Bay Laurel @ Country Garden Danga Bay in 30 seconds
Bay Laurel @ Country Garden Danga Bay is a freehold condominium in Danga Bay, Johor Bahru, Malaysia, developed by Country Garden Danga Bay Sdn Bhd (joint venture between Country Garden and Johor state-owned Kumpulan Prasarana Rakyat Johor, KPRJ) and completed in 2017. It comprises 2 blocks with 55 and 51 storeys (storey counts per CTBUH; KPKT TEDUH registers the scheme by phase — this component sits in FASA 4, CCC issued 15 November 2017; no public unit count at component level). Address: Jalan Bertingkat Skudai, 81200 Johor Bahru.
1 layout types (816 – 1,474 sq ft per iRumah). As at September 2026, resale listings range RM415,000 – RM960,000, with a mid-market level around RM687,500; transacted PSF sits at RM420–660 psf. Whole-unit rents are RM1,450 – RM3,600 a month, a gross yield of 4.0% – 5.5%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 816–1,474 sq ft layouts that works out to roughly RM220 – RM590 a month — an estimate, not a billed figure. Ask the management office for the latest fee notice and the audited accounts.
Transport position: About a 5-8 minute drive to RTS Bukit Chagar
Official median transacted price (historical reference): RM689,000 (694 psf), period 2021 – 2026 (1,630 subsale transactions), source list.my (sourced from NAPIC / JPPH, typically about 6 months in arrears). This is a combined figure for the entire Country Garden Danga Bay development of 57.11 acres, 41 blocks and 8,500 units (postcode 80300 Kampung Ah Siang), with Bay Laurel, Amberside, Royal Strand, Bay Point, Kings Bay and Lovell all counted together. It cannot be treated as Bay Laurel's own market level. The same page shows the middle 50% of transactions falling between RM574,000 and RM804,000, a core psf range of RM624 – RM764, and a median price change of −1.4% over the past 12 months. Transaction volume fell from 740 in 2023 to 418 in 2024, 19 in 2025 and 8 so far in 2026 (NAPIC lags by about six months, so the last two years' figures will be revised upwards, but the size of the drop is beyond what the lag can explain). For Bay Laurel's own reference points, see iRumah: the most commonly transacted combination is 2 bedrooms / 875 sq ft at a recent median of about RM650 psf; the most expensive is 3 bedrooms / 1,474 sq ft at about RM880 psf; the cheapest is 3 bedrooms / 1,216 sq ft at about RM630 psf. Before buying, always ask your agent for actual transaction records for the same block and same size over the past 12 months. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

A Malaysian joint venture of the Guangdong-based Country Garden group, which holds about 66%. Country Garden was once one of China's largest developers but has been in a debt crisis since 2023, leaving Danga Bay owners widely concerned about handover quality, repairs and warranty support, and the company's finances. The developer has been sued by an owners' joint management body over poor workmanship and substandard materials, and has been ordered to compensate buyers for late delivery. Its reputation has clearly declined in recent years.

Prices and rents across 1 layout
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM687,500, the top of market reaches RM960,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Standard layout (1-4 bedrooms; exact mix not yet verified, sources differ) | 816 – 1,474 sq ft | TBC | RM415,000 – RM960,000 | — | RM1,450 – 3,600 |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM350–550 psf; this page uses RM420–660 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Built-up range per iRumah (816 – 1,474 sq ft; see "Why This Project" 02). The PSF column is derived as lowest price ÷ largest area and highest price ÷ smallest area; for this layout the high/low ratio exceeds 4, so the band carries no useful meaning and is left out. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Bay Laurel @ Country Garden Danga Bay actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.

Official project visuals from Country Garden Danga Bay's own site cgdangabay.com.my; copyright Country Garden Danga Bay. The developer publishes imagery at development level only, so these show the wider development rather than this specific tower.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
The developer’s official drawing for this layout — I request it for you
Most floor plans circulating online have been redrawn by agents, cropped so the dimensions are gone, or belong to a different project entirely. I only pass on the developer’s own drawings — real millimetre dimensions, room names and orientation, so you can check them against the unit itself.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM1,450 to RM3,600 a month
Whole-unit gross yield runs about 4.0% – 5.5%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

Who rents at Bay Laurel @ Country Garden Danga Bay, how long units sit empty, and who will buy from you later matter more than the yield figure. I can walk you through all three against your budget and purpose.
What actually gives Bay Laurel @ Country Garden Danga Bay its value
The only block in the development with named resident reviews, rated above 3.9 on PropertyGuru
Within Country Garden Danga Bay, the PropertyGuru pages for Royal Strand and Amberside both have zero reviews. Only Bay Laurel has 3, with an overall score of 4.3/5. The breakdown is facilities 5.0, transport 4.3, surrounding amenities 4.3, interior 4.0, common areas 4.0 and management 4.0. The sample is very small (see the risks section), but it is at least the only block in this area where named resident comments can be read.
Sizes from 816 to 1,474 sq ft, with the 875 sq ft 2-bedroom as the main type
iRumah records Bay Laurel's built-up sizes as ranging from 816 to 1,474 sq ft, with the most commonly transacted combination being 2 bedrooms / 875 sq ft. What that size means in Johor Bahru is that the total price stays manageable (iProperty lists 816 sq ft at RM468,000 and 881 sq ft at RM570,000), while the number of rooms and living room depth are still enough for a family of three, unlike sub-500 sq ft units that are only suitable for short-term letting.
Freehold, completed 2017–2018, so the physical unit and actual condition can be inspected
PropertyGuru records the completion year as 2017 and iRumah as around 2018, on freehold title. The main benefit of a building handed over years ago is that everything can be verified with your own eyes before paying the deposit: lift waiting times, order in the car park, cleanliness of common areas, and whether the unit has seepage or mould. Given this development's history (see the risks section), this is not a bonus but essential homework.
An AEON and a cinema downstairs, so daily life does not require leaving the development
Beletime Danga Bay, within the same development, sits on the ground floor of Bay Point, with a first-phase lettable area of 35,000 sq m. Anchor tenants include AEON, AEON Wellness, Womei Cinema (1,162 seats), LOVEYOYO indoor snow park, Mr. D.I.Y., Daiso and Miniso. Next to the mall is a 400 m man-made white sand beach, and opening hours are 10:00–22:00 daily. Groceries, cinema and everyday goods are all within walking distance, but see the risks section for how densely the mall is actually occupied.

「Bay Laurel @ Country Garden Danga Bay offers a peaceful seafront living experience in Johor Bahru, which I've really come to enjoy. Evening walks by the water and the overall relaxing vibe make weekends feel like a mini getaway.」
— William Hao, PropertyGuru resident review 4.7/5, 18 August 2025「There's something calm and inviting about Bay Laurel at Country Garden Danga Bay. The units seem well-arranged, with enough light and space for comfy living. It's nice that the location feels quiet yet not too far from the city.」
— Khairul Anwar, PropertyGuru resident review 4.2/5, 14 August 2025「Security okay, guards do their job. Sometimes a bit slow at the boom gate, but better than no security. Only thing is traffic outside can be jam sometimes, especially evenings. But if you plan your timing, still okay.」

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Small families buying an 800–900 sq ft 2-bedroom to live in
The 875–882 sq ft 2-bedroom is Bay Laurel's most transacted combination, with iProperty listing 816 sq ft at RM468,000 and 881 sq ft at RM570,000, a total price that is low for the Johor Bahru waterfront strip. Amenities are concentrated within the same development, so there is no need to drive out for groceries every day. What you must accept is that the defect liability period expired long ago and you have to budget for inspection and refurbishment yourself. Confirm the strata title status for this parcel first.
Families settling long term who want a large area at a low unit price
In September 2026 a 1,474 sq ft 4-bedroom was listed at RM680,000, equivalent to about RM461 psf, a very low unit price for a Johor Bahru high-rise. The trade-off is liquidity: the whole development recorded only 19 transactions in 2025, so there is almost no buyer pool when you want to sell. Suited to those certain they will stay more than ten years and are not relying on this property for liquidity.
Not suitable for: leveraged investors relying on rent to cover the monthly instalment
PropertyGuru shows 73 units for sale and 135 rental listings at Bay Laurel at the same time, and among the iRumah listings, monthly rents for 1,200 sq ft units are being asked at anything from RM700 to RM3,000, so pricing has broken down. iRumah records a 2025 rental yield of about 4.76%, but that is before the maintenance fee, excludes vacancy periods and does not account for defect-related levies that could arise at any time. If you want to run this model, rerun it on the basis of 3 months' vacancy plus a further 15% rent reduction.
Not suitable for: buyers unwilling to pay for a building inspection and a title search
The real risks in this project are all in the documents and inside the walls: whether the strata title has been issued, who the management body is, the current state of common-area defects, and whether any special levy exists. You cannot see any of that with your own eyes on viewing day. If you do not intend to pay separately for a building inspection and a lawyer's title search, this project is not for you.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠The same developer and the same development are being sued by owners; Bay Laurel is not a plaintiff but is not insulated
In February 2023, the Joint Management Body (JMB) of Royal Strand and Lovell within the same development filed suit against Country Garden Danga Bay Sdn Bhd over shoddy workmanship and substandard materials. The JMB said 27 letters sent between 2018 and 2022 produced no rectification, and that it spent RM700,245 of its own funds to repair leaking water tanks, faulty wiring and blocked sewerage systems, affecting more than a thousand owners. The developer denies the claims and obtained a stay on 10 August 2026 pending appeal. Bay Laurel is not on the plaintiff list, but the developer and construction period are the same. The practical effect for buyers: the chance of similar defects appearing at Bay Laurel cannot be treated as zero, and the defect liability period (24 months after handover) expired back in 2019–2020, so any problem is yours to fix.
⚠Bay Laurel's strata title and management body status cannot be found in public sources
For the Royal Strand and Lovell parcel in the same development, 2026 court documents show that management has passed from the JMB to a Management Corporation (MC). For the Bay Laurel parcel, whether the strata title has been issued and whether an MC has been formed cannot be found in public sources, and this file will not speculate. The financial impact is direct: in CNA's 2023 reporting, Danga Bay owners described title processing as slow, and lawyer Ng Vinod noted that if the developer is wound up, owners without title may have to prove to the liquidator that they are the true owners and pay costs. Without title, both resale and refinancing stall.
⚠All three reviews were posted in the same week of August 2025, a sample too thin to rely on
Bay Laurel's 3 PropertyGuru reviews were posted on 14 August 2025 (two of them) and 18 August 2025. All three accounts have written only one review each, and the content is fairly generic; one even describes the place as "low-rise buildings", which does not match the actual high-rise towers. The practical effect for buyers: the 4.3/5 score looks better than the other two blocks in the development (both with zero reviews), but it rests on three short comments and is not enough to demonstrate the standard of management. Treat it as evidence that someone has written something, not that residents are broadly satisfied.
⚠The same unit is listed by agents under more than one block, distorting listing counts and the apparent market
Cross-checking the three iRumah project pages shows the same listings appearing on the same day under Bay Laurel, Amberside and Royal Strand: 900 sq ft at RM470,000 (recorded as RM469,997 under Royal Strand), 1,200 sq ft at RM3,000 a month, and 500 sq ft at RM550 a month. The same happens on iProperty, where 882 sq ft at RM570,000 (RM646.26 psf) and 1,474 sq ft at RM700,000 (RM474.90 psf) appear under both Bay Laurel and Amberside. The practical effect for buyers: the "Bay Laurel market" you are looking at is mixed with units from other blocks, so your read on price will be distorted.
⚠Asking prices for the same layout differ by as much as 14%, meaning pricing has broken down: negotiating room is wide but valuation will be erratic too
Take the Bay Laurel listings on iProperty in September 2026: for the 1,216 sq ft 3-bedroom, one seller was asking RM570,000 (RM468.75 psf) and another RM650,000 (RM534.54 psf) at the same time; for the 1,474 sq ft 4-bedroom, three prices appeared at once at RM680,000, RM700,000 and RM730,000. There are 73 units for sale in the block (PropertyGuru), with a further 46 counted on iProperty. The practical effect for buyers: you have plenty of room to negotiate, but the bank valuation has no clear anchor either, so bidding too high may well mean the loan falls short and you have to make up the difference in cash.
⚠Subsale volume across the whole development is close to frozen, and there are over a hundred competitors on the rental side
NAPIC data on list.my shows the whole of Country Garden Danga Bay recorded 740 transactions in 2023 and 418 in 2024, falling to just 19 in 2025 and 8 so far in 2026. At the same time, PropertyGuru shows 73 units for sale and 135 rental listings at Bay Laurel. iRumah records the block's rental yield at about 4.76% in 2025 and about 4.62% in 2024, which looks acceptable, but that assumes tenants pick you out of more than a hundred options. The practical effect for buyers: easy to buy into, hard to sell out of, and on the rental side you must accept long vacancy periods or cut the rent to win tenants, so actual net returns will be noticeably lower than the headline figure.

This project does not publish its maintenance fee. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. Applied to this page’s 816–1,474 sq ft layouts, that works out to roughly RM220 – RM590 a month; this is an estimate, not a billed amount. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Swimming pool, Gym, Children’s playground, 24-hour security, Clubhouse facilities (some shared with the wider Country Garden Danga Bay development).

Bay Laurel has 4.3 on PropertyGuru. Does that mean it is better managed than the other blocks in the development?
That inference does not hold. The 4.3 rests on only 3 reviews, posted on 14 August 2025 (two) and 18 August 2025. All three accounts have written only one review each, the content is fairly generic, and one describes the place as "low-rise buildings", which does not match the actual high-rise towers. Royal Strand and Amberside in the same development have zero reviews, which only means nobody has written one, not that they are worse. To judge the standard of management, pick a weekday afternoon and walk the lifts and the basement car park yourself, and ask the management office for the last two years of financial statements and the sinking fund balance.
Bay Laurel was not drawn into the owners' lawsuit against the developer. Does that mean there are no construction quality problems?
That inference does not hold. The plaintiffs in that suit are the JMB of Royal Strand and Lovell in the same development, and the allegations concern leaking water tanks, faulty wiring and blocked sewerage systems. The JMB said it sent 27 letters between 2018 and 2022 without result and advanced RM700,245 of its own funds, with more than a thousand owners affected. The developer denies the claims and obtained a stay on 10 August 2026 pending a Court of Appeal ruling. Bay Laurel has the same developer and was completed in the same period. Your defect liability period (24 months after handover) expired back in 2019–2020, so what you should actually do is pay for an independent building inspection and obtain the block's own common-area repair records from the management office.
Is the Beletime mall downstairs busy? Will it affect my ability to rent out?
The mall's own official tenant directory lists about 32 units (including two ATMs), anchored by AEON, AEON Wellness, Womei Cinema, LOVEYOYO indoor snow park, Mr. D.I.Y., Daiso and Miniso, plus 6 food and beverage outlets. Worth noting: apart from Womei Cinema, which is marked on level 1 (F-1), every unit in the directory carries a ground-floor lot number (G-xx), and no tenants are listed on levels 2 and 3. The floor plan file on the official website is dated 2020. No specific occupancy rate can be found in public sources. The effect on letting is that tenants will pay a premium for an AEON and a cinema downstairs, but not for empty floors. When viewing, pick a Tuesday or Wednesday afternoon and walk levels 2 and 3 yourself to count the vacant lots.
