📌
Where these numbers come from

These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM622–919 psf; this page uses RM746–1103 psf. The official historical median is shown separately at the top of the page for trend.

Corrected as at 5 September 2026. The 626 – 1,528 sq ft range is from the EdgeProp project page (its wording: 328 serviced residential units with built ups between 626 sq. ft. and 1,528 sq. ft. — quoted in the FAQ below on whether these are the same project). The PSF column is derived as lowest price ÷ largest area and highest price ÷ smallest area; for this layout the high/low ratio exceeds 4, so the band carries no useful meaning and is left out. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.

Why This Project

What actually gives Sunway Citrine Residences @ Sunway Iskandar its value

01
✔

The first completed integrated development within Sunway Iskandar

Sunway Citrine Residences (also recorded by EdgeProp as Sunway Citrine Residence / Citrine Hub Residences) is the first integrated project in the Sunway group's 1,800-acre Sunway Iskandar township: a 36-storey serviced residence tower, a 6-storey office suite block (168 units) and a 2-storey retail podium, with a gross development value of about RM427 million, on 5.22 acres in the prime Lakeview precinct. The residential component totals 328 units with built-ups of 626–1,528 sq ft. The PropertyGuru project page records Leasehold tenure and completion in 2018.

02
✔

All three PropertyGuru resident reviews score above 4.7, with transport and management both at 5

The project scores 4.8/5 overall on PropertyGuru (3 reviews, all posted on 17 June 2026). Of the six sub-scores, common areas, transport, surrounding amenities and management are all 5, and only "facilities" averages 4. The three reviews come from an owner-occupier, a parent who bought for a daughter, and a young single professional, covering the project's three main uses.

03
✔

Very close to the Second Link, with official township material citing about a 5-minute drive

Official material for Sunway Big Box Retail Park in the same township (opened December 2019) states that it is about a 5-minute drive from the Malaysia–Singapore Second Link (via the Coastal Highway) and about 8 minutes from Legoland. EdgeProp's project write-up likewise highlights its "strategic location close to the Second Link Bridge to Singapore as well as major attractions including Legoland Malaysia, Hello Kitty Town and Pinewood Iskandar Malaysia Studios". This is the project's most concrete locational value.

04
✔

Very few sale and rental listings, indicating a low share of investors

PropertyGuru shows only 10 sale listings and 17 rental listings for the project. Against 328 units, that is about 3% listed for sale and about 5% for rent, the lowest pair of figures across this list of 21 projects. Low listing volumes usually have one of two explanations; combined with the 4.8/5 resident rating and three reviews describing owner-occupation or buying for a child, this project looks closer to "high owner-occupier share, owners in no hurry to leave" than to "a cold market with no interest".

05
✔

Offices and retail in the same building as the residences, so daily needs are met without leaving the site

Citrine combines a 36-storey serviced residence, 6 storeys of office suites and a 2-storey retail podium, positioned officially as a one-stop centre for the period before Sunway Iskandar is fully built out. The practical meaning for residents is that while the township is still filling out, the retail and offices downstairs at least provide basic amenities and footfall. EdgeProp's write-up also notes that units enjoy lake and park views.

What residents say — the good and the bad, both

Every review below is an attributed comment on a public platform, and each one links to the original. I have not filtered out the negative ones: what is actually wrong with a building is usually only visible to the people living in it. 3 in total — 3 positive, 0 critical.

Who It Suits

Which kind of buyer are you?

Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.

1

Owner-occupiers working in western Singapore who use the Second Link

Budget RM570,000–900,000, buying 626–1,000 sq ft

Official material for Sunway Big Box in the same township cites about a 5-minute drive to the Second Link, and all three resident reviews gave transport a 5, the point residents endorse most strongly. This suits people working in Jurong, Tuas or Clementi. What you have to accept is the loan tenure constraint that comes with leasehold tenure, and the complete absence of transaction records in the public databases; always have a bank carry out an indicative valuation before you make an offer.

2

Parents buying for a recently graduated child, or single buyers living alone

Budget RM570,000–750,000, buying 626–800 sq ft

Two of the three reviews are exactly these situations: a parent who bought for a newly graduated daughter, writing "She settled in quickly and enjoys living here", and a young professional writing "As a young professional, I wanted a home that felt comfortable and practical". Having the residences, office suites and retail in one building is a genuine plus for security and convenience for someone living alone. Note that "facilities" is the lowest of the six sub-scores (averaging 4.0), so use them yourself when you view.

3

Medium to long-term buyers who value the Sunway brand and the completeness of the township plan

Budget RM570,000–1.4 million, holding 7 years or more

Citrine is the first integrated project in the 1,800-acre Sunway Iskandar township, with a gross development value of about RM427 million and long-term investment from a listed group, so the risk of the masterplan being abandoned is low. But be clear that the township is not finished and EdgeProp holds no transaction record: what you are buying is a long-term narrative, not ready-made liquidity. Set your holding period at 7–10 years.

4

Not suitable for: buyers who need to cash out within three to five years

Any short-term holding model that depends on resale as the exit

The residential component has only 328 units, PropertyGuru shows just 10 sale and 17 rental listings, and EdgeProp's transaction median, range and historical extremes are all shown as 0, meaning no transaction record exists in the public databases. That means the secondary market is neither transparent nor active: bank valuations will be conservative, buyers with no benchmark will hesitate to offer, and the time to sell may be measured in years. If you have a defined timetable for cashing out, Sunway Grid Residence in the same area, which has more transparent data (EdgeProp transaction median RM724 psf), is a better fit.

Risks & Trade-offs

What I will not hide from you

Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.

⚠EdgeProp holds no transaction record at all, so there is no third-party price reference

EdgeProp's "Sunway Citrine Residence" project page shows a 48-month median of "RM 0 psf", a range of "RM 0 – 0 psf", implied yield of 0%, and historical highs and lows also at 0. In other words, no transaction for this project can be found in the public databases. The only current reference is PropertyGuru's listing data: RM622–919 psf, prices of RM574,400–1,400,000 and rents of RM1,800–6,200. There are two practical consequences for buyers. First, you can only negotiate against the seller's asking price, with no transacted price as an anchor. Second, when the bank's valuer cannot find comparable cases the valuation will be conservative, your margin of finance may be cut, and you will have to make up the difference in cash.

✓ Ask the agent to pull the actual transaction list for this project over the past 24 months (land office search or NAPIC data). If none can be produced, use Sunway Grid Residence in the same township as the reference (EdgeProp 48-month median RM724 psf, range RM647–747 psf). Before applying for a loan, always have a bank carry out an indicative valuation first.

⚠Leasehold tenure, where the remaining term directly determines your loan tenure and monthly instalment

The PropertyGuru project page records the tenure as Leasehold. The practical effect of leasehold is not decades away, it is in the loan terms you can obtain now: Malaysian banks assess how many years remain on the lease at loan maturity, and in practice most require 20–30 years or more remaining at that point. The shorter the lease, the shorter the approvable tenure, the higher the monthly instalment, and the more likely the margin of finance is reduced. At resale the next buyer faces an even shorter remaining term and worse loan terms, which directly depresses the price they can offer.

✓ Instruct a lawyer to run a title search and obtain the exact start and end dates of the lease on that unit (do not accept a verbal "99 years"). Take those dates to two or three banks, confirm the actual approvable tenure and margin of finance, and only then decide your offer.

⚠"Facilities" is the only sub-score marked down, with one review giving just 3

Across the six sub-scores in the three PropertyGuru reviews, common areas, transport, surroundings and management are all 5, while "Condo Facilities" scored 3, 5 and 4, an average of 4.0 and the lowest of the six. The resident who gave 3 praises the design and community throughout the review text yet still marks down the facilities, which usually means the range or upkeep of the facilities falls short of expectations. The practical implication for buyers: if you are coming for the assumption that the Sunway brand means high-end facilities, go and use them yourself first.

✓ When viewing, insist on walking through the pool, gym, common recreation areas and car park in person; look at the age of the equipment, the cleanliness, and whether anything is out of service. Ask the management office how often the facilities are serviced each week and when the last major maintenance was carried out.

⚠The 1,800-acre Sunway Iskandar township is still under construction and the supporting amenities are not all in place

EdgeProp's write-up positions Citrine as a one-stop centre for the period before Sunway Iskandar is fully developed, which put the other way round means the township is not finished. What is on the ground now is Sunway Big Box Retail Park (opened December 2019) and Sunway International School, but commercial density, dining choice and footfall still fall clearly short of Bukit Indah, which has been operating for over a decade. The practical implication for buyers: part of the price you pay today buys an expectation of what the area will become, and the speed at which that expectation is realised is set by the Sunway group's investment pace.

✓ Visit Sunway Big Box and the township commercial belt on a weekday evening and count the shops actually trading and the real footfall. At the same time, ask the agent for the latest Sunway Iskandar masterplan schedule and the completion dates for the next phase of commercial space and facilities. Strip out anything not yet built when you value the unit.

⚠Few units and even fewer listings, so you may find no buyer when you want out

The residential component has only 328 units and PropertyGuru shows just 10 sale listings. Few listings is good for you as a buyer now (little competition) but bad for you as a future seller: with no active transactions in the market, buyers have no benchmark and hesitate to offer, and agents have little incentive to promote the project. Combined with the complete absence of transaction records on EdgeProp, the secondary market for this project is essentially opaque and inactive. Resale in Medini commonly takes 6–12 months, and a project with no transaction record will take longer.

✓ If you have a defined holding period (for example needing to cash out within five years), first ask the agent how many units actually transacted in this project over the past two years and how long they were listed before selling. If no specific figures can be given, extend your holding period to 7–10 years or look instead at a project with transparent data.

⚠Foreigners must first confirm whether this project is within the Medini boundary, and costs rose in 2026

The project is at Persiaran Medini 3 (per EdgeProp), postcode 79250, within the Sunway Iskandar township and immediately adjacent to Medini. But "adjacent to" is not "inside the boundary". Medini's exemption from the minimum purchase price for foreign buyers has a defined geographical boundary and defined conditions (the published position applies to newly built strata property purchased from the developer, and whether it applies to subsale must be confirmed case by case). If the project is outside the boundary, foreigners must meet the Johor state residential threshold of RM1 million, and with listings from RM574,400 most units fall short. On costs: MOT stamp duty for non-citizens is a flat 8% from 1 January 2026 (previously 4%), and the Johor state foreign consent fee is 3% with a minimum of RM30,000 from 1 July 2025.

✓ Before paying a deposit, instruct a lawyer to give a written opinion on whether this unit sits inside the Medini zone boundary, whether the exemption applies to subsale, and how your nationality is treated. Include a clause in the contract providing for a full refund of the deposit if state consent is refused.

For Foreign Buyers

What does buying here actually cost in 2026?

From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Why can I not find transacted prices for Sunway Citrine? What should I base my offer on?

Because there is no usable transaction sample in the public databases. EdgeProp's "Sunway Citrine Residence" project page shows the 48-month transaction median, range and historical high and low all as "RM 0 psf" with an implied yield of 0% — the price is not zero, there is simply no record. A small project of 328 units, only handed over in 2018, with a high owner-occupier share (only 10 sale listings on PropertyGuru), naturally produces too few transactions to form a statistic. The only current reference is PropertyGuru's listing data: PSF range RM622–919, prices RM574,400–1,400,000, rents RM1,800–6,200. Three practical steps for making an offer: (1) ask the agent to pull the project's actual transaction list for the past 24 months, or run a land office search yourself; (2) use Sunway Grid Residence in the same township as a range reference (EdgeProp 48-month median RM724 psf, range RM647–747 psf); (3) have a bank carry out an indicative valuation before applying for a loan and work back from the bank-accepted price to your maximum offer.

Are Sunway Citrine Residences, Citrine Hub Residences and Sunway Citrine Lakehomes the same thing?

The naming is genuinely inconsistent across platforms, so verify before you buy. PropertyGuru uses "Sunway Citrine Residences" (project ID 22355, Condominium, Leasehold, completed 2018). EdgeProp's page for the same project is titled "Sunway Citrine Residence" (ID 24470) but its URL once used citrine-hub-residences-sunway-iskandar, and the text reads "Citrine Hub Residences comprise of 328 serviced residential units with built ups between 626 sq. ft. and 1,528 sq. ft.". EdgeProp separately lists "Sunway Citrine Lakehomes" (ID 33534), which is a different product. How to verify: check the unit count (328), the built-up range (626–1,528 sq ft), the address (Persiaran Medini 3) and the completion year (2018); only if these match is it the same project. When viewing, also ask the agent to produce a copy of the strata title and treat the building name on the title as definitive.

Is this project inside the Medini zone? Are foreigners exempt from the minimum purchase price?

This must be verified by a lawyer and cannot rest on the agent's word. EdgeProp records the address as Persiaran Medini 3, postcode 79250, within the 1,800-acre Sunway Iskandar township and immediately adjacent to Medini. But "adjacent to" and "inside the boundary" are two different things: Medini's exemption from the minimum purchase price for foreign buyers has a defined geographical boundary, and the published position covers newly built strata property purchased from the developer, with subsale needing case-by-case confirmation. If the project is outside the boundary, foreigners must meet the Johor state residential threshold of RM1 million, and with listings from RM574,400 most units fall short. Costs also rose in 2026: MOT stamp duty for non-citizens is a flat 8%, and the Johor state foreign consent fee is 3% (minimum RM30,000). Obtain a written legal opinion before paying a deposit, and include a clause returning the deposit if consent is refused.
