yield of 5.0% – 5.5%. Maintenance: about RM0.34 per sq ft per month (range RM0.335–0.354) — per September 2026 sale listings, cross-checked across three different agents and three layout sizes; a 560 sq ft unit is quoted at RM198 a month, a 936 sq ft unit at RM313.50 and a 1,485 sq ft dual-key unit at RM501.60. The listings do not state whether the sinking fund is included.

Transport position: about 3–3.5 km from Bukit Chagar RTS station, roughly an 8–10 minute drive

Official median transacted price (historical reference): RM586,000 (695 psf), period 8 February 2024 – 14 January 2025 (29 transactions), source brickz.my (data sourced from NAPIC / JPPH). A sample of 29 transactions is solid by the standards of this list. The problem only becomes visible when you set it against the launch price: this project launched in 2015 at about RM640 psf (from RM363,000), and ten years later the median transaction is RM695 psf — a nominal gain of under 9%, which after inflation is standing still. The other comparison is Setia Sky 88 next door, with a median of RM845 psf from February 2025 to January 2026, on the same Jalan Dato Abdullah Tahir and about RM150 psf higher. By layout: the main 560 sq ft studio has a recent median of about RM820 psf, while the largest 1,701 sq ft 4-bedroom is only about RM530 psf — small units cost more per square foot and large units less, a spread that is invisible on a listing page. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM389–854 psf; this page uses RM467–1025 psf. The official historical median is shown separately at the top of the page for trend.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Official Floor Plans

Official drawings for all 3 layouts — I request them for you

Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.

Official unit floor plans from the Twin Galaxy project site (twingalaxy.com.my); copyright the developer.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Tell me the layout — I’ll send the listings with it

I request the official drawing from the developer or the current owner, and send it together with what is actually on the market in that layout.

Rental & Yield

Rents: RM2,150 to RM7,200 a month

Whole-unit gross yield runs about 5.0% – 5.5%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

Why This Project

What actually gives Twin Galaxy (Dwi Galaksi) its value

01
✔

Free half-hourly shuttle bus direct to JB Sentral and CIQ

The project runs a free shuttle to JB Sentral and CIQ at intervals of about half an hour. Residents single this out in their PropertyGuru reviews: "One of the standout features of this residence is the free half-hourly shuttle bus to JB Sentral. It made getting around a breeze, and I appreciated not having to worry about transportation." Agoda listings use it as a selling point in their titles as well. For tenants without a car, this is what determines whether the building can be let to people crossing the border daily.

02
✔

A 3-minute walk to Plaza Pelangi and 8 minutes to KSL City Mall

Mall density is the project's real strength: Plaza Pelangi 0.3 km (a 3-minute walk), KSL City Mall 0.8 km (an 8-minute walk), Danga City Mall 0.8 km, Holiday Plaza 1.2 km (a 13-minute walk), City Square and KOMTAR JBCC 2.6 km (about 3 minutes by car). Being able to walk to two large malls is uncommon in Johor Bahru. The nearest railway station, Danga City Mall, is also only 0.7–0.77 km away.

03
✔

668 units, but only 4–8 units per floor and 4 high-speed lifts

Two towers of 35 storeys each, with 668 serviced apartment units plus shops in total, but only 4–8 units per floor served by 4 high-speed lifts. For a 668-unit project this units-per-floor count is genuinely low, meaning short corridors, fewer immediate neighbours and better lift distribution. This is a completely different living experience from the high-density projects at the same price point, which put ten to twenty units on each floor.

04
✔

The whole of level 26 is a sky facilities floor

Facilities occupy the entire 26th floor: infinity pool, children's pool, jacuzzi, sauna and steam room, gym, jogging track, badminton court, mini putting green, library and business centre, with 8-tier 24-hour security. The ground floor separately holds a clubhouse, multipurpose hall, barbecue area, children's playground and mini market. For a median transacted price of RM586,000, the facilities specification is on the high side.

05
✔

Layouts from 560 to 2,745 sq ft, including dual-key designs

Built-up areas run from 560 sq ft studios to 2,745 sq ft (listings show top-floor units of up to 4,015 sq ft), and there are dual-key layouts — one unit with two separate entrances, so you can occupy half and let out the other half. The financing panel includes OCBC, Public Bank, CIMB and AmBank, so subsale buyers have a reasonable range of choice when applying for a loan.

What residents say — the good and the bad, both

Every review below is an attributed comment on a public platform, and each one links to the original. I have not filtered out the negative ones: what is actually wrong with a building is usually only visible to the people living in it. 5 in total — 3 positive, 2 critical.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Tenants and owner-occupiers without a car, living on foot and by shuttle bus

Budget RM250,000–400,000, buying a 560–700 sq ft studio / 1-bedroom

A 3-minute walk to Plaza Pelangi, 8 minutes to KSL City Mall and 13 minutes to Holiday Plaza, plus the project's own free half-hourly shuttle direct to JB Sentral and CIQ. This is one of the least car-dependent projects on this list. Note that small units transact at a high price per square foot (560 sq ft at about RM820 psf); a low total price does not mean you have bought cheaply.

2

Families who value facilities and a low unit count per floor

Budget RM450,000–750,000, buying a 1,000–1,500 sq ft 2-bedroom

An entire sky facilities floor on level 26 (infinity pool, sauna and steam room, badminton court, putting green, library), with only 4–8 units per floor and 4 high-speed lifts. For this price point the facilities specification is on the high side. What you have to accept is a management score of only 3.3 in the PropertyGuru resident ratings and an overall Booking.com score of only 6.4/10; when viewing, walk the facilities floor and the car park yourself.

3

Buyers of large units chasing the lowest cost per square foot

Budget RM900,000–1.8 million, buying 1,700 sq ft and above

The largest 1,701 sq ft 4-bedroom has a recent median of about RM530 psf, some 35% cheaper than the RM820 psf of a 560 sq ft studio. Same building, same facilities, and a clearly lower cost per square foot for the large layouts. But the buyer pool is small and transactions are few, so be prepared to hold long term.

4

Not suitable for: investors expecting capital appreciation

Anyone buying primarily to hold for appreciation

The 2015 launch price was about RM640 psf and the median transaction ten years later is RM695 psf, a nominal gain of under 9%; Setia Sky 88 on the same road is at RM845 psf. Rental yield has also fallen from 5.49% in 2024 to 4.92% in 2025. This building has already proved over ten years that it does not rise with the area, so the only reason to buy it is that you bought it cheaply enough.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠Under 9% nominal growth in ten years, while the neighbour on the same road is RM150 psf dearer

The 2015 launch price was about RM640 psf (from RM363,000); the 2024–25 brickz median transaction is RM695 psf — a nominal gain of under 9% over ten years, which is a real-terms loss once inflation is deducted. Setia Sky 88, on the same Jalan Dato Abdullah Tahir, had a median of RM845 psf from February 2025 to January 2026. The difference lies in brand (S P Setia versus local small-to-mid-sized developer Golden Oriental Realty) and building age. The practical impact for buyers: do not use "Johor Bahru will appreciate" as a reason to buy, because this building has already demonstrated over ten years that it does not follow the market up. Any return here has to come from rent and from buying at a discount.

✓ Ask the agent to pull actual transactions for this project over the past 24 months, grouped by layout, paying particular attention to the psf gap between small units (560–721 sq ft) and large units (1,700 sq ft and above), which can reach RM290. Large units carry a clearly lower cost per square foot, but the resale buyer pool is also smaller; weigh both together.

⚠At least two auction transactions within two years, at prices well below the market median

Recorded auction (lelong) transactions: 721 sq ft at RM430,000 (3 September 2025) and 560 sq ft at RM320,000 (26 December 2024) — both well below the RM586,000 median. At the same time, of the 668 units, 91 are listed for sale and 152 for rent on PropertyGuru, with a further 74 for sale / 78 for rent on iProperty, meaning roughly 11–14% of units are on the market simultaneously. The practical impact for buyers: auction sales are the market's price floor and your offer should lean towards that level; the backlog of listings also means that when you come to exit, you will be competing with hundreds of other owners for the same buyers.

✓ Ask the agent to list every current auction listing and every completed auction price in this project, and use that level as the starting point for your offer. At the same time, establish how many units of the same size as the one you want are currently for sale — more than 10 means that layout is oversupplied.

⚠"Management" is the lowest-scoring item in the PropertyGuru resident ratings, at just 3.3

Across 6 resident reviews on PropertyGuru the overall score is 4.1/5, but broken down: common areas 4.7, facilities 4.5, while management is only 3.3 and transport 3.5, the two lowest items. The overall score on Booking.com is lower still — 6.4/10 from 29 reviews (cleanliness 7.1, comfort 6.8), the lowest rating of any project in this research. Specific complaints from short-stay guests include unclean bathrooms in the unit, drains repeatedly blocked with hair, a leaking bidet, and a bathroom door that would not close.

✓ When viewing, ask the management office for the audited financial statements and AGM minutes for the past two years, and check the maintenance fee collection rate, the sinking fund balance and the main categories of owner complaints. Also walk the level 26 facilities floor and the basement car park in person and look at the actual standard of upkeep — those two places show management quality most clearly.

⚠Only a single indirect source for the maintenance fee, and this is a serviced apartment on a commercial title

The only figure that can be found is from an agent's listing specification sheet: a 936 sq ft 2-bedroom at about RM300+ per month, equivalent to about RM0.32 per sq ft per month; a figure of "35 sen per sq ft" also circulates but no primary source can be found. Although the project is freehold, it is a serviced apartment on a commercial title, so utilities and assessment are charged at commercial rates — electricity about 50% higher than residential, the minimum monthly water charge about RM35 for commercial against about RM6 for residential, and assessment typically 1.5–2 times that of a residential condominium. These are fixed costs payable every month.

✓ Ask the management office (this project has an established JMB, registered at jmbmalaysia.org) for the most recent official fee notice; do not rely on figures quoted verbally by an agent. Ask the seller for three months of TNB electricity bills, water bills and the latest assessment receipt to verify the rate category.

⚠Rental yield is falling: from 5.49% to 4.92%

The project's rental yield fell from 5.49% in 2024 to 4.92% in 2025 — because prices rose faster than rents. At the same time 152 of the 668 units are listed for rent (about 23% of total units), and with more than 8 Airbnb listings plus multiple different operators on Booking, Agoda, Trip, Expedia and Traveloka, competition on the letting side is intense. The practical impact for buyers: the rent you use in your return calculation is very likely not the rent you will get — you need to deduct vacancy periods and the room to cut the rent to win a tenant.

✓ List the rental listings and asking rents for units of the same size as your target on PropertyGuru, iProperty and Mudah separately, take the lowest three as the rent you can realistically achieve, and calculate the return on that, with a conservative vacancy allowance of 1–2 months a year.

⚠Many short-let operators, and a single JMB vote can ban them all

There are at least 8 Airbnb listings in the building, plus several different operator names trading on Booking, Agoda, Trip.com, Expedia and Traveloka. The project has an established JMB. In Innab Salil v Verve Suites Mont' Kiara [2020] the Federal Court held that a management body may ban short-term letting outright through its by-laws without contravening section 70(5) of the Strata Management Act 2013; there is still no national short-term rental legislation. The practical impact for buyers: if your monthly instalment depends on nightly rental income, a single general meeting vote can reduce it to zero; owner-occupiers, meanwhile, face a long-term flow of strangers and a decline in common area cleanliness.

✓ Obtain the current house rules / by-laws and confirm the short-term letting provisions, and ask the management office whether any related motion was tabled and voted on at the last AGM. Investors should recalculate cash flow on a long-let-only basis; owner-occupiers should ask whether there is a dedicated residents' lift or floor separation.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Minimum price threshold for foreigners

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Twin Galaxy (Dwi Galaksi) is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. Who exactly is the developer Golden Oriental Realty? There are several accounts online.

On verifiable sources, Twin Galaxy's developer is Golden Oriental Realty Sdn Bhd (part of Wentel Group), as clearly recorded in StarProperty's project data. Watch out for two common errors: first, describing it as Sunrise Aquaria or Wing Tai; second, iRumah listing the developer as "Oriental Holdings Bhd" and the completion year as 2016 — both are wrong (the correct completion year is 2015). Golden Oriental Realty is a local small-to-mid-sized developer with no published financial statements and limited brand premium, which is part of why this project's price per square foot is RM150 below Setia Sky 88 by S P Setia next door.

Is the free shuttle bus permanent? Could it stop one day?

This has to be confirmed face to face with the management office; public sources give no answer. The shuttle runs to JB Sentral and CIQ at intervals of about half an hour, and residents treat it in their PropertyGuru reviews as the project's most distinctive feature, with Agoda listing titles using it as a selling point too. But shuttle buses are usually funded from the maintenance fee or provided by the developer in the early period after handover, and count as a service the general meeting can cancel. Ask three things: first, whether the shuttle's operating cost is included in the maintenance fee budget; second, whether reducing or cancelling it was discussed at the last AGM; third, the actual current frequency and operating hours (and whether they match what is advertised). If this bus stops, the project's appeal to tenants without a car will drop noticeably.

Within the same Twin Galaxy, why is 560 sq ft as dear as RM820 psf while 1,701 sq ft is only RM530?

This is a general pattern in the Johor Bahru high-rise market: small units have a low total price and a large buyer pool (first-time buyers, investors and short-let operators all want them), which pushes the price per square foot up; large units have a high total price and a small buyer pool (only families who genuinely intend to live there), which pushes the price per square foot down. The actual figures for this project are about RM820 psf for small units and about RM530 psf for the largest, a gap of about 35%. What this means for you: if you are buying to live in and have the budget, the cost per square foot on a large unit is clearly better value; if you are investing, small units are easy to let and easy to sell but your entry cost per square foot is high, and part of the future upside has already been consumed. Both strategies are reasonable, but do not use the building-wide median of RM695 psf to judge the specific layout you intend to buy.
