Setia Sky88 in 30 seconds

Setia Sky88 is a freehold condominium in Danga Bay fringe / Jalan Dato Abdullah Tahir, Johor Bahru, Malaysia, developed by S P Setia Berhad and completed in 2016. It comprises 3 block(s), 55 storeys and 488 units. Address: Jalan Dato Abdullah Tahir, 80300 Johor Bahru, Johor.

Layouts run 484 to 1,389 sq ft across 3 types. As at September 2026, resale listings range RM335,000 – RM1,140,000, with a mid-market level around RM695,000; transacted PSF sits at RM548–1579 psf. Whole-unit rents are RM2,750 – RM4,800 a month, a gross yield of 4.0% – 4.5%. Maintenance: not published by this project. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly sit at RM0.27–0.40 (typical RM0.34). Applied to this page’s 484–1,389 sq ft layouts that works out to roughly RM130 – RM555 a month — an estimate, not a billed figure. Ask the management office for the latest fee notice and the audited accounts.

Transport position: about 4–5 km from Bukit Chagar RTS station

Official median transacted price (historical reference): RM694,000 (845 psf), period February 2025 – January 2026 (18 transactions), source brickz.my (data sourced from NAPIC / JPPH), interquartile range RM610,000–1,450,800. Use this figure, not EdgeProp's. EdgeProp gives a median of RM1,306 psf (range RM1,186–1,493) over a 48-month window, but the sample is only 250 units and clearly skewed: the same page records a historic high of RM3,868 psf (August 2024, a 506 sq ft small unit) and a historic low of RM583 psf (December 2021). The two figures differ by almost double, mainly because of the difference in sample composition. Current asking prices on iProperty run RM500–981 psf and cluster at RM600–900 psf, consistent with brickz's RM845 psf. One further figure you must know: there were only 18 transactions over 12 months, while iProperty carries 110 listings for sale. Note: official data lags 6–12 months between transaction and publication. The price and rent tables on this page use agent-corrected figures, about 20% above published data — that is what you would actually pay today.

Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM457–1316 psf; this page uses RM548–1579 psf. The official historical median is shown separately at the top of the page for trend.

PSF in this table is each layout’s own asking price divided by its area; the Asking PSF in the facts card is the project-wide agent-corrected band. Where one row merges layouts of very different sizes, the PSF cell is left blank rather than averaged.

Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

The developer’s own drawings — all 35 official layouts

These are the developer’s original drawings, not illustrations. Every one carries the layout code and the built-up area exactly as S P Setia printed them, and I have checked each against the official specification. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to another project. Rule layouts out on paper first — it saves viewings. The two official e-brochures are linked underneath the plans.

The 35 layout drawings above are the developer's own official floor plans for Setia Sky88, issued by S P Setia Berhad and published on the project's own listing at iProperty.com.my; the two e-brochures are S P Setia's own PDFs from spsetia.com. Copyright S P Setia Berhad.

📐
Why the plan comes before the viewing

Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.

Tell me the layout — I’ll send the listings with it

Rental & Yield

Rents: RM2,750 to RM4,800 a month

Whole-unit gross yield runs about 4.0% – 4.5%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.

Resident feedback on security is consistently positive

In Google reviews (4.3/5 from 312 reviews, 196 of them five-star), several residents mention strict security: "good and strict security", "the guards are friendly and helpful, they always salute you at the gate". Seven resident reviews on PropertyGuru give an overall score of 4.8/5. Note that some residents also feel security watches them "like a hawk" and intrudes on privacy: strictness cuts both ways.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Owner-occupier buyers who want the reassurance of a brand and can do their own due diligence

Budget RM480,000–700,000, buying a 900–1,100 sq ft 2-bedroom

S P Setia is one of the few developers on this list still listed on Bursa Malaysia with steadily improving financials (1QFY2026 net profit RM57.65 million, net gearing 0.31 times), and the three 200-metre towers with two Club 88 facility floors are high specification. But the facilities already show signs of deterioration, so when viewing you must check in person whether the pool-level drainage, sauna and barbecue area are operating.

2

Value buyers with strong negotiating ability

Budget RM280,000–500,000, buying a 484 sq ft studio or small two-bedroom

There were only 18 transactions in 12 months while iProperty carries 110 for-sale listings, so sellers have almost no bargaining leverage. Original owners who bought Tower C at the RM1,500 psf launch price remain underwater, meaning market valuations have already been through a round of clearing. Current asking prices cluster at RM600–900 psf; rank listings of the same size and negotiate off the bottom three.

3

Not suitable for: anyone whose sole reason is that the S P Setia brand equals value retention

Buyers who commit on the strength of the developer's name alone

A sound developer and a building that holds its value are two different things. The launch price was RM750–1,000 psf (Tower C from RM1,500 psf) and the current transaction median is RM845 psf; residents describe the building in Google reviews as "mostly vacant" and the facilities as "empty and rundown". The brand will not carry the consequences of vacancy and management decline for you.

4

Not suitable for: investors who need to exit quickly

Anyone who needs to sell within 3–5 years

There are 110 units for sale and 169 for rent, which against 488 total units is about one fifth for sale and one third for rent; with only 18 transactions a year, the ratio of listings to transactions is about 6:1. On the rental side you also face a price war among dozens of short-term rental operators, making it hard to push rents up. This is a symmetrical liquidity risk: an advantage when buying, a disadvantage when selling.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠A named resident describes the whole building as feeling mostly vacant, with an almost empty car park

A Google review from March 2025 (4 stars, not a malicious rating) states that security is good and strict and the design is high-end, but "the building feels mostly vacant, with an echo in common areas and a mostly empty carpark". Another resident describes the corridors on each floor as "super spacious and empty, great but feels scary at the same time". iProperty carries 110 listings for sale plus 169 for rent, which against a total of 488 units means about one fifth of the building is on the market. The practical impact for buyers: a high vacancy rate drags down the maintenance fee collection rate, which in turn squeezes the facilities maintenance budget, and that is already borne out in the next risk below.

✓ View on a weekday between 8pm and 9pm, stand at the base of the building and count the proportion of lit windows, then go down to the basement car park and check bay occupancy. These two observations tell you more than any official figure. Also ask the management office for the maintenance fee collection rate over the past two years.

⚠Concrete deterioration in facilities: drain odour, sauna out of service, barbecue area closed for four months

Documented complaints include odour from the drains on the sky pool level (July 2024, 2-star review: "They have to do something about the drains on the sky pool level. V smelly."), the sauna and steam room being under long-term "maintenance", the dance and leisure rooms being locked and needing a guard to open them, the barbecue area being out of use for about four months, a cramped car park, and the two towers requiring separate access cards. A 2-star review from March 2025 states outright that "all the amenities were empty and rundown. Looks like building is not maintain well." The practical impact for buyers: the two Club 88 facility floors are the main justification for this building's premium, and deteriorating facilities mean that premium erodes.

✓ When viewing, walk through the pool, sauna, gym, barbecue area, audio-visual room and karaoke room one by one and record which are operating and which carry maintenance notices. Also ask the management office for the audited financial statements for the past two years, and check the sinking fund balance against actual spending on facilities repairs.

⚠Only 18 transactions in 12 months, while listings approach one fifth of the total unit count

brickz records 18 transactions between February 2025 and January 2026; over the same period iProperty carries 110 listings for sale and 169 for rent, which against 488 total units means about 22% for sale and 35% for rent. The ratio of listings to annual transactions is about 6:1. The practical impact for buyers: on the way in you have strong bargaining leverage (sellers are queuing), but on the way out you become one of those 110. The liquidity risk on this project is symmetrical: you gain buying and you lose selling.

✓ Before negotiating, list every for-sale listing of the same size and rank them, and use the lowest three as your offer reference. At the same time ask the agent what size, what floor and what price each of those 18 transactions was. Only that list will tell you the real transactable range.

⚠Anyone who bought Tower C at the launch price of RM1,500 psf is still clearly underwater

The project launch price was RM750–1,000 psf, with Tower C starting from RM1,500 psf. The current brickz transaction median is RM845 psf and current iProperty asking prices cluster at RM600–900 psf. In other words, original owners who bought at the Tower C launch price may be sitting on a paper loss of more than 40%. That is an opportunity for a new buyer, but it is also a warning: this building can fall through a market cycle, so do not assume it only goes up.

✓ Establish which tower the unit you want sits in (The Altus / Sora / Nube) and what the original purchase price was. If the seller is an original buyer nursing a heavy loss, they may hold out on price rather than sell; if it is an investor or a bank auction unit, there is far more room to negotiate. Have the agent establish the seller's holding background first.

⚠There is only one maintenance fee figure, from launch-period marketing material, and the current rate cannot be verified

The only sourced figure available is RM0.40 per sq ft per month, from StarProperty's launch-period project data, which is marketing data from around 2016 and not the current rate. There is also a claim that a 936 sq ft unit is charged RM337.20 including sinking fund, about RM0.36 per sq ft, but no citable page can be traced for it, so it cannot be used. This project is a serviced residence on a commercial title, so utilities and assessment rates are charged at commercial rates: electricity about 50% higher than residential, the minimum monthly water charge about RM35 for commercial against about RM6 for residential, and assessment rates typically 1.5–2 times those of a residential condominium.

✓ Ask the management office for the most recent formal fee notice (with maintenance fee and sinking fund itemised), plus the audited financial statements and AGM minutes for the past two years. If the vacancy rate really is as high as residents describe, the collection rate is the key indicator; below 85%, be alert to a future special levy.

⚠The short-term rental market is heavily saturated, and an operating model with no on-site management at all has already appeared

iProperty alone carries 169 rental listings, and there are dozens of different operators across Airbnb, Agoda, Booking and Expedia. A 1-star Google review from December 2025 describes this project's short-term rental operating model in detail: no reception, no staff, no physical contact at all, everything handled online, with the guest asked to transfer money online, provide NRIC or passport details, share bank account information and join a WhatsApp group in order to check in. On the legal side, the Federal Court's Verve Suites ruling confirms that a management body can ban short-term rentals outright by a single vote at a general meeting, and national short-term rental legislation has still not been enacted. For investment buyers this is the largest undocumented risk.

✓ Obtain the current house rules / by-laws to confirm the short-term rental provisions, and ask the management office whether the most recent AGM carried any motion to ban short-term letting. Owner-occupier buyers should ask whether there is a resident-only lift or floor segregation; investment buyers should rerun the cash flow at long-term-let rental levels only.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Minimum price threshold for foreigners

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Setia Sky88 is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.

How is transport at Setia Sky88, and how far is the checkpoint?

What is the maintenance fee at Setia Sky88, and what facilities are there?

This project does not publish its maintenance fee, and a sweep of about ten PropertyGuru and Mudah sale listings turned up no figure either — the listings here are mostly rentals, and rental listings simply say maintenance is included without a number. Worth flagging: search-engine summaries have variously claimed RM0.40 psf, RM337.20, RM427, RM320, RM447.66 and RM500; checked one by one against the original pages, none of those figures exist, so none are used here. Across 47 completed Johor Bahru condos the measured range is RM0.22–0.42 per sq ft per month (median about RM0.31); projects completed from 2013 onward mostly fall in RM0.27–0.40 (typical RM0.34). Note that the two groups’ medians differ by only about RM0.09 and their ranges overlap heavily — roughly one project in seven is an exception — so age alone does not settle the figure. Applied to this page’s 484–1,389 sq ft layouts, that works out to roughly RM130 – RM555 a month; this is an estimate, not a billed amount. Ask the management office for the latest fee notice and the audited accounts. Facilities include: Sculptural landmark feature, Visitors’ lounge, Reading room, Jacuzzi, spa and sauna, Dance studio, Multipurpose hall, Gourmet kitchen and wine-tasting lounge, Barbecue area, Children’s pool, Yoga centre, Aqua Gym, Sky Gym.

Who is Setia Sky88 suitable for?

Owner-occupiers and long-term investors who want a branded developer’s assurance; Buyers who value Danga Bay waterfront views; Families (extensive facilities suit households with children)

What are the risks of buying at Setia Sky88?

Relatively far from Bukit Chagar RTS and CIQ (about a 12–15 minute drive), so not a core RTS beneficiary; Some published PSF and rental figures contain outliers; actual transacted prices need verification on the ground

What malls, schools and hospitals are near Setia Sky88?

Malls: Danga City Mall, AEON Big Johor Bahru, KSL City Mall. Schools: Nuri Education Centre. Hospitals: KPJ Johor Specialist Hospital.

Why does brickz say RM845 psf while EdgeProp says RM1,306 psf?

The samples and time windows differ. brickz uses 18 transactions from February 2025 to January 2026, giving a median of RM694,000 / RM845 psf; EdgeProp uses a 48-month window with a sample of only 250 units, giving a median of RM1,306 psf, and the same page records a historic high of RM3,868 psf (a 506 sq ft small unit in August 2024). Extreme values like that pull the median up. Cross-check: current asking prices on iProperty are RM500–981 psf, clustering at RM600–900 psf, consistent with brickz. So negotiate on the RM845 psf set, and do not use EdgeProp's figure to convince yourself or the seller.

Residents say the building feels mostly vacant. What does that mean for me if I am buying to live in?

There are three practical effects. First, maintenance fee collection: owners of vacant units tend to fall into arrears at a higher rate, and a low collection rate directly compresses the maintenance budget, which is already visible in the complaints about facility deterioration (drain odour on the pool level, the sauna under long-term maintenance, the barbecue area closed for four months, facilities described as "empty and rundown"). Second, a sense of security: one resident describes the spacious, empty corridors as "great but feels scary at the same time". Third, resale: when you come to sell, you will be competing for the same buyers as more than a hundred other listings in the same building. In practice: view on a weekday between 8pm and 9pm and count the lit windows, check car park occupancy, and ask the management office for the maintenance fee collection rate and audited financial statements for the past two years.

There is a lot of short-term letting here. Can I buy to run an Airbnb?

It is possible but high risk, and the risk is not whether you can do it now but when it will be banned. The current position is heavy saturation: iProperty alone carries 169 rental listings, there are dozens of different operators across Airbnb, Agoda, Booking and Expedia, and an operating model has even appeared with no reception at all and check-in handled entirely online (a 1-star review describes being asked to transfer money online, provide passport and bank account details and join a WhatsApp group in order to check in). Legally, the Federal Court in the Verve Suites case confirmed that a management body has the power to ban short-term letting outright through by-laws, regardless of municipal licensing; national short-term rental legislation (STRA) has still not been enacted. Before buying, obtain the current by-laws, ask whether the most recent AGM carried any related motion, and rerun the cash flow at long-term-let rental levels only. If you could not afford the monthly instalment on that basis, you should not buy.
