Paradigm Residence in 30 seconds
Paradigm Residence is a freehold condominium in Skudai, Johor Bahru, Malaysia, developed by WCT Holdings Berhad and completed in 2019. It comprises 1 block(s), 30 storeys and 263 units. Address: Jalan Mewah Ria 2 / Jalan Bertingkat Skudai, 81200 Skudai, Johor (above Paradigm Mall Johor Bahru).
Layouts run 530 to 1,123 sq ft across 3 types. As at September 2026, resale listings range RM875,000 – RM1,130,000, with a mid-market level around RM998,750; transacted PSF sits at RM346–1087 psf. Whole-unit rents are RM1,100 – RM4,300 a month, a gross yield of 4.5% – 6.0%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 530–1,123 sq ft layouts that works out to roughly RM145 – RM450 a month — an estimate, not a billed figure. One single source: September 2026 listings quote a 962 sq ft unit at maintenance plus sinking fund RM470+/- a month (about RM0.49 psf, sinking fund included), but all four listings share the same price, size and wording and are the same unit, so this is not independent corroboration and sits well above the comparable range — unverified. Ask the management office for the latest fee notice and the audited accounts.

The table shows the current resale price band and rent band for each layout. Mid-market sits around RM998,750, the top of market reaches RM1,130,000 — within one layout the spread comes down to floor, facing and condition.

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM288–906 psf; this page uses RM346–1087 psf. The official historical median is shown separately at the top of the page for trend.
PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

The developer’s own drawings — 4 official layouts
These are the developer’s original drawings, not illustrations. Each carries real dimensions and room names, and I have checked every one against the official specification for area, bedroom and bathroom count. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

Rents: RM1,100 to RM4,300 a month
Whole-unit gross yield runs about 4.5% – 6.0%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

What actually gives Paradigm Residence its value
Genuinely built above Paradigm Mall, and that mall is 99.3% occupied
This is not a case of "the mall is next door"; it is the same integrated development. According to Paradigm REIT's published asset information, Paradigm Mall Johor Bahru was completed in 2017 with 6 retail levels plus a mezzanine, a cinema and a convention centre, 1,292,956 sq ft of net lettable area, 3,630,689 sq ft of gross floor area and 3,370 car park bays, at 99.3% occupancy as at 31 March 2025. Anchor tenants include Parkson, HomePro, Golden Screen Cinemas, Harvey Norman, Village Grocer and the Blue Frost ice rink. This is the most substantive difference between this project and other Johor Bahru projects that come "with their own mall": many of those malls are empty, and this one is not.
A single integrated development combining a mall, the Hyatt Place hotel and residences
Paradigm REIT's asset description states that this integrated development comprises three parts: Paradigm Mall, Hyatt Place Hotel and Paradigm Residence. The practical significance for residents is that hotel-standard arrival routes and security standards spill over into the whole site, and short-stay guests and visitors have a hotel to absorb them. For investors, the significance is that this address has high visibility on Airbnb and Booking.com, with professional operators such as RR JBcity and UCoMeStay already active. The same fact is also a risk; see the risks section.
Low density at 263 units over 30 storeys, with near-full marks on every rating category except management
Category ratings on the PropertyGuru project page (verified September 2026): Interior/Units 4.7, Common Areas 5, Condo Facilities 4, Transport Links 5, Nearby Amenities 5, with only Management at 3.7 pulling the overall score down to 4.6/5 (based on 3 reviews, a very small sample). 263 units across 30 storeys works out at about 9 units per floor, which is genuinely low density. Facilities include a 25-metre infinity pool, a wading pool, a poolside lounge area, a gym, a multipurpose hall and meeting rooms, a children's playground, a games room, a nursery, a reading room and a gazebo.
Highly Commended for Best Condo Development (Southern) at the 2020 PropertyGuru Asia Property Awards
The iProperty project page records under "WCT Holding Berhad awards": Highly Commended – Best Condo/Apartment Development (Southern) (Malaysia) 2020, awarded by the PropertyGuru Asia Property Awards. Be clear that this award concerns architecture and planning design, not management quality, and is not a guarantee of investment returns. The lowest of this project's six PropertyGuru category scores is precisely Management (3.7).

What residents say — the good and the bad, both
Every review below is an attributed comment on a public platform, and each one links to the original. I have not filtered out the negative ones: what is actually wrong with a building is usually only visible to the people living in it. 3 in total — 3 positive, 0 critical.
「living above 500 retail shops, features a 20,000 sq. ft. ice skating rink and a state-of-the-art 16-screen cinema.」
— Ben Eu, PropertyGuru resident review 4.7/5, 14 October 2022「Went to view the condo recently. Sadly all sold except for the large units. But overall love the whole place!」
— Pauline Siek, PropertyGuru resident review 4/5 (with Management at only 2), 26 September 2022「Location is unbeatable with ease of access to everywhere. Huge mall for local and tourists right under the apartment with shops like H&M, Uniqlo and even a premium GSC cinema.」

What is actually within reach
Location decides who rents from you and how easily you resell. Each distance below is labelled by how it was obtained; straight-line estimates say so — real walking routes detour around roads and overpasses and typically run 30–50% longer.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Singles or couples who do not drive and want the smallest possible daily radius
Directly below is a mall at 99.3% occupancy with a Village Grocer supermarket, a 16-screen cinema and more than 500 shops, and the same building houses iHospital outpatient services, so daily shopping, medical visits, meals and cinema all happen without leaving the building, which is rare in Johor Bahru. What you have to accept is that there is no rail station within walking distance, so once you leave this development you still need to drive or hail a car, and that commercial title means utilities and assessment rates are permanently higher than in a residential condominium.
Commuters focused on the Tuas Second Link route into Singapore
Skudai is closer to the Second Link than to the Causeway, which is the most substantive point in this project's favour for daily border crossers, and Paradigm REIT states it is about 20 minutes by car from Woodlands Checkpoint. Note that this is an off-peak figure and that the actual time towards the checkpoints between 6am and 8am is considerably longer. Test the run yourself early on a weekday before committing, then decide whether to buy 530 sq ft or 790 sq ft, because that decision directly affects how easily you can sell later.
Owner-occupiers who want brand and management backing and will pay a premium for it
WCT Holdings is a Bursa Main Market listed group, this project was Highly Commended for Best Condo Development (Southern) at the 2020 PropertyGuru Asia Property Awards, and low density at 263 units over 30 storeys is uncommon in Johor Bahru. The cost is a price per sq ft clearly above secondhand stock in the same area (EdgeProp's transacted median is RM810 psf, against RM481 psf at Greenfield Regency 1.1 km away). Accept one thing before buying: that premium buys location and product, not a guarantee of capital appreciation on resale, because a small project has too few comparable transactions and the time to sell will be longer than at a large one.
Not suitable for: anyone treating daily short-let income as the source of their monthly instalment
Several professional operators already run short-term lets at this address, but the Federal Court's Verve Suites decision confirmed that a management corporation can ban short-term letting outright in a single general meeting vote, and no national short-term rental legislation has been enacted to date. This project also combines residences with a mall and a hotel, so security and visitor management are particularly sensitive and resident pushback is more likely than in a purely residential project. Run the long-term-letting-only cash flow before buying; iProperty shows long-term listings for this project from RM900 per month.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠The mall downstairs is no longer owned by WCT but by Paradigm REIT, so shared facilities and cost apportionment need to be asked about again
Paradigm REIT listed on the Bursa Main Market on 10 June 2025 at an issue price of RM1.00. WCT shareholders approved the injection of three malls (including Paradigm Mall JB) into the REIT for RM2,437,000,000, satisfied by 1,600,000,000 REIT units plus RM837,000,000 in cash. In other words, the owner of the mall below you is now a listed trust whose objective is distributions, not the developer that sold you your unit. Paradigm REIT's published title information shows the mall sits on Parent Lot 32665 (Mukim Tebrau) under strata title Geran 413471/M1/B1/1, with over a hundred accessory parcels attached, including the 3,370 car park bays. The practical impact for buyers: in a mixed-use strata scheme, voting rights and the apportionment of common expenses follow share units, and the mall's share units far exceed the combined total of the 263 residential units. That means the management corporation's resolutions, the maintenance standard of shared facilities and the cost apportionment ratios are in substance controlled by the mall owner.
⚠Living above a mall: trading hours, shared car parking, refuse and cooking fumes are daily realities
Paradigm Mall JB trades from 10:00 to 22:00 daily, with more than 500 shops, a 16-screen cinema, an ice rink and a convention centre, and traffic for 3,370 car park bays all concentrated on the same site. In the recommendation categories on the PropertyGuru project page, Peace & Quiet scores only 1.67 and Outdoors & Activities 1.67 (one vote each), the two lowest of all the tags. One vote is a thin sample, but the direction matches common sense. In practice, residents encounter car park queues at weekends and on public holidays, resident and shopper circulation crossing over, cooking fumes and refuse collection timings from the food and beverage zone, and crowd noise when the cinema empties at night. These are not minor matters you simply adapt to; they are direct reasons a tenant decides whether to renew.
⚠A serviced apartment on commercial title: commercial electricity tariffs, water charges and assessment rates eat into net returns over the long term
This project is classified as a Service Residence on both PropertyGuru and iProperty, with Commercial Strata title. That means electricity is charged at commercial rates (generally about 50% higher than residential rates); the minimum monthly water charge is about RM35 for commercial against about RM6 for residential; and the assessment rate local authorities levy on serviced apartments is typically 1.5 to 2 times that on residential condominiums. On top of that, no exact maintenance fee figure for this project can be found in public sources (the basic data records it as not verified, and this file could not verify it either), and integrated developments built together with a mall generally carry substantial apportioned costs for shared plant (fire pumps, shared generators, façade cleaning, air-conditioning cooling towers). These are fixed monthly costs and they will directly compress EdgeProp's implied yield of 5.11%.
⚠A small 263-unit project: too few comparable transactions, so bank valuations and buyer offers both lack an anchor
The PropertyGuru project page (verified September 2026) shows 26 units for sale and 22 units for rent, about 9.9% and 8.4% of the 263 units; iProperty over the same period shows 22 for sale and 17 for rent. Listing volume looks healthy, but the real problem with a small project lies at the other end. EdgeProp's price range compiled from transactions over the past 48 months is only RM786–836 psf, and a range that narrow is usually the result of an extremely small sample. The direct consequence of few transactions is that when you come to sell, valuers and buyers cannot find enough comparables, valuations tend to be conservative, and buyers are bolder about pushing the price down; and when you buy, there is equally no data to verify whether the price the agent quotes is reasonable.
⚠The RM288–906 psf you see online is a listing range, not a transaction range, and the two are far apart
The RM288–906 psf range in the basic data comes from PropertyGuru's current listing statistics, not from transactions. At the same time, iProperty shows the lowest listing price for this project at RM180,000, which works out at about RM340 psf for the smallest 530 sq ft studio; listings this low are usually auction properties, distressed sales or data entry errors. The actual transaction picture is EdgeProp's 48-month median of RM810 psf, range RM786–836 psf, with a historical high of RM1,187 psf (September 2024, 786 sq ft) and a historical low of RM401 psf (March 2021, 958 sq ft). Negotiating from the listing range produces two errors: believing you can buy at RM288 psf (you cannot), or believing RM906 psf is a reasonable ceiling (someone has historically transacted at RM1,187).
⚠Short-term letting operators are concentrated here, and the management corporation can ban them outright in a single vote
This address has professional operators running short-term lets on Booking.com, Expedia and Airbnb (for example "Paradigm Residence by RR JBcity" and "L27 ParadigmMall Residence Skudai By UCoMeStay"), and the basic data lists short-term/homestay investors as one of the target buyer groups. The legal risk is structural: in Innab Salil & Ors v Verve Suites Mont' Kiara Management Corporation [2020] the Federal Court confirmed that a management corporation may prohibit short-term letting outright by by-law without breaching section 70(5) of the Strata Management Act 2013, and no national short-term rental legislation has been enacted to date. This case carries an additional layer: the residences share a structure with the mall and the hotel, security and visitor management are already sensitive issues, and resident pushback against short-stay guests is usually stronger than in a purely residential project. If a ban passes, the income model has to switch from daily to long-term letting, and rental levels fall sharply.
What else is there around Danga Bay / Tampoi / Skudai?

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.
| Item | Basis | On RM1,000,000 |
|---|---|---|
| Purchase price | — | RM1,000,000 |
| Stamp duty (foreigner, 8%) | From 1 Jan 2026 | RM80,000 |
| Johor consent levy (3%) | Minimum RM30,000 | RM30,000 |
| Legal fees & disbursements (~1%) | — | ≈ RM10,000 |
| Total on top | — | ≈ RM120,000(12%) |
Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Paradigm Residence is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.

Now that the mall has been sold to Paradigm REIT, what actually changes for the block I live in?
The most important change is that you are now negotiating with someone else. Paradigm REIT listed on 10 June 2025, and WCT injected three malls including Paradigm Mall JB into the trust for RM2,437,000,000, satisfied by 1.6 billion REIT units plus RM837,000,000 in cash. From that point the mall's owner is a listed trust whose objective is distributions, and its spending on shared facilities will prioritise maintaining the mall's income rather than resident comfort. Because the mall's share units in this strata scheme far exceed those of the 263 residential units, the management corporation's resolutions and the apportionment of common expenses are in substance controlled by it. Before buying, have your lawyer establish whether a subsidiary management corporation (SMC) has been constituted for the residential portion, how the common areas are divided, and what percentage of share units the residential units hold in total.
Is the completion year 2019 or 2022?
Treat 2022 as correct. The PropertyGuru project page states "Service Residence Completion 2022", the iProperty project page states "Completed in 2022", and PropertyGenie's project information also states it was "expected to be completed by the year 2022". The 2019 figure in the basic data has no source support and may be the 2019 launch or sales year mistaken for the completion year (the project won its award in 2020, one year after launch). This difference affects you in two ways: the start date of the defect liability period (DLP) and whether it has already ended; and the building's age, which affects the bank's loan tenure and secondhand valuation. Confirm the actual date of vacant possession with the management office or your lawyer before signing.
PropertyGuru shows PSF from RM288 to RM906. With a gap that wide, which should I believe?
Treat neither as a transacted price. RM288–906 is the per sq ft range of PropertyGuru's current listings, and the bottom end is usually an auction property, a distressed sale or a data entry error; over the same period iProperty shows the lowest listing price for this project at RM180,000, which works out at about RM340 psf for a 530 sq ft studio and is clearly not a normal market price. What you should look at is the transaction picture: EdgeProp's median compiled from transactions over the past 48 months is RM810 psf with a range of RM786–836 psf, a historical high of RM1,187 psf (September 2024, 786 sq ft) and a historical low of RM401 psf (March 2021, 958 sq ft). When negotiating, use only actual transaction records for the same size over the past 12 months; asking prices carry no negotiating weight.
