Sky View @ Bukit Indah in 30 seconds
Sky View @ Bukit Indah is a freehold condominium in Bukit Indah, Johor Bahru, Malaysia, developed by Setia Promenade Sdn Bhd (an S P Setia Berhad company) and completed in 2016. It comprises 1 block(s), 30 storeys and 364 units. Address: Taman Bukit Indah, Iskandar Puteri (Nusajaya), Johor.
Layouts run 538 to 1,216 sq ft across 4 types. Resale asking prices are not yet verified — WhatsApp me for live quotes; transacted PSF sits at RM482–870 psf. 4 layouts, from 538 to 1,216 sq ft
Public listing data for this project is thin, and some layouts do not yet have enough samples to publish a reliable band. Rather than give you a number I cannot stand behind, I would rather send you the actual asking prices of units on the market now.
| Layout | Area | Bed / Bath | Resale price band | PSF | Monthly rent |
|---|---|---|---|---|---|
| Type A | 538 sf | 1BR · 1 bath | TBC | — | RM1,300 – 2,150 |

| Type D | 1216 sf | 3BR · TBC | TBC | — | RM1,300 – 2,150 |
These are agent-corrected figures — based on the asking prices and signed rents currently in front of Koh Yue Lin, running about 20% above the published numbers on brickz.my / NAPIC and the major portals. That gap is not an error: official transaction data lags 6–12 months between recording and publication, and portal listings are often stale prices owners never updated. Portal basis for the same period: RM402–725 psf; this page uses RM482–870 psf. The official historical median is shown separately at the top of the page for trend.
Corrected as at 5 September 2026. Actual prices still depend on floor, facing, condition and negotiation; nothing here is an offer.
What Sky View @ Bukit Indah actually looks like today
This page carries no stock imagery. A great deal of what circulates online is developer renderings, show units, or photographs of an entirely different project — attractive on screen, disappointing in person. I only send images whose source I have verified, each labelled as a photograph or a rendering.

Official project visual from Bukit Indah (Johor) Sdn Bhd, a subsidiary of S P Setia Berhad; copyright S P Setia Berhad.
Lobby, lift landing, pool, gym, corridor condition, and interior shots of the units actually on the market. Each one is labelled as a photograph or a developer rendering — the gap between those two is where post-signing disappointment usually lives.
The developer’s own drawings — all 4 official layouts
These are S P Setia’s own drawings, taken from the developer’s Bukit Indah project site, not agent redraws. Every sheet carries the layout code, the millimetre dimensions and the full room names. Much of what circulates online has been redrawn by agents, cropped so the dimensions are gone, or belongs to a neighbouring Setia project — Sky Breeze and Sky Loft are different buildings. Rule layouts out on paper first — it saves viewings.

The 4 layout drawings above are the developer's own official floor plans for Sky View, issued by Setia Promenade Sdn Bhd (S P Setia) and taken from the Bukit Indah project site bukitindahjohor.com.my (Types A and B from the site's own archived copy, Types C and D from an unaltered republication of the same drawing set). Copyright S P Setia Berhad. Types A and B survive only as the developer's small archived images, so they are softer on screen than C and D; the area for Type A is the developer's published figure, as that sheet does not print it.
Two units with the same built-up can differ hugely: how much goes to corridor, whether columns eat furniture space, whether a king bed fits the master, whether the balcony counts inside the area. Staging hides all of that on a viewing; a plan does not. Rule layouts out on paper first.
Rents: RM1,300 to RM2,150 a month
Whole-unit gross yield runs about 5.45%. That is gross — before maintenance, assessment, quit rent, insurance and vacancy. Net yield typically lands 0.8 to 1.2 percentage points below this.
Monthly rent by layout

Who rents at Sky View @ Bukit Indah, how long units sit empty, and who will buy from you later matter more than the yield figure. I can walk you through all three against your budget and purpose.
What actually gives Sky View @ Bukit Indah its value
Part of SP Setia's Bukit Indah series, freehold, only handed over in 2019
The PropertyGuru project page records: developer Setia Promenade Sdn Bhd (SP Setia group), freehold, service residence, completed 2019, 316 units. SP Setia was the original planner and developer of the whole Bukit Indah township, and Sky View is one of the later blocks in the series to be handed over. The low building age means it will not hit the ten-year peak for lift and facade overhauls in the near term, a concrete advantage over Sky Loft (2014) and Horizon Residence (2014).
A wide range of layouts, from 538 to 1,216 sq ft
One PropertyGuru resident review puts it specifically: "I saw units from about 538 sq ft up to around 1,216 sq ft — a good spread whether you need a small pad or slightly larger space". That range lets a single building absorb demand from single tenants through to families of three, and the buyer pool on resale is wider than in a project with a single layout.
Located in the mature Bukit Indah township, where the amenities are already in place
Bukit Indah is the most established residential area around Iskandar Puteri. AEON Mall Bukit Indah opened on 19 December 2008 and is the AEON closest to the Second Link in all of Johor; the surrounding area also has TESCO, Giant, Taman Rekreasi Bukit Indah park and rows of food and beverage outlets and tuition centres. This is the fundamental difference from the Medini projects where the amenities are still being built out — the malls, supermarkets, clinics and schools here have been operating for more than a decade.
All 3 resident reviews on PropertyGuru are 5/5, and all mention commuting and daily convenience
All 3 reviews score 5, and their content converges on the same thing: Bukit Indah's day-to-day amenities and road conditions towards the Second Link. One says "The road access seems reasonable too, useful if you commute to Johor Bahru or the Second Link". Note that these 3 reviews were posted on the same day (1 December 2025) and are anonymous, which limits their value as evidence, though the direction is consistent with conditions in the area.
Implied rental yield of 6.22%, at the higher end for the area
The implied rental yield EdgeProp gives, 6.22%, is above Teega around Puteri Harbour (5.39%–5.64%) and 1Medini / Medini Signature in Medini (5.4%–5.8%). The reason is that Bukit Indah's entry price is low and local tenant demand is real — tenants are local residents and Malaysian office workers employed in Bukit Indah, the SILC industrial area and western Johor Bahru, not demand propped up by a concept.

Which kind of buyer are you?
Own-stay, investment, or a place for a child at school — the same project is judged on completely different things. Work out which one you are before you look at price.
First-time buyers on a limited budget who want freehold title
At EdgeProp's median of RM506 psf, a 538 sq ft unit starts at about RM270,000, one of the lowest entry points in the area, and it is freehold, handed over new in 2019 and sited in a mature township. It suits local first-time buyers working in western Johor Bahru. What you have to accept is the commercial-rate utilities and assessment that come with a serviced apartment; budget for that fixed monthly cost up front.
Rental investors targeting tenants working in Bukit Indah / the SILC industrial area
EdgeProp's implied yield of 6.22% is on the high side for the area, and the tenant base is local office workers rather than people commuting to Singapore, so demand is relatively stable. But be clear: comparable projects around Bukit Indah (Sky Loft, Sky Breeze, Horizon, Pinnacle) total more than 1,300 units chasing the same tenants, which caps rents. Check mudah.my for actual rents in the same size band before calculating your net yield.
Families working in western Singapore who have a car
The Second Link is 15–20 minutes by car, AEON and the supermarkets are within 5 minutes, and schools are within walking distance, a combination that works well for families with children who drive across the border daily. Watch the liquidity of the larger units: EdgeProp records a 1,442 sq ft unit in this project transacting at RM312 psf, and the buyer pool for large units is clearly much smaller on resale.
Not suitable for: anyone betting on a short-term rise from the RTS opening
The RTS station and the Causeway are both 20–25 km away, and the opening will do little directly for Bukit Indah; this project's tenants have always been the local working population, not Singapore commuters. At the same time, listings for sale already account for about 25% of total units, so exiting means queuing. If you buy, buy on a 5–7 year view based on owner-occupier value and rental cash flow.
What I will not hide from you
Every project has weaknesses. An agent not mentioning them does not make them go away — it just means you find out after you have signed. Here is what is actually wrong with this one.
⚠Large units are the worst affected: a 1,442 sq ft unit once transacted at RM312 psf
EdgeProp records the project's historical low as a 1,442 sq ft unit transacted at RM312 psf in August 2022, against a 527 sq ft unit transacted at RM1,528 psf in April of the same year. This is not a data error, it is a structural feature of the area: Bukit Indah's tenant and buyer pools are mostly on low to middle budgets, so large units carry a high total price while the rent cannot be pushed up, which forces the price per sq ft down to a very low level. The practical impact for buyers: if you buy a unit above 1,200 sq ft, the buyer pool when you come to sell will be much smaller and the negotiating power will sit with the other side.
⚠Utilities and assessment for a serviced apartment carry higher fixed monthly costs than a residential condominium
PropertyGuru classifies the project as a Service Residence, and this product type is usually built on commercial title. The practical differences: electricity is charged at the commercial tariff, about 50% above the residential rate; the minimum monthly water charge is about RM35 commercial against about RM6 residential; and local authorities usually levy assessment on serviced apartments at 1.5–2 times the rate for a residential condominium. Together these come to several hundred to over a thousand ringgit a year, deducted directly from EdgeProp's 6.22% gross yield.
⚠80 units listed for sale and 39 for rent against 316 units, so exiting means queuing
PropertyGuru shows 80 units for sale and 39 for rent in this project. Against 316 units, that is about 25% listed for sale — one in every four units is on the market. In the subsale market that is a clear signal of oversupply: when you come to sell, there are seventy or eighty competitors in the same building, and a buyer can only pick one. The impact on your wallet: a forced-sale price usually has to be 10–15% below the listing price before anyone takes it.
⚠Older and newer projects in Bukit Indah are selling at the same time, holding down the rental ceiling
The area around this project in Bukit Indah is dense with comparable high-rise projects: Sky Loft Premium Suites (374 units, 2014), Sky Breeze (234 units, 2016), Horizon Residence (440 units, 2014) and Pinnacle Tower (275 units, 2017) all compete for the same tenant pool, more than a thousand units in total. Rents in these projects generally start at RM1,200–1,800, which caps the rental ceiling across the whole area. The practical impact for buyers: even if your unit is better renovated, it is hard to let it for much more than the one next door, because tenants have too many options.
⚠The project is far from both the RTS and the Causeway, so the "RTS story" does not apply here
The Bukit Chagar RTS station and the Causeway checkpoint are about 20–25 km from this project, 25–30 minutes by car; the project's real transport value is the Second Link (about 15–18 km, 15–20 minutes by car). If an agent talks the price up on the basis that "the RTS opening will lift property prices across Johor Bahru", that argument holds far less in Bukit Indah than in the city centre. Conversely, this project's tenants were never supported by commuting to Singapore in the first place; they are local people working in Bukit Indah and the SILC industrial area, so whether the RTS opens has only a limited effect on rents here.
⚠The review sample is too small, and all three were posted on the same day, so they are no proof of management quality
PropertyGuru gives the project an overall 5/5, but there are only 3 reviews, all posted on 1 December 2025, all anonymous, and all submitted by a single account displayed as "957 reviews". The content is also largely descriptive (location, unit sizes), with none touching on the realities of living there such as lift waiting times, car park discipline, leaks or how quickly the management office responds. The practical impact for buyers: you cannot use this 5-star score as evidence that management is good; you have to check on site yourself.
What else is there around Iskandar Puteri / Medini?
Within one area, big price gaps usually have reasons: tenure, age, density, management. Compare across first, then decide which to look at closely.

What does buying here actually cost in 2026?
From 1 January 2026, stamp duty for foreign buyers of Malaysian residential property rose from 4% to 8%. Johor’s state consent levy rose from 2% to 3% (minimum RM30,000) from July 2025. Together with legal fees, this is the cash you need on top of the purchase price.

Johor sets a minimum purchase price for foreigners, and the rules differ between commercial title (serviced apartment / SOHO) and residential title. Sky View @ Bukit Indah is Freehold — confirm with your lawyer which regime applies before you place a booking. Get this wrong and the transfer can fail. I can check the title category for this project first.

Is Sky View 316 units or 364 units? And was it completed in 2019?
PropertyGuru and EdgeProp both record 316 units, and the PropertyGuru project page also states a completion year of 2019, developer Setia Promenade Sdn Bhd (SP Setia), freehold, Service Residence; a figure of 364 units also circulates. The number matters because you use it as the denominator when working out the share of units listed for sale: PropertyGuru currently shows 80 listings for sale, which is 25% using 316 and 22% using 364 — either way, one in every four to five units is on the market. Before paying a deposit, ask the management office to produce the actual unit count and the current number of vacant units.
Why did one unit transact at RM1,528 psf and another at only RM312 psf in the same year?
Because the size bands are completely different. EdgeProp records the historical high as a 527 sq ft small unit at RM1,528 psf in April 2022 and the historical low as a 1,442 sq ft large unit at RM312 psf in August 2022. Small units have a low total price and therefore naturally a higher price per sq ft; large units have a high total price and rents that cannot be pushed up, so the price per sq ft is forced down. This is common across mid-priced areas like Bukit Indah. In practice you must compare against transactions in the same size band — using the building-wide median of RM506 psf to negotiate a 1,400 sq ft unit will lead you to overpay.
If I buy Sky View to let, who are the tenants?
Mainly the local working population, not Singapore commuters. Bukit Indah is itself a mature residential area (AEON opened as early as 2008), with the SILC and Bukit Indah industrial areas nearby, rows of shophouses and offices, plus students and staff from EduCity within 15–20 minutes by car. That is different from the Puteri Harbour and Medini projects that rely on Legoland and short stays to support rents: demand here is steadier but the ceiling is also lower — comparable projects around Bukit Indah (Sky Loft 374 units, Sky Breeze 234 units, Horizon Residence 440 units, Pinnacle Tower 275 units) total more than 1,300 units competing for the same tenant pool. Check actual rents in the same size band on mudah.my and iProperty before setting your price.
