Seri Austin Residence (Pangsapuri Seri Austin) in 30 seconds
Seri Austin Residence (Pangsapuri Seri Austin) is a freehold condominium in Taman Seri Austin, Johor Bahru, Malaysia, developed by Dynasty View Sdn Bhd (part of United Malayan Land Bhd, UMLand) and completed in 2015. It comprises 1 block(s), 13 storeys and 420 units. Address: Jalan Seri Austin 1/17, 81100 Johor Bahru, Johor.
2 layout types (areas not yet verified). As at September 2026, resale listings range RM300,000 – RM1,380,000, with a mid-market level around RM720,000; transacted PSF sits at RM448–888 psf. Whole-unit rents are RM1,800 – RM3,000 a month, a gross yield of 6.0%. Maintenance: about RM0.28–0.30 per sq ft per month (median approx. RM0.279) — per September 2026 sale listings, cross-checked across nine different agents, five separate units and both portals; 661–663 sq ft units are quoted at RM183–200 a month, an 888 sq ft unit at RM245, and 1,208 sq ft units at RM337–350, two of which state the figure covers maintenance plus the sinking fund. The spread is unusually tight.
Transport position: about 15-18 km, roughly 20-25 minutes by car (estimated)
Official median transacted price (historical reference): RM460,000 (428 psf), period January 2025 – October 2025 (12 subsale transactions), source brickz.my (data sourced from official NAPIC / JPPH transaction records). These 12 transactions range from RM315,000 to RM500,000. Note that the listings for this project also include high-floor and view layouts priced as high as RM1,150,000; such units have very few samples and fall outside the range of this set of median transactions. When buying or selling units in that price band there are almost no directly comparable transactions to work from, so both pricing and resale are markedly harder than for ordinary layouts near the median. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Prices and rents across 2 layouts
The table shows the current resale price band and rent band for each layout. Mid-market sits around RM720,000, the top of market reaches RM1,380,000 — within one layout the spread comes down to floor, facing and condition.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM373–740 psf; this page uses RM448–888 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

What Seri Austin Residence (Pangsapuri Seri Austin) actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.

Official project visuals from the Dynasty View Sdn Bhd (UMLand) project site; copyright the developer.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
The developer’s own drawings — all 5 official layouts
These are the developer’s original drawings, not illustrations — the project’s own Seri Austin Residence · Luxury Apartment logo is printed at the top of each sheet, with millimetre dimensions and the built-up area beside every layout. UMLand issued them as two sheets, so all five layouts sit on the two drawings below. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings.

The 2 drawings above are the developer's own official floor plans for Seri Austin Residence, issued by UMLand Seri Austin (United Malayan Land Bhd) and published on the project's own listing at iProperty.com.my. Between them they cover all five layouts — A1 (629 sq ft), A1 (661 sq ft), A2 (740 sq ft), B (888 sq ft) and C (1,208 sq ft). Copyright United Malayan Land Bhd.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM1,800 to RM3,000 a month
Whole-unit gross yield runs about 6.0%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

What actually gives Seri Austin Residence (Pangsapuri Seri Austin) its value
Developed by Dynasty View, part of UMLand, within a smart and healthy township brand community
Seri Austin Residence is developed by Dynasty View Sdn Bhd, part of UMLand (United Malayan Land Bhd). Dynasty View was incorporated in 2005, and phase Deanna I of its Seri Austin township received a QLASSIC certificate from the Construction Industry Development Board (CIDB). Taman Seri Austin as a whole is positioned as the first smart and healthy township in the Iskandar region, and works with the Johor Bahru City Council (MBJB) on an Effective Microorganisms (EM) environmental programme. The brand positioning is towards a long-term owner-occupier community rather than a short-term speculative project.
A single 13-storey block with only 420 units, the lowest density of the four projects in this area
Compared with Austin Regency (1,200 units), Palazio (1,160 units) and Austin Suites (460 units) in the same area, Seri Austin Residence is clearly smaller at 420 units and only 13 storeys, so usage density on common facilities and lifts is relatively low and daily life usually feels less crowded than in a large development.
Five-tier security system with zoned access control, making security design one of the selling points
Developer material states that the project has a five-tier security system, layered from the community entrance through to floor-level access control, on top of the fact that the whole 500-acre Taman Seri Austin community is gated and guarded with zoned access control. For buyers who prioritise home security, this is a clear point of differentiation.
Located within Taman Seri Austin, a fully planned 500-acre community
Taman Seri Austin covers a planned area of 500 acres and is expected to house a population of about 30,000. The community includes a linear park and high-speed broadband (HSBB UniFi), and the overall plan is built around low density and an environmentally friendly setting, so the living environment is relatively green and quiet compared with projects sitting directly on a commercial arterial road.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
Owner-occupier families who value home security and low density and accept driving as the main way to get around
With only 420 units across 13 storeys, common facilities feel markedly less crowded than in the large developments nearby, and with the five-tier security system and zoned access control this suits owner-occupier families who put quiet and security ahead of convenience of amenities, provided they accept that daily travel depends more on driving.
Buyers who value the UMLand brand and are willing to pay for a long-term planned community
UMLand is a well-known listed developer, and the Seri Austin township has a complete 500-acre plan and an environmental focus, which suits buyers who value a developer's long-term reputation and are willing to pay a premium for a properly planned community.
Cash-rich buyers willing to bet on the scarcity of high-floor view layouts
Some high-floor units are asking as much as RM1.15 million and are the scarce product within this project. This suits buyers with ample cash who value the view and the scarcity, and who accept that comparable transactions will be scarce on resale and that a longer selling period will be needed.
Not suitable for: buyers who need to be near AEON Tebrau / Sunway College, or who need to let quickly
This project is about 8 km by road from AEON Tebrau City, clearly further than Austin Suites, Austin Regency and Palazio in the same area (about 2–3 km), and rental listing numbers are far below the other projects nearby, so the activity of the rental market remains to be verified. If your core requirement is amenities close at hand or letting quickly and reliably, this may not be the best choice.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠The actual location is further from the AEON Tebrau / Sunway College core than the other three projects in this area
Although it is often discussed as part of the same Tebrau/Mount Austin district, Taman Seri Austin, where Seri Austin Residence sits, is not the same neighbourhood as Taman Mount Austin, where Austin Suites, Austin Regency and Palazio sit. Multiple sources indicate that this project is about 8 km by road from AEON Tebrau, clearly further than those three Mount Austin projects (about 2–3 km), and about 10 minutes' drive to Hospital Sultan Ismail. Early developer material even referred to about 30 minutes' drive to Johor Bahru city centre (shortened once the EDL opened), which shows that the daily living radius here depends on driving more than the other projects in this area.
⚠As a serviced apartment on a commercial title, utilities and assessment rates are charged at commercial rates
This project is classified on PropertyGuru as a Service Residence, which is generally built on a commercial title, so electricity is charged at commercial rates (about 50% higher than residential) and assessment rates are usually 1.5–2 times those of a residential condominium. On a unit at the median price of RM460,000, this difference could add several hundred ringgit a year, and over a long holding period it erodes the actual rental yield.
⚠Only 16 rental listings on PropertyGuru, so the activity of the rental market needs to be verified yourself
PropertyGuru currently shows 57 sale listings for this project but only 16 rental listings, far fewer than Austin Regency (202) and Palazio (288) in the same area. That number supports two entirely different readings: either the project is dominated by owner-occupiers so there were always few rental units (relatively positive), or the rental market here is simply not active and tenant demand is limited, so owners leave units empty rather than find suitable tenants (relatively negative). Listing counts alone cannot tell you which it is.
⚠An extremely wide price span across layouts (RM249,000 to RM1,150,000), with poor liquidity in the high-priced view layouts
Ordinary 2-bedroom units in this project are priced at about RM249,900–500,000, but some high-floor and view layouts are asking RM500,000–1,150,000, a spread of more than four times. In a market like Mount Austin/Tebrau, which is driven mainly by local owner-occupier demand, the buyer pool for units above RM1 million is very limited, and once you buy into that band there will be very few comparable transactions when you resell, making both negotiation and pricing harder.
⚠Taman Seri Austin has a record of night-time break-ins (historical material, for reference)
Earlier StarProperty project material notes that although the whole Taman Seri Austin community operates access control, break-ins have still occurred, with the most recent case cited dated April 2011. The community subsequently set up a Rukun Tetangga neighbourhood watch scheme and volunteer patrols to strengthen security. This material is old and refers to the historical record of the entire 500-acre community, not to the security situation of the Seri Austin Residence block itself, which was only occupied in 2015, but buyers should still find out the actual crime data for recent years.
⚠Statewide serviced apartment overhang in Johor means bank valuations and margins of finance may be conservative
According to NAPIC data up to the third quarter of 2025, the unsold serviced apartment stock across Johor is roughly 9,000 to more than 11,000 units, the worst of any state in Malaysia. Although about 90% is concentrated in units above RM500,000, which is exactly where some of this project's higher-priced view layouts sit, banks may value such units more conservatively or reduce the margin of finance.
What else is there around Tebrau / Mount Austin / Northeast?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

Are Seri Austin Residence, Austin Suites, Austin Regency and Palazio all in the same place?
Strictly speaking, not the same neighbourhood. Austin Suites, Austin Regency and Palazio are all around Taman Mount Austin / Taman Austin Perdana and are close to each other (mostly within 1–2 km), whereas Seri Austin Residence sits in Taman Seri Austin, a separately planned 500-acre community, about 8 km by road from core retail such as AEON Tebrau City, clearly further than the other three. Although they are often grouped together as the Tebrau/Mount Austin district, the practical radius of daily amenities is not the same, so assess them separately before buying.
There are old reports online of break-ins at Taman Seri Austin. Is this still a concern?
That material comes from an earlier project review, with the most recent case cited dated 2011, more than 10 years ago, and it refers to the whole 500-acre Taman Seri Austin community (then mainly terraced housing) rather than specifically to Seri Austin Residence, the apartment block that was only occupied in 2015. The community subsequently set up a Rukun Tetangga scheme and volunteer patrols to strengthen security. Before buying, ask the management office or the local police station for the actual crime data over the past 1–2 years rather than drawing conclusions from material more than a decade old.
Why are there only 16 rental listings here, far fewer than other projects in the area? Does nobody want to rent?
The reason cannot be determined from listing counts alone. Sixteen rental listings against 420 units in the project (about 3.8%) is indeed far below Austin Regency (about 17%) and Palazio (about 25%). It could mean the project is dominated by owner-occupiers so there were always few rental units (the more positive reading), or that rental demand here is limited and owners would rather leave units empty because they are hard to let (the more negative reading). Contact several agents letting units here to find out recent actual transacted rents and the average number of days to let, rather than guessing at market strength from listing counts.
